Guest Reviews
- Jane (10/5): Friendly and efficient staff, terrific rooms! Hospitality tray first class - Breakfast choice and taste, both excellent. Fruit salad and choice of eggs were much appreciated Honestly, nothing as far as we were concerned. A perfect stay in every regard
- Erik (8/5): Hyggeligt - Et perfekt levn fra en svunden tid .
- Dylan (9/5): - Beautiful estate nice change from a standard hotel! Very friendly owners chatty and applicable. Good breakfast and comfortable room. This is me being petty but given the stature of the property I would’ve loved some classical music at breakfast time. The dining room room was so lovely a bit of music would’ve been great.
- John (9/5): - Already posted my comments
- maryann (10/5): Our stay was wonderful, lovely clean comfortable room in a stunning setting. - The accommodation was stunning, set in beautiful grounds. - Carole (8/5): A Tranquil Haven in a little corner of West Sussex - Location, host, comfort, flexibility during our brief stay & the full english breakfast My only suggestion would be to add some fried sliced potatoes or crispy hash browns + baked beans to the full english breakfast & maybe pancakes with maple syrup as an added choice
- Elizabeth (10/5): Too short - we will be back! - Beautiful house in perfect location. Host was very genial and well organised. Breakfast was delicious and plenty of it. Thoughtful selection of teas in room. N/A

- Sue (9/5): Lovely house, food and the family was very welcoming. - A beautiful country house with period furnishings, the room was beautiful, clean and very comfortable. We had lovely views across the surrounding countryside.
There was a variety of options for breakfast, all freshly prepared and delicious. I recommend the cooked breakfast. There was a problem with our shower but it didn't spoil our overnight stay.

- Kevin Hafner (9/5): A very welcoming retreat. - Hollybank House is run by a close knit family and the welcome was very personal. Our room was large with plenty of storage with all the expected facilities including tea and coffee making. Hollybank House itself is a warm, welcoming period property that would be very cosy in Winter but also has large grounds to walk around in the Summer. We had the weekend here because of the Proms at Stansted House, but it could also be a good base to explore the South Coast from Chichester thru Portsmouth and beyond. A great breakfast as well. Mmmmmm, struggling here a bit. Possibly 2 beds put together to make up a double? Otherwise 'not a lot'.
- Scott (9/5): A grand old home, excellent English hospitality - Lovely home, excellent hosts.
On arrival they immediately helped us by carrying our suitcase up to our room.
We had problems with our car, and Viv offered to drive us to the station. I'd love to see the lawns at the green best. Hopefully the rains will come again soon!
- toby (10/5): - Absolutely gorgoues property. A real grand old lady of a building and the gardens stunning. While sitting on the garden I met a beautiful baby red deer who just stood and looked at me. Apparently 4 deer live in their gardens. Very tranquil and serene.
- Barbara (9/5): - Lovely setting.,Nice comfortable stay.Friendly staff Blind in the bathroom didn't close

- Dot (10/5): Delightful 2 night stay - Owners very warm and welcoming...breakfast excellent...gorgeous house and gardens...very clean. Nothing

- Ian (10/5): lovely environment to stay at - location lovely NA
- Dylan (10/5): Exceptional - Really great hotel. Lovely family business. Beautiful house and garden.
- Garry (9/5): A lovely place, glad we found it for our one night stay. - The accommodation was provided in a lovely aesthetically pleasing country style house. We saw two deer at the house as we arrived which set the tone. The stairway was particularly noteworthy, but the lounge and dining area were beautiful rooms from another era. Breakfast was excellent and even better to enjoy in sumptuous surroundings. Our bathroom was a surprise being a yellow suite with matching tiling, but it was in perfect order and spotlessly clean. Our room had everything we needed and the quality of the bedding meant we had a very comfortable night's sleep. Only one small thing, the entrance! It seemed a bit austere and unwelcoming, perhaps some plants or flowers or welcome notice for guests, although there was a bell to ring, or tel. no. to call for entry.
- Phillip (8/5): Really enjoyed staying at the location/ It had such great history and was made to feel welcomed. - Great selection and well prepared. Hosts were great. N/A
- Derek (9/5): Our reason for being there has been explained but the whole experience was very friendly and relaxed - The location was lovely but it took us nearly 4 hours to find it as we had no Sat Nav.! But having found our destination it was great and the breakfast was fantastic as it reminded me of our house when growing up! What a table and the eggs were just as they should be - thank you. There was nothing that could have been better except our reason for being there as it was to attend my sister's funeral at the Oaks - it was a lovely place to come back to and relax.
- Alastair (8/5): Very good - Lovely home cooked breakfast - well presented.

We felt very welcome & nothing was too much trouble. Ideal grounds for walking our dog. We saw the deer in the grounds at breakfast time. Nothing.
- Rachael (8/5): Very good - Beautiful house and setting, family run, a truly wonderful set up. Incredibly well hosted. It’s a gem. We would love to go back but consider ourselves very fortunate to have managed to get a room, we imagine it gets quickly booked up.

- Nicola (10/5): Perfect for an overnight stay in Chichester. Excellent hosts - Delightfully traditional, and also clearly a much loved home The entrance was a little underwhelming and didn’t reflect how lovely the place actually was
- Reeves (10/5): Great location friendly family run property.. Good for ferry terminal. - We had a young dog with us which we were taking on the Ferry to France. We had a great room overlooking the beautiful grounds. Fabulous breakfast made to order. Easy access to the ferry terminal, 20 mins. Nothing.

- Christine (9/5): Superb -
- Elizabeth (9/5): Hollybank was just what we were looking for and it was a great bonus to be able to see the sea. - Very good breakfast with plenty of choice and nicely presented.
We loved the location and being able to see the sea from our bedroom. We prefer a table to ourselves for breakfast but it would be difficult with the large table and as it was quiet it didn't matter.

- Alistair (10/5): A perfect start to our holiday - absolutely first class, the perfect start to our holiday nothing
- Vanderaa (9/5): Very friendly and welcoming stay, spacious room and bathroom, clean and pleasantly warm. - Beautiful manlr house, near the woods and comfortable room and bathroom. Very tidy and clean. The property is a bit rundown and needs maintenance: removed carpet on concrete staircase and halll for example.
- Barry (10/5): Short break - Everything from the welcome to leaving. Just perfect. Definitely should have booked a longer visit. Nothing to dislike
- Peter (10/5): Exceptional -
- Alexander (10/5): Perfect stay in a place that looks even better than the photos to explore all the local area. - We absolutely loved everything by about the property. Brilliantly cooked breakfast with local sausages and eggs, seeing deer roaming in the garden. Beautiful property. Nothing
- Barbara (9/5): Elegance - The elegance and excellent host Maybe the draft on a very windy day, but the heating overcame the draft. Everything else was perfection.
- Dawn (9/5): Great location, beautiful historical family home in spacious grounds. Host very friendly - Location good, Emsworth village 5 minutes away Beautiful house, very welcoming, good size room and great view of the garden and could see Chichester harbour. Bed very comfort had great night sleep.
- Marina (10/5): Exceptional - Nothing! It’s a beautiful place to stay!
- Dion (9/5): A relaxing stay in a Grade II listed building of historical significance - This is an absolutely gorgeous and beautifully maintained property and it was a privilege to be allowed to stay in such a historic building. Hollybank House has been owned by three generations of the Williams family who made us and our two rather unruly dogs feel most welcome and comfortable. The suite we stayed in is spacious and overlooks the extensive garden. We requested a tax invoice from them many months after our stay, and they sent it to us without any delay.
- Mark (10/5): A wonderful B&B - very accommodating and helpful staff. -
- John (10/5): Exceptional - The welcome we received and the breakfast of scrambled egg and salmon. The approach drive was bit dark.
- Joe (4/5): Shame - Lovely setting
Great breakfast 🍳
Nice family Due to a other person staying at property being allowed to play the piano 🎹 and drink to much on first night , I was tormented till nearly 12 o’clock with someone playing loud awful sounds and drunken singing , and didn’t get much sleep ! He then tried to confront me at breakfast 🍳 about it ( lucky man ) . Shame 😳 as it really did like staying there !
- Dominic (10/5): Peaceful Atmosphere, deep kindness wonderful engaging hosts. - Atmosphere, welcome, deep & engaging kindness of Ian & Ross especially & also Anna & Viv. A wonderful family. Impossible to find anything unlikeable about Hollybank
- Jayne (10/5): Exceptional -
- John (10/5): Fantastic stay and made me feel like I came home while visiting family. - I liked how friendly the family were and how comfortable the rooms were. Real home away from home Nothing. I just wish it was closer to walk into Emsworth
