- Jeffrey (10/5): Beautiful hotel, great rooms with modern facilities in a historic area of Newport. - Beautiful old hotel in a great location There were a lot of steps to get our luggage in and out and to go in and out which was hard on my arthritic knees and hips.

- Rob (9/5): Price/location/room was great; hoping this wasn't a on shot deal due to the viking restoration :) - Location was prime; across the way from the Viking Hotel and walkable to corner sister Inn for lattes or other bakery goods the Inn doesn't have. Included breakfast a big plus street noise is up on the weekdays; front rooms affected by Viking hotel construction noise but is temporary; not sure how it'll compare when the hotel is finally completed.

She also Cooke breakfast to order. Sidewalks tot beside entrance was icy and not salted. As a result I fell hurting my right knee, elbow and hip.
- Victoria (8/5): Perfect Romantic Getaway close to all - This was the perfect romantic getaway. Check in was a breeze. The room was comfy and had a romantic vibe. It was centrally located walking distance to everything. The hot breakfast was delicious! Maid service could have been better.

- David (5/5): We had never been to Newport before and, overall, it was not what we expected. - The breakfast was very good, and the breakfast staff was also good. Housekeeping left a lot to be desired. More often than not our room was visited very late in the day and, a few times, no attention at all until we asked if the room was going to be cleaned. Also, it was a little inconvenient to have to go to another building to locate staff.

Breakfast was nice The bed sinks in the middle and needs to be changed.
You can’t hear a lot of noises in the building and from the road.

- Rebekah (7/5): Winter visit to Newport and the mansions - The location was great for local sightseeing. The breakfast was good. The rain head only shower is hard to manipulate for a woman who doesn't want to get her hair wet.

- Beth (10/5): So glad we chose this place for our Newport experience! - The Bellevue Manor exceeded all expectations! Great location, large rooms, clean and comfortable. It even had a beautifully tiled steam room/shower! Parking is free and a wonderful breakfast with all expected items plus homemade scones and French toast! It’s a European style inn and it truly is! Will definitely stay here again! No elevator so be prepared to walk up a couple of flights.

The only thing it was lacking was a dresser or somewhere to unpack your suitcase but since we were there for one night, it was fine. I loved the soaps and shampoos in the bathroom!

- Andrew (5/5): Not the best lodging experience. - Nothing in particular. We checked in at one building, but stayed at another. The “lobby” had a coffee station along with bags of trash and dirty towels from housekeeping. Our room was old, but the shower was brand new and large. The smoke detector had been removed and not replaced. Bed and pillows were both hard. There was a random sink in the bedroom. Breakfast was in a dark basement. The whole experience was a bit odd/off. Would be OK in a pinch.

- Kelly (10/5): - We had such a nice stay at the Bellevue Manor! Our room was clean and spacious, and all of the staff was very nice! The hot breakfast and fresh fruit were delicious, and the cranberry scones they served this morning were out of this world! Great coffee/bakery/sandwich store a couple of doors down, and the hotel has a porch to soak in all of the activity on Bellevue Ave. Very convenient walk to downtown shops and restaurants. We will definitely return!

We especially loved the French toast. The staff were welcoming and easy to talk to, and the other guests were just as friendly. It’s a comfortable place to stay while visiting Newport.
Bonus: The free parking was awesome! (Didn’t use my car after we arrived, everything is very walkable)
- SHARI (8/5): - Basement room was reserved, found out upon registration we were upgraded to a different building and room. Room was clean, needed to request extra blanket and pillows. Once plastic cups were open and used they were never replaced. Mismatched wine glasses were used for soda and sat in bathroom the entire stay, never replaced. Room temp was difficult to maintain, thermostat in hallway was adjusted by another guest and our room became a sauna requiring us to open window with little relief. Breakfast included was very mediocre, same egg casserole every day, unappealing ham or sausage, bland pancakes or French toast. Staff was friendly and attempted to help as best they could.

Bed was very comfortable . Enjoyed sitting & relaxing in the porch. The food was great but please add a little variety with breakfast such as adding cranberry juice besides orange juice. Maybe some water with fruits like lemon water would be refreshing , oatmeal would be great have & muffins in the morning as well as some pre packaged grab & go snacks

- Michael (6/5): Nice Breakfast - The complementary breakfast service was wonderful. Fresh, hot, pancakes, French toast, sausage, quiche, assorted cereals, and fruit. The room and bathroom however were OLD, dated, smelly and small. I can appreciate this is an old historic structure, but it needs updating. The window/wall air conditioner was noisy and barely cooled the room. We would not stay there again.

High Price Low Value - The only redeeming qualities about this property is the location, free parking and the cafe next door (and trust me, you’ll need it because the breakfast is sub par). Let me first preface this by saying I am from the east coast, have lived and owned century homes so I know first hand the quirks that come with older properties. However, I am not running a b&b business and my homes have been far nicer than this dump we paid $500/night for.
For starters, the room was extremely small, and jammed pack with unnecessary furniture. The mini closet was behind the nightstand so you had to move one in order to get to the other. There was no room to put luggage either.
The only usable storage was a dresser that only partially usable. It was old - let’s be clear OLD not antique - and needs to be replaced. The bottoms of the dressers were missing in two drawers so items were falling out. The handles were missing on the third drawer so you couldn’t even open it. Get a new dresser for Pete’s sake.
The bathroom has zero storage except under the sink which was black and moldy and suffered from serve water damage. Like fix this, c’mon.
There were no outlets to charge our devices because one of the available outlets on the floor was didn’t work. another necessity for travelers and at $500 a night this is unacceptable. The red roof in has this. I ended up having to charge in my car.
The front door slams. The walls are paper thin. I could hear our neighbor talking on the phone it’s that thin.
The breakfast is a real disappointment. The quality inn has a nicer free breakfast.

Many food choices close by. Little more details on where to go to check in before arriving and parking lot with larger sign to identify designated parking area.

- Kelly (6/5): - Loved the location, friendly and helpful staff, decent buffet breakfast, convenient parking and nice overall facility. I would not however recommend the basement level room which was adjacent to the breakfast room. It was quite spacious, but was not kept up very well. It needed a thorough cleaning, found a number of cobwebs in the corners of the room and bathroom and dust on the furniture tops and floor. The vanity stool was broken and the bed wasn't very comfortable. The bathroom was a decent size but showed signs of significant water damage on the baseboard and door frame.

- Leah (8/5): Basement room , great area - We were staying on a boat in Newport and decided on the last day of our trip that we would like to sleep in a regular bed on a piece of land. And last minute we chose the only available room which was the one we got and it was great. It did show that it had a bathtub in the room, but it did not, it was in a basement of a church next to a cemetery. Very interesting a lot of the hotels and bed-and-breakfast in that area offer similar. They had a great breakfast that was included with the cost of the room, which was not a lot considering that we were in Newport, Rhode Island and at last minute got this room. The customer service was excellent. I personally would not have chosen the basement room, but that was what was available and appreciate the fact that it was available. Very clean room kind of oddly put together but all in all a great experience
