- Marieme (1/5): Awful place to stay at - Bedroom window that would not shut which is a major safety issue. Spotty Wifi. Dirty pool.Animal droppings found in one plate.Mold and humidity smell. No early check in option. Poor customer service and a ridiculous refund amount offered to make up for this terrible stay. Avoid this place !!!

- Tamara (9/5): nice - clean, had a pool, was comfortable the location wasn't very far from anything (it's a small island) but it was enough of a distance that I was mindful of the time/when would be wise to walk home.
- STEPHANIE _K (3/5): - Bed was ok, the hot shower worked, there was AC in the kitchen and with positioning the fan in bedroom doorway we managed to get some of the aircon effect in the bedroom The place has an abandoned feel to it. No lock on the gate, no lights on the outside when you come home at night. Not even a small bottle of water waiting for you in the room. We only went there to sleep, not inviting to spend any time there during the day. Pool gets cleaned, but there are no deck chairs, only old and weatherbeaten chairs. No landscaping to make the area nice. No love put into the place. You look at garbage cans. No bikes to get into the busy parts of Caye Caulker.

I didn’t think it would bother me because it’s not that far and we often choose places a little further away to get a better price. But I had to admit I did find it annoying considering there are lots of other places closer to town. The pool area was a little run down - nothing bad at all, but just not somewhere we chose to hang out, over the beach at Iguana Reef.

- Frankly (8/5): Enjoyed the stay, would do it again! - The suite was the perfect size for 1 person. The kitchen had the basics a person needs to cook for themself. The linens were clean and crisp. The bed was very comfortable. The swimming pool and yard were clean. It was at the far end of town, near the airport - which is alright because it was only a 15 minute walk from the main section. A very small amount of noise from the airport. Water pressure was not fantastic, but things could still get done.

- Peter (8/5): Great little budget hotel , perfect room for the price - The room and hotel is a great quiet little hotel with a lovely little pool. Honestly , for the price you are paying , it’s perfect. Like it’s not a 5 star resort , but it has everything you need , very clean and taken care of. Well maintained and looked after. It’s only a 20 min walk from the centre of all the music . Great bed, hot showers, amazing AC unit and fridge freezer. The planes taking off in the morning are interesting 😂. You can hear and see them taking off from the hotel.

- Brit (10/5): Off the beaten path but peaceful, clean, and relaxing! - Mayan Falls is a little off the beaten path and is a little further south on the island than other resorts but I think that’s what made me like it so much. It’s far enough away that a lot of the rowdy tourists aren’t around, yet there are still attractions nearby. Next door to the hotel is a nice little hole in the wall bar called La Sirenita if you want a night cap. It’s directly next to the airport but the departures are so few that it doesn’t really matter too much. The facilities were clean. The futon in the living area was new and had a new cover on it. My guest said that it was very comfortable. I was in the bedroom and again very clean with the softest sheets! There were 2 things that I wish they could include. I was in the Yax suite and I think they need curtains on the bathroom window. There were several times when the next door neighbors could easily see inside the bathroom when they were on their upper deck, unless there was a film over the window, but I couldn’t tell. And the last request I would make is more towels. Since there’s a pool, it would be nice to have a bath towel and a pool towel. But otherwise, I really loved the accommodation. Lastly, the pool was amazing! I had a few encounters with other guests and they were all wonderful at the pool. It was clean, peaceful, and relaxing.
- Michał (7/5): Good - The check-in at 4 pm and check out at 10 am is really not comfortable if you are coming with water taxi from Belize City in the morning or middle of a day. There is no personel onsite and they declined my request for earlier check in with and nice word or offer to store our backpacks till 4 pm. We came at the check in time and only after I called them I received the code to the apartment. In my opinion there was no reason not to let us come earlier. The room is nice with air conditioning and it is clean. There is a swimming pool in the “garden”.

- Nikki (8/5): Nice enough, but not a great location, away from everything. - Nice little apartment with enough space for 1 or 2 people. Very comfortable bed. Good to have a swimming pool as the beaches aren't really ideal for swimming from. Very quiet at the residence - it's not really a hotel - and surrounding area. Gd location for the airport but not much else. The fridge wasn't working but I didn't really need it. I've mentioned it to the staff- by staff, I mean cleaners - as I left today. Not much in the vicinity, a few places to eat but not a huge choice. I didn't like the fact that there is no one on duty there. If there is a problem,you have to phone someone. Not always possible on a foreign phone. It's looking quite rundown and most of the exterior and pool need repainting.
- Frank (7/5): Vacasa property management saves the day! - We had a problem with our booking. Vacasa, the management company for the property, really saved the day. We had a confirmation number, and the reservation was confirmed though booking.com. However, due to a glitch in system booking never went through to the property, and they had no record of it. Vacasa saved the day and rebooked for us. Somehow this glitch that lost our booking was never acknowledged by booking .com
- Youri (5/5): Not the place to stay at for a good night of sleep. - The apartment is spacious. The apartment building is located a 20 minute walk from the center. Pictures of the pool are misleading and the area isn’t really great, because of this we did not use it at all. We experienced some small inconveniences which were resolved by the local staff in a day. However, the main issue that we had the room right next to the night club and couldn’t sleep at all during our stay. After seeking contact with Vacasa management about this, we still did not get any reply from their behalf.

- Roos (1/5): Money not worth it. - Support at distance (no reception or personal staff available in the appartment) was very kind and tried to help us with the shower (in the end it turned out that it was normal for the shower to take 10 minutes to heat up) Our stay was very disappointing. Pictures do not match. Rooms are very empty and basic and lack of any coziness. Swimming pool looks like an abandoned place without maintenance last years. No grass at all what has been showed on the picture. Also no reception or anyone who welcomes you when you arrive. Bed is very old and creaky. It takes 10 minutes before a very small spray of hot water comes out of the shower. We had to book this appartment cause everything was sold out on the island and we did enjoy our stay at Caye Caulker but is was definitely not because of the appartment.

- Jeffrey (10/5): A great time in Caye Caulker - We had a great stay. We liked being away from the center of town. The pool was GREAT. The room had everything we needed. There was a store close. Would definitely stay again. We even made friends with the neighborhood cat! We did NOT like the mosquitos. This, unfortunately, is something the property cannot control. Make sure you bring some insect repellant... plenty of it.

- Urlette (2/5): Beautiful Facility - Poorly Managed. - This is a beautiful facility with so much possibility, but It is very poorly managed. We enjoyed the pool which looked clean but the paint from the pool came off on my mom and daughter when we were sitting on the pool stools near the bar. I am not a pool expert by far, but someone may have used the wrong "paint" on the pool. The $280 quoted by booking did not match the $388 dollars that was deducted from my account. I called the Vaca number because I was getting several different notifications about payment, but she seemed to be confused - I told her, "I will see you next week and show you". She said "Okay" I was hoping to show her the booking email as well as the deductions from my bank account that didn't match. When we arrived, we couldn't find the front office or a check-in desk. We randomly saw a gentleman coming out of his room and he was able to help us get access to our room - there is a lock box system - the PIN in my booking email didn't match the codes he was able to get for us. Why didn't the rep mention any of this when I called, in fact when I said, I'll see you next week to show you the discrepancies in what I was quoted and what I was billed .... she said "okay".... never once mentioning the fact that there was no one to provide support at the site. We were there for the lobster fest, so we just dropped out bags and headed out. Later we would discover that the comforter had several stains on it - some of which were 3Demensional. The towels and rags were also stained - it was a good thing we had our loofas and brought our own towels. I left them on the floor in standard hotel style when we left so that who ever came in to clean the room next would not miss them. But there is no one onsite to help, provided clean linens or even handle any complaints. The bathroom rug was tattered worn and dirty as well. The level of cleanliness was disappointing - I paid for 2rooms for two 2 days one for me and my husband, one for my mom and daughter. The facilities have so much potential - better management is needed.

I tried to contact the property but after waiting outside in the dark for an hour, I gave up and went somewhere else. I could not call as I didn’t have a local sim and the phone number provided was not on WhatsApp. Also, the pricing is very deceptive. It looks cheap but in the fine print the tax is the same price as the room so I ended up being charged a lot more than I expected. Also the gate doesn’t actually lock and the property is quite far from the town centre so didn’t feel super safe.

The area is kind of far from the "main attractions" but within walking distance (20mins slow walking). Surrounded by great local eatery. The room was clean and the bed was comfy. Kitchen is simple and easy to maintain and use. Check-in process was SUPER easy~ There was no big trash can in the livingroom/kitchen area...but we just used a big plastic bag😅 easy to solve.

- Erinn (10/5): Hôtel off main area with pool and aircon - Hôtel was clean and room was spacious. Hot water was quick and wifi was fast. The hotel is located near the airport but the flights weren’t at any time that would affect your sleep. I didn’t hear any flights after 5pm or before 8am. The room has a sink, fridge, aircon and wifi is quick. Our booking accidentally didn’t go through and the staff on hand were so accommodating to get everything finalised. About 1.5km to the spit - this wasn’t an issue for me, but just in case you weren’t as physically able it would be an issue. You could hear the people above us in the hotel playing music and moving things around.

- Romain (8/5): Very good - I had a double bed suite. It was spacious, clean and comfortable. It was pretty quite, which was nice. I didn’t get to see the staff but everything went smoothly. The location is a bit far from the center (20min walk and less than 10min bike), but the island is small so it’s fine. The wifi wasn’t the best, but it’s to expect when traveling. There’s a bar next to the hotel, so a bit of noise can be expected but nothing too crazy.
- Ioanna (8/5): Great stay, nice staff, clean rooms. - Nice clean apartments, great staff went above and beyond to help us with everything we needed. Reading the reviews before we book i have to admit i was a little stressed but staying there for 6 days changed my mind, i think the new owner changed many things around and is still in progress. Whatever you need just contact Raul, Alvin or Lourdes they are all amazing and super helpful. A bit far from main street so you need to rent a bike or golf cart (unfortunately bike not included in the fare), a bit of an issue with WI-FI. Sand flies are a big issue in the island, not something the hotel can do anything but pe prepared, they are everywhere. A/C not in the room but it cools the whole unit so not an issue for us.
- Wei (5/5): Passable - There is a lot of equipment, especially in the kitchen. There's a toaster, coffee machine, etc. Lots of plugs, lots of clothes hangers. The wifi is extremely weak. We tried to contact the staff, but the problem was still not fixed. The bed makes noisy sounds when you have any movement.
- Meagen (7/5): comfoetable, easy going & clean - very clean, spacious and comfortable. easy access & a good location there wasn’t anything we didn’t like, if you need a cheap reliable and comfortable stay this is the place for you.
- Lorenzo (5/5): Good rooms but hidden charges ruined the experience. - Rooms were in good condition and had decent facilities. The hotel charged underhanded hidden fees which were not expected on the total quote provided by booking.com. I paid over $200 more than expected and was given no real explanation as to why when I showed concern for the money coming out of my account. I was only given a real explanation by booking.com following several emails with customer services. Be careful before booking and find out how much you are actually going to be charged.
- Michael (5/5): Stuck between a brothel and a swamp. - The pool was refreshing. The water pressure and hot water were plentiful. The a/c was great The property is located beside a busy brothel, so noisy at night and some unsavory characters around. The area near the pool was flooded and swampy breeding lots of insects.

- Amanda (1/5): Bad - First I booked this place and received an email saying that my payment failed. Then asked my partner to use his card to try book it cause mine didn't work. He booked and then my card was charged later on. So 2 books were made. The booking is not refundable, which is a joke because you shouldn't send out a email saying the card was declined when it was not. Then we go there there was not receptionist, we called and messaged the number provided many times and we haven't heard back from them until this day. We asked locals to help us ring them from a local number and we didn't get a response either. We waited for over an hour to be able to get into our room and were never able to do so. We were charged twice and never got to stay at this place. DO NOT RECOMMEND. DON'T WASTE YOUR TIME AND MONEY. First I booked this place and received an email saying that my payment failed. - Serrano (1/5): bad - nothing I’ve been here bc they text me message to say my reservation won’t be confirmed until completed one step and I had to call but nobody answer, I could never enter the room. I tried to knock on the door but no one opened so I better decided to rent a hotel with a better location and more attentive staff. Until the next day (when I was supposed to check out) I received the password for the door. bad service
