- Tara (7/5): Clean and functional - Clean and functional. Twin bedroom a reasonable size. The location, outside La Storta, is pretty. Pizza delivery guy found us. Responsive communication. WiFi worked. Access to a kettle. Modern building. 3k from La Storta. No public transport, no shops or restaurants nearby. Breakfast is the small toasted bread that comes prepacked.

- Carol (9/5): Excellent room, location not great if you don’t have a car - The room was clean, bathroom nice and the AC worked well. The manager was very attentive and helpful. This property is over a mile from the nearest restaurant and not in a location I would want to walk alone at night. They had several brochures for local restaurants that deliver and the Manager helped me order from one as I had problems ordering online from a US phone number (or it was me?!). I wished that I had focused on staying closer to the city center. How far the property was from any commercial businesses.
- Dr.AsmaAli (7/5): Quite place - We stayed here while we were on the Via Francigena to St.Peter's Basilica Rome .The room accommodated the 3 of us well , good shower , washing machine services were available on extra payment and it worked well for us. The location is hard to access if you dont have own car , there are no taxis that goes there and no restaurants near by .

La struttura si trova in un contesto molto tranquillo, lontano dal caos della città. La nostra camera era adiacente alla zona colazione, quindi siamo stati svegliati dal vociare delle persone lì nel salotto. Ma, in generale, l'host è stato accogliente e l'esperienza positiva.

Y el baño de la habitación estaba todo nuevo y muy limpio. Además, en la casa hay información de restaurantes para poder pedir comida a domicilio. La ubicación está lejos si no vas con coche. Aunque las instalaciones de la casa eran buenas, no se podía usar la cocina. Además, en nuestro caso, teníamos el desayuno incluido y, como nos íbamos pronto, el anfitrión nos dijo que nos lo dejaría preparado, pero se le olvidó y nos quedamos sin un servicio que habíamos pagado.

Tutto dipende ovviamente dalle abitudini ma io avrei gradito dello yogurt con frutta secca o fresca e magari la possibilità di poter scegliere una colazione salata.

- Stewart (3/5): Hospital-like -- functional, but miserable. - It so happens that the location was convenient for what we needed. For the average tourist visiting Rome, the location is terrible. The owner is very unfriendly and unaccommodating. The "breakfast" is inedible -- Etruscan-aged packaged pastries in little bags. Thimbleful of coffee. The lighting is the room is clinical at best. Towels are also from the Etruscan period, now reduced to rags. All the power sockets are three-pronged, but even the hair-dryer in the closet is two-pronged, so one needs adaptors, which the owners store in a drawer somewhere else.
One is delighted, in the heat of the Roman summer, by the mirage of a pool. But it's not for you! Sadly Google has indexed the old website, whose primary feature is, in fact, that very pool. Too bad. The owner helpfully can suggest local sports clubs where one can wade.

Pool and gardens were mentioned extensively in marketing statements, but neither was available to guests - there aren’t even chairs where guests can sit outdoors. Washing machine was mentioned as an amenity, but I was charged an extra 5E not mentioned in property description. For the rate of the room, breakfast was substandard - mass-produced pastries in plastic wrap. Conflicting information about whether parking is available; in any case, nothing is within walking distance, requiring extra cost of ordering out in order to eat.

Unable to open the window..no screen and mosquitoes were active. Aircon was in the room, but not allowed to use..."filters needed to be cleaned ". A fan in the room would have been sufficient, but it's Italy, sleeping with a fan will likely cause a fatal illness.😉 breakfast was packaged commercially baked crap

- Shirley (6/5): A pleasant property with a large bedroom but a long way from La Storta. - Our bedroom was large and very clean. The owner was very pleasant and helpful. The property was in a quite area. The property was a 40 minute walk from the centre of La Storta. The pool wasn’t open.

The owner communicates through google translate and ensures that you have a great stay. It was out of La Storta however the owner made sure that we were transported back to the via Francigena.

- Susanne (1/5): Extremely disappointing. False advertising with the pool and green outdoor area pictured - Nothing We booked this accommodation as we g h ad been walking the Via Francigena. As above it showed a pool and green lawn. On arrival the pool was empty and 11 year old was sternly told to get off the lawn. There was no other outdoor area to relax so the photo is a false impression. We were shown our facilities but it wasn’t until we had put our washing in the machine that we were firmly told the kitchen and washing machine were not for our use! We had to pay 5 euro for the load of easing we had in the machine( our own washing powder was used) and bottled water was for sale in fridge( every other accommodation we stayed at provided it at no charge). The headboard on the double bed was peeling, and the single bed had no headboard and the head was not against a wall so you could not sit up in bed to read. The metal shower caddy shelf was rusty! Being not allowed to use the kitchen we had no facility to make a cup of tea or coffee( after a long day’s walk). Breakfast in the morning consisted of pre packaged croissant, pre packaged cake and pre packaged dried Italian bread. No yoghurt no fruit juice no fruit. We were served one half full cup of coffee Americano, and not offered a second coffee. This facility does NOT deserve a 9 star rating. We spent 4 weeks in Italy, and used Booking.com for almost all our accommodation, except for a few pilgrim hostels. This was the WORST accommodation we stayed in. All other hosts welcomed us, with water in fridge, often snacks, and certainly use of the washing machine.

- Valerie (2/5): The B&B wasn't very inviting and I didn't enjoy my stay. - The neighborhood was quiet and the surroundings were pleasant. There were nice walks nearby. I didn't feel there were any other positives that I could make about the B&B. On arrival, we were told not to use the kitchen and grounds of the B&B. I couldn't see why we couldn't walk around the garden, as it wasn't intruding on the owners' areas. It was clear before booking, that the swimming pool wasn't available for use. The bed was of poor quality and uncomfortable. The headboard was worn where guests had rested their heads. The shower was old and needed updating. The breakfast was continental and consisted of a Packet of Melba toast, a packet of croissant, and a small cake. The milk for the coffee was on the turn and going off. It was possibly the worst breakfast I have experienced. Had I known of the poor state of the establishment I wouldn't have booked.

Took us 40 minutes and seemed much longer than description in listing. Too far to walk back to town for meals and we were not allowed to use kitchen. Only tennis club served meals but closed at 6 pm. Host offered delivery menus but we were unable any of them to answer phone. One place hung up on us 4 times. So we went without an evening meal. Front room did not look like photos and was told pool was inaccessible and only a small patio area available outside. Disappointing breakfast. Breakfast only packaged croissants and jelly, coffee and tea.

I booked this place for the swimmingpool, but upon arriving it was not accessible for guests. Since a few weeks it's been mentioned on their photos on Booking.com, but a few months back, when I booked, it wasn't.
While the owners have a large garden with pool, the place outside for the guests is a little less comfortable (see picture). A plastic table and a few chairs. Not that I cared, but maybe good to know.
The view from the room: See picture. A beautiful airco unit, some waterpipes and a scaffolding.
Our room had a loose toiletseat. When I asked them on the first morning (to tighten it), they said they would fix it. The next day, they still we're about to fix it, but now they said (and showed) the connection to tighten the seat was broken. They had to go to a store for items. So the owner knew... they gave the room, knowing the seat was broken. Shouldn't you have fixed it before you welcome guests in a room....?
The daily breakfast: Toast, croissants and some sweet cakes, all wrapped in plastic (nothing was fresh), jam and Nutella.
The service/hospitality: Both owners only wanted to speak Italian or French. The first morning they we're angry, because I refused to give away our id cards so they could copy them. I asked them to tell me what information they needed to know/see. They were talking to each other in Italian, pretty annoyed, making a scene, while my daughter and I we're eating breakfast.
The last day, all of a sudden I had to pay extra tax and when they wanted me to pay it, suddenly they could speak English (pretty well).
The 3rd day (no more trust after the id card problems on our 2nd day) I asked them not to come in the room (to clean or whatever) while we were away. When we came back from a walk, we saw that they did come in our room although I asked them not to.
Bring your own toilet paper, because they don't refill.

- Gillian (10/5): Wonderful hosts and hence great hospitality - This property was a big a rescue after having a bad experience with another accommodation. We were very relieved by the great support we received from the hosts under the circumstances, they were very understanding and helpful at all times albeit our language barriers. That was not an issue at all as we’ve previously encountered in other places in Italy. The hospitality was stellar!! The helpfulness in all situations—we really appreciated it all. Hosts make an accommodation worth staying at and I’d recommend 1Mn times this accommodation to anyone looking for a quiet worry free stay yet relatively okay distance from the city by train (45-60min) which is about 25-30min walk from the property. Very very descent especially in comparison to all other places outside the city. it’s also very clean,tranquil and safe, breakfast was descent.

In the evening he helped us order some food from a restaurant and saw to it that we received it. In the morning he was up early preparing breakfast for us. The place was very peaceful and the surroundings pretty.
