- Brad (10/5): - Absolutely loved our stay at The Coach House Guest House – a genuine 10/10 experience.
The room was fantastic, really comfortable and finished to a high standard, making it a great place to relax. The garden was beautiful as well, perfect for sitting out and unwinding.
Breakfast was excellent, with a fresh, home-made selection, and the host couldn’t have been more welcoming or accommodating.
Honestly, one of the nicest guest houses I’ve stayed in. Highly recommended and I’ll definitely be back. Nothing
- Michele (10/5): - Amazing guest house with most beautiful garden . Great local advice from Zoe and the cast breakfast .

- Patricia (10/5): A lovely base to relax and go forth. - The location was to attend a wedding at Darley Mills, a ‘12 minute walk’. Sadly there was an issue with the riverbank and the connecting bridge was closed. However Albatross taxis were excellent, very responsive and friendly.
The accommodation was very comfortable, I had everything that I needed. The breakfast was superb. The folk that manage the accommodation were excellent, friendly, accommodating and there were ‘ lovely touches’. Complimentary fresh milk, amazing home cooked brownies and other available drinks snacks that could be chosen and paid for. It would have been nice if the bridge had been open. However it wasn’t really a problem.

- Sarah (7/5): Hotel is lovely, clean, breakfast is very good, staff are friendly and polite. - Room was lovely, clean, nicely decorated, bed was comfy. Breakfast was very nice, good choice available. The fact the hotel is not maned by anyone, we didn't receive a confirmation email with the code for the door, so was unable to easily access the hotel and the number for 24hour contact did not answer, thankfully we had friends staying at the hotel and they were able to let us in.
- Tracy (10/5): Great stay - It was very clean ,comfortable, friendly staff
A great choice of breakfast would definitely recommend Nothing

- SHARON (10/5): Very pleasant stay in a very lovely location. - Friendly staff, very helpful, lovely touches such as complimentary home made brownies. Lovely, comfortable room, tasty breakfast.
Location was great for our event. The bed was a little soft for me but that is personal preference & not a bad reflection on the property.
- michelle (9/5): Relaxing - Cosy clean and welcoming Tight parking
- Franca Marcel (10/5): - Cosy place..very quiet for relaxing.friendly staff
- Lucy (7/5): Not to my expectations. - .
The porridge was nice and nice pot of tea. The breakfast was too basic for a b&b.
No fruits nor cornflakes..
Room decoration was rectro not to my taste but was nice.
The toasted bread was not fresh.
The no. 3 room is near A6 road a very busy noisy road.
The bathroom had a basic very high raised bath tub with an overhead shower that was not easy to get into nor out of it.

- Christine (10/5): Very stylish property - great breakfast - Very stylish property nicely situated to visit the attractive Darley area of Derby. So much better than sterile hotels - I had Cole and Sons wallpaper above my bed with scampering monkeys, alongside vintage furniture. Excellent bathroom and comfortable bed. Very good range of choices for breakfast, very nicely served. The property is a main road and parking is limited: I believe that there are some extra parking spaces off-site but still quite close.
- Katherine (9/5): Great for a short stay - Great location, lovely room and the small sitting room with the honesty bar was an unexpected bonus. Excellent restaurants at Darley Abbey within walking distance. Great breakfast, kept us going all day. Shame the Derby museum and art gallery was mid- refurbishment but gives us an excuse to visit again.
- Eduardo (10/5): Comfortable, clean, and fantastic breakfast. - Breakfast was amazing, home cooked and delicious. Excellent staff, professional, helpful, and friendly. .

- Kim (9/5): -
- Frances (9/5): Excellent comfortable stay, convenient for central Derby. - Excellent large room ; very quiet at night and comfortable bed. Really good cooked breakfast options. Had a parking space reserved, but they have limited spaces.
- Caron (8/5): -
- Freeflychick (7/5): Very sweet po - Great location very sweet rooms, nice facilities. Room 2, twin, it's too dark, no one staying in a twin wants sexy lighting. It's a stretch of the truth to say overlooks the garden is small rear window is over the garden xxx main windows overlooked nextdoor driveway, do for privacy curtains closed. Mattress is very soft, if that's your bag, great. Road noise is an issue in this room if you are not used to it, earplugs required.
- Ricky (8/5): -
- Joanne (10/5): Perfect! - Great location, personal warm welcome from a fab host Zoe. Comfy room, small but beautifully formed with everything we needed. Fab walk to the old Abbey with great food and drink options (recommended by Zoe). Great breakfast! Would highly recommend. There was nothing we didnt like!
- Phillips (9/5): A Pleasant stay -
- Alice (8/5): Lovely place to stay. - Comfortable and cosy hotel. Very friendly welcome and good brekkie. Loved the honesty bar with free brownies. Twin bed was a bit too soft for me.
- Jennie (9/5): Just two nights when attending a wedding, everything was perfect and we would return in a heartbeat. - Everything was very clean and the room was warm.
Being full of cold I was given a pot of delicious hot water with lemon & honey with a whisky on the side for breakfast - what fantastic service! Absolutely nothing
- Simon (10/5): Perfection in Derbyshire! - Everything! n/a

- NafetsH (9/5): - Sehr schöne und antik eingerichtete Zimmer mit Liebe zum Detail; Nette Mitarbeiter; Tolles Frühstück; Nähe zu einem Restaurant; Matratzen waren sehr weich/ etwas durchgelegen; Parkplatz sehr eng; Lage an Hauptstraße ( in unserem Zimmer nicht gehört);
- Michael Fitzjohn (10/5): - Everything was lovely. I couldn't fault anything. Lovely breakfast also thank you so much . Nothing not to like everything was spot on
- Karen (10/5): - The room was beautiful, bed was very comfy and slept really well..
The staff were very friendly and helpful. We didn't dislike anything
- Gibson (7/5): Comfortable room, great comfy bed, friendly staff x - We had a very short stay here due to other commitments so had limited time to enjoy/explore the facilties. The staff were helpful and friendly Our room was comfortable and had its own little patio garden which was was a nice outdoor space but it did seem in need of a little care and attention. It didn't affect our stay. Parking is limited.
- James (10/5): -
- Jo (10/5): The Coach House – A Stay Full of Charm, Comfort, and Thoughtful Touches - Our arrival at The Coach House couldn’t have been more delightful — not only were we greeted with warm, smiley faces, but we were thrilled to be upgraded to a huge garden room complete with our own private outdoor space. The décor struck the perfect balance between stylish and cosy, making it feel instantly like a home away from home.
One of the highlights was the snug, a charming space offering real milk in little jugs (such a small touch, but it made all the difference to our morning tea!), an honesty bar with beer on tap, a great selection of spirits and wine, and the ultimate temptation — complimentary homemade brownies and pretzels. Other snacks were available to buy, but with brownies that good, why look further? We also enjoyed a very well-priced bottle of wine from our own mini bar — perfect for a relaxing evening in our private garden.
Breakfast the next morning was a treat. My generous portion of smoked salmon with scrambled eggs was superb, while the perfectly poached eggs for my partner were just as memorable.
The location is another plus — a lovely walk over to Darley Mill rewarded us with fantastic tapas and a real sense of the area’s charm.
From start to finish, the welcome was as wonderful as the setting. The Coach House doesn’t just offer a place to sleep; it delivers an experience filled with thoughtful details, genuine hospitality, and plenty of reasons to return. Nothing
- Hayley (9/5): Recommend without hesitation. Loved our stay! - Communication prior to stay was really helpful. Welcome on arrival was so friendly. We were shown to our room and given welcome information - along with delicious brownies and some milk for the complimentary hot drinks - which included a cafetière and fresh coffee! The mini fridge had additional reasonably priced snacks, soft and alcoholic drinks. The room was exactly as shown in the photos and had a comfy bed, great shower, lots of storage space and free WiFi. The staff were incredible throughout our stay - nothing was too much trouble. Breakfast on both mornings was divine! Option for both continental and cooked breakfasts, with ample vegetarian/vegan options. Snug available in the evenings with a self-serve bar. One of the best places we've ever stayed. Recommend without hesitation. Extensive building work at the neighbouring property meant that we weren't able to make use of the lovely small patio attached to our room or to even open the curtains to the garden during our stay as it was overlooked by workmen, who on one afternoon were taking surveyor images directly outside our patio window. This building work won't go on indefinitely however and if we visit Derby again, we'll definitely rebook at The Coach House.
- Amy (10/5): Beautiful property hosted by lovely people! - Friendly welcoming staff, stunning room equipped with everything you need and an excellent breakfast!
- Graham (10/5): Exceptional -
- Jenny (10/5): Exceptional - Really lovely breakfast, the Coach House has been very thoughtfully decorated with lots of extra touches - we particularly enjoyed the garden room
- Susan (10/5): Exceptional -
- Ava (10/5): Perfect little night away. - Everything. The decor, the location, the breakfast, all perfect. You're on the edge of town but it feels so secluded. Nothing.
- Sarah (10/5): - Lovely and homely place. Very friendly and the breakfast was delicious. Can’t wait to stay again.
- Lucian (8/5): Worth a Stay! - Lovely place, run by a really friendly team. It feels more like a house than a hotel, which gives it a cozy ambience.
- Amar (5/5): Well designed room and friendly staff, room too hot - Room design, friendly staff, lovely breakfast Room too hot, no ventilation even with window and door open, other guests smoking in garden below my window which exacerbated my asthma and caused me to have a chest infection
- Alan (10/5): Exceptional -
- Zoe (10/5): Highly recommend a stay over - Beautiful room. Excellent facilities. Friendly staff. Lovely food. Highly recommend a stay It was a hot day. Needed lots of fans. There was one provided but that was my only extra need
- Donnelly (10/5): Exceptional -
- Bartlett (9/5): Can’t wait to return - Amazing staff, comfortable beds, great garden and amazing breakfast Not much Space in room for suitcase
- Reginald (10/5): Exceptional -
- Edward (9/5): Excellent choice - Pleasant boutique style b&b with parking albeit had to pre-book. Friendly and helpful staff. Great breakfast with a good choice of freshly cooked options.
- Helen (8/5): Unique place, lovely breakfast and nice place to stay - Unique place to stay, nice garden to chill in, breakfast was amazing and host was lovely. Also free pretzels and brownies and bar area. Have to pay £10 to reserve parking, the twin room is quite small and has a poor view (over neighbours drive). Could also hear neighbours a bit, just walking and getting in and out - thin walls I think.
- Karen (9/5): Superb - Fantastic stay. Zoe was amazing. We had a fantastic gluten free breakfast everyday and Zoe even made GF brownies for us.
Would definitely stay there again.
- Gareth (10/5): A lovely surprise, bursting with character. - The property has a lot of character, the breakfast was delicious and great quality. The staff were very friendly and accommodating and take the time and care to make their guests feel welcome. Location was perfect for attending a wedding at the West Mill!

- Hugh (10/5): Exceptional - Charming room situated in relaxing garden. Great breakfast, amazing coffee!
- Annalisa (10/5): Beautiful property with excellent little touches and the lady who runs the property is wonderful - The room is stunning and exactly like in the photo The bathroom doesn’t have a door of any kind
- Julie (7/5): Good - Lovely decor, clean and friendly. Good location. Only bathroom window would open. Warm weather and unable to ventilate room as no bedroom windows could be opened. Uncomfortable due to feeling hot/stuffy overnight.
- Lucy (9/5): Superb -

- Susan (10/5): Exceptional -
- Holly (10/5): Exceptional -
- Stephen (10/5): Exceptional -
- Jon (10/5): The best! - Superb room & delicious breakfast
- Kamil (10/5): Exceptional - Everything was perfect Garden room breakfast
- Rosie (4/5): Dark and gloomy - Room was disappointing as small, dark no chair. Very small TV. Unable to view from bed. Very dark landing and stairs so difficult to locate keyhole and use stairs safely Room expensive for quality of room provided. Not the same room as indicated on the website.
- Ben (10/5): Exceptional -
- Andrea (9/5): Lovely boutique B&B - What a lovely place to stay, the first at this high standard that I have found in Derby where I come regularly for work. I'll definitely be coming again. Parking a bit of a challenge so you'll need to provide advance warning of arrival and there are limitations in facilities (it's not a hotel, more boutique B&B) but the lovely garden and seating area make up for it.
- Lisa (10/5): A lovely break with wonderful accommodation. - A beautiful room, outstanding breakfast and lovely staff.
- Lisa (10/5): A hidden gem in Derby. - A truly wonderful stay. The room was warm and cosy. The breakfast was delicious and the staff were brilliant.
