We travel frequently, but we have never encountered such utter indifference, coldness, and outright deception. If you are lured in by the stunning online photos, be warned: the reality is a complete scam. 📸 Website vs. Reality: A Total Fraud The pictures online promise modern, luxury accommodations. What we actually got for 500€ a night was a massive disappointment: The Room: Extremely basic, heavily worn down, and visibly dirty. The furniture was stained and dated—nothing like the "palace" advertised. The Security: The entrance door to our room couldn't even lock. It looked like it had survived a million police raids. For 500€ a night, we couldn't even feel safe traveling with our child. 🤬 The Excuse: "Two Owners" & Known Issues When we complained, the management gave us a bizarre, unprofessional excuse. They claimed the property has two different owners and that our room was one of the "unrenovated" ones belonging to the other owner. Shockingly, one receptionist even admitted that they always face issues with this room." If management knows the room is a disaster, why are they still charging 500€ a night for it? 💼 Shocking Customer Service & Extortion The staff's handling of the situation completely ruined our holiday. They treated us with pure arrogance and coldness: No Help, No Discount: When we asked for a price reduction, they „tried to reach the owner“ whom (surprisingly) couldn’t reach and refused ANY discount whatsoever. Take It or Leave It: Since it was May 1st (a major holiday), they knew we were trapped. They told us we could check out, but they would charge us the full 500€ for the night anyway, essentially saying, Good luck finding somewhere else.

• THERESE (9/5): Nous adorons cet hôtel et bien entendu Pavia qui malgré que ce soit en janvier pluvieux et un dimanche. - Tout était bien. Nous connaissions déjà . L accueil est parfait . Aimable et dévoué. Nous ont conseillé un très bon restaurant. Un grand problème pour arriver jusqu a l hôtel en voiture (un peu stressant) et pas de parking personnalisé. Dommage .

Его невозможно найти, старая, ободранная дверь, заходишь в старый убитый подъезд, на старинном лифте поднимаешься на второй этаж и попадаешь в помещение отеля если это можно так сказать. Дальше всё оказалось ещё страшнее. Грязная не убранная помещение, с паутиной и пылью сантиметр на люстрах, и было очень очень холодно. Как выяснилось позднее у нас отсутствовал горячие вода. В результате мы написали на ресепшен что мы замерзли, у нас холодно и нет горячей воды. Нам никто не ответил. А они уходят все вечером закрывают ресепшен на ключ и обратиться с какой-то просьбой просто невозможно. В итоге мы так и не мылись и спали одевшись пальто. Утром в обед появился администратор, мы подошли к нему выяснить почему нет горячей воды и почему так холодно? Он извинился сказал у них видимо отключился бойлер ну мы сейчас включим и вода должна появиться. Ну мы естественно сказали что будем съезжать хотя бронь была на два дня и платить за вторую ночь мы не будем. Однако администратор нам нагрубила женщина, сказала можете делать все что угодно съезжать я всё равно деньги сниму. Мы уехали и действительно а она сразу же сняла деньги за две ночи. И до сегодняшнего дня уже две недели я пытаюсь решить вопрос о возврате денежных средств. И ещё добавлю что завтрак был ужасный есть было нечего даже кофе был невкусный хотя в Италии это нереально В итоге не понравилось ничего

• Nathalie (9/5): - Un magnifique B&B installé dans un bâtiment historique du XIXe siècle, en plein centre-ville. La salle de bal où est servi le petit-déjeuner est extraordinaire. Les chambres sont meublées de meubles d'époque légèrement usés, mais la documentation est excellente. Les lampes de lecture et le chauffage sont très agréables en plein hiver. Le bâtiment lui-même est particulièrement luxueux. Le samedi soir, une soirée privée est organisée dans la salle de bal (avec musique forte). Demandez une chambre avec double porte (sinon, l'espace risque d'être réduit). Un parking extérieur bien indiqué se trouve à 10 minutes à pied, à l'extérieur de la ZTL (Zone à Circulation Limitée).

• Lawan (10/5): Well designed beautiful palazzo, like staying in somebody’s elegant home. - Beautiful design, spacious rooms, and lovely breakfast. Location is ideal to reach all historical sites. Street noise could be an issue in the evening, but nothing more than what one expects in a vibrant urban setting. By the time I went to sleep the activity outside had calmed and it did not bother me at all. I found it quite mild for a Friday night and would not consider it a negative. However, somebody who goes to bed early and is accustomed to the silence of the countryside may find it a bit annoying.

After they told me that their parking doesn’t work and they suggested me to park somewhere on public parking. But parking on site and safety was main criteria for me. When we arrived we found out: no reception, no lobby, no bar/cafe. Only apartment. And we had to call them and young man came out from backyard to show us apartment. I told him that this is absolutely not what I expected and I want to cancel it. He told me that no problem and he understands, and he will cancel it. Next morning I receive message from them that booking was non refundable and they will charge me.

Die von booking.com angegebene Adresse war von außen nicht zu finden, erst eine freundliche Nachbarin hat uns auf eine anonyme Klingel hingewiesen, worauf sich jemand aus der 2. Etage meldete. Dort befand sich auch die luxuriös ausgestattete großräumige Wohnung.

Wir hatten ein Deluxe-Zimmer (effektiv eine Suite) mit riesiger Terrasse und palastartiger Einrichtung und sehr schönem modernen Bad. Das Personal erfüllt alle Wünsche mit herzlichkeit und Freude. Nicht irritieren lassen von der sehr "schlichten" Einlasstüre.

• Irene (10/5): Individualität, Historie und Komfort - Außergewöhnliches Ambiente in einer sehr schönen Stadt. Hinter einem unspektakulären Eingang verbirgt sich ein Gebäude des 19. Jahrhunderts - inspiriert von der Galleria Vittorio Emanuele in Mailand - mit wunderbaren Zimmern im ersten Stock. Unseres war ausgesprochen geräumig und besaß ein super schönes, komplett modernisiertes Bad mit allem, was das Herz begehrt - auch mit genügend Ablageflächen. Wer es etwas individueller mag, wird die Unterkunft lieben. Sie liegt sehr zentral, Restaurants befinden sich in unmittelbarer Nähe. Der Gastgeber begegnet einem mit großer Herzlichkeit, ebenso wie die übrigen Mitarbeiter.

• Margaux (5/5): Hôtel qui ne tient pas ses promesses - Très bon petit déjeuner et dans l’ensemble le personnel est adorable sauf Servio. Ici avoir un service voiturier n’est pas du tout un luxe mais une nécessité vu que la ville a son centre entièrement piéton. Cette initiative est à soutenir mais quand on arrive après 4h de trajet et qu’on ne connaît pas les subtilités de stationnement on a pas envie de perdre 1h15 à trouver une place … Par ailleurs, même si le personnel dans son ensemble est adorable, nous avons été très mal reçus par Servio qui nous écoutait d’une oreille et nous répondait de manière laconique après son appel téléphonique. Les chambres ne sont pas isolées on a l’impression d’avoir les fenêtres ouvertes en permanence avec les gens qui crient dans la rue. Enfin, la photo du hall d’entrée magnifique n’appartient pas à l’hôtel c’est un espace public. L’entrée se fait sur le côté dans le hall d’immeuble avec l’hôtel au deuxième étage exclusivement. Ça fait plutot penser à B&B qu’à un hôtel et surtout pas un 4*.

You might be surprised by the entrance — it looks as a residential apartment, as the building is a protected heritage site — but once inside, it far exceeds the standards of even the most luxurious five-star hotels. The staff are exceptionally warm and helpful, and the interior feels nothing short of a palace.

• Paul (10/5): This was our luxury 2 day stay in Pavia and didn’t disappoint. - This place was exceptional. Superb welcome and we were really looked after. Spectacular and grand. It felt really exclusive without being over the top.
• Viktória (8/5): Nice place to stay in the middle of historic center of Pavia. - Host is very kind, he already prepared maps, marked with places to visit and recommended restaurants. Staff is really very kind. The room is very nice and comfortable. I had room Klimt with comfy bed and bathroom with walk-in shower. It is really very close to all tourist spots to visit, the Duomo is just one corner away. Staff have dogs and other guests also arrived with dogs, so you can pet doggies. Staff was very helpful with any requests (ordering taxi, visiting places, etc.). Many thanks for the warm welcome! The noise from the street is very disturbing (until 4-5 a.m.), but staff already prepares earplugs into the room.
• Mark (10/5): Just loved it - Just superb. Fabulous place with wonderful, friendly staff. Great breakfast. Felt like we were staying in a 5 star hotel at a fraction of the cost. A minor quibble but the front rooms are noisy from the busy street outside. The hotel does supply ear plugs (nice gesture) but it might be a problem if you are a light sleeper.

• Jonathan (6/5): Lovely place & location, just needs double glazing to keep out the noise from revellers outside until the early hour - Location in heart of old Pavia, and unusual building were all great. Good service. Lovely room. The earplugs left on the bedside table were a good warning of the noise to come from loud shouting from (guessing) students on their way home from an evening out on the town. Nothing violent, all good natured, but kept us awake & re-awaking us. There’s no double glazing, and it was as if they were in our room! Went on until about 3am..

• Clare (10/5): Simply perfect and one of the nicest hotels we have ever stayed at. - What can I say apart from amazing. Such a warm welcome from Martina. All the staff are so lovely. The pictures do not do it justice. The main ballroom is simply breathtaking. One of the nicest hotels we have ever stayed at.
• Lesley (10/5): - We loved our stay here. This unique hotel seamlessly combines historic charm with modern updates, creating a welcoming atmosphere. The attentive and hospitable staff enhance the experience and the location is great as well.
