- 渡辺 (5/5): コスパのみを覚悟して！ - 部屋(予備室)の広さ・新しさ ・階段の手摺やトイレ個室内の鍵穴のビスの抜け・キッチンの鍋🫕等が少ない・予約前後の連絡の為の電話番号が通じない。テレビのリモコンが無い。ワイファイが無い。洗面所のお湯が出ない、洗面ボールがひび割れ。1回のトイレのウォシュレットが作動しない等、色々あってその度に電話して疲れましたよ～😩最寄り駅🚉地下鉄からかなり歩きました!
- Bharti (9/5): We had a lovely, comfy stay in this house. - Location is very ideal and beautiful, just opposite the Nijo Castle. Bus stop is very near. You can easily take a bus to visit all the tourist attractions at Kyoto. I missed while booking that bathroom would be shared with other guests. Please remember, bathrooms are shared in this house. Plus I missed that the property communicates the check in procedure, door lock codes, only on booking.com. When I reached the propery, I missed checking my booking.com messages and was looking for their messages on my e-mail for door lock codes. I panicked a bit as I thought that they hadn't shared door lock codes till I checked booking.com where they had already shared all necessary details. I reached out to them on e-mail as well which was responded to in half an hour. Would be better if the property communicates via e-mail as well.
- Gemma (3/5): Gran discordancia entre calidad y precio - Podias poner la lavadora. Esta al lado del castill Nijo Claro ejemplo de lo que pides en internet y lo que te llega. Fotografias en la web no acordes a la realidad. Nos toco una habitacion pequeña con dos futones que ocupaban la práctica totalidad, lo cual no seria un problema si no fuera porque eran extremadamente finos y se clavaba el suelo. Tras pedir mas futones a los responsables no nos ofrecieron. En fin, pagas por dormir y ni eso. Ademas teniendo en cuenta que el precio de la estancia no es para nada humilde, recordando que es un guesthouse y no un hotel de lujo…La cocina estaba sucia en la zona de las papeleras. Habia 4 utensilios para apañarse. En resumen, lo recomendaria si costara 20 pavos la noche pero a ese precio, por favor, no lo vale, para mi una estafa en toda regla. Mejor pagar un poco mas y ganar en confort, privacidad y calidad en descanso.

- Adam (8/5): A pleasant place from which to explore Kyoto - The room was lovely, with tatami mats and sliding doors, the futon beds were comfortable and the ventilation was good. The kitchen and sitting room were nice, but we didn't use them much. The bathroom and shower were nice. The host was responsive to questions and messages. When we asked about mosquito spray they provided some for later that evening. The bathroom was less than spotless, and the laundry came out of the machine with a lot of fluff on the clothes, though that was easy to shake off once it had dried on the line. There were some mosquitos in the house when we arrived, but that seemed to be temporary and not a constant feature. We were on the ground floor near the door and it could be noisy in the night when other guests came in. The house is very secure, but that means you do have to remember three separate security codes. It was a bit of a walk to transport points, and renting bikes might be a good idea for guests. Overall we enjoyed our stay, but these were the friction points.

- Luisa (10/5): - Es war ein gelungener Aufenthalt. Check-in war super einfach, Lage sehr gut sowie Zimmergröße perfekt. Das Haus ist sehr Heimilig- man fühlt sich sofort wohl. Anfangs war ich mir unsicher wegen des geteilten Badezimmers aber auch das hat reibungslos funktioniert. Es war eine angenehme Atmosphäre im Haus - sehr ruhig. Wir hatten die Futon-Betten gewählt. Diese waren wie erwartet etwas hart aber definitiv die Erfahrung wert. Dieses Haus ist sehr empfehlenswert für einen schönen Aufenthalt.
- Masahiko (5/5): お子様連れは注意が必要かも？ - スタッフはキホンいない？全てセルフです。お金持ちの大きなお宅を民泊化したような作りで、私が泊まった部屋は布団2セットを敷けばいっぱいの四畳半で旧床の間がタオルや衣類を掛けるスペースになっていました。清潔感がありマナーの良い海外の利用者さんがおられました。お話してもいいし、しなくてもいい距離感が感じられました。 マップで見ればわかることですが、飲食店は最短でも徒歩10分程度かかります。大人だけならいいですが、子供連れの際はタクシーを手配するなど注意が必要です。 また、一般家屋を予算最小限で民泊化しているため部屋の声はダダ漏れ、テレビはリビングに1台のみだと思われます。泊まった部屋にはありませんでした。 こちらは想定外でしたが、二条城のお堀が目の前にある為か屋外に蚊が多く、チェックイン・外出の際に親子共々たくさん刺されました。笑 備品なのか宿泊者が置いて行ったのか、玄関にほぼ空の虫除けスプレーがあったのでギリギリセーフかな？笑

- Sophia (10/5): Amazing house and great localisation ! - We really enjoyed our stay here! We stayed 4 days, and wish we could have stayed longer! The location is easy to get to, there are many buses within walking distance and the big subway station is 10min away (it's 2 stops from Kyoto station!) The environment is incredible with the temple right in front of the house, it's a big temple in a park. The neighborhood is very quiet. The house is easy to find on the main street, and the exterior is very beautiful. Inside, it's a traditional yet modern Japanese house, and very, very clean! We really liked the rooms, with their tatami mats and traditional windows, which are very large and pleasant. The futons are also very comfortable. The house is quiet, and all the other tourists are very respectful. All the common areas were clean, and there's even a large courtyard where you can hang out your washing (the washing machine is free and detergent is provided). You can use AC to make the room warmer, but communal areas and bathrooms weren't heated at all. It's quite far from any metro station or sights other than the Nijo castle. Convenience stores are also not very close to the house. There is no dryer, you can only wash your clothes and air-dry them outside
- Fergus (6/5): Pleasant - I have stayed in many places with futons, and this was the only one where the bedding was incredibly lacking. We barely slept at how uncomfortable it was. It seemed purposely extortionate given there were multiple signs saying there would be a fee to use extra bedding. Request to keep luggage in the public space was strange, how could one have access to their belongings? Didn't enjoy the 'self check in' style. Not having any face to speak to was unpleasant. The lengthy instructions ( required by email access ) just to access each door wasn't convenient either.

Obviously the tatamis are not the most comfy option there is on general but it was really fine and we were happy to have tried. The house is well equipped too. The neighborhood is very charming, close to the Nijo-jo castle, but not that touristy. Lots of narrow streets, cute coffee places, good bars and local restaurants, plus an area that you wouldn't necessarily plan on visiting. Very good value for the price overall, would definitely go back and recommend! Only minor downside can be the sharing: you never know what the other hosts are going to be like, ie a couple with young kid with little consideration for house rules or the meaning of discretion.

It was a list of "Don't" and I have to keep my children quiet. The doors have a security codes all differents that you have to memorise. On first day my younger child close the door of the room with him inside. An alarm started ringing and it tooks us almost one hour to open it as phones and all information was in the room. Definitely not for families.

- Emily (9/5): Superb - Good location, right next to Nijo castle which you can go visit just a short walk away. All the rooms had locks on them so it was very secure for a guest house. There were no issues with noise while we were there, the room seemed well insulated. The other guests all seemed nice. The shared kitchen/living area seemed well equipped, though we did not use it much. There are only 2 bathrooms and 2 toilets in the building, so in the evening we often had to wait our turn to take a shower or bath. They had a traditional Japanese bathroom, but no seat or bucket to use with it. There was a laundry machine, but it was attached to one of the bathroom, so you could not use it if someone else was using the bathroom, and we ended up not using it since we were only around in the evening, when the bathrooms were taken.

Eventually if you have noisy neighbours + the sound when opening doors can be heard in the entire house

- Alexandra (6/5): Good for a short stay - spacious and comfortable room, well cleaned access to a full kitchen I believe there is the possibility to do your laundry a bit expensive considering there are just two shared bathrooms for over 10 people if the rooms are filled. Also, the bathrooms are not insulated, making them very cold in winter.

- Polina (4/5): Disappointing - Electricity cut off only in our room early morning (before 4 or 5 AM). Temperature in the room was almost 40C. We could not reach management of the hotel ( nor by Telefon nor by email until 1500 or 1600, and management could not fix it on same day. We were forced to find another hotel and move there

- Jack (5/5): Good value for 1-2 night stay, quite uncomfortable however - quiet location, not far from nijo station. messy bathroom with old things left behind, missing supplies like no soap, very thin pillow and futon caused pain sleeping

- Fanny (4/5): Not a good place to stay - One single shower for a place with at least 6 rooms for 2 people each or even more, it was downstairs and it wasn't convenience for any of the upstairs rooms. Uncomfortable room layout, there were no enough space to use the closet cause basically the door closet block the little space between the closet and the beds, one chair for a twins bed room. No charger next or close to a desktop. No heating. In the place description they offer laundry but the only laundry the place 'offered' ' was clean our own towels. Thin walls, we could hear everything, everywhere even though people tried to be consider. kitchen doesn't have much basic items to cook, it was really basic, no strainer, no big cups (only really small ones) and so on, it was basically to buy prepared food and heat it. No cleaning room, or any in person help
