- David (5/5): - Good location and friendly welcome Only small towels were provided. The sheets and towels had some stains. I expected proper beds for the price, not sofa/camp beds. The room was a little cold. The radiator didn't appear to be working and in any case was right behind one of the beds. I'd paid a bit extra for the balcony but we couldn't use it because it looked straight into the adjoining room. Temperature in the shower was hard to control and there was no curtain or screen. I would have expected a proper thermostatically controlled shower, not just one run from the bath taps. I was also disappointed that the room couldn't be locked.

Duvets are way too thin for non heated rooms, but ok if you get an individual duvet and don't need to share.

- Guest (9/5): Exactly what we needed for the night - Prime location to buses and underground. Value for money and the landlady was really lovely. Perhaps the rooms could have been made a little warmer and one or two of the mattresses could be replaced but otherwise, it really was worth the money paid.

3 of us went there and got just 2 single duvet which were not sufficient for the us. Spend a sleepless night :(

The host was friendly for the most part except for how she treated my family. I booked the room on a late Friday evening but did not arrive til around noon on Saturday. I paid about $300 for two nights (one of the nights we didn’t even stay). I booked the place for my sister and I. I explained to the host that my other sister and her husband/child came into the city with us. It was a long train ride from Lakenheath. I don’t know if she didn’t understand/language barrier but I had asked if they could come up to use the restroom. She didn’t seem to have a problem. We went to grab lunch quick and came back to the room to change the toddler quick. The host was angry and kicked my family out of the building without even letting me explain. We had no intentions of staying long just enough time to change my niece’s clothing. I can understand that yes, it’s not a public restroom and due to safety reasons but you should have said that from the beginning. Other than that. The host was friendly.
Description on booking needs to be updated. The house seems to be one large flat with about 4 single rooms and then the host lives there in their apartment. The bathroom is shared by everyone staying in the house. Booking needs to inform their tenants that the host shares the house also.
The description on booking stated we would get two twin beds and one full bed. The room had a pull out sofa bed (it was comfortable) and a roll out twin cot (not comfortable and sat really low to the floor).
Overall, we only stayed for one night. It was a basic stay. I do think the host needs to spray for spiders as I woke up with numerous spider bites and there was no curtains in the bedroom. It was difficult to sleep with the street/building lights coming through and there was this noise that sounded like someone moving furniture around upstairs. Come to find out it’s the outside door squeaking that you have to come through before reaching Rowland’s Hill House.

- Al llegar, personas que viven en el complejo residencial, nos tiraron patatas duras y nos dieron con ellas (la respuesta de la persona que nos atendió fue: son jóvenes…)
- Entramos a la habitación y vemos que está todo asqueroso; mal olor, habitaciones diminutas, baño roto y maloliente, la cocina no llegue ni a verla.
- De repente, la persona que nos atendía nos insiste en que por favor no abramos la puerta a nadie ya que seguramente sean personas que nos van a pedir dinero.
- Con todo esto, decidimos que no queremos dormir ahí y tras hablar con booking, volvemos a por nuestras pertenencias y la persona que nos atendía no nos dejó ni siquiera hacer fotos para poder reclamar, ya que, ellos no nos quieren devolver nada del dinero.
La situación es tan absurda que me hace reír.
Conclusion: no es lo que aparece en las fotos, la comunicación es inviable porque la persona no habla inglés y encima son unos impresentables.

The room was incredibly basic, poorly decorated with no comforts at all. There was no external lock on my room which meant I wasn’t willing to leave any valuables in the room. The bathroom was cold with no way and shutting the main window and there was a broken shelf in the bathroom which had clearly been there for some time

Didn't stay my sister felt very vulnerable and we left the room immediately handing the keys to the owner saying we had a friend we could stay with.

The building looked like high density low income housing. Upon arriving entry was confusing. Four rooms in a flat. Three rooms were rentals. Bathroom and toilet were separate. - Fesuwenam (1/5): Bad surprise - left the property immediately because the room was not clean . It was dusty, and I have a severe dust allergy. I started developing symptoms shortly after entering.
I also noticed that the bed linen had not been changed; it looked like it had already been used by a previous guest. When I opened the bed, I saw stains on the sheets, which confirmed my suspicion.
Given these conditions, I decided to leave.
That said, for someone without a dust allergy and who doesn’t mind sleeping in used linen, it might still be a decent deal.
However, the landlady was quite rude and refused to let me take any pictures as evidence. She even gestured for me to leave.

- Sunday Opadijo (6/5): Just to find somewhere to sleep and nothing great about the place. - No breakfast was served. No tea or tea cup or even plates to use. A mixer tap in the bathroom was not functioning well. The kitchen was unorganised and too busy. We did not have access to the kitchen even though it was not meant to be exclusive for our own use, but we feel we should have unrestricted access. Not great at all.

Gave us free room upgrade and free additional person to stay. The place was relatively clean and was good for the night. She was very friendly and welcoming and made us feel very at home and safe. We came back late and she didn’t mind at all. In a good central location near the station. However, it is worth noting you are staying in rooms in her flat and she is also living there.

The room was small, with unconfortable dirty sofa as a bed, something between beach chair and trampoline was bed for my older daughter, and two dirty mattress on the floor was a bed for my youngest.We wanted to find other place, but my passport which I left in the apartment just vanished into unknown .So I went to embassy and informed police.When the police came,they found out that the owner renting the place illegaly.When we moved the beds and other stuff in the room,we found out how dirty it is.I understand that the owners trying to make a better Life for themself,But at least they could offer a clean place with dissent beds.The pics on Booking are way differrent as reality is. The kitchen is a mess,because the Lady owner live in it. Sorry,But this is really a scam of Money.We should leave the place the first minute we came,as the other family did, but we were tired and we just needed a break on a long journey.Unfortunally we stuck there. And the message for Booking.com service: with accomodations like this, you're loosing your good name and credibility.

- Paul (10/5): For the money and the care of the landlady running the flat, it is 10 star rated. - It cost me £90 a night in a location of London that a low rate hotel were charging at the time I booked, circa £300. It was so cheap in comparison, however, location is king and the instructions provided to find and enter the property, were clear. It is just above the Cut, which hosts a vibrant street of London bars, pubs, cafes and restaurants. Southwark tube station on the corner opposite the building. A seven min. walk to Waterloo. The other direction, is a 10 min walk to London Borough market. Seriously, brilliant location if visiting London. Also, the lady of the property is so warm and friendly. When I visited, it was unbelievably hot, just over 40 degrees C. She was there when I arrived and gave me a drink of ice cold water. The room is basic, with one sofa double bed and two smaller beds, so it will fit a small family and it also has a balcony. Unfortunately, the balcony has stuff on it so you can't use, but in the night, with door open, it allowed the coolness of the night to enter. Behind the property is a small shared park for the residence, a good place to grab sandwiches at the local tesco or sainsbury store to have a picnic. I slept easy and well in the room and was comfortable. The place, at night, was quiet. There is why fi facilities, however, I never used as have roaming on my phone. It didn't have air conditioning. But seriously, if like I, you are unable to afford the ridiculous London hotel prices, then I highly recommend. There are other guests in rooms, and they share the toilet, shower and kitchen, which is off putting. However, I was not disturbed once by any of the other guests and myself was respectful to the signs asking to be quiet. And luckily, I never experienced a clash of another guest using the shower or toilet when I needed to use these facilities. This is probably why the landlady charges such a cheap rate. So, truth be told, using this place as just a base for such a central location in London, seriously, on consideration, it is a minor inconvenience. Also, she keeps the facilities spotlessly clean. London itself is great city to visit, however, you need to be careful because unfortunately the theft of bags and phones etc. is ridiculous. I hope the authority start to get tough and clear this up, as I have seen it get worse in my life time, so be warned, when walking about, have your wits about you. That said, I still felt safe.

- Jill (1/5): Bad - Very close to Southwark tube station. Just about everything. No bath towels, no room in the fridge, the host slept on the kitchen table! The balcony was absolutely full of stuff AND she promised to have the PROPER beds put up in 2 weeks but someone else complained a YEAR ago about this. We had no proper beds, I slept on the couch/sofa bed in this picture. I have NO IDEA where the bed went to. The balcony, probably. My friend slept on three stacked mattresses. There were no lamps either! There were no sheets and the kitchen was covered in fat and the pits were piled high on the stove top. Someone arrived at 2.10 am & left almost right away as the place wasn't what he expected either.
All in all, a great location but a VERY temperamental host.

She then proceeded to give me an upgrade into the veranda terrace room with the timing and acceptance of booking which I did not expect as she accepted me in efficient time considering how late I booked the room.
I got a grand tour from her of the room and guest facilities and open kitchen space. The room was spacious and super practical for any traveller working or spending leisure time. It also came with a veranda as previously mentioned which I appreciated the open space. Everything exceeded my standards. Sarah is exceptional x N/A

I paid a lot for one night to spend the worst night of our lives. - Nothing, there was nothing I liked, what it said on booking.com was actually the opposite. I didn't like spending the night there at all. I took my family. I have a small child. I was afraid of catching an illness. They wouldn't let us use the kitchen, the beds smelled, the beds were dirty, and the entire apartment wasn't ours, so we had to share it. Everything on the booking.com website was actually a lie.

Location was great.
Price was reasonable. The host really could have easily done better than she did. She could have put out the promised towel--and not just a small hand towel (we're not in Korea!), but a variety of full-sized towels, plural. The room had no kitchenware (like tea mugs or silverware), or frig; only a kettle. The kitchen did have these items ... but there was no sign on the kitchen door indicating that (or when) it was available--just a blank, forbidding door. And for next to nothing, she could set out teabags and instant coffee.
She also could have posted the wifi password info in each room. (And the password contains a "1," but her handwritten sign made it look like "l." That's an obvious problem to fix.)
She could put a sticker on her lockbox that distinguishes it, maybe with her property name. That would make things easier for her customers.
The building itself has a seedy, neglected feel. This isn't really her fault, but she could kill the weeds with vinegar, for instance.

The location of the property is second to none, across the street is southwark station and you're right in the heart of the city. The price we paid for the room has to be one of the best cost for what you get in the whole of London.
There are no complaints regarding our stay, although it is a shared accommodation we had no issues regarding other guests. We felt like it was only me and my friend in the accommodation completely.
Upon leaving the host was very thankful and sweet and I couldn't give higher praise

This is the worst worst place l have even been in my life . Very small room and untidy for 125 pounds l paid for a night . Room 2 with shared bathroom toilet . Very bad no one should ever go there . I can’t believe is in London . Total disgusting and disgraceful. The Chinese lady was shouting in her language that l came with my child and l must pay for her and was taking me and my family pictures without my consent . I am going to sue her for invasion of my privacy. I paid her in full not owing her . She did send some very clear instructions on how to get to and into the property. It is unbelievably close to Waterloo Station. So convenient. But then at night so quiet as if you would be in the countryside. I slept like an angel. I like it basic. And it is basic accommodation. London standards are desperately low compared to most other places in the world. If you judge this place by London standards it is very good value for money.
There is only one negative in my view: you can't lock your room in a property with four rooms...

Able to put us up last minute when another place let us down, then was understanding when I accidentally booked the wrong night. We weren't allowed to use the kitchen after 11pm, which meant we were unable to get a glass of water following a night out.

- Iain (1/5): A horrible experience - This listing is a scam. It was not clear to me until the day of arrival that what you are booking is a room in a shared flat and that you have no privacy - you even have to share a bathroom and toilet! The price is as much as a nearby hotel or a whole apartment in this ex-council block, so if the whole flat is rented the owners are getting over £400 a night - enough for a 5* hotel (which this certainly isn't). The phone number on the listing is fake so you cannot contact the owner except through the Booking.com messaging service. When I politely asked for a refund all they kept saying was that it was my fault I had made a mistake and were greedy enough to keep my money, even though the room was unused and they could have let it to someone else. I eventually got my money back through my credit card company who accepted there was misrepresentation, but I advise everyone to steer clear of this property. Dealing with the owners was really horrible.
The owner's reply says it all: it's all my fault, I made a "gaffe", accusing me of making a false posting, I'm horrible etc etc. I cancelled the room and didn't use it at all, so I don't know what they're on about saying "make a mess in the room, use them and demand a refund." It's all lies. DO NOT TRUST THESE PEOPLE.

Heating was turned off, when I asked about it the owner, the response was, that weather in London is very warm and in the room now is 21 degrees(!) - no comments....I paid 100 pounds for the night. I didn't expect Ritz Hotel, but I didn't expect to spend a night in a cold and filthy room. The negative comments below are 100% accurate! Owner instead of improving this situation just sends offensive comments to the guests who say true. I've traveled a lot and never seen place like this...Booking need to do something with that

The guest in the next room as well as my mother and daughter stayed in September last year...
Check-in on the 22nd/12th and spend the time well walking through the city at Christmas. =
We were very satisfied with the location.
All traffic was suspended at Christmas, but we stayed here [[walking through the London heartland] to handle the work.

1. We had a very comfortable stay with our memory foam bed and saw the cleaning every day.
2. Everything was satisfactory. I will rebook with my family and friends again... All good

Excellent location, close to Waterloo and Southwark tube stations. Short walk over the bridge into central London. Ideal for travelers using it as a stop over. You must keep in mind that this is A SINGLE ROOM in the lady's flat in a large block of flats. She has just added a bed to each room.
You share HER bath room and kitchen with her and who ever else stays there.
This is not suitable for families or long stays.
But if you're traveling and just need a bed to sleep in, it does the job. Think of it as you crashing at someone else's house for the night.
DO NOT expect the same standards as if you were in a hotel, you are in a room In someone's flat.
