Car park overgrown and on street parking very busy. A few rules, modem overheats, old blinds past use by, don’t put things on the extra bed and cleaner comes at 10am

- Paul (9/5): - Very quaint and quirky located in a fantastic part of Hobart. The cottage itself is very charming and had a wonderful ambience. Our party consisted of three adults and there was plenty of room to move. Outstanding value for money! My only complaint was that I had a single bed and I am very tall. I acknowledge that there is not much you can do in these circumstances and, considering the size of the cottage, it was amazing that there are three bedrooms in the first place. It certainly wouldn't detract me from staying again as this cottage is a real find providing you with a genuine Hobart experience.

Would be helpful if house number was better signed.
As far as comfort goes suggest a better mattress in 3rd bedroom the old spring type mattress is not comfortable for an adult
Also in lounge chairs, look lovely but not very comfy. Maybe an old style lounge would suit better

- Kruse (9/5): Relaxing - Very private and cosy and the host Annie was lovely and helpful even down to putting carrots out for the 2 wallabies that grazed the garden at night. If ever in Tasmania again we would be more than happy to stay there again. The single beds were a little uncomfortable.

A beautiful cottage with great facilities
We enjoyed the manicured and very well maintained garden. It is a small cottage and the bedrooms & living room were not as spacious as we would have liked
Ideal for a day or two but not for a longer period of time

A couch in the living room would have been lovely too, as the chairs were a bit uncomfortable.

- Leanne (10/5): Terrific stay! - We loved the location. Close to CBD but away from any traffic. The views from the street out to snow covered Mt Wellington were amazing. Owners have done a terrific job creating a holiday letting that suits the surrounding houses. We appreciated having fresh milk and items in the kitchen to use. Also the washing machine was a bonus. The only thing missing was full length mirrors. The cottage is super warm even in Hobart’s cold temperatures.

The cottage was very clean and had a lovely warm vintage feel to it. It's surrounded by a well manicured garden with lovely birdlife. It is very quiet with no traffic noise.
The location was great for Mt Wellington trips and easy access to the CBD..off-street parking was also great for the rental.car.
I would happily stay here again and recommend it to others. Nothing in particular.

Couldn't have chosen a better stop.
Well appointed cottage with all the neceassary facilities and in a very quiet area. Comfortable bed with a choice of either high or low profile pillows (it eas nice to have low profile pillows available).

- Anna (10/5): - This lovely property is located close to Hobart CBD, in a suburb steeped in history. It is quiet and walking distance (25 min) along a lovely rivulet to major attractions. The cottage is very quaint and comfortable, private, with a grocery store around the corner and a lovely cafe a few minutes away on foot.

The location was a good location for day trips to cruises such as MONA and the Female Factory. Mt Wellington was easy to get to and quite close. The kitchen was well equipped as was the laundry room rooms were comfy and warm

Not comfortable for eating for more than 2 people at the small table. A bit cold on arrival. Bed comfy but rather wobbly

- Lyn (6/5): Quaint, but best suited to 2 adults with a car. - Comfortable beds, well equipped kitchen, well stocked pantry, good sized clothes line with plenty of pegs, quality toiletries, close to hop on hop off bus stop, good heater & reliable wifi. A good pub within walking distance, a nice quiet street. Very dark.
Cramped for 3 adults, 1 bedroom was particularly small. Overgrown bushes led us to park down the end of the driveway which was not ideal in the rain.
People at the kitchen table needed to move to open the back door. The lounge has period furniture that looks good but is not particularly comfortable. Limited eating options within walking distance.
- Felicity (7/5): Too expensive for what you get - Close enough to wharf restaurants and Salamanca Markets if you have a car. Annie was quick to attend to two issues but they really should not have occurred for the price of the accommodation. Two separate toilets were convenient. Very cramped in every room. Uncomfortable mattresses, you can feel the springs through the single beds, so we needed to put blankets underneath for some comfort. The place reeked of curry, which we did not cook or bring in. Some airfreshner and an air purifier was provided after we mentioned it to the owner, however they did not take away the smell. The gardens are so overgrown, you cannot park without the car touching branches, nothing bigger than a compact car can fit. The tree right outside had branches touching the roof, which kept me awake literally all night scraping the window(good thing I don't scare easily)- the owner did get the Gardener to cut one branch next to the roof back so it didn't scrape the 2nd night. The tiny lounge room has 4 very old uncomfortable chairs that could be ditched for a nice couch. Don't expect to be able to watch TV on a screen that is about the size of a piece of A4 paper. There is no full length mirror in the entire place. No fly screens on windows and the top floor got really hot at night. Rooms are very small and staircase is tiny so we could not take suitcases upstairs.

The location was very good, especially it was very close to a Catholic Church where we can attend Holy Masses.
The heating was very good.
The hot water for shower and for washing dishes were excellent. The beds are too soft.
There could be more toilet rolls and tissue boxes provided.
There was no drying machine for drying the wet clothes after washing them in the washing machine.
If the garden grounds were more tidy, it will add beauty and comfort to Annie's Garden Cottage.
It will be good if the TV is a bigger one.

- Kathleen (9/5): lovely, peaceful, very private, we were well rested. - Appreciated the breakfast foods, the appliances available but more importantly the premises were well appointed and immaculate, very clean. Difficulty in finding the cottage on the street also that we arrived late at night in the dark, in unfamiliar territory. It would be helpful if the cottage was sign posted. We eventually found a mobile number and was able to contact Annie who let us in to the cottage she lived next door and was extremely helpful. Additionally many cars are parked in the street (off street parking for many residents) which also made it difficult for us to see street numbers in the dark.

Location was great - walked to Salmanca markets (downhill) - lunches at the Pier - supermarket close by - everything was a 5 to 10 minute drive in Hobart. They had off street parking but the driveway was very overgrown & we had to leave the car parked at the bottom of the driveway - just inside the open gates - so car was basically parked on the street - security for car not great.

- Fantastic location: 5 minutes from the CBD, 20 minutes from Mt. Wellington.
- Very clean and lovely renovated; fully equipped kitchen.
- Very friendly communication with owner.
- Easy to find and easy to park your car.
- The fireplace must be great in the winter (we were there in the summer and had a nice weather). - We are a family of 4 with two teenagers and the house was actually too small for us; there was no space big enough to sit comfortably and have our meals all together.
- The beds could be a more comfortable and bigger.
- Internet didn't work at all (this is very specific but we always have to work a bit and need Internet access).

- Anna (9/5): Lovely cottage, but.... - Was a lovely cottage, it seemed to be recently refurbished. Continental breakfast supplies was appreciated as was free internet This is a really lovely cottage for a couple. But I was travelling with a friend & though there are 3 bedrooms, only 1 is a double & is where the only wardrobe is, there were no drawers in any of the rooms. There wss only 1 towel rail & nowhere really for the toiletries of 2 people in the bathroom. Is a little further from city than you realise so you need a car or use Uber.
- Andrew (3/5): cold and small - clean Very small for 3 people. It was very cold despite the open fire and heater. The seating in the lounge looked good for the Victorian style but not comfortable at all. There was no storage space in the small bedrooms. We left after one night!

Good shower Nowhere to put things in bathroom. Nowhere to sit around and play games - eg larger coffee table or four dining chairs around folding table (there were only two)

Privacy and car parking were excellent!
The extra toilet downstairs was a real bonus! A reading light in the lounge room would have been great- the overhead lighting was very bright.
A comfy couch would be nice, and perhaps a small space to work on a computer.
- Karen (10/5): we had a lovely stay thank you. - I didn't eat breakfast but but Jim did. He says the coffee was ok. Jim said the porridge was tasteless , probably because it was a packaged, instant one. He would have perferred butter than marg on his toast. JIm was ok.
We couldn't get the black bathroom soap bottle top to go up or down so it could pump. We just undid the lot and used it that way.
We were surprised the bathroom sink took a long time to empty when using it to brush teeth.

Suggest grab rails be installed in shower/ bath.
Heating could have been turned on prior to arrival.

- Bruce (10/5): - Nice and quiet yet walking distance to Hobart city. Close to the shops ie Salad Bowl with a big variety of good foods and wine, the fish & chip shop and two restaurants and coffee shops.
Recommend for a couple (in our case we also had two guests for three days with no problems) wanting to have a great base to discover all the things to do in and about Hobart.
