- Gerhard (7/5): Good - The location right on the beach with fantastic views! The property is all over fantastic and Annie (the property manager) was very supportive and kind. I would definitely visit again if everyone in my travel group is fit enough to walk/climb stairs. The house is not suitable for elderly people or people with moving/walking disabilities due to the excessive amount of stairs you have to walk/climb to reach the property. We had to leave early due to that and my mother needed to be carried by porters to reach our taxi. This made us a bit stuck during our two days at the villa.

They made our stay extra special by organising surprises for my birthday - even cake and a couples massage. They really went out of their way to make us feel at home and have the best time. Which we most certainly did!
There’s lots of restaurant option right on the beach stretch, we didn’t leave or feel the need to leave the area for anything. It was awesome.
There’s no way to get to Bingin or stay anywhere in Bingin by avoiding stairs. Stairs are inevitable if you want to stay in Bingin, so this place is no different. It gets very hot in the afternoon and the aircons are quite weak. Would have liked colder air conditioning.

This property is only for people who are in very good physical health - if you have any mobility issues you should stay away from here.

Unable to open windows because of the monkeys, it was very hot in the afternoon, the property was starting to get tired. No storage spot for surfboards.
- Ehsan (8/5): Its good for healthy people, if you have medical problems reconsider other location. - The view from the balcony, however getting to the beach and coming is very trying , the owner is not spending any money for maintenance.
Air conditioning during the day is very hot . No microwave and no water Boil kettle. The front living room sliding windows are broken and not open all the way . Greedy owner left the house neglected and charging a-lot of money.
Sorry I have to be very frank Again the location and the view specially at the sun set time , and the host lady are very friendly and passionate 🌹

The beds and lounges were super comfortable. The masks & snorkels were a great bonus. And no mosquitos! We were a bit worried about opening the bifold windows downstairs. They were a bit loose and we had to be careful.

- Anne (10/5): One of the best stays I have been to! - On the pictures the Bingin Beach House looks to good to be true… but the shocking thing is, it WAS even better then on the pictures!! The hostess was a lovely lady who helped us with cleaning and even breakfast, the location was stunning on one of the best beaches of Bali. The Uluwatu mainstreet was reachable by taxi, but close by where some great restaurants and breakfast spots. By far one of the best places my family and I have ever been to.❤️ In the reviews I saw some comments about the stairs but it’s nothing so worry about. It gives you some movement during the day and you are used to it within the second time you walk it. It’s all worth it, trust me.

The surf was spot on and easy to walk to or paddle out. My kids are 8,10,12 and that is a good age or older. The steps to the from house is not bad but any younger kids or any older adults with bad knees or back might need to take slow. We also loved the outdoor shower! ❤️ Thank you for a wonderful stay!!! We also lived the media room! There is nothing negative at all. As a orthopedic nurse I just want the reader to understand the stairs. Hard ti fully describe, once you get to house you won't want to leave anyway! Note: go to grocery store before you go to house.

Restaurants a few 100m down the beach, very good snorkeling right out front, great staff especially the young girl Ketut who made us breakfast every morning! Great communication with the staff. We were completely fine with the stairs down to the property but I could see how some would have a very difficult time with the steepness and length of the path down.
- Tamsey (2/5): Dangerous, underwhelming and overpriced for the state of the property. - The view from the lounge room was beautiful. The property is severely under-maintained to the point of dangerous. Smelly, mouldy, dirty, tired, electricity constantly cutting out (this is not including the location-wide outage) so the main lights and fan wouldn't work (extremely hot), water cutting out inexplicably (couldnt flush toilets or wash hands), and the ceiling literally fell on my mum while she was in bed. If it had fallen on my baby or toddler, they could have been seriously injured. The owner claimed this is due storm damage, however this is untrue - it was windy but nothing a cliff-edged beach house shouldn't be able to safely withstand. It was clear the ceiling job was done very cheaply and was completely unsafe. They offered to have an air conditioner repair, plumber and electrician all come during our 3-night stay, which would be disrupting our time, rather than maintain the property properly between guests. We were very underwhelmed with the property and disappointed as we were so excited. We couldn't use the media room as it was perpetually damp and had such a thick smell of mould it was unbearable. Mould all along that window. Inside kitchen cupboards and appliances very dirty. The view is beautiful, however it is not enough to offset the myriad of issues this property has. They gave excuses that did not match up to the build up of issues so be weary. I urge the owner to PLEASE invest in quality repairs of the property for safety reasons and rethink their nightly price as it is much too high. Prospective holiday-makers, please make an informed decision, contact the owner prior to see if these issues are still present and hope that they will be honest.
If you do stay, ensure you get supplies and groceries before coming to the property as convenience store is a little while away. Monkeys do come in and steal from the kitchen so do not leave children in the lounge room unattended as they were aggressive.
- Anna (7/5): Gorgeous view on Bingin Beach - The view from this villa is PHENOMENAL. It might be the best spot on Bingin Beach. And the support staff were incredibly helpful, staying up late to meet us after our flight was delayed and making themselves available whenever needed via text. The villa itself has seen better days, with a kitchen and bathroom that are both quite worn. And potential guests should know that going from main road to the beach (where the villa is) requires going up and down a significant number of stone steps. It's kind of magical the first time or two, but our legs were exhausted after awhile, and we started planning our days around not having to go up and down the stairs more than once.
- Syed (8/5): Bingin Beach House was BEAUTIFUL experience - The view speaks for itself. We were absolutely WOWED when we stepped into the house.
They had great facilities in the media room, kitchen and an awesome stereo. Decor in the whole house was very tasteful and aircons worked beautifully.
Staff were responsive and Ketut who made our breakfast and did the housekeeping was also awesome. Shout out also to Finda and Johny who attended to our other needs and queries. There was some evidence of wear and tear in terms of the furniture. Upstairs there was only 1 shared bathroom which was not adjoining and toilet was also on the small side. There was also suddenly no water on the 2nd day while my husband was showering. But when we contacted the staff, they were pretty quick to send someone over to have a look and fix it.
Another thing we were not prepared for were the monkeys who even came in to steal the fruit from the table so after that, we didn't really leave the windows open too much during the day or even go out on the balcony upstairs. Would also have been good if the kitchen had a microwave.

- Bradley (9/5): Absolutely Stunning. - Absolutely stunning ocean front. Awesome surf with bingin break to the right and impossibles to the left. The house and views will blow your mind even all bedrooms with ocean views. . You pay staff a small fee to carry your bags to villa on arrival and back up on departure as there is about 5 mins worth of stairs up and down (not suitable for elderly) Can get food and drinks about 100 metres from this place on the beach including fresh seafood this is a surfers dream place and would be amazing for family's too. Wish we stayed longer. Will be back for sure. Some cheeky monkeys inhabit the area around the villla just spray them with some water and they leave you alone. Be careful with valuables as given the chance they will pick them off and run away. Some of the locks on windows need replacing due to salt air erosion.

It is amazing. Clean, comfortable, views from every room (including the 3 big comfortable bedrooms). Yes it's a walk down the cliff but with the friendly Balinese people carrying your bags, who could complain! Easy to communicate arrival, departure etc.
Plenty of places to eat nearby, awesome stay 5 star recommendation.
