- Alison (10/5): Great hotel ! - This is a lovely hotel. Great situation opposite the castle, so at the top of the hill!
Continental breakfast of pastries, fruit, yogurt, cold meats, cheese toast. Plenty to choose from.
We had a standard room which was spacious and nicely decorated. Large shower room. The plug sockets had been upgraded to include USB and phone charger sockets so you don’t need a plug.
Just a few minutes walk to the steep hill and then onto the shopping centre and round to the waterfront.
There is plenty of car parking around the hotel but you do need to pay. It was just over £10 for 24 hours, so factor that in if you are on a budget. There is a lovely cafe next to the hotel. A tapas bar, Indian and pub within a stones throw. The Indian restaurant is well worth a trip but book if you can as we had to wait for a table as it’s busy.
Will definitely stay here again. Staff were really friendly. Especially the breakfast lady!

- Nigel (8/5): A lovely hotel for our graduation break. - A lovely hotel for our overnight stay. A boutique style hotel recently decorated. The room was a good size with ample space in the bathroom. The continental breakfast set us up for the day. Nice and local to the cathedral and castle. Parking is in the council facility a short walk away. I would definitely stay again.

The rooms were spotless, facilities are great, top spec bathroom etc etc. The staff are friendly and informative, and to top it all you get breakfast included! Wouldn't hesitate to recommend this gorgeous hotel to anyone travelling to Lincoln.

Furniture dated - but does match the general feel place.

Check in was very welcoming and everything explained, including the refurbishment being carried out.
The room was lovely, as was the bathroom. Mugs on the tea/coffee tray are a great idea, hotel cups are often far too small! The bed was very comfortable but unfortunately I had trouble getting to sleep as the staff from the restaurant across the courtyard sat outside after closing, talking and laughing until midnight.
Breakfast was a buffet breakfast with yoghurts, fresh fruit, cereals, porridge pots, meat and cheese, bread for toast, and pastries. Also fruit juices, tea and coffee. All more than adequate for most people. The addition of some drinking water in jugs would be great.
Upon checkout, reception wasn’t open and I spent quite a while wandering round trying to find someone to hand the key in to. Maybe a box to drop these in would be helpful if reception isn’t manned.
I would definitely stay again but maybe ask for a room that doesn’t face the restaurant opposite.

No lift or air conditioning are negatives. Parking spaces can be a challenge when busy, £10 a day public parking.

- Carrie (10/5): Perfect stay for exploring Lincoln. - What a lovely place to stay! The staff were incredibly friendly, and our room was spacious and well-appointed. We had a bedroom with a huge, high bed, an en suite bathroom, a walk-in wardrobe, and a separate lounge area. There was a TV in both the bedroom and the lounge, which was a nice touch.
The shower was fantastic—a double-sized cubicle with both a rainforest showerhead and a handheld option, making it a real treat.
Breakfast was included and offered a generous selection: pastries, cereals, fruit, yogurts, toast, meats, cheeses, juice, tea, and coffee. On top of that, you could order hot food from Stokes, the café across the courtyard, and it would be brought directly to your table—such a nice option.
If I had to mention a downside, it would be that some of the decor looked a little tired, with a few areas of peeling wallpaper. However, this didn’t affect our stay at all.
The service was top-notch. We asked for extra coffee and milk for our room, and it was provided without hesitation.
We would absolutely recommend staying here and would love to return. I also have to give a shout-out to the tapas restaurant opposite the hotel—one of the best meals we’ve ever had! The flavors were incredible, and the service was just as impressive. What a treat to have right on the doorstep!

- Jennie (10/5): Great location, a hotel on its way up - I stayed here recently on a short break in Lincoln. It’s well located in a quiet area very near the castle. The staff were absolutely lovely - friendly and helpful. Stokes cafe and a great tapas restaurant are just across the courtyard and there’s a large pay and display car park behind the hotel if you drive. The hotel is very attractive and is gradually getting investment. My room was one that has already been renovated and was of a great standard. My only criticism would be that the mattress was a bit too firm for me, but that might suit others. The bar area is lovely, and drinks are reasonably priced. The breakfast offer is a continental self serve. If you want a cooked breakfast book a room without breakfast and pop across to Stokes.

That was where the stay was different, the room was in need of updating and the bed a new mattress. Bits were missing of furniture and windows broke. We did sleep one night and the next day we left. We were given a refund for the second night and the staff were very understanding. They had said that they were closing the hotel to renovate the rooms in December. All i can say is that once the room we stayed in has been redecorated it will be a nice place to stay but for now make sure you don’t stay in room 8.

Room is very tired and in need of refurbishment. Carpet uncomfortable on bare feet, no water other than tap and given it was the hottest day of the year no fans or anything to make it more comfortable.
On the flip side very spacious and no other issues.

The hotel is situated in a great location for access to Lincoln Cathedral and Castle. Check in was friendly and quick. Although you have to pay for parking, there were plenty of spaces available in the car park adjacent to the hotel. We would definitely stay there again if we went back to Lincoln.

The external look of the hotel, looked well kept.
The bathroom ceiling needs touching up and in general the entire room needs a 'spring' clean.
Switching on the TV seemed troublesome. Every time I switched it on, it went into setup mode. I gave up in the end!
The bed was very uncomfortable, especially for the price of the room I paid.
The towels looks old, no softness. so having a shower was uncomfortable with towels that didn't dry properly.
Came down to breakfast, not much selection. The cheese and meats looked stale, the Danishes looked shop bought and the cereals were limited i.e. selection.
Overall, the staff are great and really helpful. Its just a pity about the rooms and the linen.

The staff were all very friendly and helpful. Hotel is close to tourist attractions and shopping and food/drink.

- Julie (8/5): - A quaint and quirky hotel recently acquired by Stokes Coffee Lincoln UK. Previously staff accommodation adjacent to the old asylum, and apparently undergoing some redecoration.
The hotel staff were very friendly, efficient and accommodating.
Breakfast was continental style with plenty of choice, although a cooked breakfast option would have been better. However, the old asylum houses various businesses including a Stokes restaurant, where we enjoyed a tasty al fresco brunch 😋.
Location was perfect, a 2 minute walk to the Castle, a friendly pub and delicious Indian restaurant.
Theres a car park on site, we paid £9.80 for 24 hours.
We loved our 2 night stay ~ perfect for exploring Lincoln. 😊

Shouldn’t however advertise parking available to then find out it is a public car park charging £9.80 per 24 hours! You need to be aware of this upfront. Listed building so no lift but only two floors so not a problem to us. Continental breakfast very basic and not well stocked. Had to ask for extra cheeses and meats as very low quantity brought out at any one time same as bread for toast etc. The Receptionist also organised breakfast and ran the bar so we had to go to Reception to ask her to replenish breakfast or open the bar. Room spacious and clean however Room 7 overlooks the car park on both sides so not a brilliant view. Okay for a two night stay just to see the city but would not go back for a longer stay.

The room we were given had a large damp patch on ceiling and wall, smelt damp, the bath had a faulty plug and the hot tap came off in my hand. Staff were great and gave us another room but could only offer a standard room with no bath or view. The mattress wasnt comfortable. The room backed onto function room in use so we wasnt able to get to sleep until the function had ended. The hotel is in a beautiful building in a perfect location it just needs tlc

- James (8/5): - Superbly located property if you want to visit the castle and Cathedral. Hotel used to be the nurses quarters of a psychiatric hospital so the rooms are quite big for a hotel. Mine was practically a suite. The hotel itself is a bit dated, but I liked it and thought the mattress and pillow were extremely comfortable. The continental breakfast was ample, and the staff was quite nice. I would stay here again if I come back to Lincoln and would recommend it.

- D (6/5): - The rooms were not serviced during our stay. The bathroom bin not emptied and the basin not cleaned , soap and water marks left on taps. The bed was not made properly, the duvet was simply thrown back over. My nightclothes were left exactly as I had left on the end of the bed. At breakfast the tables were not cleared. The redeeming fact was that the staff we met were really friendly and seemed to know what they were doing.

- Darren (8/5): June 2023 - Brilliant staff, very friendly and helpful. Good breakfast. Only downside was the parking situation. £10.00 per day with a risk of being blocked in (5 spaces only)when for a 10 yard walk to the main city car park (unlimited spaces) you can park for the same price.
- Emma (8/5): Lovely place to see historic lincoln - The hotel is in a very nice building in a pretty courtyard area. There is a great tapas place opposite which is good for drinks and food. It's in the pretty 'old' part of lincoln near the castle and cathedral. Lots of restaurant options nearby. However be warned going down the hill is fine but coming up is not! Lots of parking options nearby, around £10 a day.
The staff are friendly and helpful. There was some confusion when I first arrived over an email with instructions to get to my room because I arrived a little late and the email didn't come until the day I left but I think that's hotels.com rather than the hotel.
There's no lift but someone helped me with my bags to the room on the second floor. The room was nice, I liked the traditional feel to it. The door to the bathroom was very heavy so you needed to hold it open with a door stopper. The shower itself was very modern. The bed was comfortable. The television didn't have great signal.
All in all a good stay!

The parking at the hotel was limited ( and you paid extra for it ) but there was a fairly large car park just next to the hotel ( £10 a day )
The hotel staff were lovely and checking in was easy
The hotel it’s self is looking a little tired, our room could have been laid out better, one of my pet peeves is no where to sit and have a mirror to do hair and makeup, our room had a lovely dressing table, but no plug socket close by
The bed was a tad disappointing it’s only a double and the mattress felt old and was not comfortable , pillows were a bit lumpy too,
But our room was clean and for the price we paid for it, and it being so central we would definitely stay here again if ever we come to Lincoln ( which we will )

- Miss R (6/5): Ok stay. - The staff at Charlotte House were very friendly although couldn't find anyone at checkout to discuss our stay with. The hotel is in a great location for Lincoln Castle and the Cathedral which were a short walk away. We had a very spacious room which was a little dated. Unfortunately there were used sugar packets on the tea and coffee stand, the shower gel was half used in the bathroom too and the shower floor hadn't been cleaned properly. The bed was the most uncomfortable bed I'd ever slept on. We could feel the springs in our back and would have probably had a more comfortable sleep on the floor. I know we weren't the only people to have an uncomfortable bed either as spoke to another couple at breakfast who had experienced the same. Such a shame as the hotel has so much potential with it's great location.

- Verified traveler (4/5): Tired and shabby - The hotel is in desperate need of renovation and modernisation. Its location is its major selling point but, sadly, everything thereafter is greatly downhill.
Bedrooms and communal areas appear neglected and in very poor repair, including popping springs in the bed, ripped wallpaper and upholstery and stained furnishings.
The lack of a cooked breakfast was further salt in the wound of a very disappointing stay
- Martin (8/5): Great location - Located to the side of Lincoln castle. Just a very short walk to the cathedral. Great bars and restaurants close by.

Our only really issues could be easily fix as the woodwork was chipped around doors the pillows were terrible as very flat and there was a strange odour about the hole. Building , maybe just have a few plugin air fresheners .

- Gary (8/5): Nice traditional hotel - Charlotte House is a traditional hotel which is likely more for occasions, such as weddings and although we had a suite, which was made up of a large modern bathroom which has a very nice waterfall shower and a bath, a four poster bed in the bedroom and a separate room with a sofa and another TV. The suite has a lot of traditional furniture, which was in keeping with the hotel over all. The large bed was comfy enough, if a bit creaky due to it being old. The decor was ok but there were quite a few areas were there had been water leaks in the ceiling, so even though looks a little untidy, didn’t really spoil the comfort of the rooms. The guy who checked us in was friendly, polite and helpful, if we had any questions. He was also working during the breakfast sitting and was helpful there, regularly re stocking any items that were getting low from the choice of the continental breakfast.
- Neil (4/5): - Feels like it’s being run on a shoestring. Only one member of staff working at a time who covers two hotels. 30 minute wait to check in, bar never open, no one around to ask questions etc. Generally the hotel feels tired and run down.
