Guest Reviews
- Verified traveler (8/5): - Property had plenty of amenities. Was within walking distance of attractions
- Verified traveler (2/5): Would not recommend - There were no trash cans and the a/c was broken. We were told someone would come to fix the a/c but they never showed. The bass were very uncomfortable. The main bed was broken and sagging in the middle. We liked the area and how close it was to everything but we did not like this place. We would not stay here again.
- Verified traveler (2/5): - We did like the location. What we got was not what was advertised. The bedding was torn, the bathroom was unclean and shabby, no towel rails or hooks, no bath mat or hand towels, the cockroaches were uninvited guests, the sofa bed mattress was extremely uncomfortable. The main bed was comfortable.
- GuilleC (10/5): - Excellent service by the property contact. The apartment was super clean and in very good condition. Did like very much de little table and chairs in the balcony.
- Verified traveler (8/5): - Appartement bien équipé, bien situé, beau quartier agréable pour marcher
- Verified traveler (4/5): - The location of the place is great for DC. The roominess is good. The drawbacks, ran out of TP, Kitchen was acceptable but insufficient utensils. Spotty internet, paper thin cieling we heard everything from upstairs. The bed and bedding was pathetic, smelled bad and was worn out. The furniture appears to have been chosen from curbside discards or college yard sales.
- Verified traveler (2/5): Terrible, unreliable, non-responsive. - Absolutely terrible customer service. I was on a multi-destination trip including DC, and for the week and a half prior to scheduled arrival I repeatedly tried to contact the property management in order to make arrangements for check-in and the only response I got was a message asking if I was arriving on the 3rd, even though I was arriving on the 13th. I replied to that message asking for contact information in order to make arrival arrangements. I even clicked on the phone icon to call directly and left messages at least twice, and still no response. I then made alternative arrangements.
The funny thing is these absolutely unprofessional people finally texted me on what was supposed to be the day of my arrival at 4 pm in the afternoon asking to contact them at my convenience! are you kidding me?
Stay away. You can't depend on these folks.
- Verified traveler (8/5): - It was a nice stay at a reasonable price.
- Carl (2/5): - It was very dirty. Bed bugs, hot water lasted about 3 minutes, sketchy neighborhood.
- Verified traveler (8/5): - NIce area. Safe. For the cost, very large space with full kitchen, separate living room, separate bedroom. Several windows to bring in natural light. Place was very clean. Disappointed with absence of cable and wi fi. It may have been disclosed and possibly missed it.

- Tom (10/5): Very Comfortable Stay - It is a quiet neighborhood in a quiet building. The apartment is very spacious and the bed was very comfortable. It is a bit of a walk from the nearest metro station, but it's a nice neighborhood to walk through. I would go again.
- Verified traveler (8/5): - Le logement était très agréable, propre et bien situé. Cependant, il fut un peu difficile le soir de trouver la clé dont l'entrée n'était pas au numéro de la rue mais de la rue perpendiculaire.............
- Verified traveler (10/5): - It looks like your own studio apartment. Very clean too.
- Verified traveler (6/5): - Decent for the price. They are working on improvements. Very thin walls.
- Verified traveler (10/5): - The service is great and my unit was exactly as described.
- Verified traveler (10/5): - Great property! The property was clean, the staff was great and the beds were good as well. I will certainly return.
- Verified traveler (2/5): - We left this property after one night when we were booked (and had paid for) three. It looks good in the pictures but there were so many problems. The shower didn’t work. My husband uses a medical device to help him sleep but the power point was loose and he couldn’t use it. Heaps more When I complained I was offered half refund.
- Verified traveler (6/5): Great location. Bad beds. - Great host...very accomodating. Space was good, clean appliances. Unfortunately beds and couch were very uncomfortable. Also no table, chairs so breakfast was cocktail party style.
- Verified traveler (2/5): - Adjoint Group, LLC - *1131 D. St. Suites Washington AKA Capitol Hill
Heavy / Strong *Substance (Sulfur?) Type Odor throughout property, dirty living room carpet, dirty wall entrance and threshold, beds not adequately prepared. The assistant substituted kitchen lighting with lamp from 2nd bedroom. The second option in building was a line of trash, walls leading to unit equally dirty and entering the unit; it has the same strong *substance type odor and bed not adequately made. This units are good spaces however lacks housekeeping and preparation of each *new guest. Whether we traveled multi state or across town, the unit should have been prepared for new guests; and not reflective of an unexpected drops on top off full payment charged 30 days in advance. We did not stay but left for other lodging.
- john (4/5): Poor communication - Very good location. The check in process needs some refinement. I didn't have any communication until the day of the check in. The room I stayed in needed a little TLC and a few furnishing such as table chair, nightstand, lamp, coffee maker, etc. The amenities were closer to that of a college dorm. As an example the claw foot tub is supported on one side with brick so it wobbles when you shower. The WiFi and subsequent TV reception are shaky at best. Constantly going in and out. So overall a good location and a good price if you are looking to sleep for a few days traveling alone.
- Verified traveler (4/5): - bedroom and living space looked nothing like the pictures; also was dirty
- Beverly J (8/5): Great location, but this is not a hotel. - I stayed in the studio which had one chair. The only TV access was via Amazon Firestick. Wifi was spotty at best and the hall had an extreme musky smell. That being said, I found the firm bed to be comfortable and the location was great. Lots of sites and the metro were within a mile. Many restaurants even closer and and a artsd community within a half mile. The kitchen was also handy.
- Victor (10/5): - Very clean and comfortable studio with a great location and all you need facilities.
- letizia (6/5): Da migliorare - Lontano dalla metro 15 minuti.Asciugamani insufficenti come per le stoviglie.Lenzuola del divano letto lacere.
- Gerald (6/5): Dissapointing - Nice neighborhood but poor communication with no one on site. Condition of building was fine except for the giant cockroach in the bedroom. Don’t think I’ll be staying there again.
- Cortney (10/5): Great place to stay - Very nice place. Comfortable. Only suggestion is WiFi doesn’t have good signal in bedroom so had to sit in living room to use my tablet or phone. Also can hear people walking around but same as if living in apartment (which it is). Totally would stay again.
- Michael (2/5): - Total scam! Walked in and cat pee on the floors. They must have found this image off google. I immediately called Expedia and got a refund. Do not book this.
- Trayie (6/5): - I tried to contact the owner if the property about check in details about 4 days before our departure. I made several attempts and never heard back. Finally the day of our trip I called and I was told I would get an email by 2:00 that day with instructions and check in was at 4:00. At about 3:30 we had landed in DC and I needed to n is how long before we could check in. I attempted to contact this host and they did not answer. Finally, about 3:45 I got an email with how to check in. The owner gave very good details about check in and it was easy to get access to the house. Once we entered the building I noticed that it was not at all, in any way even close to the picture it has listed when I booked. It wasn’t bad, just not at all what was advertised. I also quickly noticed that there were long black hairs on the bathroom floor. I have red hair and my husband has short dark hair. It was either the Kenner or whoever stayed here last. Our other complaint was that there were only two towels there for the week. They knew that there were two of us and still only twi for the week.
I did notice that the cabinets looked new and that was a nice touch. The claw foot tub bathroom was also very pretty’s
- Lady (2/5): - Horrible, had to wait for over an hour at check-in; because the place wasn’t ready, which I can’t understand because I arrived an hour after check-in time. They didn’t have toilet tissue in the bathroom and when I tried to contact them and communicate this, I could not get a hold of anyone. There was no cable or internet my whole stay. Never will consider this property ever again.
- Verified traveler (10/5): - A pleasant surprise. I was nervous because it wasn’t a hotel building but the unit itself was way better than any hotel
- Verified traveler (10/5): Spacious, Clean, Great location - Very happy and pleased with my stay! Will definitely be returning
- Verified traveler (10/5): - Safer than airbnb
- Verified traveler (8/5): Great location and price. - This apartment was a great place to stay while visiting. At the end of the day I could go to the apartment which was quiet and peaceful. I really enjoyed this property.
- m (10/5): DC neighborhood- Comfortable, informal, personal - This property is in a prime location. The folks who care for this property were always available, helped me check in, helped me check out via my cell phone. They contacted me ahead of time for when I could check in. And when I had any questions--I already had been given a phone number to contact. This was a very favorable experience and I would recommend it to anyone. Where I stayed was a stand alone "apartment", clean bathroom-shower with towels, shampoo (bring your own soap), kitchen with fridge and microwave, adjoined bedroom with TV-bed-air conditioner. It was fun, and I recommend it if you are an independent traveler and need a place of your own.
- Verified traveler (4/5): Needs a deep cleaning and some fresh air - The property needs a deep cleaning (windows, shower, within the pull-out sofa) also due to the windows not opening it has a musty smell. There is new paint on the walls and it appears to be new furniture but they did not pay attention to the details to make the property complete (missing shower curtain hooks, etc).
Also at check-in (4pm) you would think the property would’ve ready. They were throwing towels in the dryer when we arrived.
Property has potential but needs someone with attention to detail to make it worth the money.
- Tanya (10/5): - Spacious home close to the main places and attractions that must be seen in Washington DC. Close to Union station as well. Clean and confortable studio in clean and safety area.
- Tony (8/5): - This was a very comfortable apartment, good facilities and good value.
- Verified traveler (10/5): - Convenient location, friendly and cooperative staff.
- Verified traveler (8/5): Good for a business trip or for a group of friends - Perfect for what I needed. Great little apartment near Capitol hill, parked my bikeshare out front and was able to ride into town everyday. Quick and Easy commute. Also only a couple of blocks from H street whole foods, so picking up some groceries and using the kitchen was really convenient. Would book again.
- BRITTANY (10/5): Great Stay!! - My friends and I had an amazing stay at this location! The team managing the property were helpful and very accommodating. I believe the gentleman that helped us was Mark. He immediately came to the property to assist us when we were having trouble and made sure our stay was comfortable. The building is a couple of blocks from H Street Corridor which has plenty of restaurants, shops and bars. We were able to walk around the neighborhood to get there in the middle of the night with no trouble at all.
- Patrick (6/5): Not a hotel - Wasn't clear to me this was essentially an Airbnb type deal. The apartment itself was fine. But it's the normal hassle of getting the key, letting yourself in, no services, etc. All fine if you understand this is what you're getting, just not what I thought would be on Hotels.com. Also, there aren't any restaurants nearby. And walking to the closest places skirts you on the edge of neighborhoods where you probably shouldn't be walking at night. The really point is no this is a no service, in a neighborhood deal you'd normally expect on Airbnb
- jarrod (10/5): Awesome time but - It was a great place and area but the mattresses was very worn and very uncomfortable and the wifi was bad
- Verified traveler (10/5): Relaxing and comfortable - The building is in a beautiful neighborhood, located to some great food spots. Our room was a 1 bed room apartment located up stairs and had a patio which had a great view. Full kitchen , soaking bath tub/ shower combination. I was in and out, but the time spend there was relaxing.
- Christine (8/5): Quaint apartment near the heart of D.C. - Unclear if communication issue was the management company or Expedia, but we never heard about early check-in or extra guest fee before we arrived. Could not access the apartment because the lock box code was not sent in a timely manner. After several attempts, we reached the management company who upgraded us to a two bedroom apartment. The space has been semi-updated but clean and serviceable for our needs. Small kitchen, full bath and two bedrooms were perfect. Unclear why the tv wasn't working properly, but we didn't have much time to use it. Walking distance to a lot of the main sights, and its in a residential area with lots of families, small shops, and parks. For the price, it was perfect for our family and I would recommend the property to others.
- Charles (4/5): Disappointment - Not thrilled with my stay here. The picture on Hotels.com isn't very accurate of the furnishings. This was a ground-floor apartment of a duplex, and the owner didn't provide the key in the lockbox until 4:30, so I was unable to check in on time. This was after having to call Hotels.com three times to find out how I was to access the property, once a few days before my arrival and twice that day. The blinds (especially in the bedroom) aren't the right fit and therefore the bedroom is too bright, and the bathroom drain could use a snake or some Drano. The construction is flimsy, so the unit is noisy. I was glad I had noise-cancelling headphones with me. I thought that this was a strange listing for Hotels.com, since the property really should be listed on AirBnB, which it very well might be. Next time I'm going to be more careful to make sure that I don't rent a private space again. I don't mind "roughing it" a little, I'm not hyper-choosy, but this left a lot to be desired.
- Mack (8/5): D Street Location, location, location - The location in a quiet, residential neighborhood was close to Capitol Hill and downtown. Also walking distance to H street restaurants and bars. Easy to find parking in the evening, but there was an option to buy a space for $10 a day. We were upgraded to a 2 bedroom! Had trouble signing into the internet, and because no one is one site, never got rectified. Bathroom could have been a little cleaner. Would stay again.
- Andrew (8/5): Little apartment near the Capital - We stayed here for two nights to look at colleges in DC. It is an odd set-up where you have to access your unit by getting a lockbox code. Our apartment was a bit run-down - the couch in the living area seemed dirty and the TV was pretty small. The neighborhood did not seem very safe - I locked the front door and our bedroom door as well! People are walking right by the unit on the road all the time. It was close to the Capital and we Ubered everywhere. The kitchen was nice but we really didn't use or need it. Free wifi - that's good. There wasn't anything nearby that I would have felt comfortable walking to (for groceries or restaurants). They do offer parking for an additional $10 a day which is an excellent bonus. I don't think I'd stay here again or recommend to friends but it was reasonably priced.
- S (10/5): Great place to stay in D.C. - My friend and I stayed in the 1 bedroom ground floor apartment and found it to be perfect for our needs. Great location, close to amenities, very clean and comfortable, included all facilities we needed (towels, iron, hair dryer etc.) and Marc and Jerome were great hosts who met us on the first day to show us around. I would highly recommend this property in D.C. and would most definitely be looking to stay there again if I return. Thank you Marc and Jerome.
- James (6/5): Good location, rooky errors - Cute conversion of a brick building to self-contained suites, really close to downtown in an interesting neighborhood. But why so many rooky errors to make the stay uncomfortable? Owners need to get the entry directions correct, fix the toilet and other bathroom facilities, supplies missing such as kitchen soap/bathroom soap, lapses in cleaning, odd arrangement of kitchen equipment that mean that suite is not really self-catering. Payment arrangements were not in place, so payment had to be done in full over the phone, who's phone, in advance, so that was not reassuring. Overall, not ready for prime time.
