Please note that you would be required to register your entry into the Sanctuary and pay an entry fee of INR 150 per person (Indian National), INR 600 per person (foreign national) and INR 250 per vehicle. This pass is valid for 3 days only. Since the property is located within the wildlife sanctuary, the sanctuary gates are open from sunrise (approximately 0700 hours) to sunset (approximately 1800 hours) only. Please plan your arrival and departure accordingly.
Please note that no accommodations for driver is available at the resort and nearest accommodations in Binsar is 3.7 mi away to make adequate arrangements.Payment before arrival by bank transfer is required. The property will contact you after you book to provide instructions.

- bhavya (9/5): Nice but too expensive with less facilities - I liked the location and the view of mountains very much. Food is good. Rooms are ok not that great. Heaters are only for showpiece. The staff say that they don't work. Rest it was ok They didn't switch on the heaters of the room saying that they aren't working or available. We all were feeling too cold throughout our stay and if the facilities section says that heaters are available then why don't u use them ?? Food is good but too tooo expensive. It's like you are paying 3 times more than normal price for everything. The staff is good but they are too demanding for tips. while we were leaving one of them said they are 8 ppl and according to you, you pay us. We have already paid 11k for food in 2 days and now u expect us to pay all of them for the tips as well??? Pathetic.

- Simonne Kanat (6/5): Very cold, nice people, good food, very serene place. - The views are amazing, the food is delicious and the service is very good. Collective area is nice. Great walks from the hotel if weather permits. Rooftop view is stunning. We watched sunrise from there. There was only one drawback but it totally affected our stay to the point where we actually left a day early. And that is, there is absolutely no heating in the entire property except for one fire box in the main sitting room that smokes and gave me a a headache. No heating in the room except a hot water bottle when you go to bed. I just couldn’t deal with how cold I was and left. Also road leading to property is incredibly poor - much of it is rubble. Lastly the whole property could do with some TLC - I hope the owners read this and take it on board. There are decommissioned fireplaces in every room. Would change the whole place if they worked.

- ABHINAV (8/5): Peaceful and serene - Good food, peaceful area and ideal place to relax. Not for typical desi traveller who does not know how to relax and sit in one place. Luckily, we spotted a leopard too. They arranged for a guide for the hike in jungle. Don’t take your own car unless you have a decent SUV, the drive inside the sanctuary is ideally for 4 x 4

The view from the property is stunning and it has a wonderful old-world feel. They offer a pretty extensive food menu but we stuck to ordering local Kumaoni dishes and they were delicious. Breakfast was plentiful and varied.
- Harshit (7/5): Menu and Billing Communication Needs Improvement - Location food staff We visited Grand Oak Manor recently. While the property itself is pleasant, there was some confusion regarding the food items that were not updated on the menu, and the staff did not have clear information about them.
Unfortunately, at the time of billing, we were charged significantly more than the amount that was initially communicated to us. This seemed to be a coordination issue rather than an intentional problem.
With better menu clarity and improved communication between staff and management, the overall guest experience could be much better.

- Prateek (1/5): Worst Staff ever. - Unfortunately, the behavior of your staff was highly unprofessional and unacceptable. Mr. Kailash, the manager, showed complete disregard for guests and prioritized his own preferences over guest comfort. Additionally, Mr. Kamal, a staff member at the property, Rudely refused service even after a simple request for a 4-month-old baby. The situation escalated when Mr. Kailash attempted to physically assault me, which forced us to leave the property early in the morning, as the area was deserted and unsafe.
Given the high cost of this stay, such treatment was extremely disappointing and unacceptable. If your staff is capable of threatening and mistreating families, including those with small children, I believe serious action needs to be taken.
I am sharing this feedback to highlight the need for better staff training and respectful guest service. I request a prompt and appropriate response regarding these incidents and assurance that such behavior will not be tolerated in the future.

- Shivani (1/5): Can't believe this is a Taj hotel property, and charges Taj rates! Absolute waste of money! Don't go - The staff was polite and helpful, especially Mr Rajan. Instead of an extra bed they provided a mattress to sleep on the floor. The mattress had bedbugs.
The bathrooms were dilapidated, window panes had newspaper stuck on them, fittings broken, taps leaking, no hot water. No separate shower area, practically have a bath on the WC.
The rooms were dusty.
- Rakesh (10/5): quiet, sweet sounds of birds, and pleasant views - The manager Kailash was super helpful, we reached late and even our vehicle got stuck in the middle of forest during night. He came with his vehicle and helped us in reaching the resort.
On food - great food options and taste, staff was courteous and competent. The road leading upto resort could have been better, it was broken in patches.

- Phoebe (8/5): Very good - A very special location! It was such a joy to stay here at Grand Oak Manor - the staff took very good care of us, they were attentive and yet respectful of our space. The property and the gardens are very nicely maintained - especially when you consider the difficulty and challenges that the team face in terms of limited access to resources and park restrictions. They do an excellent job and really pay attention to the details. There are fresh flowers throughout the property, home made cakes and jams, strawberries picked from the garden.
We walked the extended Binsar trail (about 13km) and enjoyed it a lot - but a certain level of physical fitness is required! Be prepared!

A special mention to Manager Kailash and his wonderful team — they took excellent care of us throughout our stay. From the warm welcome to ensuring every small need was met, their attention to detail and genuine care stood out. Kailash was always available with a smile, making sure we felt at home and comfortable at all times.
Every member of the staff was courteous, helpful, and went above and beyond to make our stay relaxing and enjoyable. We left with hearts full of gratitude and look forward to visiting again. Highly recommended for anyone looking for a blend of comfort, nature, and outstanding service!

- Marshall (10/5): Exceptional - Our stay at Tree of Life Grand Oak Manor was blissful. Wonderfully attentive staff in a historic heritage manor, all set in the beautiful Binsar Wildlife Sanctuary, with fabulous walking trails and staggering views of the Himalayas, including Nanda Devi (7800 plus metres). Tremendous sunrise and sunset views, comfortable rooms, really nice sitting room, veranda and garden, lovely mountain view room balcony and excellent food. Suits independent minded, nature and history oriented visitors who do not mind the 30-minute rather bumpy rocky approach via dirt track road. The extraordinary restful spiritual aura of the place is palpable and profound. It is an ideal resting place after the frenetic energy of India. Shower was uncomfortable and with lukewarm water at best. Would be nice if the shower head could be attached higher up without the need to hold it whilst washing

The approach road from entry gate to hotel is risky for car getting damaged. Hotel should arrange for their pickup vehicle. Very difficult rocky road.

Fee for driving up and down short stretch to property if one needed to get to one’s own car seems a little greedy. Fee for driver stay is 1200 ind/per night.

Ideally such pick and drop should be part of the package. They charged us money for the drop.

Staff was very supportive as I had 2 kids with me. Food was excellent.
Recommended for 2-3 days stay as transit in and out of sanctuary is a big hassle. Resort is 6km inside the sanctuary and roads are bad. Roads especially 2km before Dimba cafe it's unusable, car got stuck twice. Forest department should maintain it especially as they are taking good amount of charges. Senior management of hotels to push the senior officers.
Otherwise resort was perfect.

- Rg (8/5): Very good - If one is looking for peace and tranquility, this is the place. On top of a mountain with unobstructed views of mountains, jungles and snow Capped Himalayas. Set in a sanctuary, excellent for nature walks and trails. Very warm and courteous taff and food makes you feel at home. Pankaj and his team were excellent and always responded to any requests. The hotel is in the middle of wildlife sanctuary, and access road of less than 10kms from sanctuary gate is not maintained and takes 30 mins to reach. There is cut off time to enter sanctuary at sunset, so one cannot return to hotel late evening, if you plan to visit outside.
Though property is not in bad condition. Seems owner believes in just milking the property and doesn't wish to invest or improve. The last stretch of 600 meters of road is in bad shape and is only accessible with hotels SUV. Not much activities at hotel for kids and families for longer stays. They could add things like.pool table, board games etc. Even the playing cards set given to us, had cards missing.
My son fell sick during our stay and we asked for reducing the stay as property was in the middle of jungle, however management didn't agree for refund.

- Pant (10/5): A much needed detox at one of the best properties in Uttarakhand - The view from the property was nothing less than spectacular. The staff was abundantly helpful and the food cooked at the property was delicious. The location was very hard to figure out initially. Google maps are not reliable so property people contact you to explain the directions
- Rajeev (9/5): A memorable stay, away from all the noise and busyness of life. - Beautiful place, knowing its history which dates back around 200 years back. Old world charm still looms around. Hotel is at a bit height around 600 m from simba cafe which itself is around four KM from sanctuary gate. Be ready for some shaky drive. Food is very tasty, service is quick. Room are beautiful and clean. They serve high tea with complimentary snacks in the sunset lounge which is something to wait for. As sun goes down whole atmosphere covers itself in silence. You will find some insects but knowing its a wildlife are one should come prepared. Bring your own toiletries. Hotel staff will go all out to make sure you are comfortable and your stay is a beautiful one.

- Mala (6/5): Pleasant - The location is excellent. However the approach road of last 600 meters is a horrifying experience. It is a steep climb on a very uneven road....so you are at the mercy of the the management to shuttle you to and from the parking lot near Simba Cafe every time you want to go out. This is not mentioned and hence can cause great discomfort to older guests and any one with an injury or those medically compromised. Especially since the altitude is also a big issue.
