The staff is constantly around and fulfil every need you have. They are so nice and try to make your stay unforgettable. The rooms are beautiful & the bathroom newly renovated. - Pritha (10/5): Lovely little bungalow surrounded by nature - It’s a 150 year old colonial bungalow with original ceiling and flooring from the time. It’s not everyday you get to stay in a place like this. The staff is so nice and kind. It’s in the middle of tea gardens. The food was excellent. It’s a bit remote and the roads were a bit challenging. But totally worth it.

The old world charm of the building was terrific. The road on and out is very rough. Located some distance from town so you are a bit isolated.

The historic building and its setting amidst the rolling hills of the tea plantations. The final 300 metres approaching the property were rough and not easy for a saloon car.
The white bath towels were certainly laundered but were stained. Suggest purchase of new coloured towels!!
- Clare (10/5): An absolute joy of a stay. - This is real Sri Lanka. Off the tourist trail but right on the Pekoe trail. Our hosts could not have looked after us better. We ate really well and they helped us plan our trip. It is a gem of a find. They arranged our e biking through the tea estates which,along with walking stage 8 of the Speke trail, a highlight. We plan to return. This is where we love to be. Nothing not to like. It’s authentic. We suggested getting some board games for the evening and a more comfy sitting area in the garden but not a dislike just a suggestion.

- Hilary (7/5): Authentic planters bungalow in great location for walkers - A real colonial planters bungalow experience! Very simple but very authentic. Well tended garden.
Surrounded by tea estates it feels very rural. It is roughly 15 minute walk to Norwood village with a few local shops.
Minutes from the Pekoe trail - end of stage 7 (glorious walk through tea estates and friendly villages) and the start of stage 8.
Dinners were enjoyable. Table runners not washed - greasy marks a bit off-putting.
Pudding served but dirty plates from main course not cleared away!
Bedroom not touched in 3 days
Difficult to find staff sometimes - need a bell to get their attention!
But very cheap, so it is unrealistic to expect luxury service! And we did enjoy our stay!
- Joerg (10/5): - The Bungalow is set in a beautiful garden and is a truly magnificent place, The rooms are very large, spotless clean. The bathrooms are newly renovated, spotless clean and very spacious. Lisha and Ruben who are running the place are so friendly, gave us great tips and nothing was a problem. Breakfast and dinners were so delicious and very good value for money. The dinner order is taking in the morning, which is great as all the food is freshly prepared and the vegetables are coming for the surrounding farms. A must do is the Tea Tour, which you can book through the hotel. Rimas who is doing the tour is so knowledgeable and explained everything so well. Really well worse the time and money. We did 2 sections of the Pekoe trail, 7 and 8, for which the hotel is perfectly located. We had an amazing stay and hope to be back one day 🤩 Absolutely Nothing

La chambre se trouve dans une ancienne batisse de style anglais avec des boiseries et du mobilier d'époque. Très grand confort, literie et propreté impeccable. Les hôtes sont absolument accueillants et très disponibles. Le repas du soir et le petit-déjeuner sont délicieux, pris dans un cadre idéal. Bref, nous avons adoré.
Petit plus si vous avez le temps : je recommande absolument la visite de la plantation de thé proposée l'établissement. Pendant 3h, vous serez avec un guide passionné et passionnant pour découvrir toute l'industrie du thé qui rythme la région, depuis la plantation jusqu'au conditionnement en usine. Bien loin des visites express en 15 min proposées par d'autres usines pour vous faire acheter du thé !

We were walking the Pekoe trail and this stay was well situated at the end of stage 7 in Norwood. They even came to pick us up in the middle of town so we wouldn’t get lost. The staff are kind and helpful. The food available is fantastic, some of the best we have had. The tours organised are fantastic. I highly recommend this property.
Some reviews have mentioned the bathrooms as being old. I found the bathrooms to be good. However, would like to note they are being renovated this week, so reviews complaining about the bathrooms are no longer valid.

This property was great Staff very helpful in the booking and the instructions to get there Tea on arrival in the garden and on of the best dinners we have had in Sri Lanka !! - Leong (10/5): An experience staying in a colonial bungalow that is not to be missed. - A most charming colonial bungalow with beautiful antique furnishings. The whole place was very well kept and the rooms immaculately clean. It was great just sitting out in the garden and enjoying the twitter of birds. Overall, a great experience staying here. The staff were very friendly and most helpful.

- Mirena (10/5): Exceptional - I don' t have the words to describe how beautiful is this property, how nice and welcoming are all the people that work there and how pleasant and memorable was out stay there. I will try to explain why you should definitely stay there:
1. The staff, especially Sri - these are incredible people, who were not just doing their job, but who did the impossible to make our stay more comfortable and pleasant. They were always smiling, helped us with transport and tours and made us feel like a celebrity.
2. The food - the most delicious meals for our two weeks stay in Sri Lanka. The chef should definitely get a Michelin star.
3. The garden - lovely, well maintained garden, where we had breakfast and dinner.
4. The house - beautiful, old colonial building, which is very well preserved without any big renovation. It is a place for connoisseur - you can feel the spirit of the old times.
5. The surroundings - the building is in the middle of the tea fields. The views are breathtaking.
6. The tea tour - it was really good. Totally recommend it.
With few words - it is a luxurious place, where the luxury is not in possessions, but in the attention, the attitude and the unforgettable memories.
- Robert (10/5): Relaxing old-fashioned charm, great service, great cooking. - Meals were excellent. They have a great chef for Indian and Sri Lankan cooking. We decided to eat all our meals in the bungalow for the great local cooking rather than go into nearby towns for probably disappointing meals. The service was great and Murali, the manager on site, has lovely energy and was always ready to help, give suggestions, and share information. We enjoyed taking short trips and also walking on the tea estate trails. We felt very safe throughout the time. You have to love old-fashioned charm like we do. Don't expect modern boutique facilities! We hope they don't try to modernize because otherwise they will lose the charm. It's all just right, and we would definitely go there again.

Stunning gardens and a really unique stay. We had tea on the veranda and did a tour with tea fields which started right by the house.
We ate at the property and had a fantastics Sri Lankan dinner, breakfast was also delicious!!
Staff helped us by doing our laundry, and were generally really friendly and helpful. They don’t sell alcohol at the restaurant but were helpful in aiding us get some from a shop near by to drink with dinner. The bathroom needs some updating, although it’s an old bungalow, the boiler and shower are clearly modern but very tired.
We did have some noise disturbance from other visiting guests staying at a neighbouring bungalow quite late at night. The staff did apologise.
The dinning room would be even better with a little atmosphere added, some music, soft lighting and more traditional table wear. The food was excellent though!
- Vibeke (8/5): Back in time in Norwood - We had a lovely and comfortable room: the bed was small but comfortable, the bathroom was a bit outdated but functioning and clean, there was cozy lighting, and facilities to make coffee and tea.
The breakfast was good and quite a lot. You can choose between Sri Lankan (coconut roti, dhal, pol sambol, omelet/scrambled eggs, fruits, coffee or tea) or continental (toast, scrambled eggs/fried eggs/omelet, jam, butter, sausages, fruits, coffee or tea).
Ruban and the other hosts are more than willing to help you if you have any questions. Be aware that some pictures and information on booking are not accurate/outdated. No major problems for us but good to know to manage your expectations. For example, on some photos you see a breakfast buffet. However, breakfast is served to your table. It is a good breakfast, though.
Also, the information said there was a walk in shower and bath and hot tub, but there were not: there was a bath but there was no stop/plug. The shower was in the bathtub, so not exactly walk in. Again, both fine for us, but good to know.
The description also said there was a flatscreen TV in the room. However there was no TV in the room, but there was in the common lounge. We do not watch TV, but if you do, just keep in mind.
- Gracjana (10/5): Beautiful house, delicious food and very nice staff - Lovely house surrounded by impressive garden with old, giant tree. Definitely one of our best dinners during the stay. Staff was very helpful. Plenty of extra activities offered by the place, but we didn't have time to try them. Tap in the bathroom could be fixed. Only of the nightstand lamps was not working. Mosquito net was cut through and usuless.

- Janai (10/5): Very affordable and restful break from our busy holiday. - Unique and charming stay in heritage accomodation located on a historic tea farm.
There are only 3 rooms available to guests so we had the place to ourselves most of the time and dined privately.
A lovely garden to sit and read in and take tea, also many options so sit inside the heritage building itself.
Reuben and his staff were extremely kind and enthusiastic.
The chef created amazing local dishes and we had lunch and dinner onsite which was inexpensive.
The location is quite remote so we stayed there and took a tea tour on the farm which was very good and the guide was great. We were picked up from Hatton by a tuk tuk which was a 35min journey.
The setting is really beautiful and the rooms large and carefully decorated. Aside from staff and other guests there was an extended family there also. They lived in the room next to us and older members were positioned outside near our room most of the day. This was only problem during afternoon rests or late at night when their constant talking easily penetrated the thin walls in an otherwise serene setting.
We were told by a local that they were the family that own the business and they only visited in December so maybe not always a problem.
Fittings and fixtures in our bathroom all needed to be replaced - taps, shower head, towel rails, toilet roll holders were all in bad condition and tricky to use. These were only 20-30years old and not part of the heritage fabric of the main building.

- Jeba (8/5): Relaxing place - The natural surroundings are beautiful, with the early morning breeze and the sound of birds singing creating a very relaxing atmosphere.
The staff are exceptional—helpful, knowledgeable, friendly, and demonstrate excellent hospitality.
The food they serve is delicious and well presented, with reasonable prices. These may not be major issues, but we found them uncomfortable:
1. The bathtubs do not have shower curtains, causing the bathrooms to become wet after a shower.
2. As this is a 70-year-old building, the wooden floors make noise when walked on.
3. There is no refrigerator in the apartment, though the staff kindly store our items in their kitchen fridge and heat them for us.
4. We require a vehicle or tuk-tuk to get to the shops or town, as there are no shops within walking distance.
- Jovi (10/5): Very relaxing stay and excellent service - It's a 140+ years old colonial property built on very scenic location and updated to certain extant with modern facilities. Very relaxing location and excellent place to have break from busy city life. Staff, specially Ruban and Thusi are extremely friendly and ready to help us at a moment's notice. And for the price, this property is unbeatable comparing nearby properties. the bungalow is located in very convenient place with Hatton, Maskeliya and Bogawanthalawa towns within short drive away. There are some interesting places nearby, like historic Warleigh church and Castlereigh lake. Hotel staff will arrange custom made tours on request. For hiking enthusiasts, two stages of "Pekoe" trail are accessible from the property and Ruban is an experienced trail guide if you require support. Overall an excellent property for the price range. Noting much on negative side. It's an 140 old bungalow and the age shows.
It'll be better if the room lighting can be improved. Also it's will be more convenient if tea/coffee making facilities are available in the room, even though staff provided us tea/coffee whenever we needed.

Got two teapots full. As it was a colonial house. 141 years old. It had no ceiling fan or air con. But we lived the moment of people who had lived there without luxuries
- Martin (10/5): Unique and memorable stay off the main tourist circuit. - A feel of history in a quiet location. Ruben told us about the owls, that there are 5 species of swallows and of the 140 year trees, one which hasn't been identified.
- S (9/5): Characterful place with an excellent plantation tour - The tea plantation lodge is one of the oldest in Sri Lanka, more than 140 years old. The wooden floors are beautiful, and the place exudes character. The staff are supremely helpful and polite, you really could not wish for better. The food is also very good, without MSG, and in good quantities. The views are great, it's very quiet, and just a very relaxing place. Good value too. The best for last: the plantation tour and factory visit. The plantation tour is very informative, and makes you appreciate tea a lot more. The factory is also interesting, for those with a technical bent. We had not intended to do the tour, but are very glad we did. Some of the decor is a bit out of character with the building, but that could easily be put right. The bathroom fittings are also a little tired, but considering the price acceptable.

- Fiona (8/5): Unexpected trip back in time for tea! - We booked this last minute after a change of plan, we hadn’t huge expectations but this place grew on us quickly. It has changed little since the day it was built, with loads of original features and a good few later additions that sit somewhat out of place. You get a hint of what life felt like for the tea planters who lived here over a 100 years ago. The place is clean, bed comfortable, super peaceful, and in the most idyll setting among the tea plantation. The guys are hugely helpful and accommodating . The food, some of the best we had. The house is in dire need of some sympathetic restoration, and as a result the bathroom, in particular, is a patchy mismatch of dubious plumbing. Clean, just not very clever or practical.
- Sabrina (10/5): We loved our stay at the bungalow - We stayed at Royal Majesty Bungalow one night as a way to break our train trip from Ella to Colombo. The 140 years old bungalow was an incredible piece of history in the green. The team made everything possible to make us feel at ease and we also got a very informative tour of the tea factory. Hatton is not a typical stop on the way to Colombo and you'll find very little tourism in the area.

Sri who organised Beer by Tut Tut & kept us hydrated with tea & coffee. He couldnt have been more organised. Always with a great smile. Gunna who cooked us delicious food at breakfast & dinner. His Sri Lankan omelette was a wonder to behold & taste. Lastly Rimus who took us on a marvellous tea tour. So interesting & informative. We will never look at a cup of Tea in the same way again. Yes the bathrooms & plumbing were dated but it was like stepping back into colonial history. We quite simply loved it. Thanks guys you were just great. The bathrooms & plumbing were dated but hey we managed fine for 2 nights.

- Pauline (10/5): Very memorable experience - The Royal Majesty bungalow dates from 1883 and is one of the easiest colonial bungalows in private ownership. It occupies a fabulous hillside location in the middle of the tea plantation.
The staff make supreme efforts to look after your needs - just ask.
I definitely recommend the tea tour! The building has what we in the UK would call “listed” status due to its age so relish the originality and be prepared to overlook minor issues!

Situated amidst the lush greenery of Ireby tea estate, the bungalow offers a serene and peaceful atmosphere that is perfect for a relaxing getaway.
We opted for the old bungalow, which exuded a charm of its own. The tranquility of the surroundings was truly remarkable, allowing us to unwind and enjoy the natural beauty around us.
The service and hospitality we received were exceptional. Rumzi, the manager, deserves special mention for his excellent customer service skills. He made sure that we felt welcomed and attended to all our needs promptly. The rest of the staff, including Shaga, Nandu, and the chef (I believe his name is Gunarathnam), were all friendly and attentive, adding to the overall warmth of the place.
The highlight of our stay was undoubtedly the food. We savored a delightful dinner featuring Naan, Chicken Korma, and Vegetable Korma. The Vegetable Korma, in particular, was a standout with its rich and flavorful taste. The English breakfast we had was also delicious and served as a perfect start to our day.
In terms of value for money, the Royal Majesty Bungalow exceeded our expectations. The rooms were clean and well-maintained, offering a comfortable stay amidst nature's tranquility.
We left with a desire to return for a longer stay, allowing us to fully immerse ourselves in the peaceful environment and the exceptional hospitality of the Royal Majesty Bungalow. We highly recommend this place to anyone looking for a retreat away from the hustle and bustle of city life. One suggestion for improvement would be to update the Google Maps location. When searching for the bungalow, the map directs users near Norwood junction, but to reach the bungalow, you have to drive on a 10ft road. It would be great if the correct location could be added to Google Maps to avoid any confusion for future guests.
- Carolyn (9/5): Iconic Experience - An original Tea Planter's Bungalow with original features still in place. The diligent & caring manager Rimus is working on ways to enhance & update these features . An Idyllic location surrounded by well kept gardens amidst the tea plantation . Delicious food all cooked with fresh ingredients by chef Gunuratnam & ably assisted by Saga . A great team who we were sad to say goodbye to after 5 glorious days. Highly recommended for a truly iconic experience.
- Amelie (8/5): Special experience with lovely hosts - Great pickup service from the train station. We wouldn’t have found it by ourselves as it was already dark. The roads are adventurous which made it a little scary at first too, specially because the Bungalow is so remote. The friendly welcome committee and a delicious big dinner filled the house with life quickly. In the morning we were stunned by the view, had a great breakfast and an interesting tour through the plantation. The hotel organised a driver for us to take us to our next destination. He was so nice and a safe driver, we booked him for the following day as well. Please keep in mind that the place is historic which is one of the reasons they can’t renovate just like that. Nonetheless the fireplaces could have used a little bit of dusting and the bedsheets had a couple of old stains.

- Verified traveler (8/5): - Das alte Herrenhaus eingebettet in mitten einer Tee Plantage ist einzigartig . Es hat den Charme von von einem Museum . Man fühlt sich wie in einer anderen Zeit . - Miranda (8/5): Unique place to stay! - Royal Majesty Bungalow was the most unique place we stayed on our 20 day trip through Sri Lanka. The hotel is the 6th oldest plantation house built in Sri Lanka and converted into a couple of room bed-and-breakfast type place. If you enjoy history this is a great place to stay. Our room was huge and had lots of rustic/historic charm. The grounds are all owned by the working tea estate so it's a great place to walk around and see the process in action. The hotel staff took us on a walk and explained the process to us, which was very cool. The hotel itself is small (3 or 4) rooms and the staff is super attentive. They have their own cook who makes fantastic meals. Its only 45mins by car to Adams Peak. They staff arranged a driver for us who waited to bring as back when we were done. I highly recommend this place for a unique experience while in Sri Lanka. My only complaints would be that the house is old and has been renovated as a hotel so the amenities are bit dated and sometimes odd. It is also quiet, and in an isolated location. Perfect if you're looking for some quiet time. Wish they had some lawn chairs so you could sit outside and enjoys the amazing views!
- Maren (8/5): Beautiful House in the middle of the plantation - Beautiful house in the middle of the tea plantation. Very friendly service and very good food. Beautiful rooms in the main house. Our room was not in the main building and not as nice. Hot water didn’t work and TV was broken. Manager managed the issue with the water well and offered us to shower in the separate room.
Would definitely come back but would make sure to have a room in the main house.
- Akila (10/5): Best place in the central hills of Sri Lanka - It’s just an amazing place with the best chef ! Surrounded by beautiful tea estates. Very clean and comfortable. Loved every second of our stay.
- Filip (10/5): - This is a gem. Located in a beautiful tea plantation, this more than 100 years old bungalow is just an amazing place to stay. The room is big and very comfy with a fireplace to keep you warm. The food is delicious. But, most importantly the people working there some of the nicest people we have met here. Ramaz, helped us so much (my wife was sick so he took her to a doctor, found a mechanic to fix our tuktuk). He showed us the tea plantation and took out for a walk.
