- Genaveve (2/5): Hotels.com helped me book a room at a CLOSED HOTEL - This hotel had been sold a month prior to my booking. I found this out at 9pm from ANOTHER HOTEL after showing up to a dark, snowy, locked up lobby that had 3 phone numbers listed, all of which didn't work. After calling all of the numbers then frantically googling other options, another couple showed up at the lobby also stating that they had made reservations in advance. After some confusion, we all realized we were screwed. I had to immediately figure out a solution as it was a cold winter night and most lobbies close at 10pm. I got lucky and was able to a room at a hotel across the street, where I found out about this hotel being sold. Since the hotel was sold and the business fully shut down, why did hotels.com fully charge me for 2 nights then leave me stranded?
- Patrick (2/5): - Generally really run down, had plywood in door windows, coffee pot dirty, large air cap between bottom of front door and floor. I left and went to another motel.

- Jeanne (2/5): - This is one of the worst rooms I’ve ever reserved. Our first room didn’t lock, so they gave us another room. It smelled so bad and the sheets were stained we couldn’t even sleep there. Don’t waste your time. Look elsewhere.
- Brandon (4/5): - Very dirty and run down. Lack of bedding (blankets) asked for additional and never got any. The bathroom was an absolute dump. The toilet wasn’t even bolted to the ground. The floor was gross. Lack of toilet paper. The water pressure was extremely weak, basically dribbled out. The heater was junk. For the price I expected better. I actually just changed a future stay to another hotel. I won’t stay here ever again.

The bedspread was stained, the mattress was horrible; hard and sank in the longer you layed there. The paint job unfinished, the bar to hang your towels was torn off the wall the toiletries were questionable. The stove was dirty or rusty.? Having a horrible mattress made everything else more egregious.

There was no soap for the room. Complimentary breakfast was not held because no one from the hotel showed up. No one at front desk either in the morning for this and check out. Was deeply disappointed for the price I paid for this place

Old entry door with paper covering where glass once was. Check in person said Expedia charged me too much for the room. Would not recommend!!

- Faith (2/5): - I usually do not leave bad reviews but this place was horrible. The floors in our room were dingy, busted up and dirty. The bathroom has 5+ paint colors on the wall and it looked like a 6 year old painted it. The walls are paper thin and we heard the angry ramblings of a drunk and/or high man all night long. The towels were torn and stained and the toilet was not clean when we checked in. I could deal with all this if the room was priced at $80-90 a night but $150, no way. Save your self a gross out and stay somewhere else.

The tiny bed pretty muched folded in half, we had one thin bumpy sheet as our blanket, there was no trash can in the restroom, the shower handles were spickets for outdoor, the curtain to the front window which is on the street was see thru. There was no hand soap or any type of soap in the restroom. I take my own toiletries, but have never stayed anywhere without even hand soap. The breakfast included, was donuts, cold cereal or molded fruit. I got an apple that looked like it was already bitten and had mold. I am really contemplating stopping payment on this transaction.

Bathroom drapes so short anyone walking buy can see in. We travel a lot and love Pagosa springs but this location is the worst hotel/motel/cabins I have ever been to

- Amanda (6/5): Has potential. - Great check in. Excellent staff. Room looks like the picture but needs help. Overhead light didn’t work along with tv. Staff was nice and put in new batteries in remote but that wasn’t the issue. Bathroom could use help. Mismatched towels, chip on mirror, toilet used with poop and pee still in it. Shower had hairs and drain was not attached but hot water felt good. Coffee maker worked. Bed sank in the middle. A quick stay needless to say.

We could them in their chip bag, snoring, and their tv. The bed was very uncomfortable with just a plain inner spring mattress.

- lincolnt922 (2/5): BYOTP≤ Bring your Own toilet paper & low expectations! - If you've ever seen a horror movie that fades in on a couple being checked into a Notell Motel by the folks who murdered the rightful owners of the motel, stuffed the bodies in the ice machine (which incidentally, this place did not have) and assumed the lives of the proprietors then you've already seen your future if you are planning on staying at the San Juan Motel. My wife and I made an anniversary trip to Pagosa Springs. Thanks to mother nature's wry sense of humor, our original plans of setting up our camper on its maiden voyage was dampened due to torrential downpours and thunder storms in the area. We decided to ease into our outdoor adventure, and spend the first night in a local hotel. After looking online the San Juan, boasted an impressive array of photos and amenities and had cabins available...how cozy! Upon arrival and being checked in by aforementioned desk clerks. We were directed to cabin #10 "the one with the good fridge" according to Ms Desk Clerk. The entire property was overgrown with weeds and in a general state of disrepair..how rustic we mused. Upon entering Cabin #10 and beelining toward the restroom complete with WET not just damp but sopping wet folded bath towels over the sink, a puddle of water on the floor near the shower and NO TOILET PAPER, I yelled out to my wife to bring some of ours from the camper. Ok, now, the ceiling was only partially painted, apparently they were waiting for Rembrandt to return and finish the highly technical portions around the light fixture. The bed...ugh, the cover was visibly stained and dirty to the point where you could only assume it had missed its last 14 scheduled washes. We were terrified to pull the covers back. The a/c unit was padded with the curtain around the window frame, but, the fridge was indeed a "good one" in that it worked, dingy yellow in color circa 1982 but cold enough. We figured maybe we were just road weary and cranky, but since a nap on that particular bed was out of the question, we went out to enjoy some drinks and lunch. After thoroughly soaking our sorrows with fried cheese curds, frozen drinks, beer, and single malts in a couple of decent downtown establishments we returned. Our spirits buoyed our B.A.C in perfect balance my wife entered the office to inquire about the hot tub, specifically where we may find it. "oh, those are really old pictures, we ain't got that no more" Okie Dokie, we returned to Cabin #10 determined to make the best of our $165. Eight minutes into our determined revisit, we packed and left in the pouring rain to take our camper on its maiden voyage. Knowing full well that setting up a new camper in an unknown location under constant downpour and thunder storms was preferable to one more minute at the San Juan. Oh, did I mention the smell???

- Kristen (4/5): Horrible beds - The bed was TERRIBLE. Hardly got sleep for 2 nights because the mattress was so bad. It literally felt like I was sleeping on a box spring. The room had a funky smell to it. It was hard to catch anyone at the front desk. The TV didnt work. The only positive things: good water pressure in the shower, and the property was quiet considering it is right off the highway. For what they charge per night, it was absolutely not worth the cost. They need to replace the mattress and the bedding. We went to Walmart to purchase our own sheets, pillows, and blankets!

Had a funky old smell. Supposed to have continental breakfast but nothing was there. Check in guy was nice though.

Front desk help was very friendly and kind, so that was a plus. Shower towels were thin, but the water was nice and hot. I just didn't feel very safe in the room.
- Angela (2/5): Sh!t hole - Absolutely disgusting. This is the worst hotel. Actually we didn’t even stay, we took the key back to the front and left. Navy blue sheets with stains all over them. Hairs all over the bathroom. Dirty toilet. Just gross. No thanks!!

The mini fridge had old food left in it. The location advertises Wi-Fi, but the Wi-Fi is only accessible from the main building, which closes at 10pm. To top it all off, the beds are arguably the most uncomfortable I have ever slept on.

Another couple called the Manager to complain and she was dismissive and rude. Called the lady white trash and said she would be there in 10 minutes to kick her a. Will never stay here again.

- Terry (2/5): Inspect before you pay... - We picked this motel because it had very good ratings. The man at the desk was super friendly and nice, but that is where the good ended. Our room had no toilet paper, no soap and only 1 towel. He did respond and brought the missing items. However, the room was not clean. The walls had smears, especially near the toilet, the tub didn't look like it had been scrubbed in some time, there was a bug on the wall and the deadbolt on the door did not engage. The walls are so thin we heard our neighbors' entire conversation, and their TV sounded like it was in our room. I also heard that tenant complain of only one towel for both her and her father. The bed my friend was on seemed OK and she was not bothered by the smell, but the one I was on nearest the front door seemed to be only a box spring with no mattress. It was uncomfortable. The bedding smelled OK, but every time I laid down all I could smell was a stench that I can only describe as an old man that chews tobacco and hasn't taken a bath in several months. It was nauseating and I was unable to sleep. This property is in a convenient location, has much potential and I wish the owner well, but he needs to gut room 54 (and probably others), repaint, new carpet, new mattresses, etc. In fairness, he "may" have upgraded a room because there was an old mattress behind the building by the dumpster. Forget breakfast, all I saw was some cereal and not much else, so we went to the restaurant across the street.

Shady people on the property. Cobb webs hanging everywhere from the ceiling. Opened the window to see a junk yard of dirty mattresses and furniture. To be honest the place was disgusting and I would not stay there!!!

Breakfast was from 7:30-9:30, but when the food or coffee ran out, that was it, even if it was 8:00. The coffee was gone, so they just shut it off! The only redeeming quality was they had comfortable beds. After booking more than one night, I got my money back for the remaining time and checked out.

There was no toilet paper. The property in general is in disrepair. The room appaired clean but there was dirt shoved int to corners. Surprised at check in by a $25 per pet surcharge that was not disclosed on this site. The beds were pretty comfortable and the location is awesome. This property could be a gem with investment in n updates and professional management.

But unfortunately The ac was in the bathroom window and there was a gap so anyone could see in there if they were looking and it didnt cool the room very well, It was a little dirty lol our feet were sticky after we showered feom the floor but the bed was clean and comfy so it was ok. The area is beautiful! Lots to see and do, plenty of shops, restaurants, dispos close by.
- Verified traveler (10/5): The same for decades. - Stayed in one of the cabins. I've been going to the San Juan for well over 20 years. I don't think they've bought new towels yet :) this place has always been funky and it is still seriously funky. It has everything you need to shelter for a couple of days, the bed is comfortable. Many aspects of the cabins are somewhat weird, such as that none of the curtains fit the windows they are on. It seems like they're in the middle of doing some major upgrades on a few of them, wiring and so forth, which will no doubt help. I love this place because it's so predictable. It's also extremely animal friendly. Doesn't matter how many dogs are how big. However, you should be aware that they do charge a per night animal fee which is not included when you book the reservation. Added $40 to the cost of the place.

The bed was comfortable enough and the location was very handy....but if you value cleanliness, this is not the place for you.
- Jared (4/5): - Tv didn’t work they said they have a lot of problems with them, tried to get get help they didn’t no how to fix it either, rooms had funky smell….. Breakfast wasn’t bad and had good coffee. Some staff was nice and helpful and some not.
- David (2/5): - Absolute worse motel stay, we thought were staying in cabin instead they switch us into a 1960s motel that was not only dirty but unsafe. Smoke alarms barely attached to the ceiling, black mold in bathroom, no soaps, dirty walls and.light switches...we arrived late so couldnt get another room, woke up and left when we brought the room condition up with manager, no apologies no accomodations just her blaming us for the conditions of her property. SCAM STAY AWAY.

- clpayne (4/5): 1 star hotel rooms, maybe 2 star cabins at best.... DISAPPOINTING - 2 star cabins at best. Motel rooms 1 stars. First an fyi......they charge a 3.5% surcharge if you pay for your room with a credit card. I made our reservation over the phone bc their web site was not working. Their website does not mention this policy (I went back & verified). They did not mention the policy on the phone. It was disclosed at check in. Who travels with $800-$1,000 in cash?!?! We had a 5 nt stay so a large hotel bill and thus no other option but to pay the surcharge. I understand they are merely passing along the credit card company fee, but this needs to be disclosed up front so we can prepare accordingly. We booked this property (CABIN #5) 100% for the location. We knew going in to it the motel rooms were low quality and not for us. The cabins online photos looked “better” ….not good, but better than the motel rooms. Here is what we were looking for in a property: *In town to run/walk/hike the trails connecting the town *Pet friendly *Not a hotel/motel (too many yrs of hotel stays for work! 🙈) *Located on the water (preferred, not required) This property fit what we were looking for and nothing else did. We spend very little time in our cabins when we travel so didn’t need fancy. The property has soooo much potential if they would just put a little TLC to it. Things we liked about this property: *We loved having the trail head to Reservoir Hill Park in our backyard. So many different running/hiking options in that park. *We loved being able to walk to restaurants *River access not directly outside cabin, but very close for our dog to play *Continental bkst provided free (cereal, yogurt, fruit, oatmeal, donuts, etc)....typical items. Yet as the week wore on the bkst progressively got worse. ISSUES WITH THE CABIN/PROPERTY: *Shower had no handle??? *Bathroom sink had nearly zero water pressure *No dish soap, dish towels or paper towels in kitchen. Had to ask3 times for items. *2 double beds so cabin for 4. There is NOT enough plates, silver ware or cups for 4 people / 1 meal. *The front door looked like part of it was shaved off at the bottom. Light came in, bugs could get in (although didn't seem to happen, etc). Didn't seem safe, door needs replaced. Middle of door held together with clear silicone...you can see the light. Reference my attached photo..... *Kitchenette table wobbles so much it couldn't be used. *Outdoor picnic table was in the weeds and broken. Looked like it would collapse at any minute. *Coffee table wobbles and also not secure. *Windo air unit was behind a curtain. Fortunately we had a chip clip to roll up the curtain above the air unit and yet still have privacy in the rest of the room as this window faces the main busy road. Took FOREVER for window unit to cool a small cabin. *Toilet paper holder was behind a long curtain. *Stains on both bedspreads. *Area around our cabin littered with cigarette butts. *Exterior of property was in various stages of unkept from needed mowed, abundance of weeds and some untils looking like they hadn't been maintained in a LONG time. Their website photos paint a different picture....unfortunately. *Cabin #5 is a duplex and the walls are THIN. You will hear everything. *Exposed nail on our patio that was a trip hazzard / accident waiting to happen. I hit it once but fortunately was wearing closed toed shoes. Asked 3 times to have it addressed and nothing done. *Wifi is spotty at best. Front desk said yea we have really old equipment and it's not reliable. Ok well then perhaps invest in new equipment?! *Continental bkst became progressively sparse as the week wore on. By Thur there was 1 piece of bread, no yogurt, no bowls, no fruit, no donuts, etc....I asked and they did find a 4 pk of yogurt and bowls. They said they needed to go shopping. You think? We made this property work and did enjoy the access to the town trail systems, accessiblity to restaurants, etc..... However, we'd not stay here again. You may want to consider the River Walk Inn across the street. They were not pet friendly or we would have asked for a refund for our stay here and moved across the street. Property has soooo much potential with an prime location, but the owners just don't seem to care.
- Verified traveler (8/5): Perfect location and space - This spot is great for walking into town, it absolutely served its purpose for us! The room space was good, the bed was SO comfortable, but the overall room cleanliness was lacking.
- Gary (8/5): - Had a nice little room with a good bed. The breakfast offered was not so good. It appeared that many items were missing the morning we were there.
- Karla (8/5): - Management staff was friendly, cabin was fair-quaint which was cool. needed some updates, no towel racks on bathroom, water heater had leaked and was dirty around it, AC didn’t work very good - had to open windows and run AC to cool it which finally happened about 3AM.
- Karin (4/5): - No blinds in cabin, just see through curtains. Stove top had grease baked on it. Steps had large chunks of cement missing. Lighting was far apart and dim. Shower head leaked so bad behind it that very little came out head. Toilet was very low. Did not get housecleaning unless we asked.
- John (2/5): - There was no attendant at the front desk upon arrival. They left a number to call and stated on a sign that they were “out on the premises” and to call the number. Called the number and was directed to a full mailbox and was prompted to send my number to SMS. We waited and received no call so 2 more attempts were made with the same result. I finally walked around the premises and found the desk clerk sitting outside with another person. They quickly responded and got my wife and I checked in and handed me (1) room key. Later that evening I made the mistake of leaving my room key on the bed and locked us out of our room. I made (3) phone calls to the number I had used earlier that day and got no response. I looked around once again but this time I found nobody to get us in. My wife and I had to spend the rest of the night sleeping in our vehicle till 7:00 the next morning. My wife finally found an emergency number and was able to find someone to let us in. My wife told her about our predicament we had that night and how we repeatedly called the number and got no response and she stated that “oh I let that phone die”. So, all in all the place was clean and and fairly maintained but their customer care left a lot to be desired.
- Amber (2/5): - We ended up not staying here due to how dirty our room was. The smell coming from the room the minute we walked inside was horrible. I was in that room for 5 minutes and told my husband we are not staying here. Requested a refund already and have informed the front of this issue but they didn’t seem to worry about it too much.
- Susan (2/5): - The check-in took half an hour and was totally chaotic. The room I went to was unavailble so I was sent to another rom that was filthy. I wound up not even staying there.

- Randy (4/5): Too many negatives. - Positives: table and lamp with electric outlet and USB port, bed comfortable, nice pillows, bed was clean. Negatives: no rug for bathtub, old and worn out, needs painting, the bathtub was so worn it looked dirty, dirty shoe prints in bathroom, breakfast present on our stay, two pieces of bread, 3 pieces of raisin bread, 4 muffins, no cups for coffee, yogurt and milk. The place is just rundown. For sale sign in the window.

- Crystal (6/5): - The bathtub has moldy areas and was quite slippery. There was leftover coffee from the previous occupant in the coffee pot. Only two thin towels and one hand towel was provided in the room. We had to find the check-in clerk to get a remote for the TV.

- miguel (4/5): - Staff was warm and friendly. Facilities old and run down. Exposed wiring in the room. Poor lighting. Poor Wi-Fi, couldn't get a good, strong enough connection to finish necessary work. Frustrating remotes, needed 2 to make the TV work, and then the guide and channels were confusing and frustrating. It was quaint, but uncomfortable, especially at those rates.

The walls are paper thin and you can hear everything from the room next-door. Definitely won’t stay here again canceled and took our second night elsewhere.

- Maria Danny (8/5): Boom, bang, pow. - We checked in quickly and started exploring. The location is absolutely outstanding. We were able to walk directly from our room and explore a tiny bit of Pagosa. And it's super close to a Riverwalk. There are pet friendly restaurants here in Pagosa. We went to the meltdown. And overall it was fantastic. It could use a little updates. But for what we wanted it was perfect. And to be clear we wanted somewhere we could hang out with our dog "strawberry" and the kids could explore (that was my only prereq). We didn't use the TV once. But we did use the Wi-Fi and it did work. Skip breakfast so no feedback on that. There is a $25 deposit per pet. But again as long as our pup could hang out with the family it didn't even matter.
- Shyla (2/5): - When we arrived at 4:30 pm our room hadn’t been cleaned so we waited for 20 minutes for it to get cleaned. Then it went downhill from there. This motel was awful no fan or ac in the room. Fighting on one side of our room and hooking on the other which you could hear very plainly. No sleep all night then at 5 am every one was up again. We check out at 7:30 and waited at a restaurant instead of staying any longer. Would definitely not recommend this place to nobody. HORRIBLE is an understatement.

- Michelle (2/5): Do not get back after 10 if you need something! - Checked in, dropped off our stuff, went for food and a soak in the hot springs before returning at 1018 and our key cards didn’t work. Tried calling all of the numbers listed on the front door several times throughout the night to have someone let us in but no one responded. We (2 adults and 2 dogs) had to sleep in the car all night without blankets or extra clothing with temps dropping below 30.
- Phyllis (4/5): - The website shows cabins but we were put in a regular room next to Highway 160, so you hear the traffic . You get what you pay for. The bed was comfortable and the room was mostly clean but falling apart. The walls are paper thin so we heard the people next to us having sex and could tell you what show the people on the other side were watching. We had no WiFi as well and they acted like it was nothing big even though it was advertised in their website. The breakfast was danishes in plastic wrappers, cereal and yogurt and not enough for all the guests. We noticed the place was up for sale . It was the cheapest place to stay for a reason. If sleep is important go somewhere else.

The room had a jammed dead bolt lock so the young gentleman promptly checked it out and then helped move baggage to another room immediately. He apologized and quickly I was in a room with an added table for two. Pillow top mattress was very comfortable pillows need to be replaced, bathroom seemed updated. It was a quiet rustic type room off the Highway. I felt it was very overpriced for the ambience. Once inside it felt more like a cabin in the woods. Not what I would have chosen if I'd seen photos.

- Verified traveler (2/5): Bad News - This place was a dump. I'm requesting my money be refunded due to its terrible dirty condition. They say it's pet friendly but no rooms are set aside with no pets. Room smelled horrible & very old furniture. The bathroom linoleum was peeling away from the floor. This motel shouldn't be listed on this website or any other website for that matter!

- Verified traveler (4/5): No hot water - The hotel room was just ok, it needs to be updated bad. But it was not the worst I’ve ever stayed in so I would have given it a better star rating except there was no hot water. The shower would get warm for only about 2 minutes and then turn ice cold. So I would have to climb out soak and to wait for the water to reheat back to warm. And when my husband went to notify them the lobby was closed so we were sol.
- Donald (2/5): Don't stay here - Dirty room, barking chiuahua all night, horrible communication and NO HOT WATER OVERALL AND NO WATER TO THE SINK. Asked for a refund and no response.
- Stay44018188977 (10/5): Great management - This review is for the hotel’s management instead of the hotel itself. I have reservation to stay at this hotel for 2 nights with my mom. However the night before our trip, my mom fell and broke her hip. Although we are obligated to pay for 1/2 of our reservation, the hotel’s management waive this fee for us. This really shows their compassion toward their customers. We will definitely stay at this hotel the next time we go to Anacortes.
- Donneta (6/5): - The first room had not been cleaned…apparently for quite awhile. Bathroom floor was so dirty and we’re not sure the bed linens had been changed. They did give us another room that was better. Continental breakfast was good.
- Charles (4/5): - Motel was what I expected. Cheap & no-frills. Water pressure was terrible & no hot water. Came off of 4 days of backpacking, so I really needed a hot shower. Hot water temp was about body temperature. Otherwise, it's a bed and was pretty clean. For less than $100 total per night, pretty decent place to crash out on a road trip. Fix the hot water & I'd have been happy.

- Susan (2/5): - Went into our room and it hadn’t been cleaned. We got another room - only halfway clean. Woke up and no hot water - totally cold, not even warm. Called at 6:30 am - finally left at 9 - still no hot water. I know it was a cheap room, but you should get hot water. That should be a part of paying for a room. Heater hardly worked. Wish Expedia would reimburse me!! Lesson learned.
