It was not possible to have an early start when breakfast starts so late.

Bar and restaurant on site with lots of options. Just steps off the Fife Coastal Path.
- Tiny (9/5): Fijn hotel met zeezicht, en zicht op Edinburgh - Ontbijt: We kregen een menu, waaruit we konden kiezen, en dat was heerlijk. Het Schotse ontbijt, en de eggs Benedict waren prima!
De het grote bed was heerlijk: goede matras, breed,... Heel aangenaam.
Een ruime kamer, maar: mét zeezicht! We konden Edinburgh zien liggen aan de overkant: fantastisch! Ook een bezoekje aan het strand, was makkelijk en heel dichtbij! Heel fijn ook, dat we ter plaatse een avondmaal konden nemen, dat trouwens echt lekker was! Het bed voor onze zoon was minder aangenaam om op te slapen: smal, en geen makkelijke matras.
Het hotel lag niet onmiddellijk op onze reisroute, maar was wel redelijk makkelijk bereikbaar. Je hebt de keuze om de route te nemen, die het kortste is, maar die is ook vrij steil: spannend wel. De andere route is mooi en comfortabel.

Is clean and having only four bedrooms makes the stay personal. Good parking to the rear of property. The breakfast was superb, the restaurant menu excellent. Staff very helpful and friendly. The mattresses in room 4 noisy when moving.

- Mark (8/5): Really nice place - Really nice place. Nice bar and restaurant, with a separate, big bar for sports viewing or functions. Nice, suntrap garden area. Big room, nicely decorated. Nice staff. Great food and really nice breakfast. Also great location - just up from the beautiful bay and away from the main town centre (which is only a short walk away). Can be a bit "lively" in the town but no madness here - lovely bar and restaurant. Really nice. Only minor things - thin doors to room and very creaky floors - can hear a bit of noise from the bar and the TV only really worked on 1 or 2 channels- needs boosted. However, noise would only have bothered me if I was there for work and going to bed really early - it's only minor. More than made up for by the lovely place. Definitely best location in Burntisland - just up from the beautiful bay.

The staff were friendly and helpful. The breakfast was delicious. I was visiting family and will definitely stay here next time. Thank you! Nothing stood out as needing improvement
- steven (8/5): Short stay for a family event - Very friendly staff. Once you had your room key, you could enter the building any time of night you wanted, as long as you respected the other guests & neighbours. Room I had was en-suite, so didn't need to worry about shared facilities. They accommodated my advanced request for an early arrival (1230pm) so I could attend a family event that started at 2pm nearby. No obvious reception area for guests staying the night; I had to go into the restaurant area to find a member of staff (who was very helpful though).
Not realising how old the building was from the photos. This is only an issue if you're over 6ft tall, as a number of the doors aren't much taller than this. This made the shower a 'cozy' experience.
Something not every guest might appreciate is the trainline being about 150m away; wasn't a problem for myself.

Had to flag up a couple of issues on arrival but, to be fair, both the duty manager and the owner were apologetic and took steps to resolve the situation. Also the walls are really thin, you can hear literally everything from the next room. Not ideal if you're a light sleeper.

The rooms were well sized, clean, comfortable and we had a lovely sea view. Food was excellent and a varied menu with plenty of choices. Parking on site was very welcome. Nothing!
- Catriona (6/5): Won't be returning at that price. - Hotel and rooms are clean. Breakfast was very good, with a full vegetarian option. Younger staff members very friendly. Fully stocked bar at the pub downstairs. Nice bed linen and a good wee en suite bathroom with an electric shower. Although the other 3 rooms were occupied, it was very quiet on my mid week stay. The room is IMHO, very overpriced. The Mattress should be changed : it is a saggy coil spring, not comfortable. The 'sea view' , well, first the flat roof, then the car park, then the railway line and then the sea. Disappointing but I believe there is one room where it is very good. I was in room 1, at the top of the stairs. Pub meal was very basic although perfectly enjoyable, a bit overpriced I thought.

- Alison (1/5): A first for us, we refused to stay. Trying to get a refund. - We didn't stay, walked out on arrival. Everything, we refused to stay. Chaotic, loud music outdoors, dirty and sticky carpets. Electrics in the room unsafe held together with blutak. Unsupervised children running around the car park, screaming and crying, The advertised sea view beggar's belief, across elevated railway tracks, over flat roofs and between buildings. We left after 5 minutes, the duty manager seemed unsurprised when we handed back the keys and left. A party pub with rooms and not a hotel.

- Peter (5/5): Not what we were expecting - The Staff were fantastic .The room although basic was clean and tidy. The breakfast menu was very good with wide selection to choose from The Room we had could have done with a complete update , the bathroom particularly. The only other thing against was the railway line approx 50 yards away with trains running approximately every 30 minutes during the evening. It would also have been better if we had known prior to our stay that it was not just an hotel but a regular Pub with letting rooms.

Although we had quite a wait, breakfast was real - Breakfast was nice, however, we arrived in dining room at 09.02 and didn’t see any staff until 09.20. They took our drinks order then food order when they returned with drinks, did not receive any food until 09.45. There was another table of guests sitting waiting too ( the only two tables occupied) Room wasn’t that clean. Very dusty. There was and I left it there, an empty water bottle from a previous guest behind the bedside cabinet.

- Carolyn (10/5): Fabulous stay - The location was perfect with a beautiful seaview. My room was very well equipped and warm and cosy.
The staff were all lovely, and the food (vegan options) was fabulous. The bar was great with cocktails and a good selection of wines and spirits available. I stayed for 3 nights but would happily have stayed longer! Nothing - loved everything.

Lovely atmosphere and the bed was super comfy and my room was warm. My room wasn't clean. Stains on the walls, dust on the tea caddy, hole in the door and the carpets were dirty. Such a shame because the rest of my experience with the hotel was great. Fix up the rooms, clean regularly and replace the carpet and it would be really lovely because it does have a lovely charm about it.

- Allan (7/5): Comfortable and stressless! - The breakfast was excellent. We visited and stayed overnight for a birthday party. The staff were very good as was the food. The bed was very comfortable. Checkout time was reasonable. I would not have a problem staying again. The room could have done with a little updating in terms of paintwork and the shelf above the sink showed signs of the previous occupants.

The room was immaculately clean and very comfortable, also I was pleasantly surprised how quiet it was, considering it was above the bar and by the road. I slept very soundly. Breakfast doesn't start till 9am. A slightly earlier start would be better, however I realise it may not suit as this is a very small hotel. Also, I was accidentally overcharged on leaving - however, this was partly my fault (I was in a hurry and didn't check my bill carefully) and the manager phoned me within half an hour to apologise, explain, and arrange a refund.

- Maureen (8/5): Nice hotel to stay for a night or two. - The hotel was an upmarket old public house. My room was nicely decorated and furnished, the bathroom was modern. It was spotlessly clean and the bed was comfortable. Nice to have a comfy chair to sit in. I had a sea view over some buildings, although it’s not very scenic. The railway runs between the beach and hotel, but you couldn’t hear if with the window shut. The breakfast was served to you. There was a good choice. The full Scottish was excellent, particularly the haggis, best I’ve ever tasted. The only thing in my room I didn’t like was the wardrobe, which was built into the wall, it was musty. the rail wasn’t not high enough for a long dress so I didn’t use it. Older staff were not very friendly. There were functions on downstairs on the Friday and Saturday, noise was minimal and I wasn’t bothered at all. But maybe wouldn’t suit everyone.

The staff was friendly and very hard working. Easy parking. Wet towel left in the room. Didn’t feel clean. Very shabby and old. The fire alarm was triggered at 6am…😔
- David (2/5): We liked very little with the exception of the staff everything was below the standard of a hotel. - The staff were helpful and friendly and the food was acceptable, but they were about the only plus. We were so disappointed that we left after the first night, without being compensated for the next three nights. The hotel was badly mis-sold to us, the website gave the impression that it was on the sea front.The room, and particularly the bathroom, were far smaller than expected and below standard having black mould and a plastic shower curtain. Evening meals were in the very noisy bar. There was nowhere comfortable to relax.

- Mitch (10/5): Enjoyed myself very much. - This is a well-run, tastefully decorated and friendly place to stay. It's very close to the beach and only 1/2 kilometer from the village shops. There is a bus stop right out front.
The staff are very friendly and helpful.
There is a restaurant onsite, and food is delicious. The chef is excellent.
I would highly recommend it.
Also, there was laundry service available, which was highly convenient. The only drawback for me was the lack of a desk. I would take out the dresser and put in a desk. There is a wardrobe that gives one plenty of room for clothing.

- Kirstin (10/5): Exceptional - Nicely located - by the beach and accessible by public transport from Edinburgh. I was particularly thankful for the hotel accommodating my early check-in request. I was able to get a bit of rest before heading to a wedding up the road :)
- Martin (2/5): - Very,very run down property in need of investment to bring it up to adequate standards. The location is great though. We left after one day even if we paid for two, as everything looked so unappealing and dirty in the room, with very bad mattresses that we could hardly sleep, put aside the shriek of seagulls waking you at 04:30 as the window is open to provide basic ventilation tomremove the mold smell. Sad because the location is great and we believe the landlords do their best -although we never heard from them.

- Malcolm (10/5): Edinburgh concert base. - This is the 2nd time we have stayed at the Sands in Burntisland. Hotel prices in Edinburgh are crazy these days, and with Burntisland being less than 30 mins by train, it makes the perfect base for visiting Edinburgh plus the surrounding Fife area. Room was a decent size, with possibly the comfiest bed I have ever slept in. Great restaurant and pub on site, with a large beer garden if the weather is good. Breakfast was included, and was excellent. Staff are all great, nothing was too much trouble and would have absolutely no hesitation staying again. Nothing not to like.
