- Cristina (10/5): Great location, great for kids, close to the main sights! - The location was absolutely perfect for us! Steps away from the Colosseum and Roman forum. Walkable for all the main sights in Centro Storico. We traveled with our 2 young children and the space was perfect for our family of 4. The second room has 2 twin beds that can be separated or pushed together for one larger bed. There were toys, books and puzzles for the little ones to use and smart tvs in both spaces with Netflix/ Disney/ Prime. I especially liked the convenience of the laundry machine because kids can make quite a mess especially after enjoying a gelato. Overall the space was great, it’s on the first floor however you need to take stairs up to the space. There’s great restaurants close by, some are more “touristy” rather than authentic (in my opinion).

- Nissim (3/5): Needs improvement. - The location is good. The electricity system in the apartment is inconvenient and rather puzzling:
Electricity is activated using a dedicated key that is locked together with the rest of the apartment keys, meaning it is taken in and out with them. As a result, every time one leaves the apartment, the electricity must be completely turned off. When I wanted to step out while my adult daughter was asleep, I had no choice but to cut the power, which in practice woke her up.
The hosts suggested using the intercom, but when I explained that this could wake my daughter, no satisfactory solution was offered.
In addition, during our stay, technicians were sent to inspect the fire safety system. The visit took place while we were in the apartment, which in my view reflects poor judgment and a lack of consideration for guests.
Another issue is that the shower stall is very narrow.

- TB77 (10/5): Perfect flat at the perfect spot, strongly recommended! - Very clean, right sized flat at perfect location, Colosseum is just 2 mins away. Perfect restaurant right next to the house. Bad was a bit soft for us and mosquito net would be great on the windows, we like to keep them open most of the time.
- Paul (10/5): Perfect! - We were there for a short period mainly to just sleep, it did the job perfectly! Not much it was perfectly fine, the door entrance was small... thats about the only issue i could tell you about which is just not an issue at all!
- Amber (9/5): - Close to transportation and the Colosseo so you can enjoy the area better after the crowds have left for the day. The apartment is wonderful but my brother being a bigger guy had trouble fitting into the corner shower.
- Stenodegard (6/5): Awesome location, apartment as expected, horrid logistics and communication. - Property is mostly like what's shown in the photos. In reality the apartment feels slightly smaller, and the apartment has some minor defects after a few years of use. Nothing major, but loose toilet seat, loose sink, broken cabinet, broken cabinet in the freezer etc. The photos are probably not new. The whole apartment deal is run by a lady that's not physically available, so every issue you have has to be solved over messages, and this lady is also not very helpful. Due to this we ended up having to spend hours our first day trying to open the keybox and get our apartment key. It is worth noting that after some discussion we did get to stay in the apartment slightly longer to compensate for the lost time, but this was not without insults as to our inability to open the keybox ourselves.
We had some instances where the owner showed horrid unprofessionality insulting us by phone and in person, and also actually running into the apartment bedroom at 11 pm uninvited.
When asking this lady to order a cab, which is a service she offers, please double check the price with her before letting her order the cab. As we didn't do this, the lady unknowingly to us order a more expensive cab since she decided we needed it, and also didn't include city tax in the price, resulting in a cab ride being 18.99 euros more expensive than agreed upon.

We also loved how caring the owner of the property was, she checked up almost every day to make sure we were happy and if we needed any assistance. I cannot fault the property at all.

The location is unbeatable—just steps away from the Colosseum, making it super convenient for sightseeing. Being so close to major attractions, restaurants, and public transport made exploring Rome incredibly easy.
The apartment was clean, comfortable, and well-equipped, with everything I needed for a pleasant stay. The bed was cozy, and the space felt inviting after long days of walking around the city.
The host, Eliana, was wonderful—very responsive, friendly, and helpful with recommendations. Her hospitality made a big difference in my stay. The only minor downside was some noise from the nearby streets, but that’s expected given the central location. It wasn’t a big issue for me and was worth it for the convenience.

- Susan (7/5): Great location close to the Colisseum, restaurants, bars etc - The location was perfect for what we wanted, just a few minutes walk from the Colisseum. As I was travelling with my adult son, we had particularly wanted something that provided us with 2 separate sleeping areas, and this did just that with a large sitting room / bedroom that you walk straight into from the stairs and a second bedroom area. The kitchen was well-equipped and has a decent table and chairs.
The location is very close to a range of restaurants and bars (of mixed quality and price) and also to the Metro at the Colisseo stop. We walked from the Termini main station having arrived from the airport, and it was an easy walk with our bags. We had a mixup over gaining access to the apartment, as in spite of having confirmed a few weeks earlier that we would be arriving by 6pm (a change from our original requested late arrival), the apartment was not ready for us when we arrived.
The owner was very apologetic as she still had our late arrival time noted apparently, but we did have to wait almost 2 hours to get in. It was a shame but not a disaster as we went off to have dinner.
Also we found that area around the apartment was very noisy, and as I am a light sleeper, I personally found it quirky that the head end of the bed was up against the wall to the stairs where other residents were noisily coming and going late into the night.

Host was always quickly available with inst - We loved that it was within a short walk to Metro and bus stops, and obviously right next to the Colosseum. There really wasn’t anything that we didn’t like, but if I had to pick something it would have been the odd smell in the bathroom. It kinda reminded me of that weird smell you sometimes get from the water when staying near a beach. Couldn’t tell if it was from the pipes or what, but nothing I think can be done about it.

- Keris (10/5): Lovely little apartment in a great location. - A smart, bright, modern apartment in a central location that couldn't be better placed for exploring the Forum. Set one road back from the Via dei Fori Imperiali and the metro, it is surprisingly quiet at night. There's a good hearty restaurant just next door. The main tourist information office is a minute way. Eliana was always ready to answer texts, and arranged our transfer at the end of the holiday. There was a lovely welcome pack of cakes, and the kitchen was well appointed with all sorts of helpful necessities. It's great for a couple, but pretty cosy for 4! Expensive (but I can understand that, given the location). Slight smell of drains in the bathroom.

- Stephane (4/5): Disappointing - I stayed at this property in Rome from October 10-12, 2024 and was very disappointed with the experience. Although the location was great, there were several things that spoiled my stay.
First of all, the inability to charge my electronic devices while I was away was very inconvenient. In a city like Rome where you travel a lot, it is essential to have your communication tools at your disposal. A key was required to operate the electrical equipment
Secondly, I was surprised by the number of calls and administrative requests, especially regarding the payment of the tourist tax. The terms and conditions offered made me feel uncomfortable. (request to provide my credit card number or pay in cash)
Finally, the request to throw out my own trash seemed inappropriate to me, especially given the price of the stay and the payment of the tourist tax
In the end, I felt more like a tenant or a child than a customer, and that's not what I expect from a vacation stay. I hope this establishment will take this feedback into account to improve the experience of its future customers. »

- Дмитрий (9/5): Great location, very good facilities - You have almost everything in the apartment what you need at home. I would just add a kitchen towel. The restaurant below is quite noisy and people noise stops at about 00:00.
Before that time it might be hard to fell asleep.
WiFi was unstable. Sometimes it couldn’t load even a small image. Sometimes we could watch films.

The Air Conditioning was a welcome relief from the heat. There was nothing we didn't like.

We arrived early, but Ilisna would not let us in to leave our suitcases with the result that my backpack was stolen.

- Noelle (6/5): Pleasant - Location is fantastic! Literally steps from the Colosseum and a lot of restaurants. The restaurant directly below the apartment is GREAT! We ate there twice. The apartment was clean and cute! I requested a check in between 1-2pm that was approved. Got to the apartment at 1:45 pm, messaged host and she told me check in was at 2pm and to go have some lunch. Told her that we have too much luggage with 4 people to go walk and find lunch so we would just wait outside the apartment until 2pm. At 2pm, she texted me instructions to get into the apartment. It was clean and ready with no one inside, but she made us stand on the street with all of our luggage for 15 minutes instead of letting us go inside when we got there. There is AC, but it is only one wall unit in the kitchen that does not cool off the entire apartment very well. Thankfully there is a fan in each bedroom to help. Also, to turn on electricity to the apartment you have to put a key in the wall. That means, that while you are out during the day, the AC and fans are not running, and you come back to a very HOT apartment. The single bed that my 20 year old son slept in, collapsed on him while he was laying in the bed. It was missing 2 slats near the middle, and the one slat in the middle just fell out. I messaged the host to let her know. She said that she had ordered a net to fix it, but it wouldn't be there until next week. This bed would have been fine for a child, but not a 20 year old, 175 pound male.
- Stefany (10/5): Absolute perfection! - The apartment was perfect for our needs. Very comfortable, perfect location and the host was extremely helpful and considerate of our needs. I can not recommend this location enough. We especially appreciated the washing machine facilities - travelling with kids meant there was plenty of washing. Very convenient to have facilities in the apartment.

- Skevi (9/5): Very beautiful apartment right by the colosseum and other major attractions. - The property was beautiful. The keys were pretty easy to get to once I understood the keypad to release the keys. The host was very polite and helped us check in a bit earlier (since it was available for this occasion), which was kind of her. We loved the facilities, there was everything you needed, even powder for the washing machine, coffees, teas, sugars, various types of coffee makers, air con and fans, and lots of extra towels etc. Overall great amenities in the apartment and very comfortable arrangements.
The local is perfect, right by the colosseum, very easy to get to anywhere on foot, especially, the Roman forum, the Church that holds the Moses statue by Michelangelo, the trevi fountain and many more places. Taxi is easy to hail down from the main road which is just 1 minute walk from the apt.
downstairs there are many lovely restaurants, ice cream parlours and coffee shops. All good food and good service. There are a few convenience stores locally and even a carrefour a short walk away. Of course many souvenir shops with reasonable prices. The only thing that made me feel uncomfortable was the list of items we had to watch, such as strict instructions about how to turn off the AC by the control not by the power switch (fair enough!) but the constant warnings for penalties to be paid if something is ruined is a bit much. I was worried if the AC had another issue not related to misuse, that I would be stuck with the bill of over 200 euros! As well it was a bit odd that we had to carry out all of our rubbish to a bin 200 meters away or face a penalty. usually self service apartments/hotel accommodations do not request that you empty your own bins.
The apt layout might be inconvenient to some as the main bedroom is the first room you walk into from main entry door. The follows the kitchen, extra bedroom and bathroom. So if the person staying in the second room wants to leave, they would have to walk through the main bedroom. For this reason it is best for families with children to use the spare room.
The bathroom was lovely however there was a big patch of black mould high above the shower to toilet area, as well a splash of something brown on the tiles above the bidet (which looked questionable) I dont think the cleaner saw it because of the colour of the tiles. Other than that, the apartment was very clean and welcoming.
- Tracy (9/5): Great apartment in an amazing location. - The location was amazing. The restaurants outside of the apartment were some of the best we had in Italy. The apartment was cute and very comfortable. The apartment was literally a 3 minute walk to the colosseum!! The hot water heater for the shower. The hot water heater would cycle extremely hot then turn off and the water would turn ice cold. About 30 seconds between ice and burn your skin. The trick was to turn the water away from you and catch the 15 seconds of warm water, then repeat. Not enjoyable

- Greg (10/5): A great apartment in a fantastic location with a every helpful host. - We stayed her for 3 nights in late April 2024. The apartment was very well located a two minute walk from the Colosseum, Palantine Hill and the Roman Forum. We also walked back from the Trevi Fountain on one occasion and it took only 15 mins. There were multiple cafes and restaurants nearby to choose from and a supermarket about 5 minutes walk to buy provisions.
We found Eilina our host to be very responsive, advising how to enter the apartment, organizing a private transfer to get to the airport on our day of departure.
The apartment was located on the first floor of a private building in the old town. It had two bedrooms, kitchen and bathroom. It had everything we needed for a lovely stay. Tea/coffee were provided by the host and the apartment was beautifully furnished. We visited in Spring and did not require air con or heating.
The apartment had double glazed windows with fully covered metal shutters to keep the light and noise out. We like to sleep with fresh air and while fully expecting this to affect our sleep as we were in the old Town with cobblestones, found the resultant noise from cars, small trucks, scooters, cafes and drunk patrons throughout the night until around 1pm to be quite loud. When the windows were closed the noise was minimal……our choice to keep them open!
We would definitely stay here again as we loved the location and apartment. Washing needed some planning - exiting the room turns off the power, including the washing machine. The washing machine is wash-only and drying is rack only.

- Carol (7/5): Incredibly situated little apartment to base your Rome explorations. - The massive strength of this apartment was the location. Literally steps away from the Colosseum with about 4 gorgeous little cafes within 50m of it's front doors. To be able to soak up the vibe of Rome by just opening your window and listening to the sounds was just awesome. Eliana was a pleasure to deal with and the place was clean and well equipped. There was also a washing machine which was a huge blessing! The size of the unit would work really well for two adults. We traveled with two adult children - both over 6ft tall. The two extra beds would be suitable for young small children - but they weren't great for my 'boys'. The apartment also missed a lounge suite or comfortable place for the family to sit and debrief. There is a kitchen table with a few chairs, but that's about it. The unit is also decorated with 'breakable' additions, so families with young kids would have to be careful. One annoying thing is that the power turns off when you leave the unit - not ideal when you're trying to do loads of washing that take 2 hours each cycle!

Location excellent, only 1 minutes walk from the Colloseum and a further 20 mins walk from the Trevi Fountain. Downstairs is a very nice restaurant, we ate here twice. Tea and coffee provided too. We really enjoyed our stay here and Eliana was the perfect host, arranging our airport transfers and answering our questions. Thank you Eliana.

Situated off a quiet alleyway, we were able to walk easily to restaurants and major landmarks and the train station! The windows are incredibly well insulated from street noise and even have a blackout feature. This was a huge detail that we loved!! We were able to sleep in most days. My kids loved this apartment—lots of room to play games, dance, watch a show. There’s a washer, small kitchenette, and the beds were surprisingly comfortable!! All around, a wonderful spot. You must place a key into the wall for electricity to turn on. And you must turn off the AC unit before removing the key. Those instructions were a little odd, but not a dealbreaker. The bathroom is tiny. The shower is so small. I could barely fit, and a pipe came off the wall during my shower. Even with a very small bathroom, I’d stay here again. ALL the good far outweighs the minor defects.

Other than that beds were not comfortable, the linen was very old and my bed was not even made. Very uncomfortable when traveling with family. The stroller would bearly fit the door and of course it had not elevator. It was very noisy (restaurant beside the house) and the bathroom was very small. I would say though that the most disappointing part of the stay was the treatment we’ve got from Elianna the host. She was rude and disrespectful sending me text messages asking me in caps to re read all her emails, or sending me pictures of the webcam were she could see me trying to open the door. I’m a single mom traveling with a baby and she wouldn’t even offer to ask for a cab on my behalf to leave for the train station. I never in my life experienced something like this. If you are traveling with family I Wouldn’t recommend this place. Too expensive and not worth it.

It was extremely difficult to find the property and we had to park VERY far away in an expensive parking garage and drag all of our luggage to and from the property.
- Maria (10/5): A Wonderful Apartment in Rome - This apartment was absolutely wonderful! The location was incredible. It’s a 5 minute walk to the Colosseum, Palantine, Hill, the Forum, Trajan’s Column, and many restaurants. It’s also near Nero’s Golden Palace and many of the On-Off Tour Buses. A taxi stand was also close by but Eliana also gave me a number to call and the taxi came right to the door within minutes.
Eliana is the most lovely and wonderful hostess. She met us at the apartment and brought us a traditional Italian
Apricot pie to welcome us. It was so thoughtful and appreciated. Any questions that I had I texted Eliana and she responded instantly. During our stay she came and had the apartment cleaned, changed the bedding and towels at no extra charge. The beds were comfortable assuring us a good night’s rest. The apartment is modern and spacious with two bedrooms and every appliance needed. There was a small market nearby and reasonably priced that Eliana recommended.
I can’t say enough about our stay and I look forward to staying there the next time I’m in Rome. I highly recommend this apartment.
Thank you, Eliana for making us feel so welcomed. ❤️ There wasn’t anything we didn’t like. The shower was a bit small but the bathroom was spacious and Eliana provided body wash and small bottles of shampoo and there was a bidet and plenty of hot water.
- Andreu (10/5): Exceptional - Excellent apartment equipment. The hoster Eliana was very close to us and was asking for several times if everything was good. All was perfect. The location was very good. Less than five minutes from the colosseo and also very well connected to bus stations and tube. If you want to go to Trevi, Spagna or the city center I recommend to take the bus (bus station only 5 minutes walking from the apartment). The central heating in perfect temperature. The only “””””””bad thing”””””””was maybe the lacking of one more frying pan, but it’s not that important. (because we wanted to cook some fries but all ok). If I come back I will definitely choose the same apartment again. My girlfriend and I left very happy! Thanks Eliana for your hospitality.

I made a reservation at this hotel between 14-18 January. We stayed at the hotel on the night of January 14th. It was extremely cold all night. I wrote to the hotel owner that we had a child and it was too cold for him (not just for him, but for an adult as well). And we asked for a heater. The landlord said he would turn on the central heating. Although it was open for a while, after 00:00 the radiators got cold again. No extra heater provided. The host suggested we use extra blankets instead of properly heating the room. Long story short, we were not provided with the minimum requirements the business had to meet during our stay. A hotel has to maintain the temperature of the environment. We had to leave the hotel in the morning, considering the health of our child. I am aware that I have made a non-cancellable reservation. However, in this reservation, the business did not meet the requirements (fee is paid assuming that the provider will at least provide vital needs). Everyone is a good person when everything is going well. When things go wrong, the truth comes out. The owner of this resort didn't offer us a real solution when things went wrong (her solution was to cover us with more duvets). Although she did not provide us with vital conditions, she did not refund our money for 3 nights. She didn't care that we weren't satisfied while all this was going on. The provider's attitude was 'this is my solution, go or stay'. Because the hotel is centrally located and probably has a lot of customers. The satisfaction of the guests is not so important to her. Because there will always be someone who will stay because of hotel's position. She was too rude to even apologize for all this. As soon as we left the hotel, she re-advertised the days we made the payment as available on booking.com. I felt like my money was stolen. If you don't want your Rome holiday to be terrible, I suggest you don't stay here.

- Christie (5/5): Great Property, Host could be more Hospitable - Very good location, Period character property. Near many historic attractions. More soft furniture would have been appreciated. The owner made an issue of being asked for the remote control for the Air Conditioning. We were given a dressing down, being informed it wasn’t warm enough for the facility. Being in the city centre We consider this essential as the windows could not be left open during the night. You need a key to turn on the electricity. On leaving the flat one evening the mechanism came off with the key. This meant we had no power. The owner accused us of malicious damage. We were told this was impossible to happen. The fact is it did happen. We were then told we would have to wait until the next day for power. No apology, just a direct order to leave things alone as we were breaking things in her opinion. As it was dark and we needed out phones charged we manually turned the switch behind the fob, when we were doing this instantaneously I received a screen shot on WhatsApp of us trying to fix the problem. Now this is very unsettling. We were being watched on Camera! I noted with this screen shot there are 32 cameras. This i feel is not acceptable. Im sorry I understand the need to security Cameras however they need to be used in a responsible and considerate manner. We are mature considerate business people, our grown up Children were with us. One is a school teacher and the other a Policeman. We were not a group of lads on a stag weekend. This incident completely ruined our stay and we decided to leave early. Other issues we found to be many passive aggressive signs all over the property. I fear that perhaps the owner has had a bad experience with other guests and we are all being tarred with the same brush. Yes there are many good reviews and we should have been one of them. However there is there are exceptions. They are all saying the same thing. There is no understanding or empathy if things are not right or something goes wrong.
- Karen (9/5): Superb - The location was fantastic! The apartment was beautiful, exceptionally well decorated and equipped. Our hostess was SO patient and accommodating. She was WONDERFUL! The first day was hot and no A/C. our hostess, I guess, because of language barrier had a difficult time understanding our need for A/C. But, once she did, we were able to have A/C. She made a 2 hour trip to accommodate us!
Our phone carriers did not allow us to get the needed app for communication and that was a problem. It WAS NOT anyone's fault except our phone carrier's.
- Melissa (10/5): Modern very clean comfortable apartment for 3 adults in great location to Ancient Rome sights. - WE WERE VERY IMPRESSED WITH THIS APARTMENT. Fantastic location. Just a couple minutes walk off a main street but the sound wasn't noticeable. Less than 10 minute walk to the Colosseum. Good bistro good pizza and outdoor seating 1 minute walk and lots of other good food choices and well as Pharmacy just over a 5 minute walk. The decor was clean and stylish. Very comfortable beds. KING BED AND TWIN DAYBED (big enough for an adult). There was a welcome basket of teas/coffee pods. Nice dishes and silverware. The host left a bag of ice in the freezer which came in very handy when one of my family members fell while visiting St Peter's square. The host checked in to make sure we were comfortable and to answer any questions about the unit (how to turn on the A/C, which worked fine) The host has a WiFi instruction sheet on the kitchen table to refer to. The unit was obviously recently updated and renovated, VERY clean. We did not use the in unit laundry but the appliance seemed very new. The bathroom was very clean and the water was nice and hot. There are some steps up to the unit but they weren't difficult at all...I liked that we were not on the ground floor for security sake. The photos in the listing are current and accurately reflect the condition of the apartment. The apartment has good signage and was easy to find. There is a luggage storage business just a few door down the street, which was a lifesaver as we arrived at FCO at 7:00 AM. The host is very responsive through Booking.com messenger and WhatsApp. We did not have a rental car so I can't speak to parking situation. The only thing that I can think of is there were no screens on the windows so if you do decide to open them for breeze, you may find things flying in. Being from America, we were used to colder climate control but with the a/c and the fan, we were quite comfortable even without the windows open.

- Gillianne (9/5): I would stay there again without hesitation - The location was excellent. it was extremely clean and well-equipped. I had no complaints at all except the shower head was slightly broken.
- Christine (8/5): We had a lovely stay, in a quiet and comfy appartment just a few minutes from the colosseum. - the appartment is in an ideal location just a few minutes walk from the colosseum and the forum. There are plenty of places to eat nearby and the soundproofing is very good. The kitchen could have been better equipped - no wine glasses !! and the shower was difficult to use but these are minor compared with the positives
