- T7340DOmarkm (10/5): Wonderful alternative to chain hotels - Dolan House is a wonderful B&B. The house is lovely and the bedroom was very comfortable (I had the one of the two that has an en suite bathroom). Queen size bed with very nice materials, great pillows. The room even has its own balcony.
Breakfast was first rate, so much better than a typical hotel breakfast these days.
All in all, I'd love to stay here again.

Breakfast was excellent: homemade banana bread and quiche Lorraine. The hosts are very nice people and provided excellent service. The location is ideal for Brooksville. A much better choice than staying out by the highway or Spring Hill

- connieu939 (10/5): Biking Coast to Coast Trail? Don’t miss this jewel! - The most attentive, accommodating, interesting hosts I’ve ever had at any b&b. They offered secure garage space for our bicycles, very comfortable beds with private baths, gourmet breakfast and excellent advice. Quiet 1890s house has been updated to 21st century amenities without losing charm and interest. One Cute bedroom has balcony and en suite. The larger bedroom has sitting areas and more open space with bath in hall outside. The b &b is three blocks from Good Neighbor Trail, one of the most beautiful trails on the Coast to Coast route. Make this a priority. Five of us enjoyed a much needed rest after a long day on the trail. Check out their website

- Joseph (10/5): - Old time style, like a house I lived in as a child in the farmland of New Jersey in the 1950's. The highway is loud at the evening and in the mourning during rush hour. Way too many pickup trucks with loud exhausts. Seems as if it is a drag race competition. For people who do not like big time city life it is a nice place to stay.

We appreciated the lovely breakfast and cozy, clean room. The hosts are lovely! Highly recommend for nearby kayaking trips and walking tours. We stayed in the queen room with a balcony which we enjoyed in the early evenings!

The hosts (owners) were charming and the epitome of Southern hospitality making us feel welcomed. The home cooked breakfast was very good and the room was very clean with the expected amenities. There is a long biking / walking trail not too far away we enjoyed one of our mornings.
We were visiting the area to attend a family wedding in Dade City. We were a little surprised at how relatively far it was to the wedding venue, how few hotels were in the overall area once outside of Tampa, and not that much to see around Brooksville that we found. However, we did not mind as we were pretty busy with the family activities and really enjoyed our stay at the Dolan House.
We would not hesitate to stay there again.

- Matt (10/5): Fun 3-day Weekend in Downtown Brooksville - Dolan House is a great place, in a nice location right by the museum in downtown. Walked to Friday night live music from 7-10pm at the Courthouse. Several good restaurants in Brooksville. The owners of the Dolan House were very friendly and laid back. Breakfast was awesome and coffee bar is set up at 7am each day. Would stay at the Dolan House again.

- Andrea (10/5): Dolan House getaway - My mother and I were thoroughly pleased with our stay at the Dolan house. We came up there for a wedding and a small getting getaway from our crazy life. Roger and Debra were so welcoming and made us feel comfortable throughout our stay. Breakfsst was fantastic every morning. Fresh coffee and breakfast made specially for you. Roger even surprised us with fresh Banana bread. The rooms were spacious and had such a warm and relaxing feeling. We are definitely coming back here again and hopefully during christmas time.

- bikingmom (10/5): Beautiful Bed and Breakfast - We had a couple of days to do what we wanted in Florida before heading to Anna Maria Island. My husband wanted to play golf, but not pay the high prices for very fair courses in Naples. We found this hidden gem in Brooksville which was only 20 minutes from Woodlands golf club. The owners Roger and Debra could not be nicer. They make you feel right at home. The place is immaculate. Breakfast is delicious and different every morning. We were there for Valentines day and Roger ( who is the baker) made heart shaped pastries that were out of this world. There is also a nice walking/bike path near by and the Tap Room is also in walking distance for great pizza,beer and salads. We loved our stay here, thank you for making our visit extra special!
- Verified traveler (10/5): - Rooms are lovely, each with a unique feature, the Snow room has the darling (tiny) claw foot tub, and the Edington room has a fireplace, an outside balcony, and a unique rough hewn granite sink! There is a small walled in balcony sitting room available for both rooms to share. Very thoughtful of Debbie to offer free bottled water, even chilled! Roger made blueberry scones using Amish butter, so delicious!
Bed was super comfortable, color scheme in Edington was so pretty in purple/eggplant color. Nice quality towels, everything very clean.
- StaceySFisher (10/5): COZY AND LOVELY - I recently stayed here while on business. The place is historic and beautiful. It is immaculate, and the owners, Debbie and Roger, were delightful hosts.
I had the opportunity to chat with them a while. They are gracious and warm, and provide an amazing breakfast to start the day....way more that I could ingest.
I stayed in the lovely "purple room", that has a little outdoor patio with a table and chairs. Just perfect.
I highly recommend this place to anyone who visits the area. You won't be disappointed!

- Billy (10/5): - This is an Amazing place to stay it is very cozy and has everything you could need. The owners were very nice and welcoming they make you feel like you are coming home to stay with family. The breakfast was amazing I would stay again just for the breakfast alone. They do have a little dog that runs around. This wasn’t a big deal for me but it may be for some people. The house was super clean and you wouldn’t know they had a dog if you didn’t see it. Also the rooms are on the second floor so it may be an issue if you can’t climb stairs. The room itself was large and comfortable. Overall I would absolutely stay here again I have zero complaints about this place and would recommend it to anyone who is in the area.
- Pyramid42 (10/5): Proper bed and breakfast in Brooksville, loved it! - We search out real bed and breakfasts when we travel rather than the illegal "bnb" places you can find online that are not real businesses and don't need to have things like working smoke detectors, health/safety inspections on food, clean sheets for each guest, license, insurance and so on. That said, real bed and breakfasts tend to cost a little more money.
But you do get what you pay for, sometimes you get MORE than what you pay for! We really enjoyed this place, we had the Snow room with the bathroom a couple of steps down the hallway, and it was great for us. Sheets and linens were clean and luxurious. Wifi worked great, didn't use the TV but it looked like a nice one.
Breakfast was very good, although I didn't really love the little dog running around my feet, the hosts were very nice people. We visited the Wildlife Survival Sanctuary while we in Brooksville which wasn't too far away from the Dolan House. They're in a good location downtown, and nowadays with GPS, was easy to find. We arrived before dark, on a weekday.
We would highly recommend the Dolan House over any hotel or other kind of lodging establishment.
- Verified traveler (10/5): - We support legal bed and breakfasts such as the Dolan House rather than the illegal Air places found all over the web. We like knowing they are insured and licensed and have fire alarms that are inspected by the fire marshall and all those great things that go along with having an actual business, with a published address you can find with a GPS because it's a business, not someone just renting out a room or a house to make a quick dollar.
Having said that, there are a cheaper places listed in Brooksville. But cheap is not the same as value for money. The Dolan House bed and breakfast provided excellent value for money. The sheets were clean (and as a legal business, we were assured they're changed between guests!) and the room/bathroom were immaculate. Breakfast was very good, and generous.
The only thing we didn't love was the Snow Room bathroom was not ensuite, but a couple of steps down the hallway. The other room has the bathroom in the bedroom. Both rooms looked great. We didn't spend a lot of time at the bed and breakfast as we had other plans around Brooksville, but we hope to spend a little more time at the inn the next time we're in town. It's also in a great location, close to restaurants.
- venetians (10/5): Wonderful Birthday - We had the Snow Room. Excellent room and excellent price. It is very lovely and has a warm home-like atmosphere. We are looking forward to going back and this time see how the other room is. The innkeeper was so warm and easy to talk to. Breakfast was excellent.
- Rose (10/5): Great B&B in a good location - The Dolan's were a very friendly and helpful couple. The place was immaculate. Breakfast was very good - better than I ever expected. I would return there when visiting that area again.
- msl50birm (8/5): snow room - We were visiting family in the area and decided to stay at this B&B. The breakfast was amazing. We were served a quiche, fresh fruit, a breakfast cake with whipped topping, coffee and tea and hash browns. We were set to travel. The room does not have an ensuite bathroom. The bathroom is at the end of the hall and is next to a stairwell. Be sure to bring a robe or at least a nightgown or pajamas if you need to use the bathroom during the night. The snow room was recently decorated with an area carpet that has yet to lose the chemical vapors associated with newness. The windows do not open to allow for personal ventilation although there is a ceiling fan. If you are sensitive to chemicals I would ask in advance. The owners are a delightful couple who are committed to making Brooksville their home and are invested in the community. There are high end shampoo and conditioner and oatmeal bath soap. It is a nice place.
- MidnyteMoon (10/5): Pleasant B&B for weekend getaway - Very pleasant B&B for a weekend getaway or to celebrate a special occasion. Quaint, charming house and lovely owners who make you feel like part of the family.
The Ederington Suite has a balcony with table and chairs to enjoy a bottle of champagne and the lovely night air. Private bathroom well-appointed with every product you can think of, wonderful shower, fluffy towels, and a comfy padded rug for your tootsies.
The queen bed is very comfortable with fluffy pillows, nice sheets, and a cozy soft microplush blanket as an added touch.
Breakfast the next morning included coffee, orange juice, fresh fruit, vegetable frittata with melted cheese, fried potatoes, and scones. They asked about our specific dietary requests so the veggie frittata was made for the non-meat eater. The meat-eater got 2 sausage links with his. :)
An extremely memorable touch was the guest book in our room. What a joy to read handwritten stories of past guests and their good experiences.
Mike and Tina really know what they're doing as hosts of this wonderful B&B. Enjoyed chatting with them as they cooked our breakfast in their enormous family kitchen. Great source of information as they are very active in local events and a strong part of their community. Would love to stay again if the opportunity ever arises.
- jantO1182CL (10/5): Lovely Bed and Breakfast - Mike and Tina, who own the Dolan House, offer a perfect place to stay. The room and bath were immaculate and very comfortable. The breakfast Tina makes could not be more delicious, and as her granddaughter told us, she makes the best scones in the world! They were also so helpful to us, storing our bicycles in their garage and helping us find places to ride, places to eat, hear music, go kayaking. Mike even accompanied us on our first ride, which helped us get oriented. They are very involved in their community and a wealth of information.
- SteveC525 (10/5): Defintely stay here- the best lodging in Brooksville - We were lucky enough to get a room- they only have 2. Historic property close to everything. Large clean room with a private bath complete with claw foot tub. Great breakfasts. Mike & Tina do a wonderful job with everything. If you enjoy kayaking, book a trip with Mike as your guide. Beautiful river!!!
