This was hands down the worst accommodation experience I have ever had.
We booked Unit 351/265 Sandy Point Road through Booking.com for 29 Jan–2 Feb, paying $1,410 for a family getaway. On arrival, the unit was filthy and unhygienic — strong odour, dirty floors with toenail clippings, cockroach faeces throughout cupboards and drawers, mould in the kitchen, a dirty oven with food scraps, and a mouldy, splattered microwave. This property was not fit to be stayed in.
We complained immediately and provided photo evidence. Despite promises of a call back from a local manager, no one ever contacted us. With nowhere else to go late at night, we were forced to stay one night.
The next morning, we returned the keys and requested alternative accommodation. None was offered. We were told to book elsewhere and assured a refund would be processed. No apology was given, and staff were dismissive. Later that day, we saw a full cleaning crew inside the unit, proving it clearly wasn’t “clean” as claimed.
To date, I have received no phone call, only an SMS stating Booking.com would handle the refund. Booking.com has since advised they could not reach agreement with you and issued only a $163 credit, leaving us over $800 out of pocket.
Your lack of care, accountability, and basic customer service is unacceptable. I will be taking this further and ensuring this experience is widely known.

Booking.com you need to held accountable as well.

Laundry rooms are very handy too. We were extremely disappointed with the cleanliness and condition inside the apartment.
I had to clean the fridge from food stain, and counter tops were dusty... along with all surfaces of the apartment. The dressing table. Dining table. TV cabinet top.
Walking barefoot on the kitchen tiles and downstairs floor, left us with dirty feet!
A clear sign that this accomodation was swept or vacummed, not mopped!
If it was not Australia Day public holiday I would have called the office to let them know this apartment was no way cleaned before we arrived.
The kitchen cupboards are damaged. Tiles with light food splatter. Utensil draw was a joke...black crumbs in the draws. Other cupboard had miscellaneous parts of a coffee maker? Was really turned off using the pots and pans...lucky I had packed my own!
Thank goodness the bed sheets were clean!!
The bedroom shutters broken. Kitchen cupboards chipped in many places. Grout stained, looking dirty.
The photos advertised are clearly very old showing no sign of this type of wear in kitchen and broken shutters.
Very dissapointed to say the least.
We have booked directly with the Oaks Pacific blue and the rooms were super clean and in great condition.

- upon arriving we had to sweep the floors, you could see that under the couches have not been swept in a while.
- Back door is broken and has to be lifted for lock to catch and unlock.
- There is no light in the courtyard.
- Downstairs powder room door is so set into the frame that you have to close it by reaching into the gap at the top of the door to be able to close it.
- TV is old with no streaming options, etc
- Stairs are squeaky and the top stairs feel a bit unsteady.
- Bedding is uncomfortable, having to constantly readjust the quilts into the covers.
- Multiple blinds are broken.
- No extra towels given for 8 night stay.
- Lesley (3/5): Disgusting Room 351 - The resort itself was great, the pool was great & good location. Would recommend family & friends to stay there. From arriving at the townhouse the blinds at the front were broken, the downstairs toilet stunk like the sewer, floors were not cleaned, in the toaster cupboard there was a live cockroach, food was still on cutlery & plates from previous guests, pillowcases were stained & mouldy towels as well, dirty cleaning cloth left on bathroom sink from the cleaner, hair in the beds. Our 2 night stay was uncomfortable & miserable. We won't be recommending friends or family to stay in this townhouse.

whatever time it will be .and once you ja w contacting the agent regarding the key left inside the house they will offer to send someone to drop off the spare key for you with the $150 cash fee or else you will have to sleep outside the townhouse ….
- Neen (8/5): Overall was a pleasant stay but be prepared with general items to bring with you to make your stay comfortable. I don’t - Location, Pool is lovely, multiple spas available and was nice and warm and open till a decent time, scenery is well kept and beautiful. There was an air pump available for inflatables to be pumped up. Sauna was amazing! Front receptionist was very unhelpful, stood at the counter for a very long time without being acknowledged. Booked a breakfast at the dining only to find it all closed up and one staff available behind closed doors with a couple of tables inside being served. Was told it was closed. Staff were very unhelpful.
My family and I stayed for 3 nights. Was given one roll of toilet paper, had to buy hand soap, toilet paper and other items to make our stay comfortable. One towel each for the three nights. Laundry was available but cos $3 for each load which was at a different location. Bed linen did not feel and look like it was clean.
Was told there was a BBQ to use but there was not one.

- Xu (2/5): Poor facility and support in the townhouse - Environment, location, swimming pool and spa Bed sheet was dirty made my wife allergy on her face. No hot water after use the spa. Menu said heat in 30 minutes if small tank but it took two hours to heat up. We had a cold water shower. 24 hours support line no one pick up the phone.

When i raised concerns with the people that managed the property in 19 Stockton st, i was treated very poorly.
I have talked to them and booking dot com, regarding refund and have nit been contacted yet by anyone.

- Hawraa (2/5): I wouldn’t come again. - spacious, privacy it was very dusty and dirty. upon Arrival we found two small cockroaches crawling and 2 daddy long legs spiders in the shower and in the toilet. the linen wasn’t placed on the beds, the bed covers were very old, didn’t look clean at all. the main door cannot be locked, my 2 year old kept opening the door, wasn’t safe. the toilet door lock was broken also, they said they will fix on Saturday upon request, they didn’t even call or show up.
the smell wasn’t fresh and clean upon arrival.
the rubbish bin was all rusty- felt really disgusted from it. even the toilet brush cleaner was all rustic too. Felt so unwelcoming from all this stuff. I felt like I overpaid, for a place that is not clean and fresh for my family and I to spend the weekend. I also didn’t like the idea of us picking up and dropping off the key, overall, I would not ever go to this place again. my experience at oaks pacific blue was way better than this one.
