The house itsef is spectacular - old world charm, impeccable furnishings and decor, and an upscale bathroom. Breakfast was delicious. Depending on traffic, one thing to know is that the hotel is located about 45 minutes from Rome center and the same to the airport. No issues

• Maria (10/5): Herzliche Gastgeber und eine ruhige Wohlfühloase mit schönem Garten und leckerem Frühstück - Sehr freundliche und aufmerksame Gastgeber. Die Unterkunft ist eine kleine Oase mit einem liebevoll gestalteten, wunderschönen Garten. Das Frühstück ist abwechslungsreich und qualitativ sehr gut. Insgesamt ein Ort, an dem man sich rundum wohlfühlen und gut abschalten kann. Es gibt einen Parkplatz direkt auf dem Grundstück. Die Unterkunft liegt etwas außerhalb der Stadt, ist aber ein guter Ausgangspunkt, wenn man mit dem Auto unterwegs ist. Dank der vielen Sitzgelegenheiten drinnen und draußen sowie dem Pool kann man sich auch wunderbar direkt vor Ort entspannen und aufhalten. Alles war perfekt!

Will return. - The Signora of the house was charming, attentive, and was able to share details of how to get around on the buses and trains. She had dinner recommendations for the area as well as where to go when we visited the beach area. The complementary breakfast was outstanding...an option of multiple pastries, fresh fruit, yogurt and granola, coffee, tea, cappuccino, etc.
• Brenda (8/5): Lovely one night stay - Owners communicated promptly re. directions to get to the property. We had an early flight, and they provided breakfast before the kitchen opened. Thank You. The pool is refreshing on a hot summers day. Its better to have a car if you are staying here. Its not a long walk from the bus stop , but with luggage and the hot roman sun, it can be tiring and a bit of a trek. The taxi journey to Ostia Antica and back , cost us €50 ( June'25)

• Lisa (10/5): 10 out of 10! - Everything was fantastic here. Beautiful spot with less than a 20 minute drive to the Leonardo da Vinci airport in Fiumicino (FCO). Beautiful property with a small elevator which was a huge bonus for us, as we were leaving Italy after a long trip & had several bags with us. Gorgeous room with great breakfast included every morning. Additional bath towels brought to room upon request. Enclosed secured parking as well. Outstanding service at this property. Several great restaurants as dinner options less than a ten to fifteen minute drive from property. Overall wonderful experience. There’s a very good reason this property has the extremely high rating that it has. We will be back! Nothing! Everything was exceptional!!

• irina (10/5): Lovely stay - we warmly recommend! - Excellent location at Rome's periphery (around 25-30 min from the city) , a few minutes by car from the beach! The house looks aristocratic, it's cozy, elegant, exactly like on the photos. The room is in fact an appartement, with living, bedroom and bathroom. The hosts and staff were welcoming and very friendly, we felt at home and we received a lot of recommendations for our stay. Delicious and varied breakfast with eggs, cheese, yogurt, fruit and home-made jus and cakes! (no vegetables but this is the Italian style). Coffee was amazing, as everywhere in Italy. The surroundings are beautiful and soothing. You can definitely have a mixture of cultural and dolce far niente stay. We chose to spend alternatively one day in Rome and one day in a different location near the house. You can visit Ostia Antica (15 min by car) and have lunch and dinner in the numerous and very good restaurants of the coast. We were there in November and we had a day with 20 degrees, perfect for staying on the beach, relaxing and admiring the sea. You can also relax in the beautiful garden of the house (and by the pool when open), and in the cozy places inside the house. Our room was facing part of the back of the garden where a noisy machine was installed (I guess it was something related to air conditioning). We could not hear it during the day but in the silence of the night it became a bit annoying. We could sleep however but if you think you are sensitive to noise you can ask for a room that does not face that part of the garden.
• Jelena (10/5): Unforgettable Stay in a Beautiful Italian Villa - This is an enchanting Italian villa. Gorgeous, stylish furnature, with marble floors, beautiful art, and amazing common spaces. I wish I could have stayed longer since I was going to the airport the next day. A beautiful, spacious garden surrounds the house. Breakfast was fantastic - versatile menu and very tasty. I will stay there again, next time I am in the area. The hosts were very polite and interesting. Nothing.

• Simona (10/5): - La struttura è una villa di famiglia molto signorile, estremamente grande, elegante, arredata con stile antico ma si classe. Le camere sono spaziose e dotate di ogni confort. La colazione servita in una saletta comoda e accogliente, è a dir poco stupefacente, deliziosa, abbondante e completamente preparata in casa dalle mani sapienti e speciali di Raffaella,la proprietaria. All'esterno c'è un ettaro di giardino botanico, a dir poco spettacolare, curato nei minimi particolari con una magnolia stupenda. A completare tutto una fantastica piscina ,che purtroppo non abbiamo potuto testare ma che sembra molto curata e pulita. Insomma che dire siamo stati coccolati sotto tutti gli aspetti, lo consiglio vivamente e ci torneremo assolutamente. Unica pecca nel bagno c'era la vasca.

Everything was thoughtfully designed and very cozy. The entire property is charming — the garden is well-kept, the house itself is beautiful, and the pool area looks great (even though we didn’t get the chance to swim, it was still a pleasure to see). Breakfast was amazing: freshly prepared, hearty, and made with real care. You can feel that everything here is done with soul and attention to guests. A huge thank you to the hosts for their warm hospitality, friendliness, and for making our stay such an enjoyable and memorable experience!

We enjoyed the neighborhood and would have liked to have spent more time using it as a base to visit Rome and explore the nearby towns like Ostia. We will definitely consider this property the next time we visit Rome. I can't think of anything.
• Shawna (8/5): - An elegant, beautiful home with outstanding outdoor seating options and a pool. On site secure parking. A delicious continental style served breakfast. Very relaxed atmosphere. An unfortunate misunderstanding by the very excitable owners shortly after check-in with our paperwork and passport documents seems almost comical now. At the time we were made to feel like imposters trying to slide in on someone else’s reservation! No apology offered. The owner’s daughter and other staff more than made up for this gaff.

Ontbijt was uitstekend. Er zijn restaurants in een shopping center op een tiental minuten lopen van de villa. Wij hebben er zeer lekker gegeten te midden van de Italianen (er waren geen buitenlandse toeristen leek het ons). De auto kon veilig geparkeerd worden binnen het domein. We bezochten Ostia Antica op slechts 20tal minuten rijden. Een parel voor wie van geschiedenis en antieke cultuur houdt. In de badkamer was het plafond nogal laag (schuin dak) wat een probleem kan zijn voor grote personen.

• Geraldine (10/5): It was short but amazing. - A beautiful house. Decorated so attractively making it a very soothing place and the views of the lovely green foliage outside from all the windows. The bedroom and bathroom were spacious and very clean and again decorated beautifully. The photos are a true reflection of the accomodation. The breakfast was so fresh and tasty served to us by the very pleasant and gracious hostess. I stayed one night and would have liked more time there. Didn’t dislike anything about it.ill be back!

• Sharona (10/5): מקום שקט ורגוע יש בריכה כייפית ונקייה בסהכ היה ממש טוב - מקום שקט רגוע עיצוב רטרו ממש כמו פעם מיוחד ויפה . א בוקר כל מה שמתוק זה ללא תשלום ויש מבחר ,אבל אם רוצים בצים למיניהם חביתה מקושקשת וכו…. עם תוספות זה בתשלום ולדעתי ממש לא בסדר כי שמזמינים באתר זה כולל א בוקר , חסר ירקות 🍅 מלפפונים 🥒 , הקפה היה מצויין והבחורה מא הבוקר היתה מקסימה . יש יתושים שזה קצת מפריע שיושבים בחוץ חשוב להימרח באלתוש יש ביציאה למרפסת . חסר רשתות בחלונות רצוי לאור היתושים.

Die Suite mit eigenem modernen Badezimmer war sehr gut ausgestattet und das Doppelbett war überaus gemütlich. Das Frühstüch auf der überdachten Terrasse ließ keine Wünsche offen. Die Gastgeber und auch die Dame, die für das Frühstück zuständig war, versorgten uns mit allen notwendigen Informationen und waren äußerst freundlich. Nichts negatives...

Herrlicher Garten mit Pool, Villa mit viel Charme, Zimmer mit Klima und gemuetlicher Einrichtung, Fruehstueck das keine Wuensche offen laesst. Die Lage einfach perfekt: Nahe am Meer und doch ideal um Rom Zentrum zu erkunden. In der Nahen Umgebung gibt ea Restaurants und Bars die zu Fuss erreicht wersen koennen.

• Blair (9/5): Grand home set on beautiful gardens in quaint neighbourhood. - The breakfast was classic, simple, European with fruits and pastries but with the option to eggs etc. The location is 2km from the beach, 20 minutes from the airport and about a 40-minute drive from Rome Central. This is a place to stay if you want peace and quiet away from the Chaos of Rome Central, but preferrably you will need a car to get around.
