L'accueil est vraiment adorable. La météo était mauvaise pour la saison les premiers jours. Nous avons eu froid, il manquait quelques couvertures supplémentaires...

- Archie (9/5): Deluxe apartment in an old palazzo - This really is a deluxe apartment with beautiful antique furnishings and decor. The location is excellent, down a quiet alley but near the Rialto. It's maybe not easy to find if you are new to Venice but the instructions were good and Alice who handled our check-in was very helpful. There is a supermarket close by and lots of places to eat. The hosts provide very nice wine too at a reasonable price. The veg shop deliveries from the canal outside the bedroom window were quite noisy, helped us wake up early. The ktichen area is a bit cramped but OK for the basics.,

- Schäri (10/5): Mitten drin und doch sehr ruhig. Sehr zentral gelegen. Nähe Rialtobrücke. - Sehr freundlich und zuvorkommend. Alles hat geklappt, von der Schlüsselübergabe bis zum Check out. Was das betraf war die Besitzerfamilie sehr kulant. Wir konnten noch etwas länger bleiben und mussten nicht pünktlich draussen sein. Wir können diese Unterkunft nur empfehlen. Kommen gerne wieder. Waren mit 12 Personen dort und belegten beinahe alle Zimmer. Alle waren positiv überrascht und in allen Belangen sehr zufrieden. Zum Glück wartete eine Person auf uns. Der Eingang ist nicht angeschrieben. Das Haus könnte noch etwas besser angeschrieben sein. Ich stand vor der Türe und wusste nicht, dass ich am Ziel war. Aber ansonsten war da überhaupt nichts auszusetzen. Alle waren sehr zufrieden. Wir kommen sicher wieder.

We were fine to start with. This room was not representative of what I booked on Bookings.com The room allocated initially was awful. Both of us became sick after staying the night. This room should never be allocated to people with respiratory issues!!

Il Palazzetto è a pochi minuti a piedi dal molo di San Marco - San Zaccaria, posizione perfetta per spostarsi verso il Lido. Forse sarebbe utile aggiungere altri utensili da cucina, o sostituirne altri, come pentole, scolapasta e padelle, non comodissime. Per il resto, esperienza impeccabile.

Es war nicht so leicht zu finden durch Google Maps da die App nicht kapiert das vieles gleich heißt nur andere Bezirke sind. Das Personal war sehr nett und zuvorkommend. Die Unterkunft war etwas dunkel aber das war der Baukunst geschuldet und das wir im Erdgeschoss waren. Ich fande das es ein bisschen sauberer hätte sein können.

Slopey floor that added to the charm of an old building, and watching the fish swim past every morning in the canal. 3rd photo is the view from the living room.Great take away pizza shop and galetti at the end of the lane for a cheaper night in. Advise doing the Row Venice, where you learn to row a gondola, fabulous experience. We walked from the station, which was fine but you are up and down steps as you navigate the bridges so advisable to pack light or take a water taxi. Check the cost of coffee in San Marco square before you buy... £13 per cup!

Bed in main bedroom needs new matrass. Extremely uncomfortable, and i had to sleep away from my husband on a single bed in different room.
No cutlery found. (Spoons, knives, forks, scissors?)
Doors needs a proper clean specially bathroom door on inside is very dirty.

- László (8/5): Romantic spot with a good location - Palazzetto San Lio indeed has a great location. Piazza San Marco and Ponte di Rialto is in a short walking distance. The apartment is big and well equipped and not just for Italian standards but it’s suitable for anyone even for a longer stay. It has exceptional good wi-fi internet which is unfortunately pretty rare. The coverage is perfect everywhere! Probably the only downfall is the noise in the morning. Since the whole city is in water there are not many places to unload stuffs. Well, under your window is one of them.

On the bad side : The room doesn't look anything like the photos : very dark, very humide, not clean (traces of mold in the bathroom, spider webs). The bed is super uncomfortable. Huge disappointment.

Absolutely gorgeous apartment, with all necessary amenities and more. The area feels very safe and secure, with shops and restaurants just at the end of the alley. Excellent location which was a great spot for both bustling environments and peaceful walks along the canal routes. I was there for my birthday and I even got a birthday gift from the host, so special and thoughtful ❤️ It's worth noting that because it's such a quiet alley, any noise is noticeable. I'm not a light sleeper so it didn't bother me at all really but don't forget earplugs if this is something you think you might struggle with.

The place itself is spacious and well secured with a double gated entrance. There is fans available for cooling and the beds were not half as 'uncomfortable' as a lot of people described in other reviews. A wonderful element was the wines that were offered (at cost) from the owner's own vineyard in Veneto. All in all a perfect accommodation for travellers on a little bit of a budget. Small pointers that would have made the stay even better:
- Mosquito netting for the windows
- One more comfortable chair or a two-seater
- A little more storage space for clothes/personal items

The location was also perfect. My place was quiet, highly secured and safe, and all around beautiful. Honestly, there wasn’t a thing I didn’t like.
- Janeg35 (8/5): Great bolthole in the middle of everything with some very welcome perks - Great size apartment in a location that is close to everything, at a great price. The flower boxes and canal views. The complimentary bottle of wine and access to a great selection of other wines was a lovely touch. Staff were very responsive and easy to deal with. We had a great stay and glad we picked this place. The wallpaper was slightly stained, and the kitchen could have been better equipped. For example, the moka pot was not very clean and there was only one mug. As a light sleeper I needed ear plugs for the early morning canal noises. But these were all minor things we could very much put up with because of all the plus points.

- Angela (1/5): Avoid at all costs - The location was ok Where do I start, I would avoid this property at all costs. There was a large crack in the sink, stains all over the walls, chipped paintwork, ripped curtains hanging, the whole apartment felt grubby. When I complained the answer was this is a Venetian apartment in a good location!
These were valid points I was pointing out never have I had to put up with a defective property to justify the location.
Extremely poor value for money I would not recommend at all.

Its not a double bed but merely two cheap light weight mattresses and bases just pushed together and held together just by the sheet. Its extremley uncomfortable as the bed constantly moves every time you do .. See Pictures .
I did talk to the owner and the cleaner about the issue but they said they couldnt do anything and were sorry that I couldnt get a good nights sleep.
i asked the owner to come and look at it but she refused to come over stating she was too busy.... Not the sort of response you would expect from a responsible owner.
Secondly the property was not ready when I arrived at 2.30 pm despite sending e.mail advising I would be there at 2.00 pm and again calling 30 mins before I arrived. It was in a disgusting and dirty state as shown in the photographs.
- Donna (7/5): Good location; difficult to get too; bed had foam toppers that kept sliding to the side. - No breakfast. Location was good. Getting to the apartment was difficult for 2 senior citizens with heavy bags to navigate the streets and steps. Host office gave us wrong directions which resulted in us having to cross the Rialto Bridge 2 times. Apartment was smaller than represented on Booking.com.
- Elizabeth (5/5): Passable - The location was very good. There was no one there for the check-in and to ask any questions or concerns.
- Philip (7/5): Good - Central location and quiet. Well equipped and clean. The bed was too firm and the bedding was heavy for the time of year. The rug in the bedroom was a slip hazard and there wasn't a rubber mat provided in the shower. The adjustment on the shower head was broken.

Kitchen was well equipped.
The bathroom was clean and had toiletries. The bed was two singles pushed together but not attached, so the bed kept moving apart during the night when we turned over!

- Kaye (5/5): Venice apartment. - The location was great. So many restaurants and sites. The kitchen was not set up for cooking. No good pans. I had requested a bathtub and was told that I could have one, but on arrival, I was told that the tub was only in the premium apartment. I would have booked that one had I known.

- Stephen (8/5): Stylishly done and a great location but a few minor faults. - The location is central to the main tourist sights. It was quiet at night. It was very tastefully finished inside in a classic style and the hosts left a complimentary bottle of wine. There was not a proper check-in process. On booking.com we were told that we would pay in full including cleaning and the city tax but we had to make a separate appointment to pay these last two charges in cash. This was inconvenient to us.
There was some discussion on heating as it it only available for eleven hours each day and as it was late November it was cold at times.
The wi-fi was very bad. Replacement towels had holes in them.
Finally, there were a few small niggles like no bed-side tables, some blown bulbs, lack of sockets in the bedroom, a broken shower head, some weird dust in the bathroom, and a slightly broken bed. Nothing to detract too much from our stay but none-the-less these should be taken care of.
- Tristram (8/5): Great experience! - It was central and different from most hotels. The room was spacious and comfortable. Certainly part of the Venice experience. Front door access flooded from time to time.

- Joseph (7/5): Venice is nice...my accommodations not so nice. - Location. They requested copy of passport..which I emailed twice from home. They demanded copy of passport when I arrived at entry door (speaking by cell phone) and I sent it again.. twice by text and email (no connection standing there and they never received text.) Was not sure for 30 minutes + whether they would let me in . They finally collect passport info verbally by cell phone.
Also there were mosquitos ( canal level apartment) that I thought were bed bug bites from inspection of my arms and face next morning. Nearly cancelled my travels to a family in Geneva, but realizing not bed bugs.. only bothersome mosquitos... scratching for several days.
And there was a faint smell of urine in the front room/living... guessing there had been a pet previously that urinated of a small old threadbarren rug in front room. I mentioned this to the young lady who came to collected the cash cleaning deposit.
