- peter (10/5): - Warm welcome as you arrive from Fiona, Lammas park is like home every thing you need is in the room and bathroom, shampoo etc, hand wash gel, list goes on. Bed is very comfortable, best sleep I have had for ages. Tea and coffee etc in room.excellant breakfasts cooked by Rob,really tasty,fabulous black pudding from Scotland. Lammas park is highly recommended, i will be going back. All perfect, you won’t be disappointed staying at Lammas park.

- Carole (10/5): A gem in Dawlish. - From the start of the stay until the end of the stay was excellent.Communication via emails was replied to very quickly ,their knowledge of Dawlish,friendliness and overall experience of the B and B was flawless .The breakfasts were stunning,i had a full English breakfast which was always fabulous,my husband had the Lamas special,salmon,potato rosti 2 poached eggs,mushrooms and spinich,he said it was delicious.A great 2 day break was had. I wish i could have given it 10 stars. There is nothing to dislike.Older,disabled travelers might find the steep hill nearby problematic but we had no issues

st was delicious with continental and cooked breakfast options. Recommend both the full English and omelette. We were able to come and go at leisure which made for a relaxing stay and will defintely be back for future visits. Thank you Fiona and Rob, Lammas Park House was an exceptional place to stay.

Their full English breakfast is highly recommended. Tea/Coffee and homemade cookies in our room too. Free parking outside the premises was very convenient. A short (but a little steep) walk to the town centre. We wouldn't hesitate to stay again. Nothing we didn't like.

- Sharon (9/5): A lovely b&b in a great location - Location was great 5 mins down into dawlish town ,bit of a hill which we found ok,the b&b was a lovely, very clean georgian guest house with carparking right opposite for the guests,we stayed in a very large room with fab seaviews with a comfy king-size bed,sofa , window chair to take in the views, table and 2 chairs, tea coffee facilities, homemade cookies each day, large tv ,large en suite loads of space with wardrobe and drawers dressing table , full length mirror power shower everything and more just a fab room . Dining and breakfast everything you need to start the day and tasty 😋 Thankyou fiona and Rob for a lovely stay so welcoming we will definitely stay again when we return to dawlish 😎 Nothing

A unique and traditional house converted into a hotel back in the 50s, we booked the deluxe double with balcony and we were pleasantly surprised on arrival how beautiful it was. It’s a huge space with 2 large bay windows overlooking the town with a sea view.
To note this is not a modern establishment, but it is clean and comfortable offering everything you might need for your stay. Off-road parking opposite, a 5 minute stroll into Dawlish town (walking back has a slight incline) and a room with hot drink making facilities, water, fresh milk available, hand wash body wash, shower gel and shampoo & conditioner all of nice quality.
And a hairdryer! There is even cotton wool and earbuds. They have thought of everything.
Homemade apricot cookies and macarons also a lovely touch ..
Both Fiona & Rob were on hand for local advice, breakfast options varied and cooked to a high standard. Rob’s poached eggs are perfect!
To also mention the amazing snow scene in the breakfast room all hand made by Rob .. stunning!
We will definitely book here again! Literally can’t think of anything!

Owners gave recommendations of places to eat etc nearby. 2 bedroom suite was great for our family with fantastic views. Great location very short walk from centre of town and train station Not a fault of the property at all but worth noting it is on a hill so steep uphill (but short) walk from town centre. 2 bedroom suite would not be suitable for anyone who struggles with stairs.

- Stephen (9/5): Lammas - The location was stunning, good choice for breakfast which was very good. Fiona always left gorgeous cookies in the room every day. Paint was peeling on the dressing room/bathroom ceiling which fell onto the bath towels.
Would have been nice to have some music whilst eating breakfast.

Comfy bed and spacious bathroom with extra toiletries. Free parking was a bonus. Great breakfast, especially the Lammas special! For people with mobility issues, the stairs at Lammas Park could be a problem.

Hostess was full of local knowledge of the area. A little more storage space in the room would have been better if I was there for any longer than 4 days.

We had a suite of rooms which gave us plenty of room to relax. The stairs going up to the top room were very narrow, I could imagine some people having difficulty with these. Unfortuneately, we did not really like Dawlish and found it hard to find anywhere decent to eat in the evening, however the location was a great for visiting other parts of the Devon coast,

It would be ideal for a family but not so for us. Please be advised the suite is on the third floor and you have to go up steep stairs which weren’t ideal for my 87 year old mom

The place was spotless. I've stayed in 5 star that wasn't as good. The location is perfect for getting on a bus to Exeter or other places, and the train is on the doorstep.
There are beautiful walks to be had, and sit and watch the wildlife.. Home of the black swan.
Breakfast amazing choice
Shops to suit every taste. Places to eat and great gish and chips. Little cafes everywhere. And a great safe place to get in the sea.

Spotlessly clean throughout, lovely towels, great shower and an exceptional breakfast. Fiona and Rob were very welcoming and helpful. Last set of stairs are tight. Fine for us but not for those with mobility challenges

Really nice breakfast, hot food cooked to order. Good selection of breakfast. Fiona was very helpful and gave some ideas of what's around. Blind in the double room could have been a black out curtain as was very light in the morning. The scrambled egg was a little too soft my our preference. Could have done with a brighter light in the lounge by the bay window

- Tiny61 (10/5): Great place to stay - The owners Fiona and Rob were very hospitable. We arrived quite early and were able to check in As soon as we arrived. Rooms were very comfortable and had everything you needed. Breakfasts were really good and a good choice. Very close to town. Going into town all downhill so going back uphill was a bit of a struggle but not too much. Good parking opposite the premises. The only downside I would say was not having a fridge in the room. I think it would be a good idea even if it was a small fridge to keep bottles of water in.

Very comfortable dining room, which even had an amazing train mountain model railway! We cannot fault anything, there wasn’t anything we didn’t like.

- Lindsey (10/5): Just a perfect mini stay. Would not hesitate to stay again if vacancies allowed. - Good old fashioned B&B hosted by Fiona and Rob who were so friendly and accommodating. Our room had a beautiful sea view. It was incredibly spacious with an equally spacious bathroom and dressing area. There was a table set up for refreshments with homemade cookies which were delicious. The breakfast was outstanding. Good produce, hot and beautifully cooked. Nothing was too much trouble. The location was superb, very close to the town centre and easily walkable to both bus stop and train station with amazing public transport all along the coast. We visited both Dawlish Warren and Teignmouth for the music festival and the trains ran until past midnight which enabled us to have a glass of cider or 3, without the need for expensive taxis. We parked our car up in the parking spaces opposite the property and didn't use it again until it was time to leave. Can highly recommend the roast dinners at the Anchor pub at Cockwood nearby..... again, easily reached by train or bus. Absolutely nothing.

The breakfasts are superb, everywhere was clean and there were even sweet treats in our lovely room on day one. A good shower and decent size bathroom. I loved everything.
