It’s was very cold in apartment, it was small and uncomfortable. When we informed them about the problem they didn’t answered. It was my worst experience of booking. 2 days before our visiting they informed us that there is technical problem and gave us very bad apartment.

Les voisins sont très bruyants également

• PER-OLA (8/5): Upplevelsen av resemålet högsta betyg, boendet en besvikelse. - Centralt läge och vacker utsikt Sängbotten trasig. Ohygieniskt badrum, när man spolade i handfatet kom gammalt smutsigt vatten upp i bidén. Reglaget till köksfläkten trasigt och intryckt i kåpan. Bilderna på hemsidan stämmer inte helt med verkligheten vilket är vilseledande. Bilderna ser manipulerade ut för att ge en falsk bild av hur lägenheten egentligen ser ut. Vi meddelade uthyraren om de trasiga sakerna och de sa att de skulle skicka någon för att åtgärda problemen men inget hände.

The view from the windows revealing the canal and the gondolas passing. The kitchen is fully equipped and the washing machine was useful. The bathroom drainage is in bad shape which tends to clog

Aunque en la publicación se mencionaban vistas al canal, la realidad superó nuestras expectativas: las fotos de Booking no reflejan lo hermoso que se ve desde todas las ventanas. Los servicios son perfectos, con lavadora, cafetera de cápsulas y elementos de limpieza disponibles, lo cual hace la estadía muy cómoda. La comunicación fue un poco impersonal, ya que lo gestiona una empresa, pero siempre respondieron rápido y amablemente, lo cual valoramos mucho. Sugeriría actualizar las fotos en la publicación porque la vista es realmente preciosa. También quiero destacar que el sistema de residuos es el correcto en Venecia, por lo que no entiendo las quejas de algunas personas al respecto: es simplemente como se debe hacer en la ciudad. Como punto a considerar, No es que no me gustó, pero si creo correcto mencionarlo. Debajo de las ventanas hay una zona de carga y descarga, y entre las 7 y 9 de la mañana se siente algo de ruido. Sin embargo, esto no es un problema del departamento, sino parte de la vida en Venecia, donde la logística debe hacerse en esos horarios.
• Ilona (1/5): Enorme tegenvaller! - Appartement ligt heel centraal. Mooi uitzicht op een gracht waar gondels langskomen. Het appartement was ontzettend vies. De wastafelkraan was lek en het bidet stroomt over met vies water als je de kraan van de wastafel opendraait. Toen ik dit direct meldde, kreeg ik als reactie dat ze het door zullen geven aan de verhuurder. Ze koppelen niets terug en doen absoluut geen moeite om iets op te lossen. De bedden en kussens liggen niet comfortabel en het ergste is dat er iedere dag tussen 5.00 en 5.30 uur gestart wordt met het afval verzamelen direct onder het appartement. Tegenover het appartement zijn ze aan het renoveren waardoor boor en bouwgeluiden je wekker zijn.

Very noisy in the morning as they park boats there to unload staff and pick up garbage ( every morning) so impossible to sleep after 7-8am with windows closed

• Peter (10/5): Prime location, loved the picturesque location overlooking the canal. - We loved the apartment and its prime location overlooking the canal is stunning. The apartment was well-appointed and met all our needs. Through no use the Kitchen sink flooded over the cabinetry and floor on day 1. Based on initial response, It then felt like there was reluctance to remedy, once done we were tasked to clean up the aftermath of sludge and stench that had come up from the kitchen sink over the cabinetry and floor. The host also required us to take any kitchen rubbish from our 5 nights upon departure, I opposed, stating where is the tip in Venice? As a guest, it is hard enough with all our luggage in tow. This marred our stay here, all seeming more arduous than it needed to be, and host made us feel like we were at fault.

• Michael (6/5): Great location but noisy and very small bathroom - Location is fantastic! The apartment was clean and presentable and there was plenty of towels provided. However, the noise from outside on a morning woke us every day from 5.30am. The local business delivery’s and the bin collections are very loud. The bathroom is very very small as is the kitchen. The apartment could do with another mirror as one mirror for a family of four wasn’t ideal. Fixtures and fittings are worn and the WiFi is slow. The kettle also seemed to overheat so be very careful with that.

• Jean (5/5): Great little find, pity about the early morning (5am) noise. - Location was great, view from the windows was breath taking. The noise and hustle from 5am with deliveries prevented a restful sleep. We booked a double bed and twin room. The double room was perfect. The two singles were made up with sheets, no duvet on the beds. There was one duvet in the press, however there was no duvet cover available. When a second duvet was requested, it was provided the next day, however I was advised there was no duvet covers available.
• Odins (2/5): Do not stay there unless you are deaf - Extreme noise for 4 days in a row as construction works in nearby building started as early as 5 am with drilling and other construction work related noise, ear plugs were off no use. Lack of customer service from the local property agency with copy/paste messages ( obviously not the first customers with similar complaints). Dissappointment!
• Jane (5/5): Don’t - Location was great Curtains falling off. Broken kitchen fan. No place to hang clothes. A few hooks on the walls would be great. Aircon roared like a truck. Apartment position is loading dock for rubbish and goods that start at 6am.

• Ravi (1/5): BAD EXPERIENCE. - Apart from the location, nothing much to say about this apartment. Overall, a bad experience. Anyone who is sensitive to sound and light while sleeping, this apartment is NOT for you. Loading dock was right under the apartment and they wake you up by 5am every day. The A/C in the rooms were way too noisy. The customer service didn't do anything about it even after complaining. The 2nd bed room 2 beds were way too small and uncomfortable. The bed in the other bed room was also uncomfortable. The shower was way too small for even a small person. Overall, very disappointed with the apartment and wouldn't recommend anyone.

• Kate (6/5): Great location and views! We were a family of 4 and the apt was fine although the bathroom is small. - Location is amazing and views from the windows onto the canal are stunning! Air con wasn’t working properly and was very hot in main bedroom, the canal is very noisy from 6am as it’s a drop off point for stock from surrounding restaurants. Couch wasn’t very clean and lots of stains and bathroom is very small.

• Lan (6/5): - The location and view are as described, very good, but there’s a big construction at the front door, garbage transport here there, and noisy. The checkin process is not smooth and we received emails from three different sites which is confusing. And although we applied one month ago, the access code comes 10min. before agreed latest time. So that we have to adjust our schedule. Moreover as an apartment, there’re many kitchenwares there, but no salt, no oil, no washing machine detergent. We have to buy at night when we found that. Kettle is not allowed to use… I have to say, nothing wrong, but this place is not friendly enough. Overall is so so.

• Carter (8/5): Location + but be aware of NOISE! - Location! Noisy at 6a with deliveries for restaurants, construction at building 20 feet from your window at 7a, not enough cups/plates for family of 4, very small kitchen so don’t expect to cook anything with what’s provided.
• Jessica (9/5): Superb - Perfect little apartment on a great location, very central. Apartment was very close to the piazza and had all the basics. The view from the window is magical. Unlike other locations in Italy where hosts have always been super helpful and flexible, this one was extremely strict about the check in time and had no option nor any suggestions to leave our luggage anywhere. We suggested that we just leave our things and would leave again while the place was still being cleaned but that was not accepted. This meant we spent hours carrying our heavy stuff around through hot, crowded Venice until the entry code was formally released almost exactly at check in time. Inside of the fridge water cooler was mouldy and no drinking water supplied, also unlike any other place we stayed at in Italy :-(
• Peerbhoy (10/5): Cozy stay with an incredible view of the canal - The property was centrally located, fully equipped and fabulous. You feel like you are in the heart of Venice! The entire apartment including our beautiful room overlooked a water canal. We could sit and enjoy the view of gondolas passing by in the canal. Less than a ~10 minute walk to Rialto Square, San Marco Plaza, and the Grand Canal. There is no elevator, so be mindful of the stairwells you’ll have to climb to the apartment. The unmissable noise of the loading of garbage in the morning.
• Marie (8/5): Great Location But Apartment needs Help - The apartment was in a great location. Loved the view. Unfortunately the supplies in the place were very limited. Very tiny apartment for 4 people. Not much room to put luggage. No kitchen towels, paper towels, only 2 rolls of toilet paper, (had to buy more) But I think the hardest thing was there was only 1 small mirror in the bathroom. It would have been so nice if there was a mirror in each room to help with getting ready. The bathroom was so small and no room between the shower and sink to get ready. LOTS of mosquitos! Keep the windows shut. Just a few of these little things would have make this apartment so nice. No much amenities!

The view is great and the place is very fresh. A bit loud in the morning from some workers outside working on a renovation but it’s definitely still worth it

Very close to the Rialto and St Marks cathedral. Lots of food and shopping options close by. Loved the view from all the windows onto the canal. Light and airy for a Venice apartment. Main bedroom a great size. Great there was a washing machine and kitchen facilities. The location was very hard to find. On the information sent it was showing the incorrect address. The exact address was never given and took us a while to figure out.

• Stephen (9/5): Superb - Modern two-bedroom unit right on the canal. Wake to gondolas moving outside the windows. No entry keys - security codes instead - which is a big plus given the tempermentality of Italian locks.

Sofa in the lounge wasn't very comfortable. As other reviews have said, it is noisy from the canal below, from 6am. It didn't bother us, but it might bother some people

So we had to lug our bags around all day. Very disappointed. Also for 400 a night we expected a coffee maker?? Also if you touch the AC it's a $500 fine. What kind of company is this? Stay away
• Amie (7/5): Good - The view from the windows of the living room and master bedroom are lovely. The beds were comfy and the apartment was very clean. There was only 1 mirror in the apartment which was situated in the bathroom which made getting ready in the mornings difficult for 4 women. There is also no hanging space for your clothes which was a bit annoying. There is also nowhere safe to leave your luggage before the 3pm check-in time if you arrive in Venice earlier in the day. If you are a light sleeper this may be an issue as you can hear everything along the canal.

• Yafit (10/5): Superb ! - Location Location Location ! Very cozy and pretty little apartment. Enough for 4 people . The location phenomenal. AC was very good and cooling considering Europe keep temperatures quite warmer than in the Estates . White sparkly sheets and towels and enough toiletries. We were 4 people ( 3 teenagers boys and myself “mom”) was more than enough although we stayed only 2 nights . Great price value . Zillions of shops and restaurant around, this property is right at the center Right in the middle of the Island ( less than 10 min walk to Piazza S Marcus ) To get there from the Main Tran Station S Lucia I strongly recommend to take the ferry to Realtor stop or PiazzSM any of the two . The distance of the apartment from the Station is about 20 min walk and with the luggage is brutal since there’s like 6-7 bridges to pass . Self Check easy and smooth ( no keys only keypad which I love ). Communication with the host via WhatsApp is outstanding ( make sure you do have WhatsApp) Overall I’ll stay many times which I will . On a separate note consider to go to Burano ( 40 minutes via ferry ) so much worth it , make sure you’ll hop in the first morning ferry , gorgeous picturesque town with incredible shops ( fantastic linen store ) different than usual anywhere else .

• Alison (9/5): Comfortable, spacious and clean apartment in a great location overlooking one of the canals. The noise in the morning w - Spacious, clean two bedroom apartment. We were 3 friends travelling together. One room had a queen bed and the other two single beds. Location was perfect. Easy walking distance to San Marco Square. Lots of restaurants and cafes nearby as well as a small supermarket. Lovely looking over the canal with gondolas going past from the windows. Kitchenette a bonus. Lots of noise early in the morning from the garbage and delivery barges which are right outside from the crack of dawn. Other little things like no kettle provided in the kitchen which meant we had to boil water in a pot on the stove. Hope property managers rethink this. Lots of coat hangers provided on a shelf but no hanging space 🤷‍♀️ No lift to first floor. Consider this if you have heavy luggage.
• Yi (10/5): - Spacious apartment at a great location and has a wonderful canal view from the windows. Can be noisy in the early morning due to boat traffic but one can see a different perspective of life in Venice. Would stay again.
• Andrew (3/5): Very Uncomfortable and Unpleasant Accommodations. - Great location just a few steps from San Marco Square with a nice canal view. We booked expecting a washer/dryer but only had a washer, with no ability to hang clothes or meaningfully wash and dry a vacation load of laundry for a family. There was no hot water for two of the four days of our stay. The front door dead bolt was inoperable/broken. There are better options than this apartment and the lack of on-sight management to assist with problems is a real negative. The beds were not particularly comfortable. The shower was so small (the couple of days we actually did have hot water) that my tiny teenage daughter had trouble maneuvering about in there, let alone the adults. If you’re over 175 lbs. don’t even contemplate fitting in the shower. All in all, not a pleasant experience, even though we tried to make due because of the great location.

• Kathryn (4/5): sadly, would not be able to recommend this accommodation to any friends due to the sparseness of any home comforts and t - The position of the property was excellent and being able to see the canal from the windows a bonus there was no  kettle, the kitchen that had very  little in the way of crockery, i.e. no mugs or wine glasses. The worst thing about the apartment was the noise! There must’ve been some sort of distribution drop-off point below the apartment which meant we were being woken at 5 am with very loud noise, very disappointing

• Steven (8/5): Noisy but great location - The logistics to check into this unit were incredibly difficult. Major hassle to just get checked in! The unit is on the canal and each morning at 6:00 AM, the trash boat arrives on one side and the delivery boats on the other. The workers shout while loading/unloading and it is impossible to sleep. The bathroom needs two shelves(or cabinets) on either side of the shower for personal toiletries, a soap dish, two robe hooks, and four towel bars.Great location,very pretty inside. The sofa and bed need to be elevated.Cleaning lady was wonderful and even came back to ensure that we were able to get into the unit.
• Tetiana (8/5): Very good - Super view on the channel. Cosy flat. Big and much of light. It's impossible to sleep after 6 am. Many boats come to unload the cargoes just underneath windows. They are noisy like tractors. Noisy loaders. There is no soundproofing at all. If you are for one day, it'smore or less ok. If longer, keep in mind that you will not be able to sleep. There is no kettle in the apartment. It's strange to boil a water for tea in a pan.
• Cindy E (8/5): Lo único bueno es la zona. - El departamento estaba sucio y a pesar de que justamente es un departamento no cuenta con nada para limpiarlo, ni siquiera trapos para limpiar o servilletas. La vista esta muy bonita pero en la mañana es área de carga y descarga de basura y de proveedores de los restaurantes cercanos por lo que hay demasiado ruido desde la 6am. Hacía mucho frío y nunca entendimos el sistema de calefacción porque no hay ningún manual. La entrada a las escaleras del apartamento estaba demasiado sucia y llena de basura. Lo único rescatable de ahí es la zona.

• Andrea (6/5): Good location but it’s SO not worth the money - location was good there was mold all over the kitchen wall. For 618 euros and I can’t even make it warmer! their thermostat for winter is at 68 degrees and says there will be a 500 euro fine if you move it. No coffee maker either. It doesn’t come with everything in the pictures, the multiple pillows or the throw, they were just to make the place look better.

Clean 5. Easy to find/ provided with good instructions. I would add that you can get there also by boat from the airport to San Marco. It's slightly cheaper, it takes more time but it's probably easier with the luggage handling. 1. Temperature is locked to 19 degrees, which is rather low for weather conditions in Venice, though it's probably due to Venice regulations (?) 2. Early check out, late check in, as mentioned 3. Lock needs to be fixed, because it can easily be broken when you are out and not able to lock the door, as you are not provided with keys, only entrance codes 4. It would be nicer to meet the host, if it would be possible.

• Wai (4/5): the best part of this property is the canal view but it’s not value for money given the shower problem, the garage in th - have the canal view it’s cold in the room and the heating cannot be adjusted. when I asked the business account contact of the apartment, the response was not helpful but provided me with a document asking me to read myself. that’s fine as people can read though it’s expected the property management could explain to tourist as we don’t know the rule of the country. next the property entrance is full of garbage in the morning and it’s smelly. The shower water is not consistent in temperature, sometimes it’s cool and warm, it’s highly recommended to fix this for cold weather to come.
• Dirkjan (8/5): - Locatie is geweldig, vlakbij de Rialto brug en San Marco plein. Er zitten twee restaurants letterlijk voor de deur (handig voor de eerste avond). Service van verhuurder is ook goed. Accomodatie is minder geschikt voor mensen die slecht ter been zijn (zoals vrijwel heel Venetië daar niet op gebouwd is).
• Laura (8/5): - Excellent location on a canal and next to a couple of restaurants. Easy walk to San Marco and Rialto. Unfortunately, three issues: 1) A/C remotes did not work and the units themselves were incredibly noisy. Therefore, when they cycled on-and-off it was like the alarm clock going off. 2) Drain in the shower was clogged and nearly over-flowed. Could only run the shower for about 30 seconds at a time. 3) No toiletries. Previous guests had left theirs, but should have been provided. Beds were a bit soft and pillows too hard, but that’s personal preference. A/C issue knocks this place down a couple of stars.

• Monica (10/5): Exceptional - The view of this apt is incredible Very comfortable and has a great wifi Though the air conditioner wasn't working in the little room. They sent someone to fix it but nothing came out better afterward. But it was totally worth it and we truly recommend it.

• Anna.M (10/5): - We arrived an hour early and they did kindly give us the code for the main door. However a little disappointed that they wouldn’t give us the code for the apartment. (Which turned out to be the same code anyway.) On1st impressions walking through the first door, it looked unpleasant and unfinished. But as soon as you walk into the apartment it was a different story. Very nice, clean and great location. Views of the canal. I would definitely stay there again. Walking to the apartment can be a little annoying that the restaurants all try and get you to eat there, but all the side alleys around Venice do it. Bring your own tea & coffee if you like a quick cuppa while your getting ready, none provided. Overall 10/10.
• Verified traveler (6/5): - The location of the property is near San Marco Square. The property is good for a family with teenagers. However, the bathroom is in bad condition, leaking and small shower stall. Kitchen is very small. No laundry detergent was provided. The entrance to the building is stinky and invested with small flies. The check-in office is a good 8 min walk with steps and crossing of a bridge from the terminal station. It’s was hard to find and for someone with big luggage is tough. Door to door transportation should have been provided, even if a fee is charged.
• Elisabeth (10/5): I recommend! - The apartment is well situated and perfect for a short or long stay. The kitchen wasn’t That well equiped but everything else was perfect. The apartment was hard to find but we managed.
• Todd S. (10/5): Great location right on the canal - Great corner apartment with great canal view. Centrally located with a one minute walk to St. Marks square. Has 2 bedrooms, one with 2 single beds and the master is in the corner of the apartment with a queen or king bed, futon in the living room. Boat traffic in the morning can be a little noisy, but that’s the experience of the canals! Highly recommended, great spot!

• Verified traveler (10/5): - The location was great, close to water bus stop but there are 3 bus stop has same RIalto name by mistake we got off the bus on the first one which ours were 2 stops later we had to carry our 6 suitcases on the bridge and a long way on those busy and not even streets. So please clarify the bus stop name because there were 3 back to back that contained Rialto, otherwise the apartment and the view was great. The apartment was very clean and up to date furniture and kitchen stuff.
• Joel (10/5): Great Location, Great Atmosphere - Fantastic location about halfway between the Rialto Bridge and St. Marks Square. Apartment overlooks a small canal on the corner. Both bedrooms and dining area have view of gondolas and boats passing by. I stayed with my wife, child, and mother in law and was comfortable. Only complaint is the confusion on checking in at a separate location and finding the apartment (though everything is hard to find on the island)
• Vicky (10/5): Nice apartment in San Marco District - Reception is at a different location. Be prepared to spend €7.5 per person for the vaporetto after checking in to get to the apartment. Also, the local tax has to be paid during check in and it is cash only. We were not informed about the cash only part but the ATM was only 1 block away so no biggie. Took about an hour to check in because there was only 1 representative there at that time with 4 groups checking in. She was professional and was doing her best to get everyone taken care of while also answering phone calls. Checkout is 10am vise 11am as listed. The apartment itself was at a great, convenient location. Walking distance to everything. Easy to find. The rooms were adequately sized. Plenty of space for my family of four. Very small bathroom/shower area though. The living area had a great view with gondolas passing by periodically. Great for p eople watching. There was a dishwasher in the kitchen. Bedrooms were good sized and the beds were comfortable. Internet was decent. The garbage barge is right outside the building so taking out the trash was easy. The area directly below is a loading dock so activities (noise) starts when working hours starts. Also, the apartment is directly across from a water taxi stop and it could be quite busy. We had no issues dealing with it since to us, we got a glimpse of the daily life in Venezia. However, if you like to sleep in pass 8am, then this might not be the best spot for you. Would stay at again if we come back.
