The decor of the room , some amenities left for us Our room was next to the main entrance , you can hear when the other guests open and close the door , the noises from outside. Not providing earplugs knowing the location of the room was minus for me.

Un soggiorno costellato di momenti indimenticabili che varrà la pena ricordare, dal rituale della colazione, con prodotti di eccellente qualità e curato con sapienza magistrale, al giardino, uno spazio mistico, dove il tempo sembra magicamente sospeso. Un boutique hotel di accoglienza autentica e profondamente umana, in cui tutto parla di bellezza concreta. La qualità del tessuto del plaid del letto.
• Simona (10/5): Too short stay but happy to have been there! - Compliments to all the staff, professional, kind, and unobtrusive, and they are very attentive to details! The breakfast was delicious, varied, and unlike the usual fare found in traditional hotels. The garden is a little gem, nestled among lush greenery and blooming flowers, and it's truly lovely to enjoy a moment of relaxation after the chaos and queues to visit the magnificent works of art in the historic center. Highly recommended. to go away

Beautiful old building, lovely garden, and the rooms were very unique and comfortable—and quiet for sleeping! Great big bathroom and nice shower! The breakfast was delicious, and the staff were very accommodating. It was also very close to everything we wanted to see without being in the fray of the touristy neighborhoods. The only minor downside was that the room was a little small. We were ok with 2 small suitcases, but if you were staying longer and had larger suitcases to manage, you might want to choose one of the bigger rooms.

• JJM (8/5): Leuk appartement in Florence - Het appartement was erg comfortabel en mooi. Ontbijt prima. Wij vonden het een beetje onpersoonlijk en prijs/kwaliteit echt niet in balans. Florence is veel te druk met toeristen.

Location was perfect for us, 15 min walk to the Duomo and the centre of Florence. Great little trattorias and bars within minutes. Perfect for the Boboli gardens. Wish we could have stayed longer There was nothing we didn’t love about the property

• Victoria (10/5): A wonderful boutique hotel in beautiful Florence! - The hotel was amazing we had a great couple of nights for my husband’s birthday. The room was rustic and beautifully decorated, shower amazing, breakfast delicious. This was everything and more, about a 15min walk to the centre and 20mins taxi to the airport. Would not hesitate to recommend 🫶🏼

• Ellen (7/5): Beautiful and friendly staff, only downside was heat in room - It was beautiful and small which made it feel very homely, and location was great! The air con did not work at all, it ended up being 27+ degrees in room, with reception staff leaving at 1-4pm we tried to do everything to get it working ourselves but no luck. Windows opened it was ok but noisy throughout the night

Stanza pulitissima, calda, cuscini comodi (rarissimo negli hotel!), colazione abbondante e una torta alla cannella 🔝. La vera chicca è il piccolo giardino sul retro, un angolo fuori dal tempo in cui fare colazione o semplicemente annusare piante e fiori. Torneremo sicuramente. Bravi! Tutto perfetto.

• Angela (9/5): Very tranquil, comfortable property. - Beautiful conversion of an historic building. Comfortable bed and spacious bathroom. Very clean. Breakfast area was compact but well done. Pretty garden. The area was lively but more local and peaceful than the other side of the Arno which is obviously heavily touristy. Very little. Just a suggestion that the maps of Florence that they do have could be left in welcome package in the room.

The charm exists almost effortlessly…the comfort of the rooms ( #2 and 4), the views of the garden, the ease of the honor bar, endless choices for breakfast….. Staying in the Oltrarno district is like being in a different, more approachable, authentic Florence. I walked everywhere.
• 160bethanm (10/5): Beautiful Hotel - Beautiful boutique hotel. Room was stunning and clean. Breakfast was lovely and served in the garden when the weather was nice. I'm coeliac but they had some great gluten free options for breakfast. Location of the hotel was brilliant. The only thing I will say is that the front door of the hotel was quite hard to find. Even a few days into our stay we would walk past the hotel trying to find it, so maybe a better sign outside would be helpful. Other than that, I can't fault this hotel and I would stay again and recommend it.

• Cubahell (2/5): Disappointed and feeling ripped off. - Just checked in and bitterly disappointed. Given an awful room on main road and next to the front four. When queried I was told it’s because we paid a discount price. It wasn’t that cheap! Offered an upgrade for two nights for a silly over the top price. We booked as it was recommended on a few sites plus a Mr & Mrs Smith place so we thought it should be good. The photos are very deceiving and cleverly taken. The place is much smaller than shown. Await to see what the rest of the stay is like but not loving it so far.

The fact that is in private court makes it calm. The location is perfect close by old town but also far from the noise. The breakfast was excellent, just I wish it can be served for at least 1 hour more Have the breakfast available for at least 1 hr more, because with the jet lag, it’s difficult to catch the breakfast by 10 am.

Sfortunatamente L insonorizzazione della stanza e’ inesistente, ho trovato dei tappi x il disagio, ma non hanno risolto il problema, essendo la stanza ubicata lato strada, e nel corridoio dell ingresso della struttura .condiglio di chiedere una camera lato cortile, perché la struttura ed i servizi meritano

• Mark (8/5): It's the third time we have stayed. We like the location and the look and feel of the bedrooms. - Ambience, room and proximity to the centre of Florence but much nicer district in which to stay than the centre Breakfast fine if a little rudimentary and the dining room is a bit cramped
• Gian Marco (7/5): good overall, but expected more for the price we paid. - i liked the architecture, design and and the staff, the room was comfortable but not as big as it seemed in picture. there was a noise coming from the upper floor from the early morning and the bed wasn't the best. breakfast was ok but almost everything was finished once we got to the common room during the recommended time. • Kristina (9/5): Cosy and inviting stay close to tranquil Santo Spirito - Ottantotto is in a very convenient location near piazza Santo Spirito in a much quieter, peaceful area and it could not have been easier to arrive using public transport - the bus from the train station took us very close to the front door , or an easy 20 min walk. The palazzo has been very thoughtfully renovated in a way that maintains the charm of the building and the fitout of the rooms was very comfortable and made the most out of the available space (some rooms were on the smaller side, which is included in the description, so I'd look on the website to confirm which you prefer) - from the wardrobes to the bathrooms (which were really nice with great spacious showers with great water flow and nice shower products!!), to the thoughtful touches like additional comfortable blankets at the foot of the bed, and the light scent of the palazzo which was warm and inviting. The common room was a highlight, it's an inviting, cosy space where breakfast was prepared with care every morning, with good, simple stables such as milk, juice, pastries, meats/cheeses, yoghurt, cakes, and fresh bacon and eggs (fried, scrambled, omelette) were prepared on site as you ate, filter coffee was available and any barista made coffee at your request. The special brunch prepared for new years' day was an unexpected and much appreciated surprise. We were on a family trip and enjoyed being able to meet in this area to get ready for the day or have an evening tea together as there was an honesty bar and tea facilities left available. The courtyard was very cute and would be great in the warm weather. Staff are on site from 8am-1pm and were very kind, courteous and helpful, and were responsive when I called the available number after hours. We appreciated the cleaning staff who dropped fresh towels to the rooms every couple of days. We will definitely be returning. Overall the beds and blankets were very comfortable, but a few of us found the pillows a little hard.
• Akul (2/5): Great location but terrible stay due to heating not working people. - The property was in a nice central location and easy access to all the facilities. The rooms were nice and well designed. The service was not great, the heating was not working in our room for the first night and we were freezing all night. The reception staff next morning wasn’t even apologetic. We messaged the staff on whatsapp on our second day to confirm if the heating was fixed or not but no response. The property is in a nice location but we did not enjoy our stay due to lack of heating in our room.

• Jennifer (10/5): The most exceptional stay amongst all my travels - This property had everything you could think of that you would need. It felt like a home away from home. It was stylish yet to cozy. It had all the small details that you would not think of that make all the difference. I love how the windows to my room opened and closed to get fresh air. The help yourself bar for a cocktail, and the living area where breakfast was served each morning that led into a private courtyard filled with green felt relaxing, and like you were out of the city. What an oasis. The Internet was great for working and it was quiet. The diffuser that was in throughout the main areas made the whole place smell like luxury. Absolutely nothing

• ferg17 (10/5): Perfect boutique hotel away from the crowds - Spent two nights here at this beautiful boutique hotel on the other side of the river Arno. It’s situated about 20 minutes walk from the main rail station on Via dei Serragli. Communication with the hotel on how to check in was good and easy. We were greeted warmly and given the keys to our suite on the top floor (only 7 rooms in the hotel). Room was beautiful and split over two floors - bed was on the first floor and upstairs was a sitting area, small kitchenette, bathroom and an outside terrace with seating. Couldn’t fault it. Breakfast was very good. We chose to sit outside whilst eating a variety of pastries, fresh fruit and yoghurt and some cooked eggs. Very good selection of juices and hot drinks. Area around the hotel is perfect with some decent bars and restaurants, not too touristy either. We even stumbled on a little night food market in a nearby square. Would definitely recommend this hotel

• Cristina (7/5): - We booked a total of four nights split across two separate stays: the first two in a standard room (the only option available for our dates), and the final two in a superior room. The standard room was unfortunately too small for two people, so I would recommend keeping this in mind before booking. In addition, the hairdryer was broken and only two of the outlets worked, which made it frustrating when trying to charge devices. Fortunately, our experience improved significantly during the second part of our stay. The superior room was much more comfortable, everything was in working order, and overall it felt like a completely different experience. The hotel itself is set away from the busiest tourist areas, which we really appreciated, and it has a lot of charm. We also liked the honesty bar concept, though we were disappointed to be charged more than the prices listed on the sheet we used, when we asked about this we were told the prices listed were the ‘old’ ones, I would recommend they ensure to put the accurate prices or not charge their customers more if the old ones are not updated as we left with a somewhat negative final impression.

Alle rommene er helt spesielt innredet . De har tatt vare på det gamle og autentiske. Skikkelig kult sted, anbefaler på det varmeste. Ingenting å utsette.

• Bruce (10/5): Beautiful Hotel in a Great Location - We walked all over Florence from here. Loads of restaurants very close. Our favourite was Angiolino - Ai 13 Arrosti, about a 7 minute walk. The included breakfast was great. The garden setting outside was a lovely spot to relax in after a day walking around the city. There is a Wash & Dry laundry right opposite which was very convenient. Overall, we loved this hotel and the staff were so friendly & helpful.
