- Oliver (6/5): Okay location, clean bathroom. Be mindful it isn’t a quiet location or room - Easy to get too. Fast free Wi-fi, Walking distance from the city centre and Brayford. Nice decor and bright room. Clean Bathroom and Bed. Hairdryer and coat hangers included with ironing board.
Self check in with code too access keys which is convenient. Staff messaged to see if we received the code and also if we needed a parking permit which was great, but we didn’t need it. They included some croissants which was nice. Room has a fridge which is great. Was woken up by neighbouring room at 2 am of movement and talking. Carpets were dirty / stained and tables dirty and scratched. Bathroom door is off one of the hinges so you have to lift the entire door to close it fully. Bathroom cabinet door is off the hinges too with screw fell out. Shower, doesn’t drain so unusable as it was about to overflow after a min or so. So we didn’t use it. Could do with a deep clean and some maintenance. Bit overpriced because of this.

The Georgian style of the building and rooms with panelling etc were unique and attractive. The room was on the ground floor with a window that had a direct view of the busy street/road so it didn’t feel very private.
There was no opportunity for breakfast. We said we were vegan but they left cow milk in the room with no alternative.

A very hot night, there was a fan but no ventilation in the room and no ability to open the window securely.

Sadly, the bed just wasn’t really big enough and didn’t quite feel like a double. We felt like we were falling off most of the night so didn’t really sleep. The only other thing was you couldn’t close the curtains if you were watching tv, so felt like we were on display to the outside.

I had to work all evening after travelling in so having a cosy environment with a TV that I could connect to (meaning I could watch my own programmes as opposed to whatever hotel TV show was on), meant that I was able to be comfortable.

- John (8/5): Excellent location - a comfortable Airbnb style place - Location is very good, within reasonable walking distance of local amenities, eating places (loads of them!) and the main attractions. Although the owner is not on site it was easy to contact her when the need arose. By mistake (due to incorrect information on TripAdvisor) we had assumed that this was B&B accommodation, and I didn't notice on Booking.com that this was not the case. However, it turned out that we had booked a room which happened to have a kitchenette so we ploughed on anyway. The kitchenette consisted of a microwave and fridge, with a minimal provision of plates and cutlery. We did manage sort of with breakfasts and the odd microwave meal, but it wasn't really geared up for this. There was no provision for washing up. It has to be said that all this was partly our fault for not researching properly before booking. The other issue we had was that the fire alarm sounded twice during our stay, which obviously caused concern. However Sheila was on the ball with this, very apologetic and was getting engineers in to correct the fault. Thinks "happen" inevitably, and Sheila dealt with this well, which is encouraging.

- Malcolm (7/5): It was ok, but why not make the generous lounge area a bedroom, and the front bedroom the lounge? - Proximity to the City. Possibility of parking with permit, but noted permit was a year out of date.
Clean and decor. Good window blinds for privacy and quality curtains, minimising noise and light. Kitchenette description and facilities. Whilst the description does not mention a sink, this area is a little contradictory,
it has a good fridge, microwave and storage, but no washing up facilities, therefore relying on the small basin in the bathroom, also, no washing up liquid/soap or small sponge for guests.
The room was quite small. Please actually try the bed, it dips in the middle!

- Andy (5/5): Lincoln is an excellent city to visit, but the road works put a downer on the whole visit. - There were few facilities and no staff but the arrangemnts for accessing to room worked well and I was happy with it. The were road works going on all 3 nights I stayed and right outside my room. The rom vibrated much of the time. They started at 7.00pm (I assume) and went to 4-5 am. It is beyond the control of the hotel but we should have been warned and possibly offered a discount.

In room 11, there was something in the loo upon arrival (black, not sure if it was from a previous resident) that wouldn't flush. The lady in the room was worried about it because it wouldn't flush.

The owner got in touch to let us know about parking changes The room was too hot. It seemed the heating was on when the temperatures outside was around 23 degrees so it was unnecessary to have any heating on. It was also noisy as the room was on a busy street and there was no air conditioning so needed to keep the window open.

Stayed here for over 4 weeks, a few days each week. Handwashing in bathroom just smells like alcohol. Please invest in something nicer. No fridge/microwave or access to any. No table or chair in room, room was quite small.

- Sharon (10/5): Great place to stay in Lincoln - Somewhere to stay but no parking (except in the road). It was immaculate and very comfortable bed.

- Helena (8/5): A wonderful impression -a sad reality - Staff were incredible - really friendly and so helpful - The house itself is gorgeous - the rooms were immaculate and the bedding to die for. Although it seemed from the description that I would have my own private bathroom - I was disappointed to find that I had use of a locked toilet and worse still if I wanted to use the shower I had to leave the building and use a shower that I m sure I wasn't the only key holder for as there were over 10 rooms in the house !! . For the price I think that most visitors would be expecting a proper ensuite bathroom.

Few cobwebs behind the tv, but we dont mind spiders so not too much of a problem 😉
