• Justin (6/5): Quaint fun stay downtown - There is only street parking available, and only on the same street IF there’s availability. There was several, walkable really tasty places nearby. The main issues we had were related to the internal A/C control being so bright and unfortunately, due to the age of the building, the windows are so thin that you could hear all noises from outside.
• Tammy (10/5): - We loved our room. It was clean and had a comfortable bed. The communication with the host was great. We had a mix up on which building our room was In and even at 11:30 at night we got a quick response. It was really nice being so close to downtown Fort Collins.

I had to seek help via the chat function who contacted the host direct which wasted over 30 minutes. There was no info on WiFi passwords etc and self serve coffee cups ran out in the morning. Great place but I wouldn't stay again after the hassle and lack of basic information.

• Verified traveler (8/5): Unique stay with a nice location near Old Town - Good stay overall. I would consider staying again now that I know what to expect. Good: The bed and bathroom were perfectly clean. There was great water pressure and the hot water was actually hot. My wife appreciated having asking to the coffee machine in the foyer. The bed itself was also super comfortable. Bad: The room is a little small, no view from our unit and very bright in the morning — really recommend bringing an eye mask. There is also a very bright thermostat that lights up the room at night. The bedsheets are also strongly scented from a laundry detergent of some kind. I would’ve appreciated a nightstand on both sides of the bed but there is power available in floor outlets which made up for it. Overall, this pseudo-hotel is no frills and got the job done. I would stay again under the right circumstances, like another work trip or one where I knew I only needed a place to sleep.

Besides the aesthetic, cleanliness, the water pressure in the shower, the magnificently comfortable King bed with cloud like sheets, the cold bottled water in the fridge, the selection of teas and coffees, timely communication, and easy check in/out, it might be safe, easy street parking or the beautiful building on a tree lined street and 1 block walk to a beautiful coffee shop and grocery store. There’s so much to love! This will be my go to every time I’m in Ft Collins. Just book it!
• Christopher (4/5): Light sleepers stay away. - Place was well finished but it is ground floor on a very busy road. I am not that light of a sleeper but it was a struggle to sleep here. The guests in the floor over me were heavy footed and all the sound came through . And I found it disgusting that they do not put the comforter in a cover - they put the cover on the bed, but not on the comforter, so you are sleeping with something that never gets washed.

• Melissa (6/5): - The property only has on the street parking that is limited in time. You need to move your car if you want to stay more than one night. The property was walking distance to old town and we liked that.
• Jessica (10/5): - Centrally located and close to Old Town. Room was clean and bed was very comfortable. Very grateful the room has AC, since it was over 100F while we there. Will definitely be staying again next time we are in Fort Collins.

• Greg (8/5): Nice enough, but not sure I would recommend. - Quaint old building in a good location. Not exactly in the heart of things, but still walkable. Street parking only, and you have to pay attention to the time, so you can't leave your car on the street all day. The other option is the Target parking lot 2 blocks away. Our room was on the second floor, which could be a challenge for anyone who has trouble with stairs. It's a fairly steep, narrow staircase to carry luggage up and down. The room was nice and comfortable, but not particularly quiet. Old windows, noisy A/C unit. There is a refrigerator/wine cooler in the room, stocked with water and coffee creamer, and a counter with a sink, but the coffee is a common Keurig unit downstairs. It would be much nicer if there were a small one in the room itself, rather than having to go down and stand in the small foyer to make coffee.
• Cheryl (8/5): Cute and cozy, but lack of communication - The room was very nice and cozy, however communication was lacking. I asked if it would be possible to check in at 3 instead of 4. We had dinner plans, and wanted to drop our stuff off ahead of time. I was told they would put in the request, and then nothing. I sent a message asking again, but was ignored. We ended up not being able to check in until 4 which was ignoring. I personally feel that 4 is a little bit late to check in. Would checking in an hour early really hurt? We sat outside in the little court yard for 45 min until we got our code to get inside. Changed our plan for dinner so that we would make it on time.

• Mara (10/5): - This our second time staying at The Flats and this time don’t disappoint. It’s very close to CSU campus and in a safe area. You have to park on the street (or at Target up the street), but we have never had a problem finding a spot. Easy check-in and great communications with the hosts. We will always try and book one of these places whenever we’re in town.
• Jeffrey (8/5): - We had a good stay at The Flats. The room was clean and comfortable. Everything was in working order. Upscale bed and sheets. The bathroom was very nicely updated. Great location, you can walk to old town and all the restaurants. Parking was easy, although it was the weekend and you have more options. Our room looked out to the main road in front and we did hear the cars going by. Check in is all done on line and there were no issues. We would stay again.

I was amazed at how close everything was, checking in/checking out was so easy, the room was INCREDIBLE, comfy, and had everything you need. The fridge came in handy also! The communication with the management was top notch, and I hope to stay there every time I come to town!

• LUKE (10/5): Convenient location - The room is very nice - linens are superb - little noisy with road noise however not a big deal at all - parking a little inconvenient and not make for anyone who can not do stairs - we really like the location as it is close to our family and downtown walking distance - we will stay here again in the future.

• Rachel (8/5): - The location was amazing and the bed was nice. The road noise and train are much louder than a white noise machine. Each room is laid out a little differently and some are more spacious. I would highly encourage if you are a light sleeper to ask for one on the second floor in the back if that meets your needs. The smoke detector has little lights that flash all night. Maybe bring stickers or post it’s to cover them. Also, the windows could use a little more insulation. Although the heating system warmed you you could feel a draft from the window

It would turn on and off throughout the night which meant the heater was closed off due to door being shut. Frig made a lot of freeze and thaw noises. Extra blankets would be welcomed.

• Amy (8/5): Nice room but bring earplugs - This property was really cool — nice design and finishes in the room. Bathroom heater was great. Others talked about the noise from the road outside and I booked anyway because I thought I could overlook it. Just be aware that the property sits very close to a 5 lane road with traffic moving at 40 mph. There are traffic lights so the noise starts and stops. I stayed on a Wednesday night. There’s a train that goes by at 5:30 on Thursday morning. I had to leave about 6:45am and the stairs are the creakiest ever. Sorry neighbors. I wish I would have brought earplugs because I loved everything about the room but the noise at night.
• Eric (10/5): Fantastic Alternative to the Typical Hotel - This is the second time I've stayed at the Flats when in Fort Collins on business. The location is terrific and is close enough to restaurants, shopping and great spots for coffee in old town. The decor is stylish and upscale, plus rooms are meticulously clean. I'll definitely be back again.
• Heather (10/5): - We arrived early after a long day of travel that started at 3:30 am. We asked if an early check might be possible and were delighted to be told yes. Our room is clean, modern, and very comfortable.
• Christina (10/5): - Adorable brick unit with modern amenities and contactless communication, check-in and check-out. Comfortable bed, nice linens and towels, food selection of TV options, hardwood floors, mini fridge with water and creamer for the free (shared) coffee station located in the foyer. We were afraid the on street location would be too loud but the brick building insulated it well and we slept very well. The only downside for us was there were no wine glasses or wine key in the room so we had to improvise. We stayed mid-week and found plenty of on street parking. It has a 2 hour limit from 8-5 but we didn't arrive until 4pm so it was perfect for us. Very well located to super cute downtown, maybe 4 minute drive. We only wish we had more time to enjoy the town. I guess we'll just have to come back again sometime. We would love to stay here again.

• Mollie (8/5): - We enjoyed our stay at the flats, especially the older home feel and being so close to downtown/old town Fort Collins! Our room was very nice and comfortable. The communication with the owners was excellent! The only down side was that some people were near our room - possible outdoors - for an hour or so, very late at night, making a lot of noise. We would still recommend this rental, as it was overall a great experience.
• Carol (8/5): - Great room for an overnight. Very comfortable bed and nice shower. The room has a refrigerator to keep things cold. Coffee is available in the entryway all the time, which we appreciated. We parked on the side street, with no problems finding an available spot. No microwave or food heating facilities. The room is on a major street so there is quite a bit of car noise, if that’s an issue for you.

The street parking was easy and shady. You can definitely hear the traffic at night but nothing a white noise app on your phone can't take care of. Well worth it for the location.
• Verified traveler (6/5): Cute but loud - Overall the condition of the room was great and clean... our issue was how close it was to a very busy Street. Mulberry might as well be a highway and because they don't have insulated windows if you are a light sleeper I cannot recommend this place.. I was there for three nights and maybe got a few hours of sleep per night due to the loudness of cars/trucks/ poice etc. I had asked to move to an interior room but there were none available so if you're a light sleeper I might ask for units number one or number three overall place was nice with a good size fridge and free coffee downstairs

I’m not sure if comprehended the parking situation when I booked it (there is no off street parking and everything on the adjacent Howes Street is 2 hr max M-F 8-5) but with us being there a Friday evening through Sunday it wasn’t a big deal at all. I’d definitely consider staying at this property again!!

• Kea (10/5): The Flats Ft. Collins - Very well kept property in central Ft. Collins close to downtown. Room are comfortable and well decorated. Communication was easy through text that gave clear directions for entry to building and room. There is no good parking options at the hotel; street parking is timed and/or permit parking only. The option to park at the Target was good, albeit in bad weather, it may be more of a hassle. They allow you to unload your car at the hotel in their designated loading only parking spot. Parking was the only negative thing and wouldn’t prevent us from staying again!

• Emily (10/5): - What a wonderful little find! This was the perfect place for our recent trip to FoCo and we will definitely try to book it again for our next visit up. Devon was super awesome and helpful and made everything a breeze. 10/10 would recommend!
• Joshua (8/5): - Limited parking - on street only and there are restrictions but close to downtown FOCO. The space was nice, a little cramped staircase and noisy from being a block or so from a train tracks. All communication was via email or text though which was good I guess? since there were no check in issues... Would be good for a long term rental.
• Sarah (8/5): - Check-in was easy and friendly. Beautiful & clean building and room, loved the design. The ground-floor room was convenient and quiet, but be aware that there are a few stairs. Room was a bit smaller than expected, including the bathroom being a tight squeeze. Comfy bed! The in-floor power outlets didn't fit our phone chargers. This location is excellent for CSU and very walkable. There's currently roadwork on the street, making GPS directions a challenge, but we parked on a side street and we were fine (note the 2-hour restrictions).

• Alyea (10/5): - Booked the day of and after driving for 7 hours it was heavenly to come into this space!! Big comfy bed, clean bathroom and a nice big bottle of cold water in the fridge. Very welcoming!

• Chad (4/5): - We liked the shower and the proximity to Old Town. Unfortunately, the bed was very, very soft, to the point of making it hot, hard to sleep and and exasperating back pain. There was dried, washed, blood on the sheets, which kind of gross. The fridge was filled with someone else's stuff, which smelled extremely ripe when we opened it and the floors seemed very thin and the people above us kept making noise and dropping things, which made it even harder to sleep.
