• Grzegorz (10/5): Bardzo fajnie spędzony czas z żoną, chwila oddechu od domowego zgiełku. - Świetna lokalizacja, trzy kroki do Koloseum, właściwie wszystkie zabytki w promieniu do 1,5 km. Watykan 4 km. Wszystko można ogarnąć na spokojnie piechotą. Bardzo miła właścicielka, poleciła miejsca w których warto zjeść, które warto zobaczyć itd. Widać ze przez pokój przewinęło się już trochę osób, ale nam to nie przeszkadzało, właściwie wracaliśmy się tam tylko przespać.
• Jessica (4/5): - The location was fabulous, very well connected. The host had partnered with other restaurant to provide her guests with discount ranging from 10-20% off. The aircon was only on ventilation and while we were there it was 30°C. The room was very hot, even in the evening. The host controlled the aircon and said she would turn it on at night but didn’t. Host indicated that breakfast was provided in the cafe next door. What she meant was prepackaged cakes brought from the supermarket served in the corridor. The water would turn cold multiple times throughout the shower. We told her our time of arrival before arriving, and she said she would meet us, however she didn’t answer our messages or ringing of the doorbell. If the host simply advertised what the place IS. Not what it wants to be and lowering prices accordingly, it would be so much better rather than extremely disappointing.

Находится очень близко к Колизею, минут 4-5 ходьбы, все остальные достопримечательности Рима тоже очень близко, все можно обойти пешком без общественного транспорта. Комната маленькая, но уютная, со всем необходимым мини холодильник, фен, полотенца, кондиционер. Ванная комната тоже приличная, горячая вода была всегда, но вечером нужно было немного подождать чтобы протекла холодная и потом была теплая. Хозяйка очень приветливая и доброжелательная женщина, встретилась, все объяснила, также дала карту города порекомендовала какие места посетить, как лучше добраться. Посоветовала места где можно вкусно поесть, в некоторых из этих заведений была скидка. Располагается на достаточно оживленной улице, где много кафе, поэтому вечером не страшно возвращаться домой даже в очень позднее время. Анна всегда была на связи и отвечала на возникшие вопросы. Единственный минус высокий уровень слышимости, но это не помешало отличить отдохнуть и замечательно провести время.
• Jose (1/5): Decepcion e incomodidad total. - Lo unico bueno que encontre de bueno es la ubicacion del alojamiento, que ademas no era un hotel sino alquiler de habitacion con baño privado. La falta de servicio, empezando por el baño que para darme una ducha tenia que abrir y cerrar la canilla cada 20 segundos porque a los 20 segundos se cortaba el agua caliente y comenzaba a salir agua fría, a pesar de mis reclamos no se soluciono y si se me explico como debía bañarme, situación por demás deprimente. Tampoco funcionaba el servicio de television que era pantalla de 10 pulgadas. El servicio de wifi ofrecido es de 3 g.
• Hazem (8/5): Overall great stay, we loved it. - The owner is quite nice and helpful. She gives great recommedations. The location is amazing, it is in the middle of the tourist area but also on a street, so u have access to taxis. Also the Metro is very close. There are many restaurants and cafes arround. A mini market is right next to it. The room itself is small but everything is clean and decent. The 'hotel' is actually an appartment in a residential building, turned into many rooms, each with it's bathroom. We had no major issues at all. The wifi is weak but somewhat usuable, but we had an eSim. The elevator in the building is old style, but it worked. Furnature is a bit old but in a very good condition.

A reggelire kapott kis süti kedves gesztus de nem reggeli. Az ágy irtózatosna kényelmetlen és kifeküdt volt, párnával kellett kitömni a lyukat. Hideg idő volt és csak durva pokróc volt a szobában nem takaró. A szobában nincs kávéfőző, a folyosón van közös teázási lehetőség de kávé ott sincs.
• Elizabeth (5/5): It served our purpose as a stop over before continuing onto a cruise. - The location was excellent. Lots of restaurants and small shops close by. Walking distance to the Colosseum around the corner. It was a quiet establishment. Multiple keys to enter various doors and the availability of a lift. It is advertised as a bed and breakfast. There was no breakfast. You had to go next-door and buy your breakfast with a small 10% discount. We had no hot water during our 5night stay. The Wi-Fi was nonexistent.

• Todd (8/5): Charming host, top location, nice homely feel - Perfect location just minutes from the Colloseum etc. We took the restaurant recommendations seriously and fell in love with Massenzio almost next door. Excellent food, not overpriced. And entertaining. Wifi was almost non-existent but this didn’t diminish from all the upsides and its lovely host.

Mary told us all about the area and where to eat and pick up transportation for the city. No coffee in the mornings in the room.

A localização é incrível, mesmo atrás do Coliseu e andamos por toda a Roma a pé. A anfitriã é um AMOR. Sra. Anne nos indicou diversos restaurantes incríveis (ainda tínhamos desconto), onde comemos uma das melhores carbonaras da viagem. Fez questão de nos mostrar no mapa os pontos turísticos com muita calma e afeição! Adoramos muito e voltaríamos a os hospedar no mesmo local, sem dúvidas... O ar condicionado poderia ser só um pouquinho mais forte. Mas nada que tenha atrapalhado a viagem! :)

• Olha (10/5): - Anna Maria was a very attentive and hospitable host. It’s clear she loves what she does and is proud of her city. The location is excellent and definitely worth the price. The suite is not very modern but cozy and had everything we needed (soap, shampoo, towels). Outside the room there’s a small table with a kettle, tea selection, and coffee machine, which was a lovely touch. A simple breakfast with biscuits and cookies was also included and very convenient. The Wi-Fi signal was surprisingly good, even though we hadn’t expected it. Overall, we really enjoyed our stay. Thank you! It was quite noisy outside at night, which made it harder to sleep. However, since the property is in the city centre, I believe this is something you might experience in other places nearby as well.

• Graeme (4/5): Good location but sadly let down by attention to details, especially regarding bed linen - The owner, Anna Marie is very pleasant and has some excellent local recommendations. The property has a nicely maintained interior and in a good location close to major Roman sites and eateries. But, would I stay here again if coming to Rome - no AC poor - next to useless. It mostly moves air around the room, noisily, rather than cooling anything. There is a mini-fridge, but doesn't appear to cool anything even if plugged in. Bed linen torn, and noted that another Google reviewer made same comment recently so this has not been addressed. This is a major disappointment. Wifi us oddly weak even if staying in room next to the router, or even sitting by the router.

• Kendra (5/5): - The location was great, the colosseum is about a 5 min walk. There are lots of bars and restaurants everywhere. The beds were comfortable, the place is clean, and felt safe. The owner allowed an early check-in was helpful in offering restaurant options with discounts. There was a small, rickety old elevator to take belongings up, and if you don’t like those kind of elevators it is only a floor and a half up with a wide, easily traversable staircase. The air conditioning and WiFi were non-existent. The owner insisted that it was do to being an old building, but even with a full signal there was no internet flowing into the WiFi. The owner switched our room from a small 3 bed room to a smaller 2 beds, which gave us WiFi but still left a family of four sweating and crammed into 2 beds (the AC was basically a loud AC looking machine with a remote that barely met the standards of air circulation-nothing cold came out of that thing). It was very difficult to sleep. If we had been a couple who doesn’t care about air conditioning, loud noise (leaving the window open was a non-stop cacophony of street noise, garbage trucks, screaming, honking, etc.), or strong WiFi, it would have been a decent stay. Truly there are things to recommend this place, but if WiFi and AC are important to you, this will probably not be a happy stay.

She gave us some brilliant advice for local restaurants in the area which did not disappoint. The room was perfect and noise level was very low. Location, 2 minutes from the colosseum was ideal. Wifi was very average.

Most of the places of interest are with walking distance , bus also convenient Our room is located just next to a busy street with lots of cafe and restuarants . Can be noisy for the light sleepers but safe for travellers roaming in the night .
• Mike (10/5): Great property, Centrally located. - The location was fantastic, less than 200m to the Roman Forum, 500m to Colosseum with lively restaurants in the street with great value meals. The host, Anna Marie, was very easy to talk to and provided a very good briefing on the neighbourhood. She also provided great assistance during a rail strike to enable us to arrive and then graciously gave us a very early check-in. Bed was very comfortable. Access was made very easy with the use of an elevator. The property also made you feel secure that you and your property were safe.

Host said NOT to book on booking.com - Location was the only good thing This was the 3rd year in a row we have stayed and this time it was awful and uncomfortable. The room was one we had not been given before it was tiny and the bathroom extremely small. The wifi was non existent! When we questioned why we had been put in that room and questioned the wifi the host was rude and shut us down fast blaming us for booking on booking.com She made it very clear if you don’t book direct like previous years you get the small room without wifi.

Anna Maria was very helpful with providing recommendations for restaurants, and even coupons. Lots of places to eat nearby. Our only complaint was that the AC was minimal, and our room got sun most of the day. Outside temps were in the 70s, so it did not get too hot, but if it had been hotter outside, we would have suffered.

There was also coffee and snacks for us at the accommodation. I would recommend anyone who wants a friendly and accommodating host to stay here. We liked everything about this accommodation.

It did mean our room was lovely and quiet with no traffic noise.

She provided us with a lot of information on our stay in the 1st day. It was a bit crowded and noisy at night as it was placed in the city center. The wall is not sound proof enough.
• Tracey (9/5): It was excellent. - This is a great location. Host gave dinner recommendations that were excellent. Rooms were clean - beds were comfortable. WiFi could be a challenge. We had no service in the triple room but our friends had full access in the double room.

• Dat65 (8/5): Nice stay in a convinient location. - The location was excellent. The owner was helpful. The room was fine and clean. The bed was comfortable. There was a coffee machine for espresso available at the corridor with free coffee capsules and small treats. Wi-Fi as well as cell phone signal strength were weak due to the thickness of the walls of the building. The air condition unit was a bit noisy at the 2nd and 3rd level, the central air condition was not available the whole day, nevertheless it was turned on if this was asked. My room was overlooking via Cavour and was noisy early in the morning due to the restaurants preparing for the day.

• Kim (10/5): A wonderful stay in central Rome - Amazing location, so central. It's a beautiful old building with a very impressive entrance. We didn't take public transport at any time, everywhere is so walkable. Our host Anna Maria was wonderful. She gave us recommendations for things to see and places to eat, and all of them were excellent. There were pastries/cakes available for us at all times, along with a kettle and coffee machine. It has everything you would want in a city break stay. Nothing, everything was great.

• Paul (10/5): Beautiful character building located steps from the Roman Forum - This charming character building is beautiful, comfortable and conveniently located steps from the Roman Forum and colosseum. The bay windows open, offering a lovely spot to sit and watch locals pass by. there are many excellent food options in the neighborhood including Forno da Milvio pizza shop (the best pizza we had in Italy).

The hostess was very polite and she helped us as much as she could. She allowed us to leave our luggage until the time for departure to the airport. Things we didn't like that most of the time there was no hot water, the refrigerator didn't work, tv didn't work and air conditioner was very weak. There was no breakfast! They offered small cakes every day! The hostess offered coffee which we had to pay for!

The owner is attentive and friendly. The wi-fi is not good, according to the owner's warning on the Booking Platform. The air conditioning is not enough for hot days. A working refrigerator would also be great for hot days.

Additionally, due to thick walls, there is no mobile network coverage in the room, making it impossible to use the phone. A hairdryer would also be useful for me.
• Solange (10/5): Exceptional - Staff was very helpful and attentive to us. Room was clean and confortable, a little small but OK; location is excellent, within walking distance to many places, including the Colosseum, train station, and many other touristic places.
• Asep (9/5): Good - The location’s in the city central, close to colloseum and closely to bus stop become easier to go to everywhere Sharing coffee and tea facilities
• Alexia (6/5): Very pleasant - The location is amazing! The owner is very friendly and the rooms and bathrooms were very clean! We were there for 3 nights and the internet didn’t work at all! Also their is no signal in the rooms for 3G, 4G or 5G
