Unfortunately before I even entered, there were some stray hairs from the previous guests. Its not the end of the world, just a thought!

- Tom (9/5): Truly memorable experience! - Beautiful facilities - combining traditional Japanese architecture with modern comforts in the bathroom and living area. Plenty of space, lovely decor and friendly and welcoming staff. We only spent one night here and would have loved to stay longer. The private bath was a great addition too. A truly memorable stay. Enjoyed the matcha tea making too! Also appreciated access to washing machine facilities too! It was definitely on the pricier side relative to the other places we stayed - however the facilities were truly excellent so!

- Jennifer (10/5): Lovely place to stay, quiet, clean and with more space than a hotel! - This Machiya was a great find for our family of (4). It was very clean, in a nice, quiet area - very walkable to a number of restaurants and shops. We were comfortable and happy to return here after long days of touring around Kyoto. We tried several of the recommended restaurants, and were very pleased with those suggestions as well! The water pressure was amazing, they provided free drinks in the fridge, and also an assortment of toiletries - toothbrush, razor, shampoo/conditioner/face wash etc.. My only two complaints are that my husband had terrible allergies while in the Machiya. I don’t know if it was the down bedding, or something else - but he was very uncomfortable. It was peak cherry blossom season, so it could have just been whatever was blowing around - but his symptoms were definitely worse when we were IN the Machiya vs. walking around outside. As we’ve continued our travels, he is not experiencing these symptoms.
Additionally, I was counting on being able to use the washer/dryer (there are 2 shared units) but they were occupied nearly everytime I checked. If a laundry basket had been left, I would have felt more comfortable removing someone else’s laundry (just sitting in the dryer) but I didn’t want to just discard it on top. Be prepared that a full cycle (wash + dry) can take up to 4hrs to complete.

Staff arranged for house cleaning half way through stay which was wonderful. Loved access to Dyson hair dryer, basket of tooth brushes, etc. Beds were comfortable. Loved fridge and kitchen utensils Would be wonderful to have sent packet of information (located in binder in room) via email beforehand so I could look up restaurants. Also would have loved to have address sent to me in Japanese beforehand via email as we had hard time communicating address with taxi driver.

- VICTOR (10/5): - WOW!!! We came him with our three children and it exceeded all of our expectations! From the moment we arrived the check in was smooth and within minutes staff was there to welcome us with a matcha ceremony and explain everything. Fridge was filled stocked with water, soft drinks and beer. We were nervous our three sons would not be able to handle the peaceful environment but everyone was able to enjoy! Great location to explore Kyoto, a little bit of a walk to the train, but and easy walk. Overall this was one of the nicest stays, and my wife and I (no kids next time haha) will be back!! Would be amazing if this were a little closer to the train but then again it probably would have been out of budget because this place truly had it all otherwise. (And still and easy walk to the train)

From the moment we arrived, it felt less like a hotel and more like being welcomed into a beautifully preserved piece of Kyoto history. The machiya itself is exquisite – warm timber, soft lighting, traditional details everywhere you look – yet every modern comfort has been seamlessly integrated. It strikes that rare balance: beautifully traditional old Kyoto charm with genuinely modern, high-end facilities.
The outdoor bath is a standout. Tucked beside a tiny private garden, it feels like your own personal onsen each night. After long days exploring, soaking under the open sky in total privacy was pure magic. The interiors are equally thoughtful — tatami rooms, sliding shoji screens and calming textures everywhere — all designed to make you slow down and breathe.
The tea on arrival was unforgettable. Being welcomed with a matcha tea ceremony set the tone immediately. It wasn’t just check-in, it was an experience. Every staff member has been warm, gracious and incredibly friendly, always helpful without ever being intrusive.
Practical touches make it even better. There are secure lockers to store your luggage after checkout so you can explore for the day without dragging bags around. There’s also a washing machine, which is a game changer when you’re travelling and want to reset properly.
The location is fantastic — central, walkable to most major sights and surrounded by excellent restaurants right on the street. Dinner options each night were effortless.
If you want more than just a place to sleep — if you want to feel Kyoto — this is it. Kyoto Machiya Fukune is immersive, calming and beautifully executed. We left feeling restored and already planning our return. Five stars without hesitation.

- Aurimas (10/5): - Pasitikimas buvo malonus. Bendravimas vyko sklandžiai anglų kalba. Vidaus interjeras buvo labai gražus. Kambariuose yra visi patogumai, kurių gali prireikti. Vykstant lapkričio pabaigoje teks susidurti su šalčio problema. Vonios ir tualeto kambariai yra terasos dalyje, kuri nėra šildoma, todėl ten yra šalta.
Vertinantiems tylą gali kilti problemų, nes garso izoliacija miegamajame yra labai prasta. Bet kaip teko domėtis, tai toks dalykas yra įprastas tokio tipo autentiškiems pastatams.

Es ist schön in einer solch geschichtsträchtigen Unterkunft zu übernachten, aber es soll auch den Service bieten der erwartet werden darf. Ein Türcode mit einem Telefon wo jeder Probleme mit hat. Naja. Ein Frühstück dass von aussen kommt aber keine Interaktion zulässt naja. Eine Ausstattung die sicher liebevoll gemeint ist aber nicht den Bedürfnissen entspricht ok. Aber die Korrekturmöglichkeit. Naja. Insgesamt halt leider ein Naja. I will next time stay in a Hotel wich serves more service with better price and then go to the tea house next door to enjoy the tradition.

- Kourtney (10/5): Beautiful traditional home in central Kyoto. A must stay! - We loved our stay! Our favourite stay in Japan by far! Beautiful home, very clean and comfortable. The staff were very lovely! We were taken through a traditional matcha tea ceremony upon arrival by the lovely Tina and it was very memorable. Also liked the outdoor bath as a spot to unwind after a long day exploring. They also made the house warm and toasty so it’s down to stay in colder conditions. We were excited to go home and relax! We both like to lie down on a sofa to watch TV so found it to be a little small for us but that’s just our personal preference. It’s a traditional home so we didn’t mind though!

- Carol (10/5): Family holiday - This property is beautiful so calming after a busy few days pounding the streets it was so nice to be able to relax in the lovely outside bath in the little zen garden and experience the true Japanese culture. Our host Tina was so lovely and the matcha tea ceremony was a lovely touch. We had both evening meal and breakfast traditional Japanese cuisine it was very good and lots of it too! We were able to wash and dry some clothes whilst there too which was great! Visited with family of 5 and it was the middle of our trip so was perfect to recharge and relax. Nothing!

The machiya had the the perfect mix of traditional and modern features with beautiful sliding doors and windows, tatami mat floors, and futons (SO COMFORTABLE). Yet the bathroom was super modern and had all toiletries supplied. The tea ceremony that we had to welcome us was amazing and the host was so nice! We ordered breakfast and regretted that we didn’t order dinner because it was so good. Nothing! I wish we had booked another night!!!

The place is located in an ideal area that are close tourist spots such as Nijo Castle and Nishiki Market, both can be reached within walking distance from the accomodation. The host was gracious and were able to check us in seamlessly. A binder was provided that had all info the we needed for our stay, especially the recommendation of restaurants that are located nearby that helped us decide what food to have during our stay. Questions we had were responded to immediately. Definitely a worthy stay and something I would like to book in the future.

He was so helpful and explained the history of the property and close by places to see. I would stay here again as they made our stay very special for our special occasion. They also was so helpful with the luggage delivery service. The employee was amazing trying to show us how to use the traditional house and bath tub. There was no kitchen area in the house so it was hard to dispose our food or do dishes.
The second toilet upstairs had no sink.
Location is a tad far from the main strip and the train subway.

Of course the piece de resistance is the outdoor oasis with the outdoor bath, unbelievably serene. This was a great change of pace after a hectic but fun first leg in Tokyo and a great way to settle into the vibe of Kyoto.

We felt like locals living in our cute little apartment, which made the experience even greater. The place was super chic, very well maintained, and their communication was top notch. We opted for breakfast service every morning and we were very impressed with the menu and the set up.
When we arrived they did a traditional tea ceremony which was so cool to learn about the custom. We plan to come back and stay here for sure!

Aria condizionata molto rumorosa, che ha reso difficile riposare bene.
Prezzo troppo alto rispetto al servizio offerto, quasi paragonabile a un hotel 5 stelle ma senza lo stesso livello di comfort.

- Reinhard (10/5): - Frühstück ist optional zum buchen. Das haben wir 1x getan und es war ein exzellentes, traditionelles japanisches Frühstück. Es wurde von einem nahegelegenen Restaurant geliefert. Vom gleichen Restaurant haben wir auch ein klassisches Menü gebucht. Das war nicht Essen, sondern Kunst. Nicht nur geschmacklich extrem gut, sondern mit Liebe für das kleinste Detail gekocht und angerichtet.

They provided drinks, a great hair dryer, a steamer for clothes. We were welcomed by the wonderful Mr Yuku, who was a delight. He performed a welcome tea ceremony with us, and it was so much fun. We can't fault anything.
- Kiran (10/5): Amazing place!!! - Immaculate…I’ve been fortunate to have stayed in many high end luxury properties through the world…this might have been the most uniquely luxurious one. There was a washer/dryer on property which was a bonus. The outdoor bath was great.

- Angela (10/5): - It was our family’s first time staying at a machiya. It was an easy place to find upon arrival in Kyoto. The house was lovely. The tea ceremony at check-in along with the Japanese sweets were much appreciated. They were able to help us arrange for delivery of our luggage onwards to our next city. - Myungkyung (10/5): A must stay! - We loved everything about it. We loved the fact that they had 2 rooms in one facility so my kids and I were able to hang out more comfortably. Also the laundry facility was convenient.
- Muhammet (8/5): Very good - We truly enjoyed our stay at Kyoto Machiya Fukune. The house had a wonderful spirit and charm — it felt very authentic and peaceful. Everything was clean, cozy, and well-prepared. We appreciated the attention to detail and the calm atmosphere throughout our stay. The only small issue for us was the water temperature of the outdoor bath. It was too hot for our comfort, so we couldn’t fully enjoy it. If it had been slightly cooler, it would have been perfect.

- Pamela (10/5): Highly recommend - Staying in a traditional Japaneae home has been a dream of ours and Kyoto Machiya Fukune was amazing! The staff was lovely and made sure we knew where everything was. They even made sure our robes fit and got different sizes for us. We loved the traditional breakfast option too. The restaurant staff was so nice and the food was outstanding! We also loved the outdoor private bath. If you're nervous about going to a public onsen, this is a great option to try the calming outdoor bath experience. We only wish we could have stayed longer.

The staff were beyond friendly and so welcoming and helpful. They performed a Tea Ceremony for us which was so special, and there was lots of free gifts provided which was such a wonderful gesture. Loved our stay and will definitely come back again. mata kimasu

- Suzanne (9/5): Superb - We enjoyed our stay at the machiya, we loved the traditional Japanese feel, the beds were comfortable, and the location downtown was great with shops and restaurants nearby. The outside bath and the tea ceremony upon arrival were additional highlights.
- Dawn (9/5): Machiya Fukune - Fabulous! - Very lovely, Japanese style which was what we were looking for at least once on our trip. Tatami mats, outdoor private onsen, choice of Japanese or western bed.
Beautiful host - Kiyo (apologies if my spelling is incorrect). Showed us everything we needed to know about the house and the area and topped off with matcha making lesson. Just lovely!! Location was great. An easy walk to markets and plenty of taxis if they were needed. Nothing to fault

Beautifully finished and well thought out. The staff we met were super friendly amd the welcome tea ceremony and warming gifts were very welcomed. Would have liked hot water for the taps upstairs but that's the only thing we had it in the downstairs bathroom so tended bonuses that one.

- Julie (10/5): Fabulous ryokan in an excellent location - Brilliant location , 2 minutes from a fabulous bakery /breakfast place and many good restaurants. We liked the outside bath and Dyson hairdryer . Generous selection of drinks in the fridge. We loved the kimonos , so nice we ordered some to take home and the owner had them delivered to our room the following day in beautifully packaged boxes , a great reminder of our memorable trip to Kyoto!
