All'odore di muffa si aggiunge quello del cibo del piano terra, ove è presente un ristorante, tendenzialmente simile al fritto.

Nach In- Kenntnis -Setzen der Rezeption wurde zwar unserem Wunsch nachgekommen, dass das Zimmer erneut gereinigt werden müsse, doch diese Reinigung bestand lediglich aus dem Aussaugen einer Ecke des Bettes. Es gab kein Verständnis für Sauberkeit, was den Aufenthalt für uns zu etwas Negativem machte - sehr schade…

- Shayla (10/5): Amazing hotel in a great area of Kyoto!! - Material Hotel is amazing!! The staff are all so kind! The rooms are absolutely amazing, and the bathrooms are so nice!!!! The location was perfect, so much is in walking distance including restaurants, a laundry mat, and the subway! It is a nice quiet street a quiet place to rest after a long day of exploring Kyoto. They have a list of recommended restaurants in the room that we really appreciated! We tried as many as we could and they were all great! I highly recommend staying here!! We wouldn’t stay anywhere else in Kyoto!

- Beandrea (6/5): - This hotel’s main feature is its decor. They provide no hospitality. I had to wait 15 mins at checkin before they acknowledged my presence. There was an involved customer ahead of me so I get waiting but there were two staffers there. Basically what you’re paying for is cool decor and location - that’s it. It’s not a bad hotel I just found the customer service lacking so I wouldn’t stay again.

The room was quite big which isn't common in Japan so it was nice.
The staff let us store our bikes in the entrance to the lobby. The main light in the room was very bright and white, a warmer and softer light would be great.
Location is a bit far from metro station and many areas of Kyoto (if you rent a bike it's less of a problem).

Close to the subway station and restaurants/cafes. The restaurant and rooftop area were a bonus. Would definitely stay here again. We loved our stay at Hotel Material. An internal laundry would be helpful. The closest laundromat is two blocks away. While it doesn't seem far, after doing 30,000 steps during the day, it is hard going spending the evening trekking to and from the laundromat.

One thing to know: The desk is manned very limited hours. The man who checked us in was wonderful and answered all our questions. We never saw anyone at the check in desk after that. So ask all your questions when you check in.
- Jos (1/5): False advertising - beware - The room was spacious and a nice bathroom. Felt very much like false advertising. The rooftop terrace and the bar / restaurant that are advertised on the booking.com page are permanently closed due to the contractor “going bankrupt”, as said by the person on reception when we checked out. This was also the only member of staff we saw, once when we checked in and once when we checked out. There was no one on reception during the hours listed on booking.com which made it extremely difficult as we had issues with our room we wanted to ask about, but with no staff present we couldn’t get an answer.
It is a real shame as the hotel has potential to be a nice stay but we booked it for the facilities and none of them were open and no staff around to explain why until we left.

OK for one person just to go and sleep, but not much room to sit or do any work or eat anything. No coffee. Street was a bit noisy even very late at night, but tolerable.

I especially loved going to the roof top to take in views of the skies. I didn’t realize it’s not near any tourist spots. I loved the unblocked skies. We are on the wrong side on the mountain so can’t see sunrise from the mountains.

By Japan Standards our room was actually fairly large and had a great industrial mixed with Japanese traditional feel to it. Despite facing a major road, road noise was minimal, the location was a short walk from the nearest subway station and was comparatively short walks from many of the top tourist locations in the city.
We walk a lot on trips in general (approximately 10 miles a day on average) so of course this is all relative.
Our room was a 3rd floor walk up so it probably wouldn't be ideal for those with mobility issues.
We ate at Detail ramen, the restaurant that shares the ground floor with the hotel, twice on during our stay and were quite happy with the meals we had! Be sure to look at their hours if you want to make that a part of your stay and keep in mind that the restaurant is cash only and their ticket ordering machine only accepts the older bills (at least at the time of writing this).
Overall the hotel staff were very friendly and patient with us when we needed to use google translate for the few things language barrier got in the way of. The premises was quiet and just generally really lovely. It was the only hotel we stayed in during our trip to Japan that we actually felt excited about spending time in.
Because we found the room so pleasant we ended up changing around our itinerary a bit to get up early and go out to see and photograph sites before sunrise, come back to the hotel for a mid day rest and nap before going out in the afternoon to evening for more site seeing or shopping.
We also spent a couple evenings enjoying some drinks we purchased at the Lawsons about a block away on the rooftop while watching the sun set, talking and reconnecting.
For the right kind of traveler this place is an absolute gem in balance between affordability, comfort, and location. We wished we had had a couple more/better pillows on the bed, and maybe a few more hangers/hooks to hang up and store clothes. These were both minor things that can hardly be considered issues by our metrics.

- Alexandra (2/5): terrible - The location within Kyoto is good in the sense that lots of great things are in walking distance. The rooms have an industrial chic to them, which is kind of cool if you're into that kind of thing. However, it's on a very busy road and all but the two family rooms face the road. Unless you're deaf (or like road noise), it's horrible - I had to sleep with noise cancelling headphones every night, which doesn't make for a restful stay. The mattresses lie on an old carpet and it was hard to tell whether it was clean (didn't feel that way). Would have moved had I been able to, I couldn't wait to get away. When I finally did get away, I forgot my electric toothbrush in the room. I contacted the property immediately and asked if I could pick it up the next day. But not only did they not get back to me, they also hadn't bothered to ask the cleaner (nor was the cleaner contactable when I went over). So it's gone. The hotel is minimally staffed - someone is there in the afternoon, but otherwise there is no-one. You have to make your bed yourself, you only get fresh towels if you put a sticker on your door. For breakfast, you have to walk 8 mins down the road.
The hotel I eventually moved to was infinitely more welcoming, relaxing, comfortable, quiet, better location, and for almost the same price, a beautiful breakfast and amazing service was included.
- Young Geun (10/5): - All the facilities in the accommodation were satisfactory, maybe because it was a solo trip. In particular, the location was very suitable for traveling. However, the large windows on the side of the road and the traffic in the room were uncomfortable, but it's not a big problem. This is an accommodation that I will consider as my top priority during my next trip to Kyoto.
- Yue (7/5): Nice quiet part of town. - Near a few well known shrines. 15 to 20 mins walk to the shopping street, nikishi market and gion. There is no lift. Beware if you have multiple luggages.

- Dariya (9/5): Superb - The place was great, and the staff was super friendly and helpful. The room is rather spacious and has an interesting design. Beautiful surrounding area with shrines and a museum, also you can easily walk to Gion. Comfortable futons and good sound-proofing. A decent ramen restaurant as a part of the hotel. Big terrace on the roof. It's prohibited to bring your own food or drinks on the terrace, though the bar wasn't working for our whole stay there. Would be great to hang out there with some drinks and snacks.
- Liz (8/5): Good location, room for improvement - I found the location perfect to visit temples and Gion, while being outside the chaos. 5-10 min away from the metro and close to many bus stops. The room has a nice design, bathroom was clean and there were many amenities. Despite being on a main street, traffic noise did not bother my sleep The room was not very functional. No place to hold the luggage. No real space for a second person. The bed is on the floor, but it is not a futon, it is a soft mattress with a normal pillow. After three nights I had back pain. The duvet should be in cotton. It is impossible to take a shower without flooding the bathroom ( design error). There is quite a lot of dust in the room, please clean the filter of the aircon! There is no elevator. The place has a total of six rooms and the receptionist is there very rarely.

The hotel is 10 mins walk away, and 20 mins walk from the town centre. Excellent location, and I really liked the clean modern interior design too.
The reception staff were excellent, very friendly and helpful, and spoke English which made everything easy.

The best thing of all was Geronimo the manager who was so friendly and welcoming, helpful and knowledgeable, he really made the hotel feel like a home from home. Thanks for a wonderful visit in kyoto.

Hotel was comfortable inside and easy to catch various buses to Kyoto sights. Rooftop patio was very nice! Plan on a ~10 min walk to restaurants/bars and need to catch a bus for most sightseeing.

- Patricia (9/5): Wonderful Hotel! - Hotel Material was a great choice for our family vacation in Kyoto. Very cozy and clean, great staff and location. The only thing that we wished they had was maid service. We don’t know that they didn’t have this which was a surprise. You also have to request clean towels if you wanted them which is something I didn’t want to have to worry about while on vacation. Over all I would stay there again! See above

- Leah (9/5): We really enjoyed this hotel a lot!!! - This was a small boutique hotel, so lovely and quiet. Jeronimo, the manager was so so helpful - nothing was too much trouble for him (it was also nice to be able to have a good conversation in English)!! It had a lovely roof top terrace that we would have loved to relax on with a drink but…heh, kids, aren’t fond of ‘relaxing’. Great restaurant just two doors down and a ramen restaurant downstairs in the hotel - so easy to grab dinner at the end of busy days!!
Plus my kids got a good kick out of the toilet seat that opened for you as you walked into the toilet. Apart from possibly needing a new shower curtain (and really that’s kind of looking for something to pick on), nothing really.
