Guest Reviews
- Sophie (10/5): Lovely stay - Perfect location ! It is a beautiful old building nicely furnished and well decorated.
- Eqbal (4/5): - Language barrier. No english speaking staff only manager who was absemt. No call to him for asdistance. Room adjacent to breakfast reception is not a Deluxe room as sold on booking.com. i complained and insisted on a 50% refund. I received with a full apology which i accepted.
- P (9/5): - Great location, clean that's very important !!! Staff that was on morning shift wanted to order more expensive taxi... strange behavior compare to other hotels....
- Emmanuelle (6/5): - L emplacement
Le bâtiment Chambre petite exiguë
Prix exorbitant
- Dijana (8/5): - Locatin, design of hotel I could hear every word from room under mine
- Ana (6/5): Beautiful building, but disappointing stay - The property was centrally located, so it's very easy to walk around everywhere. We were really looking forward to staying at Mateus Hotel as the house itself is very pretty and full of character. Unfortunately, our experience didn’t quite match the charm of the setting.
The room felt dusty on arrival, there weren’t enough towels provided, and the WiFi was quite patchy during our stay. The fridge also wasn’t clean, which was disappointing. Communication was a little difficult, as English wasn’t widely spoken, which made resolving small issues harder than it needed to be.
It’s a lovely property with so much potential, but overall the stay didn’t meet our expectations.

- stenlund (9/5): - Very comfortable place with beautiful interior. Helpful staff. Breakfast can be improved.
- Anushka (6/5): -
- Kay (7/5): Enjoyable stay in excellent location one hour from GOX airport - Location was excellent Fabric headboard was a bit grubby in my daughter's room. A bit expensive.
- Pedro (9/5): Excelent Architectural Heritage renovation. Congratulations to the architect. - Wonderful hotel. An excelent architectural heritage renovation, that preserved the memory of this typical house. Congratulations to the architect. Decoration and design is of a very good taste, simple, historica,l not pretensions at all, delivering confort, functionality and a sense of historical continuity. You can really feel history here. The staff is very professional, kind and atencious... A very good price/quality relationship. I truly recomend this place... The internet connection was a bit instable during the evening but that is normal in Índia. It was even positive because I could rest....
- Laura (7/5): Great location and characterful room but v poor sound insulation from room above. - The location of this hotel was great - lovely cafes (Larder and Folk, Mo's Cafe) and restaurants (Ourem) nearby. The hotel certainly has character and a lovely plant-filled entranceway, We had a superior room, for just one night, on the ground floor. It was nice but not as spacious as we thought it might be by choosing a superior room. We didn't have breakfast as there are so many nice places to eat nearby. The noise from the room above us was dreadful - there must be no sound insulation at all as we heard EVERYTHING, clearly. The bathroom had nowhere to hang anything. If you need a twin room, make sure you discuss this in advance.
- ERICA (3/5): Not worth more than $60/night. - Great location, in the heart of Fountainhas. We were way overcharged for a room that was directly in the small lobby, where we could hear every small noise from the kitchen and staff. For the same price, we could have stayed at the Marriott Resort on the beach. We were led to believe that the price we were paying was a standard one. We asked if using a credit card would lead to a credit card fee. We were told no, so we used our credit card, only to find out that there was a fee. This hotel was not worth the money.

- Georgia (10/5): Gorgeous little pit stop in Panjim, I would recommend - Very cute, comfortable and beautifully decorated. Breakfast was a little average, I would go to one of the nearby cafes instead.
- Wendy (8/5): Comfortable stay in a well located boutique hotel in Fountainhas! - Great location, very near many restaurants, cafes and bars!
Nice heritage house! Staff very friendly and helpful!
Room was comfortable and clean and stylish.
Breakfast wasn't included but you could order a decent breakfast for only 300 rupees. Room was at the front of the hotel looking out onto the street so you could hear noise from the street at night but not enough to stop you from sleeping. The fridge in the room didn't work and looked as if it was years old so could perhaps do with replacing!
- Nagaraju (6/5): - No kitchen
- Sameer (5/5): -
- zia (8/5): -
- Paulien (8/5): Mooi koloniaal pand midden in de wijk - Fijne sfeer.
- Pallavi (10/5): Would recommend for short 1-2 night stays. - Overall a very pleasant stay. Staff was helpful, accommodating and polite. A beautifully renovated house.
- Tanmayi (10/5): Exceptional -
- Swaha (10/5): Exceptional - Best location ever! Really beautiful property.
- Giovana (6/5): It was fine. Recommend the Hotel. - Great restored building. Full of history. Location. Breakfast could improve.
- Mafalda (7/5): Good - Fantastic Location The house is beautiful, it should be cleaner in general, house, rooms, pool.
have a good breakfast!
- Steve (8/5): Good value for money. - Proximity to attractions Tiny room
- Jóna (9/5): I do not hesitate to recommend this place 100% - Mateus Boutique is perfectly located in the Portuguese quarter of Panjim. The staff is extremely helpful, easy going and nice. The rooms are spacious and comfortable and had everything we needed. We were 4 friends in two rooms and we were super happy about our stay. The only negative was related to cleaning; i.e. changing bed linens and emptying trash cans but that's easy to fix.
- Prasad (6/5): Pleasant - The room, because of its size and small windows that looked onto other buildings, felt a little claustrophobic. The breakfast was meh. But the staff were very sweet and helpful. And location is great, especially if you want to explore the historic center of Panjim.
- Lone (9/5): Great place to stay in the latin quarter - Comfy bed, central location, stylish, friendly and helpful staff. Room by the breakfast area a
So noisy from early morning.
- Lisa (8/5): Very good - Great location and welcoming staff We booked 3 double rooms and the back bedroom was inferior to the other rooms unfortunately
- Michael (6/5): Pleasant - Mateus Boutique hotel was long on charm but short on amenities. The staff was pleasant and helpful. Breakfast was just OK but the neighborhood was interesting with many buildings from the colonial era. Great for travelers on a budget.
- Myfanwy (8/5): Heritage hotel in excellent location - Location in Fontainhas.
Spacious heritage room.
Clean, stylish bathroom.
Friendly staff. Internet poor in room. Better in communal areas.
Charge for credit card use.
- Nigel (10/5): Exceptional -
- Soeren (10/5): A lovely introduction to the Portuguese District - Loved staying at this cute, beautifully renovated heritage building. Enjoyed exploring the little interior design details. We had to ask for bed linens, but they were promptly provided.
- Naillid (9/5): Superb - Clean room, great AC, very comfortable. Staff were kind and welcoming. Great location right in the middle of the Latin quarter. Difficult to reach prior to arriving - did not reply via booking.com but then easily accessible via whatsapp.
- Jp (10/5): Exceptional - Great place. Really enjoyed my stay. Spacious room and bathroom. Nice hot shower. I wasn't looking for beaches so the location was great. Near food and drink.
- Lorraine (10/5): Exceptional -
- Janet (10/5): Exceptional -
- Natasha (3/5): Disappointing. - The hotel is well located in the old Portuguese quarter and is in an atmospheric historic building. The property has unfortunately not well maintained nor cleaned. Although we booked months in advance, we were given the room next to the kitchen and right next to the breakfast tables and communal area. This meant we were woken at 7 by the breakfast preparations and kept up late at night by guests chatting in the communal area. The rooms were not clean, and even though we stayed for 4 days, no room cleaning was proposed until we got back on the evening of the last day. The decor had clearly seen better days, and the bed is not at all comfortable. Certainly would be ok for a budget stay but not at all appropriate for the prices they are charging
- Iain (8/5): Very good stay - Location was great, staff friendly and helpful. Lovely old colonial building. Breakfast needs improving..
- Frank (9/5): Superb -
- Stephanie (8/5): Very good - The hotel is a beautiful old house and is perfectly located, a stone throw away from all the bars and restaurants.
Room was great and quiet.
- Lauren (1/5): My room was awful. Aside from the sheet covering the mattress there was no sheet to cover yourself with. A huge cockroac - Location only My room was awful. Aside from the sheet covering the mattress there was no sheet to cover yourself with. A huge cockroach in the room. The mattress was absolutely shocking. I paid for 3 nights, checked out the next day. Terrible experience when arriving from a very big travel and you are exhausted.
- Prabha (1/5): I intend to post a review on Reddit about this disgusting experience and booking.com’s unhelpful stance. - I disliked everything about the property, the staff and their attitude. As a matter of fact due to the substandard facilities I moved out after one night having paid for 5 nights and moved to another hotel. They refused to give me a receipt and an invoice. And a refund too which requested . I also advised booking.com immediately but they were unhelpful. I disliked everything about it.
- Nalinka (9/5): Superb - A perfect stay in a beautiful part of panjim. The 150yr old property has been renovated beautifully & in keeping with a heritage home. Staff are amazingly helpful, breakfast delicious & great restaurants, bars & shops on your doorstep.. I would keep returning.
- Patricia (1/5): Save yourself the trouble and look elsewhere ! Disappointing Experience at a Charming Hotel - Location is nice and the main room has a charming decor I recently stayed at a hotel that, despite its charming setting, left much to be desired. Upon arrival, we were greeted by a manager who was clearly disinterested and unfriendly—no smile or warm welcome. The check-in process was frustrating; he only assisted my friend and appeared surprised when I mentioned our reservation for two rooms. After some searching, he found it but insisted on charging me the full amount despite my prior payment of 50%. I had to show the mail of payment
The so called "luxury" room was anything but luxurious. It was located on the ground floor next to the breakfast area and entrance, smelled badly of mold, and did not meet the noise and smell specifications I had clearly outlined four months prior. The following day, when a room next to my friend's became available, we requested a change. Unfortunately, the manager refused, stating it was reserved for SPECIAL guests.
The breakfast offered was subpar—definitely not what one would expect from a hotel claiming to provide quality service.
Overall, I would not recommend this hotel. The poor service and inadequate accommodations overshadowed any charm the location may have had. I work in India so I know the standards...
- Madireddi (6/5): It’s ok if one is only looking to stay in specific area. - Location us ideal Room. Breakfast
- Chandni (10/5): - Great host. Suriya and Kisna were amazing!!
- Hirani-merchant (7/5): Good - The location and the decor is very good. The manager Ashfaq and the staff were really friendly and helpful. The bathrugs are terrible. Very old and raggedy. They didn’t sweep the floors properly either. No napkins in the bathroom. Toiletries were not good.
- Anne-marie (8/5): Perfect place to stay in Paniji - Location was fantastic. Staff helpful in letting me leave my baggage after check out. and I felt very safe as a solo female The breakfast was a bit limited.
- Kate (8/5): Had a great couple of nights at this hotel. The hotel is in a great location, with large, clean rooms and staff were wo - Great location and really lovely staff.
- Alanna (8/5): Lovely stay in the heart of the Portuguese quarter - Great location for exploring the Portuguese quarter of Panjim. Everything is walkable from this area. Quiet location set back from the road. My room smelt a bit damp but the hotel is boutique style and in an old colonial building so expected. My room came off the main reception/restaurant so it was a bit loud at times.
- Helen (7/5): Good location and nice ambience …need - Great location and nice old Portuguese style feel Staff need more training, we had problems with our toilet and AC they weren’t capable of fixing it having to constantly phone the manager. Had to change rooms which wasn’t easy to make them understand we needed a refund as downgraded.
- Kate (8/5): A great location to explore the Fontainhas area with lovely and helpful staff to make sure the stay was comfortable and - Great location in the heart of Fontainhas, comfortable and clean room, helpful and friendly staff.
- Savio (7/5): Good -
- Aparna (7/5): Good -
- Karishma (8/5): Very good -
- Amit (7/5): Good - location is fantastic small rooms
- Arshad (1/5): Bad -
- Melissa (10/5): Exceptional - Mateus is truly a hidden gem! I had a fantastic stay here. The staff were incredibly friendly and kind, making me feel right at home. The location is perfect, especially if you're keen to explore the area. The breakfast was a delicious and thoughtful touch that added to the experience. I can’t recommend this place highly enough!
- Shitij (7/5): Good -
- Karan (6/5): Pleasant -
- Rosie (7/5): Great location, lovely breakfast but a little tired - Location was brilliant and was lovely to stay in a beautiful and authentic heritage home. The breakfast was delicious! The room needed a little TLC, we had to ask for an extra pillow and sheet as the bed just had a small pillow each and a blanket, it was a little damp and the walls were marked in areas, the bathroom was also a little tired.
The check in staff could have been more attentive and give a more detailed information / check in.
- Gurmeet (8/5): Very good - Wanted to be in Fontainhas for some time and Mateus fitted my requirements very well. Property is well curated and modified , retains old world charm with some quirkiness.. close to few interesting small bars.
- N_k_p (7/5): Good -
- Sahil (9/5): Superb -
- Nilesh (7/5): Good - LOCATION, CLEANLINESS, Old fascility, TV now working , limited breakfast
- Radhika (4/5): Great location, helpful team for a woman solo traveler, no value for money as the property is dirty - The hospitality team very generously welcomed me, wished me for my birthday, gave me recommendations for nearby tourist attractions, were always responsive and also helped arranged airport drop. Any requests I had were met with only smiles. Highly recommended place for a woman solo traveller. The place is not maintained at all. The bathroom had good functional fittings and amenities but I had to request them to wipe the dust when I arrived. I got the biggest, most charming room of the hotel (the view was better in the other one) The curtains were visible very dirty and that should have been a red flag. The first night I couldn't sleep, I thought the blanket was itchy but in the morning it was confirmed that I had bed bug bites. I asked them to change the bed linen and after they showed me about 7-8 dirty sheets, I adjusted with one but the blankets were horribly dirty so I refused to take any. The following night I couldn't sleep either because of the bed bugs situation. It's a charming, rustic hotel, hospitality is great and the location is great. However, for me there was no value for money because something as basic as a comfortable night's sleep was not possible.
- Anushka (6/5): Great location. - Excellent location! Lovely restaurants and cafes nearby. The check in and check out were smooth, the staff was helpful. They booked us a taxi and gave us some extra time at check out. The room was quite small, with no view. But the real issue was the mattress, which sank in the centre. It was terribly uncomfortable and we really couldn't sleep.
- Pravin (1/5): Scammer dont book hotel is closed - No support from hotel nor booking.com scammers both Scammers
- Neeltravels (4/5): Good location bad hotel - The location, the staff. Everything else. It was dirty. Rooms were smelly, beds were stinky
- Adelheid (8/5): - Mateus had charm for sure and it is in the extremely picturesque Fontainhas neighborhood. Lots of photos to take just strolling around the area. However, there are some downsides about the hotel itself. One is that it is one of the many places in India where they push two twin beds together to make a supposedly queen or king bed. This really did not work well in our room because one of the beds was really broken down and sagging. While the room and the building interior were interesting because of being a converted old mansion, the conversion was not done in a very cohesive way. The staff was a bit inconsistent. Sometimes helpful, but sometimes not helpful. There was also a problem where they doubted that we had already paid when we arrived. Luckily we could retrieve the electronic receipts.
- Lahiri (7/5): It was ok if not good. - Location was good Hard to locate the property in the Fontainhas area as they lack proper signage. Also, room size was not that big as we thought of. Boutique hotels are usually well decorated ones. Also, I placed a request to the hotel which was totally ignored.
- Zora (8/5): Very good - Great location , nice historical building. Cozy :) Close to great restaurant - Greenr Cafe .
- Harsh (10/5): Exceptional - The location is great, for both spending time in Fontainhas, or go around Panjim.
The staff is also very very helpful and polite.
- S (2/5): Very poor - Poor property. The building itself is very damp and smelly
- Iulian (5/5): Passable - Beautiful old building in the historical center of Panaji. Furniture a bit old. Few options for continental breakfast, more for Indian breakfast. It needs renovation.
- Cengiz (7/5): Good -
- Joanna (10/5): Exceptional - I love the whole setup of the place. The staffs were always helpful and on their toes. Would recommend the place for anyone who wants a taste of old Portuguese home!
- Pavel (10/5): Cozy hotel with a great breakfast and caring staff! -
- Vasisth (8/5): Awesome but has a couple of trade-offs. - Everything was good, clean and maintained. Breakfast was good (limited in variety but that was okay for us). Decent and very humble staff. Bed was very soft so not good for lower back(maybe they had a harder bed, we didn't bother asking) and they don't have a washing machine (it does say in suite description that they provide one with the suite room but we did not get it).
- Avinash (8/5): Very good -
- George (10/5): Exceptional -
- Akshat (10/5): Exceptional -
- Ravi (9/5): Superb -
- Natacha (8/5): Beautiful, confy, fresh and quiet - Beautiful house in the center of Fontainhas, full of paintings, nice books and art. Feels like heaven in a hot day because it’s fresh, clean and quiet. Staff very helpful. After some hours you will feel that you are at home. Could improve the breakfast and the hot water was not working at nighttime.
- Catherine (10/5): Great location, friendly staff charming rooms -
- Sahiti (9/5): Superb -
- Geoff (8/5): Very good - No sheets on the bed!!!!!
- Mariano (9/5): Best stay I had in India - Probably the best Hotel that I stayed at in the whole of India. I had a very nice time in this beautiful historic house that was tastefully restored - the rooms are very nice as well, with a clean bathroom and common areas to spend time in. The staff was very caring and friendly. All in all I can recommend it! The bed sheets unfortunately had some stains, and a blanket cover would have been nice.
- William (9/5): Immediately felt at home - Location was perfect, hosts helped me find cycle hire which is not easy, property was heritage style with nine rooms, my room opened on to a garden and water feature For breakfast some options were help yourself but others needed to be asked for.
- Andrzej (9/5): Superb - Historical mansion, with historical furniture and decor
- M (10/5): Exceptional -
- Richard (8/5): A superb location with comfortable accommodation and highly attentive staff - The location was outstanding. Mateus is at the very heart of the nicest part of the Old town.
The staff were very friendly and accommodating especially to my son's family who had a few issues in the middle of the night that the staff dealt with admirably.
Breakfast was limited but ok A wider choice of breakfast and access to other snacks through the day.
A more comfortable lounge area to relax in during the day.
- Susan (8/5): Comfortable stay in a good location. - Rooms were spacious, clean and tidy. Staff were friendly and helpful.
Great location.
- Dewansh (8/5): Very good - The aesthetic and the location was awesome There should be a mirror in the room as well and a white light all lights were yellow.
- Varun (10/5): Exceptional - Great location
