- Longinus (1/5): I regretted booking the accommodation my family felt disappointed - Accessible and close to the city centre and close to the bus stop. Wall and floor of toilet is nice. Digital access to the facility is impressive. Rug is smelling.
Bathroom bathtub is old and has much old stain.

- Aisha (1/5): Worst experience ever - The mattresses were very old . The bedsheet was dirty. The quilts were very dirty. No proper cleaning. The condition was so poor than i never imagined. I was unable to sleep on the dirty mattress and dirty worn quilt. Never choose thus guest house otherwise you gonna waste your money and comfort. It is completely opposite from pictures. Worst experience ever. Thay turned off heating at 11 pm and when i contacted the property, they told me that they automatically turn off the heating 11pm at night and then turn it on at 6am in the morning . What is this? How they can turn off the heating un the night in winter? What are we paying for? When i gave them a call, then they turn on the heating again but it was a worst experience ever. I wanna report this guest house as it is not worth living for anybody. The dirty mattresses, The quilts, the bed , used towels, everything old and used

- Olukemi (2/5): - It is unrefundable, the room is so dirty and disgusting. The walls , the cotton, rug , chair were so dirty with visible stains . The bathroom is shared and it was also very dirty. I booked for 4 nights and I managed to stay only one night the money is unrefundable I had to let go and get to pay for a better hotel to stay .

I know it's a small price but come on... you can't expect people to stay in conditions like that
I spent about 5 min there ...I would of left earlier but I needed to find a better place and I did for almost the same price

- Mr (1/5): Traumatisingly horrific. Not fit for humans or animals! - Nothing! Bunk bed was shaky and a safety hazard. 1 pillow each which were so old and discoloured, they were yellow. Steepest stairs I’ve ever seen. No staff at all in property and I was worried about being left alone in my wheelchair when my partner and son went to find someone….anyone from the property who could help. We left after 5-10 minutes. We found a sign with a phone number to contact about problems. I called and it put me through to the Gorton Mount Hotel which we used in an emergency situation for 1 night last year. We didn’t stay long there. A man asked my partner to wire a TV if we wanted to use it. My family took 4 months to recover from being exposed to rodent faeces in the hour or so we stayed and we only used the communal toilet, took photos including semen on the unwashed bedding before we left and drove home. Anyway, the manager of Birchfield and Gorton House was extremely rude and said it was to be expected in a budget hotel. We spoke to Booking.com who contacted him and they phoned me back to return to the property for a full refund. I phoned ahead to make sure the manager was there and he said no, I’m on life support machine. I said we were told to pick up our full refund and he said not to bother because he wouldn’t refund and was currently on holiday in Croatia and was disgusting rude to me before he hung up on me! This is the not the end and I’m seeking legal advice. In our opinion, both hotels need a health & safety check and a deep clean, although we will never return!

No toilet paper, not all of us use watering cans, bathroom tub needs to be cleaned it’s so badly stained, beddings are too old look like they were not changed from a previous person.Children making noise playing by the landing close to the rooms till 21:00hrs.
- Kim (9/5): Clean, comfortable and budget friendly. - No breakfast option but tea/hot chocolate were free. Room was secure. Smokers were catered for. House rules were clear and easy to follow. The kettle in my room didn't work, so I used the kitchen one. That is literally the only negative.

- Miklos (9/5): Nice quiet stay - Very nice and safe neighbourhood, smooth check-in, quiet room, comfortable bed! Manchester centre is 30mins if you walk! It could just a slightly bit cleaner, especially the backyard. Also, for me it was not an issue as I was rather lucky but having only 1 bathroom for 5 or so separate rooms in the house could have been challenging. Even though my room was next to it I was not disturbed at all by any noise.

Building was insecure no lock on the backdoor and the window in the room was broken and couldn't be shut.

- Nick (1/5): Avoid at all costs - I mean nothing. This is a house converted into a rooms which are rented out. Room had graffiti on the walls and was dark and dingy inside. The check in process is they text you a code you use at the front door. During the day you could hear noises downstairs which sounded like a screaming baby. The place is in the middle of nowhere. 40 mins to town which is about 25 mins on public transport and then 15 walk.

- Beth (1/5): I’ve seen cleaner squats. - Leaving it. Got there too late to book anywhere else. It was disgustingly filthy. Sheets hadn’t been changed, whole place covered in mould, empty crisp packets under the bed, walls covered in scuff marks, handprints, bookmarks, light switch caked in dirt, no light shade. There was a back door in the room which had obviously been smashed and boarded over with plywood with gaps in it. Totally disgusting. I’d rather sleep in a bus shelter than here. It would be cleaner.they haven’t responded to complaint either. Obviously just happy they took my money and don’t care

- Jackie (1/5): Absolutely dreadful! I would not use this property ever again! - The room was relatively clean and warm and the mattress was comfortable! There was nothing else in the property which I liked. I did message the property on WhatsApp at 11.15pm and I did get a quick reply, which was reassuring. The machine what you put the code into, to get into the property, was not working well! Hence one other guest was knocking on the door at 11.15 pm on Friday night for several minutes! Early Sunday morning at 2am, I was woken with a loud noise which sounded like running water! There was already a damp patch on the ceiling and I thought someone upstairs may have left a bath overflowing and that the ceiling would cave in! The noise continued for about 15 mins ( I did record it) and then stopped but then re-started about 30 mins later for about 5 mins. This then happened 2 more times during the early hours! I did phone the emergency phone at 2.10 am because I did think the ceiling was coming down! They did answer the phone but because of the noise I could not hear them very well and they then put me on hold! There was no further call from them! The room was very dreary and needed repainting! The bed covers were clean but looked well used! The pillows were very hard and uncomfortable!

Dirty disgusting Microwave
- Kirsty (1/5): So bad, I left within 10 minutes. I couldn't stay there. Absolutely disgusting. - I didn't like anything at all. I didnt stay here. I entered the room and within 10 minutes, i left. It was inhabitable. It was absolutely filthy. The walls are absolutely filthy
The carpet is full of stains
The lamp was cracked and didn't even work
The table was damaged
There was cups but no kettle
The advert stated private toilet, there was no private toilet.
The cobwebs on the ceiling must have been there for months.
The noise level was very high.
The smell of marijuana made me feel sick.
The stains on the bed frame put me off even attempting to get into the bed.

- Tom (4/5): Disappointing for the money - Warm room, Clean bedding and towels. Wardrobe with no hangers. Grimy shared bathroom that needed a deep clean. Cheap carpet tiles in the room that didn't fit together and moved around. Table with holes gouged out of it like someone had attacked it. Bunk beds that creaked and squeaked every time you move. Cheap furniture. 3 tea bags to last two people two days. Overall feeling that we were being charged nearly £100/night for a cheap, worn out room.
