• Jessica (8/5): Wonderful stay - I liked that we had a private entrance to our room, it was really cosy and clean - the host was great about parking as well There were some rips in the bedsheets and the shower kept filling and not draining, but these were minimal and didn’t ruin or dampen the stay at all

• Ian (10/5): Very comfortable, clean warm accommodation. - Everything was perfect. Good communication, easy to find, easy to access, good parking. Very clean and very comfortable bed and pillows. Plenty of hot water in the shower and very powerful. Plenty of tea coffee etc for my stay and toiletries supplied in the bathroom. Excellent value for money. I would not hesitate to book again if working in the area.

• Rochelle (10/5): Very lovely little spot close enough to drive to locations. Very clean comfortable stay - The room and bathroom were fully equipped and extras to help with the stay. Very clean & comfortable The cleaner advised us we could go in earlier as they had cleaned the room. We couldn’t connect the WiFi to the tele to get the Netflix on and log in with own details. Extra details about the electric charger in car park would be useful as I needed but had to find one in city centre instead.

Very disappointed to turn up to find that the "dedicated" parking area was full. Needed to call hosts, this was resolved within 5 minutes. This should not happen...annoying.

• Corbin (10/5): Amazing! - The room was incredibly clean. Shower was amazing. Bed super comfortable The bathroom sink was incredibly slow to drain. Parking spaces are tiny, i’ve got a medium sized car and it would’ve been difficult to get it parked in them.! I couldn’t park in the only space left as I would’ve blocked the whole car park in.

I was generally pleased with my stay at your property – it was a nice place and I enjoyed my time there, thank you. I just wanted to share a small piece of feedback. The TVs in the room seemed a bit outdated, so I wasn’t able to connect to the Wi-Fi through them. The internet was available, but the TVs didn’t support the connection. I had sent a message regarding this, but I assume it might have been missed due to busy periods. If updating the televisions to newer models is considered in the future, it could make the stay even more enjoyable for guests. Thank you for your attention and I wish you all the best. 🌿

• anita (10/5): Highly recommend Bex rooms for comfort, facilities, location and price. - Easy to find, clean comfortable, quiet, able to adjust heating so not too hot like some places Ive stayed in, powerful shower, lovely toiletries and hand soap, sachets re drink options. Light switches by bed , plus plugs. I didnt need it but iron and ironing board. There was on plug socket to left of bed if lying in bed that I think faulty as couldnt insert plug completely into it. Thankfully with choice of 3 other sockets it wasnt a problem for me as solo traveller.

Everything we needed, including kettle, tea & coffee, etc. Bed comfortable as were the pillows. Linen was crisp and clean, soft towels, soap, shower gel, shampoo, and shower hat provided. The shower did not drain well, when we removed the bung as the water wouldn't drain, the outlet was full of matted hair, it hadn't been checked in a long time!

• Simone (9/5): Perfect nights sleep - Easy contactless check in, which was perfect as we were arriving from a wedding late. We had a great room perfect for our night stay! Bed was very comfortable and large so we had a good nights sleep! Free parking located right next to the rooms and plenty of hot drink options and free complimentary toiletries. We would recommend to others in the area. The room was quite hot so we turned off the heating but that’s more our personal reference than anything wrong with the property.

• Chris Crisford (8/5): Right on A27 - Location is spot on for visiting family, room was very clean and warm. Bedding was clean and the mattress was comfy. Tea coffee stuff available. The shower pressure was amazing, I'd love to have that in my house!! Would we stay again? Yes indeed, very good value for money. The parking space was very narrow even for small cars but at least it's free which is better than the hotels on front that don't have parking or charge for it. I know its autumn but outside areas could be swepted a bit more often. The TV lead was damaged but they did fix straight away, it's not a smart TV but nice to have one just for background noise.

• Malcolm (9/5): A good, clean convenient stay - It was lovely and clean, facilities were good. Nice offering of tea, coffee and biscuits. Self entry and exit were very simple and parking was good The property is on the main A27 just where it goes to dual carriageway. I turned up in the dark and although the satnav directions were spot on, it was a bit challenging with fast traffic to know exact where it is. It will be much easier should I stay again, but better signage or a more detailed message might be helpful. Everything else was great

• ian (7/5): Sleepless night - Small, cosy room, very clean and modern. Good shower and great double bed. Parking close by. Light sleepers like me might struggle. The walls are fag paper thin and next door at number 4 some people arrived at midnight and woke me up, laughing, joking, talking loud. They left a couple of hours later about 2am then all quiet. No idea who they were.

La ducha genial, agua caliente, mucha presion y bastante grande. No ofrecen desayuno pero tenian una gran variedad de te y cafe en la habitacion. Tiene un parking privado y esta a 10 minutos del pier. Me encanto

Easy to find, parking by the rooms. rooms were clean,tidy, had everything that we wanted.beds were great we slept like a baby!! Outside area with table and chairs was a nice touch. This will definitely be our go to place when we are back in Ferring seeing family ....thanks for a great stay

• Fiona (9/5): - This is very quaint place to stay. It has everything you need, apart from a mini fridge. However, it is not necessary. There is very thoughtful touches with the toiletries. Also, great selection of drinks. I had green tea and hot chocolate. My two favourite drinks.
