The location is a bit outside the main area, about 15 min walk to any establishments and most importantly, it’s an uphill walk. The view however is very enjoyable. There is no luggage storage option after check out, only before check in.

We hadn’t received the door code via email but luckily other guests were there to let us in so no problem. The lovely ladies running the breakfasts were super polite & efficient, breakfast was excellent quality in a big dining area. Rooms were comfy & very clean, minimal noise heard from other guests throughout our stay as it’s a spacious big house.

• Hawkins (5/5): Disappointed - Breakfast was good and satisfactory. Bed was reasonably comfortable & clean as was the bathroom. No one to greet you on arrival, even though we arrived late afternoon, can understand if we were arriving late evening. We were in room 3, described as an executive garden room on the ground floor. Yes, we had a view of the back garden space, but couldn't access it from our room. Directly below our window was a small alley which had some sort of large electrical unit attached to the wall, it hummed all night long. A security light was also positioned out there which flicked on through the night as well. This I can understand, however, we had no black out curtains so the room kept lighting up, disturbing us & soundproofing was non-existent. Bare minimum on overall cleanliness (room & establishment), not much dusting going on. The shades on the bedside lamps were covered in dust. On our first evening we discovered that the shower head was split, (looked like it had been dropped) so when you turned it on it sprayed in all directions and you couldn't put it up very high otherwise it went over the shower screen. For someone at 6ft tall this made for an uncomfortable shower. The only info at reception was a number to contact in case of an emergency. So we decided to wait until the next morning & tell a member of staff then, which we did and were told someone would look into it while the room was "cleaned" . However, when we arrived back later it was to see it hadn't been done, fortunately there was a person to speak with. They went away to see if they could locate a replacement which they could not & suggested an email to the owner to let them know but there was nothing they could do for us, only for the next visitors.... This was not a cheap stay at over £500 for 2 nights, it was definitely over priced, certainly at this standard, which was very disappointing as most reviews read well. We won't be staying again.

De e-mail met incheck instructies en keycode was niet doorgekomen en er was niemand bereikbaar dus ik kon er niet in. Uiteindelijk is het opgelost maar het heeft mijn eerste vakantiedag goed verziekt. Het mailprobleem was nota bene bekend bij ze! Dus let op, zorg dat je de incheck informatie tijdig hebt.

I found the room at night could get a little chilly and our heating went couldn't adjust higher than 17°c. Although I should state that each morning we forgot to mention this and was out until evening too. So it could have been fixed had we have asked.

The B&B is beautifully presented, very comfortable. A short walk down the hill to the city. The breakfast was seriously one of the best I have ever had in a B&B. We really cannot fault anything much... I suppose the room was a little warm and one window was difficult to open. Other than that very small thing it was very comfortable.

About 15min walk into the town, or bus stop just outside the property as car parking seemed pricey in town. The only negative was a little traffic noise from the road, but our room was at the front of the building- but overall a stunning little place.

Camera poco insonorizzata. Se si ha il sonno leggero è un incubo perché, anche con i tappi per le orecchie, si sentono fortissimo i passi delle persone nella camera sopra e si sente un rumore costante e fastidio di un qualcosa di elettrico che ronza.

• Neal (9/5): Nearly 10/10 - Bath is worth a visit. Very pleasant B&B in all respects. It was nearly a 10/10. Minior issues such as heating blew fuse, pillows way too soft (personal preference i know). Parking a bit tight if villa full.
• Garry (10/5): We have not been to Bath for a couple of years the accommodation and staff were excellent and made for a great stay - Very close proximity to the centre of town with great bus routes access with a stop on each side of the road just 200 yards from the hotel driveway Excellent location and very welcoming staff
• Laura (10/5): Enjoyable stay in Bath. - The room was clean and spacious, with everything we needed and refreshments were topped up. Breakfast was delicious with a good choice and dairy free options available. Close to the main town and local shops. We loved it all but beware it's at the top of a big hill from the city centre.

• sara (9/5): Lovely decor, great location, would definitely return. - Fab hotel in a great location, a 15 min walk to the city centre. We stayed in room 7 which was spacious, had lots of natural light and super clean. Breakfast was delicious and staff super friendly. Allocated parking space a bonus. Despite the check in being 2pm, our room wasn’t ready till 230pm so we had to wait in the lobby. Wasn’t ideal after a long journey but we were happy to wait, very minor issue I had was that there was no apology or acknowledgement of the inconvenience from the receptionist for the delay.
• Lois (10/5): Very comfortable and lovely staff - Very friendly people, bed was comfortable and room very clean. Ideal location with the town being a 15 minute walk and the Combe tunnels 20 minutes, definitely worth staying and I’ll be returning again. Breakfast was delicious I couldn’t fault a thing there
• pippa (10/5): Excellent stay. - The room was beautiful, huge bed, very spacious and lovely big bathroom. Excellent breakfast. Very limited parking.

• Tim (9/5): Would definitely stay again - Breakfast was amazing great quality excellent variety. Member of staff who greeted us was super friendly and bubbly very helpful too. Fantastic location easy to walk into centre of Bath. Nice to have parking on site. Maybe more selection of teas in room (green/mint)

• Angela (9/5): Relaxing stay with beautiful decor - The room was spacious, comfortable, beautifully decorated with a very comfortable bed. Breakfast choice was good, very pleasant young lady who served us. The shower was a little temperamental and the extractor fan was blocked
