Guest Reviews
- Elese (8/5): Comfy and central - We stayed for one night, and as we had to head to the airport very early, we didn't get to fully enjoy the breakfast, however what was supplied was generous and varied (bacon, eggs, sausages, bread, yoghurt, cereals and delicious jams). There were lots of other dinner/snack/drink items available for purchase.
The kitchen was well appointed and we were able to forage in the gardens for veggies and herbs etc.
The room was really snug, once we worked out the heating, and the bed was huge and really, really comfortable.
Gardens were gorgeous for a sundowner and to soak up the afternoon sun!
Great location in the centre of Oatlands and walking distance to The Mill and IGA.
The complimentary port and walnuts was just lovely and unexpected! There's not a lot of bench/storage space for your groceries or luggage as there are large decorative pieces everywhere. This was easily solved by moving everything, but there's not a lot of space to move things to and moving risks damage.
Also a few housekeeping issues at the time of our stay.
- Glenn (10/5): - The property was amazing. Very clean and comfortable.
- Kira (10/5): - It’s a fantastic little barn cottage, with a super cozy vibe. The garden is also lovely! It’s clean and the kitchen is well stocked. We especially liked being able to prepare dinner with items stocked on the minibar - it was a nice touch! Some of the interiors and decorations were a bit much and in the way - it wasn’t very practical.
Breakfast was included and we gave weeks notice asking for a dietary requirement but were told on the day we arrived that it wouldn’t be accommodated. We would have preferred to opt out of the breakfast.
- geoff (10/5): We highly recommend a stay in Barn Cottage - Absolutely charming cottage in a beautiful old town. Rhonda has created a cosy and stylishly decorated experience set in beautiful gardens. The cottage has everything and the breakfast was superb.
- Rachel (10/5): I would stay longer next time. - Ambience, chickens, garden The town opens late and closes early but the property made up for what the town lacked.
- Elizabeth (10/5): Highly recommended - Welcoming host, beautiful architecture, gardens and decor. Very comfortable bed and lovely bedlinen. Great facilities and very nice breakfast provisions with a wonderful kitchen for cooking and dining. Nothing - all is exceptional.
- Gillian (9/5): The ambience of the property was French Provincial. Although we didn’t take advantage of the breakfast, the food supplie - Absolutely beautiful property Really nothing pro
- John (10/5): Simply Exceptional, so look forward to next visit - Absolutely everything. Gorgeous French ambience, beautifully appointed, so comfortable, superb breakfast, spacious private garden, excellent value for money, lovely but unobtrusive host and right in the centre of Oatlands. We've now had three visits so far, and definitely more to come. Absolutely nothing
- Werndly (9/5): -
- Janet (10/5): A lovely stay - The lovely ambience of both the barn and garden Nothing
- george (9/5): - The gardens & surroundings were very relaxing. Great location. We were not pre warned that all restaurants, cafes & hotels close at 3pm on a Sunday. If we were advised prior to our arrival we could have organised suitable food at the many cafes we passed on the way. The food provided was not of a standard of the accommodation which detracted from what could have been an amazing stay.
- Peter (10/5): -
- Gina (10/5): A beautiful place to stay in a really interesting historic town. - Really lovely historic property and garden. Very atmospheric, calm and tranquil. Rhonda was very welcoming and generous and we totally enjoyed our stay.
- Ken (10/5): -
- Middleton (9/5): Genuinely a good stay! - Every care and detail is attended to, making for a relaxing and welcoming stay. Amazing gardens, supplies, chickens and styling of the accommodation. Just beautiful!! We regret not having the pasta and sauce for dinner. The local pub was lovely, but staying in is better - next time.
- Kat (10/5): Everything you could possibly want and more! - We made a last minute reservation at this property and we are so glad we did. This fabulous ‘barn’ exceeded our expectation’s and Rhona was so accomodating. We also met the very helpful Jenny from the lovely shop next door. Do yourself a favour and book this accomodation immediately! There was nothing not to like!
- Kelly (10/5): Lovely, relaxing place to stay, hopefully we will return soon. - Beautiful place to stay and lovely little town.
Chickens came to visit in the morning which was a wonderful surprise.
- Rowan (10/5): A beautiful French inspired stay! - An absolutely beautiful little French inspired cottage. Everything you could possibly need or want. Breakfast was delicious and the gardens were gorgeous.
- Maria (7/5): - The bed was super comfortable. Some facilities listed were not working or available No washing machine
Air conditioner was not working
- Sean (10/5): -
- Kim (9/5): It is a magical stay and I look forward to coming back one day. - Breakfast and gardens were fantastic and really made our stay relaxing, convenience and joyful. The location to everything withi the city was also exceptional and I would highly recommend this stay to all our friends and family. There was nothing I did not like, everything was perfect.
- Susan (10/5): Heritage vintage made for a comfortable and atmospheric stay in this colonial town. - Beautifully furnished and atmospheric barn behind a heritage sandstone cottage. Everything we needed was there as well as breakfast supplies. Loved the chooks roaming in the garden. Nothing to dislike.
- Geoff (10/5): -
- Jenny (10/5): -
- Lynette (10/5): Very emjoyable - All amenities were good. My sister enjoyed the bacon and eh breakfast.
- Geanene (8/5): Still lovely, different An experience I’m glad we had. - Felt like a trip to the French countryside. Styled to look very authentic but couch quite uncomfortable.
- Peter (10/5): - Well appointed, comfortable , clean.
- Michael (9/5): A lovely sanctuary in a beautiful setting. - The comfy bed, generous provisions and rustic elegance. Nothing comes to mind
- Pauline (7/5): Really beautiful and gardens and chooks! Thankyou - Beautiful location and thought to every detail. Only 2 things. The bathroom sink was actually full of black mould.
I love coffee but not pods. Had to buy coffee on top of already paying accomodation.
- Luke (10/5): -
- Dean (9/5): -
- Craig (8/5): Lovely stay. - Beautifully appointed and good heating. A little over done with details. ie. Quite cluttered with little bench space. It could have been cleaner. Pots and pans dirty.
- Robyn (10/5): Perfect for a special stay - Beautifully appointed property with a super comfy bed, great amenities and an easy walk to the lake, the Mill, pub etc
- Cherie (10/5): Restful, calm and exquisite stay. - Everything about this property is considered. And nothing spared. A generous space to stay in and many extras freely offered. To be in amongst such beauty is rarely found in this type of accomodation. We felt like we were staying in a 5 star hotel. But even better because there is soul in this space. When we come back to Tasmania this will be our first port of call. We will plan our trip around it! If you can get a booking here and you appreciate quality - take it. Not a thing to dislike.
- Maureen (10/5): The cottage was a perfect little stop , quaint and beautiful. - Everything, it was just beautiful Nothing
- Elizabeth (10/5): Exceptional property with private garden - Lovely host. Beautiful architecture, exceptionally decorated with a glorious outlook to the guest’s private garden. Well stocked for food supplies. The bed was so comfortable with high quality bedlinen. Nothing - I look forward to staying again.
- Kelly Kalliopi (9/5): Best way to experience Oatlands - Elm Cottage is gorgeous, and possibly the best way to see Oatlands. I did not meet Rhonda but we exchanged messages. Although I travelled in winter, I enjoyed the serenity of the gardens while enjoying a morning coffee.
- Sharon (10/5): Beyond quaint and so comfy - We had a magnificent stay at the Elm cottage. it is beautifully appointed nest in a secret garden. We greatly appreciated the lovely produce available to make a simple and delicious pasta dinner. This hearty space significantly added to our experience of Oatlands.
- Cynthia (10/5): To know you must experience - Never could I have imagined the quintessence of Elm Cottage Barn. It’s charm, character and peace carries you away from the chaos of the real world to a special far away place for the time you stay. A surreal and elegant warmth embraces and encapsulates you, beckoning you to never want to leave.
Ps the bed is very cosy and comfortable, the amenities quirky in character with the decor theme and convenient.
- ross (7/5): a pleasant sojourn. - breakfast was excellent and location very central no heating in the main room. It was very cold in Oatlands during our stay.
- Deb (9/5): Superb -
- Andrea (10/5): Exceptional - Everything. So happy we found this accommodation. Gorgeous french styling.
Lovely breakfast options.
Even a pantry option to purchase if you want to stay in.
Rhonda is lovely and has a gorgeous clothes shop 😍 Nothing
- Stephen (8/5): If you are looking for a themed stay and a comfortable and relaxing time Elm Cottage Barn won’t disappoint. - A lot of effort has been made to recreate an authentic French Provincial cottage in Oatlands. Lovely gardens, very good facilities a wonderful getaway for a short stay.
Thoughtful provisioning provides everything you need for a comfortable stay. As we were travelling longer than a weekend getaway we had big suitcases and the stone driveway and paths were no good for suitcases.
- Carpenter (8/5): Very good - It was comfortable and all necessary supplies were thoughtful. Breakfast supplied was generous. Sitting area uncomfortable just with the one lounge.
- Caitlin (10/5): Exceptional -
- Robert (8/5): Very good - Quite cosy for 2 people. Plentiful supplies provided for cook your own breakfast. Lots of towels and toiletries in the bathroom. Within walking distance of all sights & eateries in Oatlands
- Janet (10/5): Elm Cottage is Gorgeous - The cottage is beautiful, we stayed here 2 1/2 years ago and when we planned a return trip to Tasmania we knew we wanted to stay here again if possible. The cottage has so much charm and personality and we enjoy Oatlands, it’s a beautiful place.

- Jean-ann (10/5): This B and B was utterly charming with a garden of my childhood dreams. - Beautifully decorated with amazing details. It had everything we needed for our stay. And the gardens were such a delightful bonus. The owner was very helpful and gracious.
- Jane (10/5): Exceptional -
- Emma (9/5): A very relaxing place with thoughtful touches to make it a special stay. - Very good breakfast ingredients and available ingredients for evening meal.much appreciated as no eateries open on a Tuesday night. Beautiful garden to sit out in for meals I agree with previous guests that the enormous array of greenery on dining table meant you really couldn’t use it for dining. It would be better to just have a small vase of flowers or nothing at all. Added to this was another large arrangement of dried flowers at the window in the bedroom, covered in cobwebs and dust. Not good for allergy sufferers and it also obscured what would be a lovely outlook to the garden. Get rid of both of these and the place would be perfect.
- Deb (8/5): Very good -
- Lisa (10/5): Cosy and relaxing. - It has a lovely relaxed. feel as soon as you enter the property Nothing.
- Dean (10/5): Exceptional -
- Annie (10/5): Relaxed and beautifully decorated - Beautifully decorated and the surroundings were divine Nothing
- Don (10/5): Exceptional - Exceptional attention to detail. Lovely garden.
- Don (10/5): Exceptional - Possibly the best place I have ever stayed at. It's not 5 star It's 6 star. You can just see the attention to detail. Fresh flowers, such a beautiful place. Nothing about the accommodation. Town is a bit dull but enjoyed the antique store. It is a good location to check out the area though.
- Nicole (10/5): Private and peaceful - Loved the privacy set amongst the garden. Very comfortable and well appointed barn house. Highly recommend. Nothing
- Leilani (10/5): Memorable Quality Tasteful - Excellent attention to detail very tastefully decorated beautiful ambience quality products very generous breakfast provisions gorgeous well maintained grounds
- Deborah (8/5): Cute, trendy decor and very nice location - Lovely quirky place with nice decor . Bed very comfortable and great shower!
Nice to sit in the adjacent gardens and see the chooks!
Breakfast provided was delicious - maybe because I cooked it Not much room for luggage if you have a lot
But everything was provided that you might need
- Janet (10/5): Fabulous French styled 'barn' with delightful sitting room, kitchen facilities and gorgeous garden - A gorgeous and very stylish 'barn' accommodation with delicious breakfast (self-cook) choices and an array of food/drink choices to purchase. The surrounding garden was stunning and we loved the chooks. Nothing - it was all just lovely
- Judith (10/5): Congratulations to Rhonda on providing stupendous accommodation. - Comfortable bed, great complimentary breakfast, exquisite decor in a French farmhouse style, private gardens in the lovely town of Oaklands, this is one of the best places we have stayed at. There are five chickens including a rooster called Dexter who has a great personality and is a very pretty bird! Leaving it…
- Penelope (9/5): Superb - The French provincial furnishings were delightful. The bed linen was wonderful to sleep in.
The garden was beautiful and it was lovely to sit out there in the afternoon reading and watching the chooks.
Provisions for breakfast, etc were very thoughtful. The large containers of fresh foliage looked wonderful but the flat tops of the chest and table would have been more useful to us (for chargers, small bags, books etc.)
- Leanne (10/5): Exceptional - Everything it was stunning, beautifully appointed just perfect for us.
- Andrew (9/5): Superb -
- Peter (10/5): A unique experience and we like it. - It is clean and comfortable. 10 out of 10 Nothing at all however if we may add, the cost of the accommodation can be reduced considering it is in a rural area.
- Rachael (9/5): Stayed for one night and everything was perfect. - Very comfortable and stylish. Amazing decor. The rooster crowing at 4.30am
- Jm1 (9/5): Elm cottage is wonderfully located and offers unique and comfortable accommodation for couples. - Pretty location. Creative, unique decor. The lovely shop next door also owned by the host.
- Bryan (10/5): Exceptional -
- Bethany (10/5): Exceptional - Beautifully decorated, thoughtfully equipped, very private and decadent.
- Matt (10/5): Beautifully decorated and themed stay with a wonderful, warm vibe. 100% enjoyed our stay. - Beautiful little barn in a quirky, history-rich township. Everything we needed was included and it was so central and handy to walk to shops and historic buildings.
- Leanne (10/5): We are return visitors to this venue and love it each time. - Decor is stunning with loads of little features and attention to detail. A little chilly in Winter.
- Sarah (10/5): Exceptional -
- Jennie (10/5): Beautiful French country style so quiet and comfortable and close to everything in Oatlands. - Beautifully set out and decorated with an amazing comfy bed. Very quiet and close to everything in Oatlands. Maybe the roster growing early 🤨

- Caroline (8/5): Very good -
- Shane (10/5): Exceptional -
- Garry (10/5): Rustic country charm. - The beautiful garden surrounds and rustic outfitting of this self-contained cottage made us feel like we were holidaying deep in the woods, although the property is in the centre of the town. Fortunately, the breakfast provisions were ample for both dinner and breakfast as all eateries in town were closed the night we stayed. A real gem!
- Derek (10/5): Superb comfort and attention to detail in a beautifully presented country garden suite. - What an absolute gem and delight. Among the myriad things to like were the attention to details in everything from the decor and appointments to food options provided and the access to a wonderful kitchen garden all in a delightful private setting. The perfect place to relax and unwind. Such a pity we could only enjoy it for one night. Absolutely nothing to dislike.
- John (10/5): A true French experience in Tasmania. - Everything, comfort, ambiance, value for money.A total French experience in Tasmania. There is absolutely nothing that we didn't like.
- Natalie (10/5): Beautiful Ambience and exquisitely Appointed. - This property is so beautifully and stylishly appointed. Staying here is an experience. The gardens were as beautiful as the Cottage
- Penny (10/5): - Our favorite town and accommodation in Tassie.
- David (9/5): Georgious location owner very helpful - Quiet centre of town and beautifully catered for breakfast Very dark inside and remove spider webs please
- Nanette (7/5): A over night stay . - Close to everything Decorating was a little over done. French style but very comfortable.
- Darrell (10/5): Exceptional -
- Menasse (10/5): We enjoyed our stay in Oatlands and Elm Cottage - It was great to have the option of a cooked breakfast and the supplies were very generous. The kitchen was well equipped and the garden was beautiful. Nothing as we loved everything about this cottage
- Steven (9/5): A quirky and unusual place but worth a visit. - The barn was very secluded and the high spec of the property. The surfaces were cluttered reducing any working area
- Robert (10/5): Exceptional - Everything. Nothing
- Denis (9/5): enchanting - Excellent location and facilities
- Joni (8/5): - Right size, beautiful artsy. Phone number for property in Expedia did not work, fortunately there was a number listed outside the building that did. Check in instructions could be better written, description of breakfast and fruit, vegetables should be revised as only available seasonally. U pick from garden. Very neat and beautiful house, well decorated but several cobweb areas in shower and bathroom area. Not a big problem just enough to keep from being wonderful. Good place to stay but felt it overpriced in comparison to other options.
