- orlando (4/5): - Easy to find the building. The ferry drops you off right in front of hotel. Rice does not warrant the condition or stay at this property. A positive take away was the bigger window with the view of the canal in room. The rest was so disappointing. The floors and walls were filthy. The window was dirty like they hadn’t cleaned in a while. The bathroom was the worst part. The shower slider fell on me as I was showering. The water didn’t drain down as it should. When I called the hotel # they said they can’t get anybody out to fix it until the next day. There was no charge concern in asking if I was Okay. By the time we checked out the next day, still no one had showed up. Run! Don’t stay here.

- Claudia (10/5): - This Hotel is next to a S. Samuele station in Vaporetto and you can walk from Santa Lucia Station too. There is check-in transaction you need to do prior arriving. There is one staff in the morning until 2:30pm doing cleaning but all the logistics are handle by someone no onsite. Calling and emails works great. They allow us to leave my luggage prior check in time and after checkout. This was very appreciated. My AC was on but did not felt it was cooling. It was hot and the bottom part of the room was humid. Not sure if it was expected as the bottom floor is literally below water...The overall place was clean. Location is great and price too!
- Vesna (2/5): - This property is very unique.It has a terrible odour when you walk in then you open the door to a smell of rotting garbage that was left from the previous guests.Then you notice all the spiders ants bugs of all kinds all over the walls beds and floors.The headboard had stains of all kinds of things and fresh boogers all over the rim.The bed is so old you are almost on the floor.The walls are dirty black and baseboards have not been cleaned since the 1970s.The place is a dump.We have been all over the world and this place beats it all and I’m talking all the continents.No one is there to address any issues and when you eventually reach someone they are always sending somebody but they never arrive.Oh and the ac doesn’t work out room was 32c in a heat wave and the ac was purposely turned off the unit outside was switched off so that the ac would not work only the fan was working.We know this as we spoke to multiple families that wrrr all in distress in the place.We also had to get Google translate and help all the other guests who were in so much distress trying to leave.One family was locked out because they didn’t pay 4Euro tax because they didn’t know how to pay it in line by mistake so they checked in they let them in then they locked them out.I could go on and on.We paid 1000 dollars six months ahead for our dream to see Venice and spent two days just trying to reach the owners who live upstairs and don’t care.They have cameras everywhere and watch you.Bad place to be.

The hotel is very well located, the room was comfortable, however the cooling system wasn’t working, we reported it but they didn’t fix it completely as by night the room temperature was unbearable. Apparently it was affecting the whole hotel…
- Felix (10/5): - Everything was fine. Unfortunately, the air conditioning wasn't working. I wrote to them on WhatsApp to let them know. The response was, it is damaged, and they ignored me. This is very bad for customers with little children, when the temperature outside is around 90°F.
- coralie (2/5): - Awful, terrible, we stayed locked outside the building at check in because there is no reception and we did not received the code EVEN IF we payed the taxes for two people.
We couldn’t reach them .
After 45min, we got the code and put luggage’s in.
Came back at 7pm and the code did bot worked anymore. We finally got somebody at 11pm. Sent dozen of emails (see for yourself) called hundred of times.
We were 6 families that night: 3 left.
This is outrageous. Some were sleeping on the floor !!!!
I could go on but I know people dont read long review.
It is the worth hôtel I have never seen in my life (and I travel a lot)

- Oleg (2/5): - Location is good. The rest is terrible. On entrance like you get in some bunker. Nobody there to check in. It took 2 hours to get into the room. It's not what you see on the pictures. Extremely dirty, out dated, mold, water barely running....... NO AIR CONDITIONING. Did not sleep a minute all night. Try to call customer service - no respond
Next day we run away to another hotel. Real nightmare.
Even if they let you stay for free - do not spoil your vacations.

We had a view from our room of the grand canal and there is also a common room overlooking the canal for those whose rooms don’t have a view. Check in was very easy and the room was very spacious. I would recommend Granda Sweet Suites to anyone.

- Heather (4/5): - Tried getting a hold of property multiple times for weeks before stay. ( for how to access rooms and such) They never responded. Looked at other reviews and saw that this was a common thing and some people had to find other places to stay from it - this worried me since I was travelling with toddlers and seniors.
But I did finally hear from them the day before the stay- but it was to inform me that they could only let me stay in 1 room. And the other was unavailable ( double booked or damaged I do t know ) but they would not refund my rooms but told me they booked me a different hotel for the 2nd room.. 10 minutes away. I had picked this stay because it was right by a water bus stop ( toddlers and seniors ) so we had to separate my family and try to handle settling everyone the one night we were staying before our flight in the morning and getting everything organized with half my family away was challenging . I feel like he held the other room hostage. And could have communicated about it the weeks previous that I was trying to contact them. And I feel Iike I had to go with it all because we needed a place to stay once our cruise ended and we didn’t have time.
It also is confusing to get it and you can tell it’s a challenge on other guests and residents too..
- rubal (2/5): - They gave us an access code to get into our room that wouldn’t work and the staff hung up on us multiple times when we tried asking for help. Not once were we able to get in and see our rooms which we paid tons for. Save your money and stay somewhere else. One of the worst companies in all of Italy. The rudest customer service and the lack of help appalled me. We had to refind a new place to stay last minute. They took our money and expected us to sleep in the canals of Venice. I cannot emphasize how bad the service and customer care was. Also the property smelled like rotten fish.
- Eric (6/5): Nice place, check in procedure is terrible - Overall it was a decent experience and a lovely hotel. The check in procedure absolutely sucked. No one is on site and you'll have to pay an additional Venice tax. Again, the experience in Venice made up for the hotel check in, which sucks.

- chinawut (2/5): Great view, but not a nice place to stay long - This place is sketchy at best to check in details. There is no sign for the property. You have ring a door bell within the window of check in. The door bell is the only thing with the name of the place on it outside. You have to be buzzed past the first door the first time and then use the code through two doors. The key for the front door and the key card will in the room. Checkin is awful. I didn’t get my code initially called and a rude person hung up on me after saying they will resend the code. Room is old and run down. The sofa bed felt like a stampede of animals has run across it for the last year. There is rust by the shower. No way to get more toilet paper or new towels. The only thing this place had going for it was the central location and the view out the window.

It was very cold & after requests from Expedia to bring an extra blanket asap, it came the next day at the hotel’s convenience.
They did not do daily tidying.
There was no coffee, towels or toilet paper replenishing.
There’s black mould in two places in the bathroom. A constant complaint in the reviews.
There are no instructions on how to access the garden - a feature we looked forward to enjoying.
They do NOT reply to emails for assistance at any time of day.
The phone number in their emails and on the site is not connected. This has been a complaint for at least a year in the reviews.
They take your money & don’t care after that.
Venice is wonderful! The attitude of this hotels ownership could ruin your visit.
Oh! And nowhere on their site does it say there are no vaporetti stoping at San Samuel after 20:00 (8pm). Rather inconvenient.
They don’t care!!! It is obvious is every aspect of the hotel.

- Lisa (6/5): - The room was dirty and in need of painting. We did not have enough linens to make up the pull out couch and there wasn’t a way to talk to anyone to get it. The view however was amazing and the room was right next to the water bus station.
- Andrea (2/5): - Only way to enter building is by ringing a bell that no-one answers (we only got inside as another party in same situation opened door from inside). Only way to enter room is via a code that didn’t work. No-one answers phone number provided. Thankfully, they respond to WhatsApp messaging … EVENTUALLY …. But by the time we got access to the room (one hour after check in) we find it hadn’t been cleaned after last guests. DISGUSTING. Will seriously question whether or not to use this booking service again if this is the kind of property you are happy to promote.

- Nick (2/5): - Absolutely terrible customer service and there’s no front desk only a number to call. I did everything they asked and paid for my room and did online check in. No one gave me an access code or anything to get into my room and left me stranded in a different country and not even refund me. Do not stay here at all.

The location was away from the busy section but close enough to walk to the touristbattractions. Plumbing to be worked on.
- Bonnie (8/5): Very Very Nice - Loved the Room and Location - We stayed in the Rialto room. It was very very nice with 2 balconies looking out over the Grand Canal. The building is very old, likely built at the time the main part of the city was built. The room was nicely decorated in period furniture. We LOVED this room.
The location is nice. It is adjacent to a water bus stop. And centrally located with easy access to the Rialto Bridge, San Marco, and the Accademia.
There is no staffing on site. Access is provided remotely when you hit the buzzer to get into the building. Communication with the management staff was adequate.
We found our electronic access key in our room after gaining access by keycode. We were only provided with 1 electronic key card. There were no keys provided to get out of the building. If the exterior door is locked, there is no way to open it unless you have a physical key or call the phone number to have them buzz the door. We found out later that maybe there should have been a key located in our room. We searched the room but never found one.
We were unable to adjust the temperature on the thermostats in the room. In May, it was quite warm, and heat was radiating from the vents. We had to open balcony doors to get air, but they do not have screens. So the mosquitos came in. I got bitten several times. Very uncomfortable. The facility manager stated that they would look into the issue for future visitors.
- Tina (4/5): - I woke up with over 20 bug bites on my face and back. There were mosquitoes and other gnats flying around the room. We kept the window closed but there were other open windows in the common areas. The hotel is difficult to find because there is just a name plate on the buzzer, no signs. There is no staff on site and you have to call to be buzzed in the first time you enter. They were very nice on phone. The shower stall looked rusty. The hallway was dark and convoluted. It was right on the grand canal and has a classic Venetian vibe which was kind of cool. However, our room was in definite need of new paint, floor refinishing and bathroom upgrade. It is right next to the San. Samuel taxi boat stop and away from the crowds.
- Jim (4/5): - No one is on property. You need to fill out a form before u get an access code. The person who finally assisted us sounded like they were from a third world country.The room was very hot and there was zero signage. Location would be the the highest score I can offer. I’m surprised that Expedia offers this hotel as it’s sub par at best

- Dennis (10/5): - You really can not ask for a better location or view. There’s a water taxi station right outside your door. We didn’t need it because everything was less than a 15 minute walk. Tons of restaurants to choose from. The only hiccup was check in. They will not respond to emails for some reason so you must call. They let us drop off the bags until the 3:00 check in, which was nice.
- Shaekha (8/5): - Venice with lots of luggage is a no-no period so be ready to walk up many stairs with it anywhere. We enjoyed this place, it's small but it was nice for a night stay :)
- JOSE (10/5): - The place is just spectacular, like a dream. We were able to watch boats and gondolas go by on the gran canal and it was just fabulous. The room was excellent (with the exception of the shower that was moldy). The staff over the phone was extraordinarily friendly and helpful; the reservation and check-in process were easy to navigate through.
- Mark (6/5): - The bathroom shower and moldings under the sink are In very poor condition. There is black mold under the sink in the rotted molding and the shower has 3 badly damaged areas where the plaster is falling out of the wall and there is mold growing under the shower control near the floor. These are housing code violations where I live and need to be repaired.
The rest of the room was fine condition and the view is very nice but the bathroom really didn’t come up to the standards of the rest of the room.

- Dawn (4/5): - The check in process was a nightmare, no email received to do process needed after several emails to bookings email. After several messsges link came through, but no details for PIN code required to get into room. Finally had to call number to get correct details. Room was supposed to be 2 queen beds but was actually 1 queen bed and a sofa bed!! Not all as described on site. Will not be returning or recommending.

- Jennifer (8/5): - You cannot beat the views from our suite! Right across from some of the most stunning Villas in all of the Grand Canal. Loved the arched window that opened for amazing wine hour (or two) each night from two comfy chairs. Location is perfection for folks not wanting to be in midst of hustle and bustle of Rialto or St. Marks square, yet close to everything. We simply loved watching the boat traffic! The bed left a lot to be desired, hard as a rock. While we completely understand the age of the building, and required upkeep must be mind blowing, others may find the shower … well … in need of some serious mold cleaner and dry rot repair on the exterior wall. Again, this is a 400 year old building! The small fridge was a nice bonus, allowing us to come home to chilled Vino Bianco each night. We would stay here again, anytime!

I almost walked out and went back to my previous hotel. The place is right off of a water taxi but still no restaurants or anything close by foot.

Best of all we had a room which windows open to a view of the canal, oh wow! Really happy 🤗about that! Will choose that place again sometime soon!

Also the shower was very small and it has a too large rain shower head that leaves no room to soap up without it all washing away right away. The corners of the shower were black and dirty. Also the main entry door requires a key to LEAVE which I'm sure is not safe in an emergency .

- Edward (4/5): - Disappointing stay at Granda Sweet Suites. Floor in room was crumbling in places so always had grout on bottom of feet. No services and hard to connect with any staff. Room supplies were less than minimum for a 3 night stay. Plumbing would not drain, shower and toilet would fill, leave alone and in a couple of hours it would drain. A/C and internet worked, TV was antenna so only Italian stations. Location on canal is nice, but San Samuele stop is limited service. Common lounge was not maintained, no supplies all dishes dirty.

- Robert (8/5): - Excellent location. Super friendly staff. Convenient to the water bus stop. Old building but hey that's why you're in Venice anyway. 13 minutes walk to Rialto Bridge and San Marco Plaza. A bit further to the train station or the Venice Biennale but take the water bus (7.5 euros). No trouble finding quality restaurants in any direction and oodles of art galleries and clothing stores not to mention the ubiquitous news/souvenir stands. I'd go again.
- Richard (6/5): - We had a difficult time contacting someone for the location. To get to the property you have to park 30 minutes away at a garage for $45 euro per night if you drive. The bedding appeared dirty. The shower was cramped and overall the cleanliness was not what we expected. The location and view were ideal for dining and watching the grand canal.
- Andrew (6/5): - We arrived at 1510. Despite receptionist sat in office we had to wait for a fellow guest to let us into the hotel as she would not answer the bell. We stayed for 2 nights and our room was not cleaned during this time or even towels changed.Of more concern is that the communal kitchen area was not cleaned at all during our stay - during this time of covid this felt alarming.
- Susan (4/5): - This properly was very disappointing. No one was there to greet us. Trying to get into the biilding and find our room was a challenge. We actually ran into another couple trying to get in as well. The property was not very clean and looked worn out. Luckily the beds were clean.
- Scott (2/5): Do not stay here - I arrived at the guest house and the door was locked and nobody answered the buzzer. I called the phone number about ten times and nobody answered the phone. I had to go to a different hotel to get a room! I will be requesting a refund.
- Jammermass (4/5): - This is not a hotel. These are rental rooms basically. Perhaps I should have had zero expectations because of this fact, but some service, like the room being cleaned in the morning after we go out ALL day, would have been nice. We've lived in Venice for 2 years in the past, so I also understand that things are old, and bugs or mosquitoes are more or less always present...but when I find a silverfish bug 3 centimeters long next to the second bed (where my kids are sleeping), I conclude that this place really has not been cleaned or treated for such pests in a loooong time. I was too scared to check the mattresses. There are coffee pods for the kitchens, if you have on, but since we never really had our rooms cleaned, the coffee was not restocked. Instead, we had to talk to the "front desk" attendant, for more...he gave us 2. There is no front desk, no service what so ever really, and from what I could tell no cleaning either. If I was a college student looking to stay in Venice, party at night and pass out in a bed, then this place could work. But I'm not, and would not recommend this to a family.

The room is beautiful with a priceless view of the canal and the service excellent! I would repite my stay but if I can control my A/C!!!

Very difficult to find the entrance it is a wooden door, ring the door bell and they will open it!!! then up interior marble steps with all your luggage then more steps down then more steps up to the check in desk which is a room 8 feet by 8 feet with the owner and a laptop, weird. Dark hallways to a room which has a name no number. You are given three metal keys. one for the wooden entry door one for the door at the top of the interior marble steps and one for the room which is awful to get into the room. Also the lock on the door is very very poor for security. There are wooden spiral steps the the downstairs room and bathroom no handrail and a pull out couch for a bed awful
I would not recommend staying here.

The Vaporetto stop (line 2--use B2 from train station) is right next to the building so super convenient and no long walk with luggage (though that line goes less often) Short walk then cross bridge to Accademia for line 1 which we used more. Short walk to St Mark's Square where we caught cheap boat to airport--Alilaguna--for early flight). Loved the view from window of the grand canal and watching world pass by-extra price for view worth it. Decor very nice and very Venetian. AC--great. Shower water pressure and heat--great; AC--great; Bed comfort--a little firm but totally fine. Shared kitchen/sitting area was a nice bonus. Gulio great to work with--very friendly and helpful. Recommended good restaurant. We thought place was very easy to find and loved our stay. No complaints.
- LUCILLA (8/5): THE VIEW - Our stay did not start off well, no one was at the guest house to meet us and when someone finally showed up, it felt like he was doing us a favor by checking us in. However, once in our room facing the Grand Chanel the view was spectacular, the decor is very traditional, which is expected. Bed is comfortable, although additional sleeping pillows are recommended. Take bug spray the mosquitos can be brutal. The guest house is very well situated and within walking distance of restaurants and shops in minutes. We got a bottle of wine, opened the shutters and stared out at the gorgeous view for hours, very relaxing. Highly recommend this guest house for the pros.

- Verified traveler (4/5): We should have switched hotels after our first nig - The best things about this place was it was quiet, had a window that opened onto the grand canal, and was on one of the water is stops. However, the comfort was poor- the bed was hard with uncomfortable pillows (I am now having to go to a chiropractor which I’ve never had to do) and the air conditioning was just more of a fan so we ended up getting very little sleep during our stay. In retrospect we should have switched places after our first night there. There is no breakfast at the hotel either.
- C (10/5): Loved it! - Loved our canal view room! Easy to find by taking water bus #2 from the train station and getting off at San Samuele. When we left we walked to San Angelo and took the Aliluguna water bus straight to the airport.
- Verified traveler (2/5): - It’s a fraud, i was at the property from 7:00 till 9:30 pm and nobody received us. There was anyone at the damn property, it’s an old building with a dysfunctional ring bell and the surroundings very scary. I traveled with my family and was the worst experience in my travel history. How do you accept that properties like this stay in Expedia??? I demand a full refund of my money, I was on time at the property, no one opened or attend the door bell. The manager must be an irresponsable one who doesn’t care anything about reservations and travelers needs. I want my money back !!!! I had to pay more for another room in Venice

- Erik (4/5): Lots of space, but damp and smelly - Amazing amount of space for the money, but the conditions of the hotel are poor. Damp, dirty, smelly room. Great location right next to a water bus stop, but no outside markings on the building to indicate where to go. Also, this is not really a hotel, but a few apt rooms being rented within a larger building, so don't expect hotel services.

- octavio (6/5): Just ok for 1 night - We came to terms with staying here since it was only for 1 night and needed accommodations for 4 (2 adults & 2 teens). But our 1st impression was not great. If it were not for Giulio who was wonderful and so very helpful, I would have given our stay all negative ratings across the board. There was a blood stain on the bed sheets, a dangerous staircase with no hand rail to get to the bathroom which was downstairs, a musty smell and overall creepy feeling to the bottom floor of our room. My teen daughter didn’t want to sleep on the pullout sofa bed with her brother since it was in a separate room downstairs. For the price we paid, I wish I had selected another location. Venice is expensive, but this was definitely not worth what we paid. I also wish Hotels.com would require clear & accurate pictures and better detailed information. The square footage was off, and no where did it mention 2 floors.
