C est une très belle maison ancienne mais le double vitrage est insuffisant, il y a de la circulation, une poubelle à verres en dessous et les horaires de dépôts n étant pas respectés nous avons été réveillés plusieurs fois.

La pression de l'eau dans la douche est faible il faut un temps infini pour rincer ses cheveux. La contenance du ballon d'eau chaude est insuffisante pour 2 douches consécutives. Il y a un voile d'ombrage pas très propre suspendu au dessus des tables dans la salle du déjeuner. Il n'y a pas de motorisation au portail, il est très lourd et frotte dans les cailloux de l'allée. La largeur du portail ne convient pas à tous les types de véhicules.

- Richard (10/5): - The villa is a lovely property that offers a good alternative to a hotel stay. The walk from the station is perfectly doable, but the number 4 bus might prove an easier option (if lugging suitcases) that leaves from directly outside the train station and stops immediately outside the villa; buses run every 15 minutes, so there's no wait time. Our room was large, clean and well furnished, with a balcony that was an unexpected bonus and a great place to relax on. It's an easy 10 minute walk to the leaning tower through a residential part of town, making this a great base to use if visiting Pisa. The host was absolutely lovely too.

Strange bathroom layout with soundproofing foam in the inner hallway, just a bit odd. Breakfast was served on the roof terrace, a good variety but again very basic setting and a bit tatty around the edges. Great location to walk into the city centre.

- Tim (8/5): Nice stay but could have been a bit better - This was a nice place. Walkable distance to The tower and other attractions. I did have a couple of issues. Our bed was not good. It had a large hump that made sleeping hard. The bathroom did not include any shampoo or bar soap. I sat out on the balcony one evening and in the morning to do some work. I was attacked by biting bugs. I had bug bites all up and down my arms and back. The weird thing was I did not see them or feel them.

- Dennis (10/5): Comfort in Pisa - Just one night after arriving at the Pisa airport. Time to climb the Leaning Tower and go for a delicious dinner via taxi. The hotel staff was friendly and helpful. The breakfast was hearty and tasty and overseen by a delightful young woman. Served on a cozy 2nd floor patio. Best prosciutto of entire trip (and that is saying something!). The bed was THE most comfortable (and that too is saying something). Apparently, our bed was very new, per staff. Location very convenient to the Field of Miracles. You cannot go wrong here.

I stayed two nights and expected my garbage to be emptied the morning of the second day, but that didn’t happen. The people working in the office were phenomenal and very helpful!

- Frode A Bjørnsen (6/5): Not a 4* hotel but OK for a night in Pisa - A bit disappointing to be honest. It’s a small villa and feels like a family-driven 2* in many ways. The outdoor area has childrens’ toys scattered around and is in a quite low standard. We were also expecting a bar or restaurant, but there was nothing. The room is however quite nice but does not have a minibar and the bathroom is very small. Breakfast is mediocre at best. The villa is near a street with quite a lot of traffic even though it’s in a residential area. Kudos for a friendly staff.

- EDNA PAYANO (10/5): Large, comfy and friendly - Villa Regina had a large bedroom for my daughter and I, a small balcony and a large bathroom. It felt like if we were in a mansion. Plenty of room, comfortable beds and pillows. Friendly and professional staff, but at the same time they mande you feel welcome as an individual. We walked to Pisa and took an eco friendly ( golf cart ) tour around the city with Elizabetha

- Verified traveler (8/5): - A reasonably priced B&B near the Piazza dei Miracoli. Rooms are large and some have balconies (ours did, number 104) over the quiet courtyard. Comfy bathroom. You can also park for free it you need to. Breakfast is mediocre, though coffee is good. Friendly staff. You can only check-in before 8pm but if you arrive late they will tell you how to get in.

All the tourist places are within walking distance and public transport is right by the Villa. Also, we were given very good instructions to access the entry to the Villa and our room as we had a late flight and the reception closed before our arrival.

The bed was soooo comfortable. The breakfast was exquisite. The neighborhood is very safe. We walked to the Tower several times at all hours of the day and night. Could not give a higher rating to any place I've stayed. A wonderful value and a very pleasant experience.

Secure private parking on the premises and easy access to autostrade. Simple continental breakfast on quaint roof terrace, although scrambled eggs were cold when we came for breakfast. Staff were not prepared to make additional coffee 1 mins past end of breakfast which was a bit disappointing. All in all pleasant place to stay.

- Chris (10/5): Great Location for Villa Regina - This guest house ticks all the right boxes for a visit to Pisa. Though it's above the town, and so a good 30min walk from the train station (20min bus ride), you can reach the tower/Cathedral/Baptistry in about 6/7 minutes and the town within 15. The villa itself is situated in a quiet residential suburb and has been well maintained. We got lucky and had the annex, so a separate entrance, entrance room, bathroom and bedroom - all felling fresh and modern. The only down point is that we could have done with some form of heating. The unit in the bedroom (multi air con/fan/heater unit) didn't work to heat it up and the central heating system wasn't active when we were there, but the weather was fairly kind to us at the beginning of November being sunny and warm the days we were there but temperatures did dip in the evening - not to an uncomfortable level though. Overall a very nice property in a great location and a host who looked after us.

- David (8/5): September sojourn in Pisa - Location was in a quiet neighborhood away from the main tourist action but well served by bus (Nos 4 & 21) from city center with stops just in front of the hotel from town and a short distance opposite for return into town. We liked the old world charm of the hotel and its original features. Breakfast on the terrace to the rear over looking gardens and trees was a big plus as was the range of food on offer for breakfast. Service was also friendly and efficient. Room was a good size but the only downside was the small size of the en suite bathroom which was somewhat cramped by comparison. The hotel is in a quiet location which is good but a good 15 - 20 minutes walk to the main sights. At night it is somewhat isolated as there are no cafes or restaurants nearby therefore the only option is to eat in town and walk or take bus back. Having said that I would stay there again as it was a very pleasant place to stay and the staff were friendly and very helpful.

The breakfast on the terrace is nice with scrambled eggs and a variety of other European breakfast items. Check in and out is easy. Room is clean and quiet. Not much action around the neighborhood but it was a nice B&B for a quiet two night stay.
- Lee (8/5): Great location - Great location - only 5-10 minute walk to the Leaning Tower of Pisa. Free off-road parking. Only needed a bed for the night due to a flight so didn't eat at the hotel. Plenty of room and comfortable beds.
- Scott (10/5): Nice hotel with very very nice staff - The hotel is VERY nice and the breakfast was AWESOME. We stayed in Pisa only one night. We were all throughout Europe and this place was awesome. It's an easy 10 minute walk to the Leaning Tower.
- Jennifer (10/5): - A/c. We were very late due to train delay. We called and she waited for us to check in. Breakfast is eggs, juice, yogurt , fruits, pastries , meats, coffee, tea and cappuccino . Beautiful building. Walk to tower. Kid friendly

- Verified traveler (10/5): - We absolutely loved the accommodations at Villa Regina and Mikaela, our hostess couldn't have been more welcoming or helpful. The place is a beautiful old inn with gardens on a shady, tree lined street. A convenient bus ride from the train station on an easily accessed bus. It is an easy walk to the old center of town to enjoy the tower and surroundings. We had a large, lovely room with a big entry hall and balcony. The bed was very comfortable. The breakfast was excellent and came with the room cost. We felt very lucky to find the place. I recommend it highly.
- Donald (10/5): Good place - An old villa which has been renovated. The owner very hospitable and helpful, but otherwise unassuming. Room clean, great shower, great coffee. Close to the Leaning Tower. Recommended.

- Ree (10/5): - Would definitely recommend this B&B, it is still undergoing renovation but this was not a problem as there was no additional noise or mess. The location is great and staff very friendly and extremely helpful. Off road parking a bonus. Plan to return soon.
- katharine (10/5): Great - Great breakfast, great room size. There is a terrace being built for breakfast to be eaten outside. Staff very helpful and they give free chocolate :D a 1 hour walk from station... It only saves 15 mins to get the train so we walked it and it was really easy to find and great for tower location as only a 10/15 min walk

- Verified traveler (10/5): Three day break in Tuscany - Michaela is an excellent hostess. She made every effort to make our stay a memorable one. Her breakfasts really are special. Villa Regina is a good B&B as it stands but Michaela has some ambitious plans which will make it even better. The house is located in a quiet residential area near to food shops, chemist, supermarket etc. The fact that it is on the Bus 4 route made it convenient for us to reach the Central Station for day trips to Florence and Lucca as well as the main sites in Pisa. Taxi to the airport is €16.
- Martin (10/5): Excellent location, clean, comfortable, spacious. - Excellent location only 10 minute walk from Square of Miracles. Arrived earlier than check in but it was not a problem. Secure off road parking. We stayed in the apartment which was spacious, clean and comfortable. The bed was so comfortable. A good choice for breakfast. Excellent all round. Would recommend getting up early and visiting the Square of Miracles before breakfast to get some great photos before the crowds gather.

Perfect little place to stay for a visit to Pisa . Good choice at breakfast and very friendly owner who made you very welcome. Would definitely stay again .

- Harry (10/5): Lovely building, short walk from leaning tower - This villa is located within a short walk of all the key locations in Pisa. It’s in a good neighbourhood and has minimal to no noise disturbance. The lady at the villa is very polite, helpful and made the stay that bit more special. Overall a fantastic Villa with very little to fault
- Trevor (10/5): Lovely stay at Villa Regina - Very pleasant hotel. Staff really helpful and kind. Nothing too much trouble. Very near to the leaning tower of Pisa and good restaurant.
