Il parcheggio obbligato dentro il loro giardino privato che fanno pagare, vietandoti di parcheggiare fuori perche dicono sia del ristorante, ma nessun cartello attribuisce quel parcheggio al ristorante. Penso sia un modo per prendere soldi per il parcheggio.
Casa con puzza di muffa, umida e fredda, alla nostra richiesta di accendere i termosifoni per riscaldarci e dormire al caldo visto che siamo a marzo e non ad agosto, la risposta è stata: “si vabene ma dovete pagare qualcosa in piu”
Quindi in questa struttura se hai freddo devi avere anche il portafoglio pieno di contanti, perché ad ogni richiesta vengono chiesti soldi, CONTANTI, ovviamente tutto a nero, spero capiti presto un ospite con parenti nella guardia di finanza. Detto questo, spero tanto che le signore con cui ho parlato si godano i miei soldi, che non mi sono stati ridati nonostante io sia andato via il primo giorno senza completare il mio soggiorno, nei migliori negozi di vico equense.

Proprietaria accogliente e molto gentile. Parcheggio 10 euro al giorno senza alcun tipo di alternativa, per il periodo in cui abbiamo alloggiato la (autunno) è un po' caro e dovrebbe essere precisato nella descrizione della struttura.
Per il periodo estivo, onestamente, tuttavia lo trovo corretto dato che la zona è priva di parcheggi pubblici ed è un privilegio.
- Reyna (1/5): Decepción - El departamento dejó bastante que desear. No había utensilios suficientes: faltaban cuchillos, tazas de café y tampoco había elementos básicos como detergente o un trapo para lavar. Nosotros lo alquilamos con la idea de cocinar y resultó muy complicado.
Además, el departamento tenía hormigas. Cuando consulté a la dueña, me dijo que con producto se iban, pero nunca hizo nada con eso. Al llegar, la heladera estaba apagada y había una cama adicional tirada en medio del pasillo, lo cual dio muy mala impresión.
Otro punto a tener en cuenta: el estacionamiento es pago (10 € por día). La dueña no me lo aclaró previamente. Cuando le pregunté si podíamos entrar el auto, simplemente respondió que sí, pero nunca mencionó el costo. Fue en parte error mío por no preguntar, pero considero que fue una muy mala comunicación de su parte.

- Armando (10/5): Vista spettacolare e proprietaria gentilissima - Struttura comoda e accessibile, leggermente dislocata dal centro, il che favorisce la tranquillità del soggiorno e la quiete del sonno. Vista spettacolare a cui non ci si abitua mai.
La proprietaria della struttura è una signora estremamente gentile, cordiale e ospitale.

- Bhasin (10/5): Amazing experience - The villa was beautful with the most amazing view. Our hosts were lovely and took good care of us. The location was a little further away which made it difficult to get a bus. But the hosts helped us travel around.
- Iñigo (9/5): - Room was very good. Good quality and amazing views. The staff upgraded us to a room with a nicer views as it was available even if we didn't requested. That is a ni e gesture. Very friendly, even we got lost and helped us to get to the place.
Possibility to park inside a closd fence for just 10 euros. You can park for free outside the fence also (parking of a restaurant) Pillows are not the best. Very common in hotels, Airbnb, etc where always the pillows are too soft. Never understood why, but makes sleeping very uncomfortable.
For some reason Google maps send you to the wrong location. Maybe good in the last minute indications to give some clarifications.

- Jens (1/5): Worst place we have ever been to! - Great and fantastic view. This is probably the most terrible hotel experience we have had so far.
1. We could not, even after what’s app with the owner, get somebody to open the gate. We had to climb over the gate/fence in order to get attention from the lady at site.
2. We had booked room with balcony. None of the rooms had balcony. The room we were given had smell of mould. We had a number of heated calls with the owner, and she became very rude on the phone. We were finally given a room with no smell of mould.
3. From our booking it was clearly stated that breakfast was included. After arguing with the owner she accepted to include breakfast. However, the day after when we checked out, we had to pay 16 € for a very, very simple breakfast.
There was also a poster in the door stating that breakfast was included.
4. The day after we had all the arguments with the owner, the text regarding breakfast was changed on Booking.com
5. Info on Booking.com stated that there was jacuzzi and minibar. No such existed.
6. We had planned to stay there 5 nights. We choosed to leave after first day.
We will never ever return to the place!!

- Biljana (4/5): Would nver come back again - realy sad experince - Really there was nothing to love about this Villa - at least about the room that we were given. Well, firstly the room was too small for 4 beds very strange room set-up. The host was polite and understanding as long we were willing to take the room and pay for everything - including 10 euros for parking even though there was free parking just in front of the Villa - but this was our mistake. The room was not comfortable (not for 4 people), the linen/bad was really bad and the Internet (that we desperately needed that night) was only good around the host's place but nothing at the apartments - tried to ask what was going on but the host was blaming internet provider (pretty much could not help so play the game). So from some 7-8 places that we stayed in Italy, this was probably the worst and with feeling - let us just take their money. Breakfest was on offer but we thought that 5 euros was too much for frozen croissan.

Communicatio - The property is gorgeous with a beautiful balcony overlooking Mt Vesuvius. Definitely the best place for a view. Giovanna & Franco are absolutely wonderful. We booked the car through them for the day & it was a good deal. WORK FROM HOME TRAVELERS, BE AWARE!
No cell service & the WiFi DOES NOT WORK. Giulia was in charge of all communication and it was disappointing because she didn’t respond to us for weeks before the trip when we tried to book a boat trip through her which she initially offered. By the time she was responsive (after bugging her a few times) there were no more slots left which disrupted our planning as we were relying on her for that. And also it was annoying that she absolutely ignored the wifi problem. Never acknowledged it or tried to fix it either.
Oh and breakfast is just a croissant & coffee. Nothing more.

- Warren (7/5): Our stay was pleasant but not great value. - The room was clean and tidy and offered excellent views. There was a large outdoor area to enjoy. There were no essential items or facilities provided such as a washing machine (the manager offered to wash with a fee), kitchen area or items such as plates, cups or cutlery.
The manager Giulia was pleasant however she could not speak any English which made communication very difficult.

Our stay at this accommodation was a nightmare from start to finish. The pictures online are completely deceptive; the reality is far from what is advertised. We were given a windowless room that reeked of damp mold. When we complained, Giulia was indifferent and offered to move us to another windowless room for an extra 35 euros per night, which we obviously declined.
The location is extremely inconvenient, far from Sorrento, with no cell signal and unreliable wifi that was frequently turned off at the main switch in the office. We had to repeatedly ask for it to be turned back on.
Transportation was another disaster. I contacted Giulia three weeks before our arrival to inquire about transport and scooter rentals, but she only responded on the day of our arrival with exorbitant prices. We were charged 50 euros for a 15 km ride from the station and faced attempts to charge even more for the return trip. After reminding her of the initial price, she reluctantly agreed to honor it.
Scooter rental was another ordeal. In town, rentals were 35 euros, but we were charged 60 euros at the accommodation. After some negotiation, they agreed to 50 euros, but we still had to rent from them to avoid paying another 50 euros for transport to town.
The so-called breakfast was mediocre at best.
Our room lacked basic amenities like drinking water, coffee, or tea. Despite the description promising a washing machine, radio, desk, iron, bathrobe, and clothes drying rack, none of these were provided. We only received two bath towels for our entire four-day stay. The sheets had blood stains, and the linen was changed only once during our stay.
Overall, our experience was dreadful. We felt uneasy leaving our bags there and dreaded returning to the accommodation each day due to Giulia's hostile attitude. It tainted our entire trip.

- James (10/5): Excellent location and value - We stayed here a week and thought it was wonderful. The view of Mount Vesuvius was spectacular! A perfect for exploring the Amalfi Coast and Capri. The hosts were exceptionally delightful. I would recommend a week at Villa Mariagiovanna!

The room was spotless and comfortable.
The common area garden, where breakfast was located, was so cool and relaxing.
It was really handy to have a restaurant just a few steps away. There was a slight delay at check-in. Because I was delayed due to traffic on the highway into Naples, I was about 45min late for my scheduled arrival time. So then I had to wait an hour for the host to arrive back. Just one of those things. Fortunately I was able to hang out in the restaurant which allowed me in 20 minutes before opening.

- Sabina (8/5): Excellent accommodation with good value for money, but challenging with public transport - The view is breathtaking, and the property is spacious, which makes for a wonderful stay. There is also a shop approximately 15 minutes walk uphill, which has the freshest produce, and the food from their was oddly a highlight from our trip. During our stay, we had issues with public transportation, as a new bus schedule was implemented on the day of our arrival (so Google Maps was unreliable). If you do not have your own vehicle, it is very difficult to go anywhere, as walking to Vico Equense or the nearby train station is rather dangerous, as there are practically no side walks. Essentially, it took us at least 40 minutes to get anywhere, which we wished we knew prior to the stay. The villa offers transfers, but their price is per person and expensive, and arranging taxi on your own is difficult as well if you are not a local

- Connor (9/5): Stay at villa mariagiovanna - Owner was lovely, little to no english but super friendly and welcoming. Breakfasts were lovely and the view from the villa was like no other! Location isnt the greatest if you are travelling without a car, and the bus timetables dont seem to be accurate. We hired a scooter which was a great idea, even to get to train stations.
- Nolan (10/5): 100/10 would recommend others to stay here, the location and hosts are amazing. - The hosts were amazing and so accommodating , would absolutely stay here again. The view was unreal. While completely out of the hosts control, the EAV bus system we used was unreliable, but as there’s parking available I would recommend driving if possible. If you do have to bus the one to Vico Equense is reasonably on time usually but don’t bother waiting for buses to the hotel along the route, train to the Vico hub and bus from there.

- Aoife (10/5): Best view of Vesuvius and Bay of Naples - To be able to sit on the balcony of your room and look across the Bay of Naples to Mount Vesuvius is an obvious joy. To wake up with that same view and wander to the terrace for a fantastic breakfast makes for an experience that is hard to top.
We stayed for three nights in Villa Mariagiovanna and it was an absolute pleasure from beginning to end. Our room was spacious and comfortable, Julia and Maria were delightful excellent hosts and of course the location was spectacular. A walk down the hill to Seiano brought us to a restaurant that was fancy, cheap, friendly, large and lively. A rare combination that added to the joy. We would highly recommend this place. We travelled by public transport so walking along the roads were challenging at first but you did get used to it.

- Anonymous (10/5): We fell in love with this property and ther workers and owner. - The villas were exquisite. Each of the separate units were unique from the other, having been renovated from a very old stone castle type building. She modernized the rooms keeping the original roof lines and arches. The whole château was on the side of a mountain overlooking Mt. Vesuvius across the Bay of Naples. What a glorious experience it was to stay there and meet the woman that had the dream to create this unique place to stay. She made a delicious Italian style breakfast served at a time that good for us. She would also prepare dinners with ingredients from her private garden. Meals were served under a jasmine vine covered trellis with a clear 180 degree tranquil view. It was perfect.

- Matthew (7/5): Good - Rooms were tidy and clean. Parking is available onsite but you will have to pay an extra fee for this. The host seemed pleasant enough but spoke little to no English which made some things challenging. Overall experience including parking, breakfast, host, room was a 7/10.

You only might find such view on top room. be careful when booking room “Deluxe with Balcony”, it’s on the ground floor and not really having view. Breakfast is served till 9:00 sharp. We asked just a coffee at ~10:00 and were declined, referring to “rules”. Strange way being in hospitality business.

- Peter (8/5): Spectacular views from room with balcony, good value. - The breakfast was simple typical Italian, coffee croissant jam juice. Proprietor is very friendly but speaks no English. Her daughter will translate via WhatsApp. Location and views are spectacular. I did not have a car and walked the 1.8 km road from small rail station Saiano. I do not recommend this, the traffic is busy and in places no proper sidewalk. You really should have a car to stay here.
