Guest Reviews
- robbyc86 (9/5): - They are very nice and genuine people I would suggest a deeper floor cleaning, sometimes there is dust on the corner.

They truly made my son's birthday extra special! Thank you for that kind gesture and little surprise. Will definitely come back.

- Rashed (3/5): Poor - nothing There is nothing in the room except a small TV and a small refrigerator. There is no elevator. The stairs are tiring for the elderly.
- Wanwisa (9/5): Superb - Lound noises from the neighbors
- Martyn (10/5): ONE WORD FANTASTIC.,ALL THE PEOPLE THAT WORKED THERE WERE FAB. - well i didn't like the nini earthquake LOL. EARTHQUAKE LOL
- Zar (8/5): Very good -
- Douglas (7/5): Good location, a little run down but clean, staff doesn't speak English very well - The location is good but there is a better place across the street. Really big room, good AC and good bed I asked for a room with a window because I suspect some of the other rooms don't have windows. So I was put at the front next to the main road, wasn't too noisy but just saying. Real narrow staircase for carrying bags to room. The room was clean but looks a little run down and dirty probably just needs a paint job.
- Joshowan (7/5): Good -
- Maggie (10/5): Great value, clean and safe - Loved this place- really clean, safe, good shower, comfortable bed, great sleep, 10 mins from MRT, situated on a quieter road and surrounded by restaurants. As a solo woman, I was able to walk back to the hotel in the evening Bit further from the MRT and not much to do in the area but it was easy to get around by public transport
- Dorian (10/5): Exceptional -
- Dorian (10/5): Exceptional -
- Douglas (7/5): Disappointing - Location Seemed dirty it needs a paint job no elevator and stairs to the 3rd level are very narrow I asked for a room with a window and got a room right in the front next to the road it wasn’t too noisy but it makes one wonder if the other rooms have windows. I moved to a place across the street that was twice as nice for less
- Vineet (9/5): Superb -
- Thomas (8/5): Very good - Normally not that important to me but nice decorations and furniture in room.
- Satda (10/5): Exceptional -
- Stuart (8/5): Fair place for a fair price - The location is pretty close to central bangkok, shops for your needs close by and lovely little resteraunt next door for breakfast. The rooms are large and spacious. The pictures in the listing are not accurate as to the room (Decor, bedding, etc...)
- Evy (6/5): Pleasant - No balcony, too bad

- Kendyll (10/5): - Great big room, very clean and tidy. Very good for the price. Cool neighbourhood and quick taxi ride to malls. Only bad thing was no elevator so having to carry luggage up stairs.
- Ilia (9/5): Superb -
- Andrea (4/5): disapointed by the lack of consideration - room was very clean, alot of space extremely loud area with a bar under the room active till 00:00. Staff not helpful. Room cleaning service not working
- Connor (5/5): Passable -
- SHIN (10/5): - Room is clean. Convenient location.
- Rayshan (1/5): HORRIBLE MANAGER - great location, cheap RUDE Gangsta Manager who needs to go back to school and be educated again.
- Rayshan (1/5): Bad - everything amazing from the front desk staff and facilities except the Manager the manager who doesnt work there is RUDE and should be taught lessons and education on how to talk to customers/guests.
- Tanvir (8/5): Very good - Big room, big bed, decent shower, mini fridge and a long wall table to store all my gear No lift, 3 story climb for my room, roads outside extreme traffic and reaching an mrt would take more than 20 mins
- Georgia (6/5): Pleasant - Nice room Specifically asked for a parking space, was not able to get one. No lift and I’m 6 months pregnant and no help was offered by staff to take the bags etc. up to the room.
- Rohit (10/5): Simply Awesome ! - It is a very clean property with very good location. Nothing
- Mohammed (8/5): Very good -
- christopher (6/5): Run of the mill experience - Room took a long time to get cleaned
Hot water not very hot at all
Bed fairly comfortable
Ordinary experience overall
- Agnes-Sapporo (8/5): Nice guesthouse in Sathorn - Hap Satorn is a nice guesthouse with big rooms and a very comfortable bed. The location is convenient, close to MRT station Lumphini and Lumphini park. Internet speed is good. There is no elevator, so you have to walk up stairs. The hotel provides hot water in the lobby for tea.
- MWCL (6/5): Perhaps rename "Hotel Helpless" - In a foreign city, one hopes reception staff can help with very basics. NOT @ Hotel Hap, example: Which way to Sathorn Street (a major nearby street)...Reply: "I don't know"...How much is a moto taxi to Silom St?...."I don't know".....How do I get to Lumpini Metro station: "I don't know". Can I leave my backpack here for one hour``In a panic she points to an open shelf. The lass obviously had zero training and knew absolutely nothing about her position and duties. How much is a taxi to the airport and she points to a sign indicating 600Baht (which is incorrect as the fare is half that). Hotel HAPLESS is more appropriate.
- SharonColl49 (8/5): Amazing! - The staff were really friendly. The location is fabulous ... close enough to the action, and some lovely neighbouring bars & restaurants, but away from the chaos! The room was huge! And the housekeeping was great ... we’ve found that it’s rare in Thailand to get your room cleaned every day, but here we did! Loved it!
- Verified traveler (8/5): - I initially wanted to give a bad review of this property, but I hesitated to do until i stayed the full five days.
Pros:
- Decently near to the MRT, within a 15 mins walk. (~1km)
- Conveniently located next to some quite solid eateries and massage houses.
- General upkeep of the hotel is good, facilities are well-maintained. Clean beddings
- Quite spacious rooms
- Refrigerator provided, which is quite rare for budget hotels.
Cons:
- If you are thinking of wheeling your luggage from the MRT, please reconsider as the walking pavements are nightmarishly uneven. Do take a grab or taxi from a mall/ train station.
- For those that use Bidet,
- Alexander (8/5): - leider kein fahrstuhl. ansonsten alles super. ruhige gegend..
- Alexander (8/5): - gutes hotel. leider bischen abgelgen..sonst alles gut!
- Verified traveler (2/5): - The room didn't look at all how it was advertised on expedia. It didn't show right location on the map. And the walls are so thin you feel you are living in the same room with the people next door.
- Sumalai (8/5): Great money value - beyond you get what you pay fo - Great money value.
- Carlos (10/5): Hap stay - Great trip. Quiet area. Not too far from MRT or local eateries. Staff very nice and attentive
- hirofumi (10/5): おススメです。 - 夜遅くにいくと少し場所が、わかりずらいです。総合的には快適です。部屋は食べ物をそのままにすると蟻がきます。周りは非常に静かです。おススメです。
- J (6/5): - Good size room with very basic furniture.no elevator .Area around hotel has no side walks.must continuously avoid hit by cars.
- Verified traveler (10/5): - Its good quite place. In cheaper rates its very good place. You can go all shopping and main market by bike.
- Verified traveler (10/5): - The layout of the room was very spacious relaxing. I loved everything about the room. I only would have loved it more if there was a bigger window That was easier to view. Also it wasn’t a big issue but the channels on tv did have any English or not even in subtitles which wasn’t the reason for staying so it wasn’t a terrible concern.
- Verified traveler (8/5): - What I like is it’s cheap but reliable in a sense that the price is really accurate on the style, location and style of the hotel.
- ThatLondonGuy (2/5): It's Like an Asylum - I never write reviews, But this is the worst hotel I've ever stayed at. The management acts like they are deranged. They completely made up a story that a towel from our room was dirty and refused to return our deposit. When I asked to see the towel that they were talking about the manager/owner or whatever he was started yelling like a violent madman. We just got out of there. I wouldn't even go within 100 meters of this place again. I honestly feel the staff are here are dangerous.
- Maleeya (8/5): - If the hotel has elevator service that willl be better...
- Blablatp (2/5): The Worst - We have stayed here for couple months for business purpose, we chose this hotel beacise of its location is near our workplace. At first, we thought this hotel was a great deal due to the price is not that CHEAP comparing to other hotels nearby. While the cleaning is bad, staffs were rude and completely stupid.
Issue of cleaning occured since the first time we asked them to clean the room which is full of dust at the window side which we needed to ask 3 times until they came to clean it.
Staffs were bad and stupid at solving problems. One night the air conditioning was down and we called down for assistance. The man staff came up and brought down the dust filter down for cleaning, but it didn't make any change, so we called them again and ask for the solution. What we got was that they would bring us the fan, we have paid for the aircondition room for over 10,000 Baht a month to get this kind of solution? So we asked them to call the mechanic for any solution which we understood thay it was middle of the night and theu might not be able to come and fix it so we asked them to move us to another room to wait for the mechanic to come fix air-con tomorrow which the staff said that all rooms were full. Worst thing is he yelled and pointed at my girlfriend's face like we came to stay here for free. He explained that he has different habits with good and bad guests which he claimed to us that we are the second type. Is thaf what the receptionist should do? He also asked my girlfrined that why didn't she call at day time which is very stupid question as we both went out for work. At first, I was waiting for few hours as I understood that yhe air-con is quite old and it might take a while. The solution from the two staffs was not even think of anything. They kept saying for the fan and blamed us that we yelled at them first. Lastly, the staff called my girlfriend as "mun" which has the meaning az "it" instead of "khun" or "she"
Please reconsider if you will book this hotel, there are a lot of good hotels nearby.
- UKMALETRAVELLER (10/5): GREAT ROOM, GREAT PRICE! - A relatively new budget hotel, I don't know how much to recommend it (don't want it to be full on my next visit to Bangkok!). Great quality, good location and lovely, minimalist, clean, spacious rooms. Friendly staff too. No lift might be a problem for some guests travelling with luggage (but there is a small lift to assist with this, on request). I personally was very pleased with everything. Better than other nearby places, such as the dreary Malaysia Hotel, and close to some excellent restaurants. Thoroughly recommended!
- TAK SAN (4/5): - 冷氣空調系統壞掉,房間隔音極差,
接待人員態度有問題。
- Verified traveler (10/5): - good area, clean, comfy that really good plac and valuable money
- michael (8/5): Value for $ - Good value hotel. No lift, so try and get a lower floor.. a little noisy, but very clean and bed and linens are quite good
- Ivan (8/5): Nice small hotel - Nice small hotel in a good and quite area of Bangkok. Big rooms, clean, no elevator, the air conditioner was old and not clean, rooms need more attention. Just near the hotel is wonderful restaurant called The Corner. Wonderful food for reasonable price!!!
- Verified traveler (10/5): - Near to food. Value for money. Nice decorations. Comfortable
- Richard (8/5): Nice hotel so-so facilities in some areas. - Nice clean room. Very comfortable bed. No lift so not great carrying up suitcase flights of stairs. WiFi did not work. TV awful.
- Raymond (2/5): - The air conditioner is a noise machine. I complained about it the first evening but the manager explained the technician had gone for the day. I could hardly sleep for the first night in a noisy warm room. The next morning the other manager explained the technician will come in the evening only. I changed my mind and stayed with a friend in another hotel and came back in the second morning to check out. Totally a waste of money.
- Issa (8/5): Quite - Nothing so special.
Just Quite place, several shops and bars around.
Away from the crowd.
- Holder (8/5): - Really clean hotel and enjoy med my stay there
Would recommend this hotel Easy to get cab or trike 7/11 close by and restaurant
- Miquel (4/5): - Clean and modern But bad location, away from public transport and nightlife areas. But the worst, 5 floors and no elevator.
- Verified traveler (6/5): OK - Decent value for money - bed is uncomfortable
- Charinpat (10/5): Clean and spacious room - As a hotel policy, they will request you to pay 500 baht as a deposit when you check in but they will give it back when you check out.
The room is clean and spacious but there’s no elevator. The location is great. There’s 7-11 convenient store nearby.
- Alexander (10/5): Great Location & Value - This is a very convenient location. It is dan and close to the MRT.
- Carl (8/5): Good value for the money - Happy enjoyed very comfy room, but the only disadvantage was without lift & easy to hear the noise from next door & outside when people walking & talking
- UpInTheAirDoc (2/5): Literally The WORST OF THE WORST - I travel 6 months per year and I have stayed over 100 hotels in Bangkok and probably 1000 worldwide. Hap@sathorn is the worst hotel experience I've ever had. This place has all of the normal problems that bad hotels have: Rude customer service. No elevators. No MRT/BTS transportation nearby at all. Maids that don’t really clean. Old, dirty, broken down aircon systems that make a lot of noise and don’t really cool the room. Water pressure and temperature issues.
For example, I pointed out that our aircon wasn’t working, but the night staff spoke no English. He didn’t understand the problem. So I lifted up the front of the unit (which opens normally for cleaning) to show him that the inside was full of ice. He yelled (in Thai—my girlfriend translated) “Don’t touch that! If you break it you’ll pay for it!”
But what makes this place the worst of the worst is that it has a dishonest manager/owner. The rude evening desk clerk asked me to pay 200 baht for what she claimed to be a stained pillow. I told her that this was not a stain—it was just some brown powder and I asked if they tried to wash it. She told me that they had not even tried.
I told her I would take it to my room and wash it in the sink, which I did. The marks came out completely (and I didn’t even have any laundry detergent).
Next I found out that they had shaken down my girlfriend for the 200 baht behind my back. She was crying about it later. I requested to speak with the owner the next morning and the day time manager got him on the phone. The owner/manager LIED that they had sent the pillow to the cleaner for special cleaning. What? I was standing there with the pillow case in my hand which was STILL WET from my cleaning it in the sink. I explained--on the phone--that it was in my hand right now and had not been sent anywhere. He then yelled that if I wanted my girlfriend's money back that I should call the police.
It wasn’t the money it was the principle. This guys behavior is disgusting—he lied to me as I held the evidence in my hand. If for some reason you’ve already booked this place and cannot get out of it, DO NOT give them a deposit when you check in. Tell them you have no cash. You cannot trust these people with anything.
(I have attached a photos of the white pillowcase on a white sheet to show what this hotel may charge you for. Hopefully TripAdvisor will leave the pillow photos attached so that you can see the evidence for yourself.)
- Hafiz (10/5): - Good
- Thomas (2/5): WORST OF THE WORST - Hap@sathorn is the worst hotel experience I've ever had. This place has all of the normal problems that bad hotels have: Rude customer service. No elevators. - Seaside810560 (2/5): Totally disappointed - If you are looking for a hotel in Bankok, you should close this hotel’s page and try to find other hotel. This hotel is terrible. Our booking was missed by a stuff. Then we had to wait for 1 hour and finally they didn’t even apologize to us. At first sight, this hotel looks nice, but stuff is unfriendly and unkind. Floor is also dirty.I’ll never stay here anymore. If you don’t wanna throw your money away, you shouldn’t stay this hotel.
- Waleerekha (10/5): - almost perfectly excepted AC too close to the bed and blown our face were we sleep...However Room was so nice Clean and quiet, Location not too far to walk to station. Convince with surrounding of restaurant.
- Suzanne (10/5): Great stay - The room was a lot bigger than I thought. The shower didn’t have hot water the first night but this was quickly fixed. Area is a bit deeper down a Soi but walking distance to some really nice hidden bars and eateries. Really good value for money
- Gerard (10/5): Hap hap - hooray !!!! Beautiful hotel - Awesome hotel , it’s a bit away from pratunam city center but it really worth it. Peaceful and such a beautiful hotel , price is very good too
- Verified traveler (8/5): Good value for money - It’s very clean, spacious and modern. The only downside is there is no lift so be prepared to carry your suitcase. It would have been even better if there were some foreign tv channels available.
- traveler (8/5): - I gave this hotel room four points, but it’s a somewhat weak four points, the location isn’t that great. It’s a ten minutes walk to Lumphini MRT station, the BTS SalaDaeng station is half an hour. The value of the room was quite good, it was quite a big and clean room. It was quiet enough but not very quiet.
- Paul (6/5): Okay for price... - For price was OK but personally I wished I had paid a bit more and stayed at a better hotel, I booked in here for one night before my flight back home, The noise levels in here were loud, Air conditioning very loud, I had just managed to nod off when one the other rooms came back and the noise next to my room was extremely loud that it completely disturbed my sleep, Was annoying having to leave a deposit, (This was the only hotel in my whole stay who demanded a deposit to stay!) One of the water bottles in my room had already opened and drank out of!! They leave the do not disturb signs on outside of door, which is very strange, I was half expecting to be walking in on people asleep or worse.
Is a bit of a trek to metro line having to cross one of Bangkoks major junctions (Which is taking your life into your hands).
Because is a newer hotel it does not show up in grab/uber app which made getting a taxi a pain. I personally would rather have paid I bit more and stayed somewhere else but if you are in a budget then this hotel will be fine.
