- Devany (1/5): HET WAS VERSCHRIKKELIJK - Het was echt verschrikkelijk, mensen, a.u.b.! Maak niet dezelfde fout, boek het niet! Het is zo erg. Je komt aan en je ziet meteen het spookhuis, de schoonmaakster checkt je in met het maken van een foto van je paspoort. Ze woont in een klein hokje op de begane grond en komt uit Myanmar. Ze kan geen Engels en geen Thais, ze kan je nergens mee helpen als je in nood zit EN ZE WILT JE NIET HELPEN. Ze zei via Google Translate “ik kan niet met je praten”. Er waren overal beestjes, op het bed, op het bureau, op de kopjes! Alles was vies, heel heel heel vies! Ik ben weggegaan! Geld weg!

- Cedano (9/5): Confortable experience - Liked the location and the view. Very convenient and a lot of restaurants around. Good for the price I found a frog 🐸 inside my room, but hey! We’re in Thailand
- Marina (10/5): - The views are good, you can see Big Buddha on the mountain in front of you. You get what you pay for, but still recommend if you are not too soft-shelled. Nice location - very near rent a bike and 7/11. A bit of ants, but you won’t die because of them. We found the refrigerator last day xD also the roof was leaking but to us it was no worries.

- Arnaud (1/5): Trash - I stayed there deveral times before but wont stay again. The room was not ready, the aircon wasn't working, waited 2 hours with mosquitoes and decided to cancel. Manager didn't reimburse me (lost 4 nights), booking hasnt reimbursed me either. Trash experience, Room smells like urine.

- Bex (7/5): Nice spot but who is managing it? - Awesome location if you prefer quiet but all amenities close by. I had the place to myself and loved the view from the bungalow and patio. Didn't feel like I was in the midst of Kata, which isn't my favorite place. Too touristy.
No one, including managers on-site full time, only housekeepers for part of the day which makes it feel more relaxed, but... Poor communication/no communication on WhatsApp provided. I arrived early, so understandably, the housekeeper/on-site staff was not prepared, and gratefully, she let me check in early. However, after three nights, I decided to extend my stay another night and was greeted next morning at 10 by housekeeper (who doesn't speak any English, so we used Google Translate. Understandable but not straight forward using English to Myannmar) telling me to move rooms. I convinced her to let me stay in the room because the room was the reason I extended the stay. I didn't see why I should move when the rest of the bungalows were empty.
After that, when I encountered her, she basically ignored me and wouldn't even acknowledge I was saying "thanks" and "goodbye" when I checked out. It felt very unwelcoming. I'm not sure what happened there, but I appreciated the spot until those interactions.
So all in all, decent spot for the money but they could improve how and when they communicate with guests.
Perhaps she was beyond frustrated with being left in the position to manage guests without direct support from the owners, and as a young woman who only speaks Myanmmar language, I'm sure it's not easy.

The windows the view the light the huge mosi doors so the windows could be fully open the air conditioning and the fridge 🌞 The telephone towers in front of the building such a shame

- Jason (9/5): Definitely cosy and also quiet - Kata cozy bungalows is my new favourite place to stay in Kata. It's not a five star resort and there is no reception but it was a very clean and lovely room with a leafy outlook, a large balcony and friendly staff. It is close to a busy street with everything you could want, food, drinks, 7/11 etc but its off on a little side lane so it is nice and quiet. Will stay here again. Good price during peak season. Room serviced daily during my stay. It's a little rustic and has character charm which I like but if you're looking for a shiny 4 star or better experience this isn't the place for you. The room could use a more secure door lock and I couldn't work out how to use the safe but also I didn't ask. Its still a great place to stay though.

- Alison (4/5): High expectations, high disappointment. Low season-justifiable rate (definitely not high season). - It has a lovely view and is located away from the throngs of tourists but plenty of restaurants, cafes, etc. are within walking distance and the main strip. Let me preface this review by saying I have been travelling for 30 years and am as comfortable staying in a $5/night place as I am in a luxurious one. The first day I arrived, there was no air-con or internet, and the safe did not work. I sent a message to the owners, which they did not reply for the duration of my stay. There are no staff members on-site except for the woman who cleans the rooms, who is there for a few hours in the afternoon and speaks little English. So, if you encounter an issue, you are on your own. However, she was able to fix my air-con issue; she brought a remote from another room, but there was only one remote for the whole place, so she had to return it to the other room so the air-con was on for the duration of my stay whether I was freezing or not. The safe was never fixed. The internet was spotty, which was unfortunate as I was working during my stay. I had read the reviews about the tiny ants/insects before booking and didn't think that would bother me but it did. Within a few minutes of arrival, the exterior of my suitcase was crawling with them and it grossed me out. I kept waking up the first night to check and see if they were in the bed but thankfully they weren't. After one day, the tiny ants/insects weren't a problem and there weren't too many around. If you visit during the rainy season, take care walking up to the property. It is a rocky hill covered in green slub so I went flying but fortunately caught myself before falling and breaking something. The steps to the upper rooms are steep, narrow and slippery as well. This would not be a good choice for anyone with any sort of mobility issues.

- Courtney (1/5): Smelly rubbish everywhere - looks like an abandoned resort - Nothing Arrived to be greeted by no one with mosquitos everywhere and rubbish sprawled all over the grounds. We were so unhappy with the state of the place that we left and booked somewhere else.
Tried to resolve our issues with the property but they just declined to comment or refund.

The hotel is embedded in stone and forest, which makes it very special. The Aircon worked but condensation kept dripping onto the concrete floor in the room. Remote tv was not working.

- Zeyneb (8/5): Very good - They were clean so I felt comfortable, even the room was small they put everything you need like several dish, coffee, two chair, enough towels etc.
- Peter (7/5): Nice place, good value for money, very clean & spacious - Room was spacious, clean with basic facilities, including tea & coffee making facilities. The location was way back from the road, which meant very little traffic noise. There are a lot of shops & bars nearby, two mini marts & a number of restaurants, serving good food. The accommodation is fine, but they allow pets & someone stayed above us with a barking dog, which wasn't pleasant. Dragging your suitcases up two flights of steps wasn't fun, so if you're not very strong, you'd struggle, as there is no one at the place to help you. The Aircon worked but condensation kept dripping onto the concrete floor in the room. The cleaner told us the owner is aware of the issue, but hasn't rectified the fault. The mattress was very hard, as were the pillows. The Safe deposit box didn't work, same in all the rooms: the cleaner told us the owner is aware but hasn't bothered fixing them.

- Ryan (8/5): Room with a beautiful view - Fairly priced room with a beautiful view of the mountain where the big buddha sits, has a nice balcony out front to sit and enjoy a cuppa, about an hour and a half walk to the top to visit the big buddha, about a 20 minute walk to kata beach. Nothing, everything was fine.

The house keeping lady is very friendly and helpful
The room is tidy and the balcony is spacious I can hang all my diving gear out to dry
But keep in mind it is a house right next to the mountain , so there will be insects, I am fine with that, it’s nature after all

Worms and spiders were our roommates everyday! Quite an adventure.

We got the best room (no 2), some of the rooms seem a lot smaller, however, online they seem to all be listed the same (deluxe bungalow).

- Tetyana (5/5): A bed with the view - The bed was big and comfy, the view to Big Buddha on one side and to the jungles on the other was amazing.
Also it was the most clean place we've been to in Thailand. The room is very small, it's mainly taken by a bed. The bath is big and that's where are the closet and fridge.
The door to the bath could not be closed as it does not match a frame, that was very uncomfortable. Chairs in the room are very old and not possible to seat on.
We had a frog in our room and couple of lizards, later we discovered a big whole at the bottom of the mosquito net that they used to come in.

Cozy place. Good architecture and landscaping. Lots of greenery. Pleasant interior. I booked three months in advance and, by agreement, paid for a specific room with a stone inside (No. 2), but upon arrival we were not given it.
In room No.1 the ceiling fan and the lamp above the mirror did not work. When it rained in the bath's half of the room, water dripped from the ceiling in three places. But even in dry weather, there was always a puddle between the bath and the refrigerator. For 10 days, the leather belts lying in the corner became very moldy.
The hotel does not have a reception and it is difficult to resolve any issues. We never saw the owner herself. The cleaning staff are friendly but do not speak English.

- Pamela (8/5): Very good - Being away from the beach. More near local village. The climb up the stairs and the view. The bathroom area roof leaks badly so it made everything slippery and damp. However it is all tile. No big deal. If you require 4-5 star resort - this is not the place for you. This is more for the jungle type experience.
- Imogen (7/5): not as expected but lovely all the same! - very spacious and good value for money. the staff were brilliant and always there to hand. we even had a freshly picked bunch of bananas brought for us one day! balcony was lovely, with view of the big Buddha. we were surprised when we arrived as it looked not much like the photos! not as nice as pictures, but still good. coffee machine was in fact just a kettle with no coffee.
location wasn’t great, kata is lovely but it was hard to find and out of the way. great once we rented a scooter from down the road.

The wifi is super fast if you need to work, but the table is pretty small for all-day sitting As I’ve been here already I have something to compare:
— it was every day free tea bags, coffee and 2 bottles of water, now there is none
— neighbors got a huge dog and it barked 2 nights non-stop this time
— they cleaned a room every day half a year ago, now in a week the cleaning lady came just 2 times

What makes this day intolerable is the rooster that starts crowing at 2 AM in the morning and doesn’t stop till 7 AM. The whole situation is obnoxious! The only thing positive about the stay is the view of The Big Buddha
- Jackie (6/5): - The location isn’t the best, it’s tucked away and with a great view of the mountain with Big Buddha, but would have to walk for quite a ways to get to beach and/or food. Not much in one mile radius, but past that there is pretty much anything you need as far as necessities. No shopping like in the touristy areas.. just lots of street food and massages. There isn’t an office on premises, so when cab driver found location, he said to wait here for ten to fifteen minutes and someone would be by to give keys. The guy came by who was very sweet and smiley... he opened room and that was it! Checking out I wasn’t sure where to put key and called numerous times with no answer. The room was very cute. Tea kettle, coffee and creamer and sugar.. water, fridge, no microwave and good tv. Only one English Channel.
