Sad to leave but had an amazing time there. Cannot possibly recommend highly enough. Everything was perfect. Nothing negative to say.

- Ana (5/5): The place has potential but it has to be cleaned daily. - We liked the quiet location, even though it was bit of a walk from the station. Pretty garden even though a lot smaller than in pictures. Lovely sitting area on the ground floor and decorated in traditional Japanese style . We arrived in the evening but the place was not clean properly. Lots of dust everywhere. The bathroom was particularly disappointing , it was nothing like the photos.They have a serious mould problem. It was all over the walls and the wooden bathtub. They sent someone to clean it the next day and it did get clean but unfortunately the mould smell came back 2 days later , so we had to shower with the window open . The property does not have daily cleaning so that adds to the problem.bathroom is small and gets wet easily and there was only 1 floor towel . The towels also don’t get changed and the washing machine takes 3/4hrs to wash so that was extremely frustrating. We had to reuse the same wet towels again and again. We were really happy to leave this place .

- Alex (9/5): Superb - This is a lovely place to stay. It's a little out of the way from a train station (about a 15 minute walk to the closest one, but that's okay). It's very charming, clean and well decked out. Perfect for a couple of people, or even a small family. Note - the clothes dryer (part of the washing machine) doesn't work very well. You'll need to allow time to put your clothes in twice.
Note - the stairs to the bedrooms are very steep - probably not suitable for an older person.
- Andrus (9/5): Excellent ryokan to explore Kyoto - Great well-eqipped Ryokan for family-size stays. Great use of space, great lighting and clean rooms. Spacious wooden bathtub. Japanese garden is a cherry on top of a cake! The garden is smaller than visually presented (3x3 meters only), bath initially smelled moldy/sour, but when we aired the bathroom the smell was gone. All 4 of the guests felt uneasy atmosphere in the house as if it is is haunted.

- Alessandra (9/5): All ok - The house is located 10 min walk from Nijo JR Station and it's also near to some buses. Quiet neighborhood, few convenience stores nearby but not so many restaurants. Comfy mattress, clean bathroom. Overall we stayed well.
Thank you The washing machine needs some renovation and hard cleaning 'cause of bad smell. Also the tableware needed cleaning.
