- Guest (2/5): Nice host shoking accommodation! - The gentleman who we dealt with was lovely and helpful The room was very old looking the decor was off, the bedding was ironed but stained there was a smell of chip fat on the bedding and towels, the carpets need replacing the furniture needs updating, the water wasn't fresh and the tea coffee wasn't enough, some of the milk cartons had coffee spilt on them. The window in the bedroom was too high for me to close. When I woke up in the morning

The heating had broken across the hotel, so the room was freezing , the window had also been left open - the room had a smell which was unpleasant. Cooked breakfast was luke warm and the cheapest of ingredients. We both left ours.

The ‘en-suite’ which was less than a cupboard in the corner of the room was filthy….no hand soap and no towels of any sort provided The window wasn’t worth closing as big gaps when closed Honestly the worst place I have ever stayed Ohhh and breakfast….served stone cold (beans, mushrooms and what I think was scrambled egg and sausage….only thing that was hot was hash brown.

- Deborah (9/5): Clean, quiet hotel near to all amenities. - It was very clean and quiet and had everything I needed. When I needed something I called Kyle and he responded within minutes. The facilities are a little tired, but it was perfectly adequate for the price.
- Lauren (1/5): Awful - Do not stay - Nothing We arrived at the property Checked in even though this hotel said we did not check in , anyway we was shown to our rooms where we encountered staining on the bed sheets , a broken door lock most of the furniture was already broken even though on arrival you have to pay a damage deposit but like I said I have all this proof even though the hotel said we never checked In anyway I contacted booking.com for a refund and the hotel who also ignored my emails , we could not stay at this hotel and checked out with only being there 15 minutes due to it being in breach of health and safety we had to pay for somewhere else to stay so not only did a short trip cost me double , I never received a refund either . It was my daughter’s 2nd birthday and ended up a complete disaster will definitely not be returning and Do Not Stay at this hotel as it is appalling .

- steve (8/5): Budget hotel in a great location - The location is brilliant, short walk to central pier, and to coral island/tower etc No soap in bathroom to wash our hands Mattress was too firm for my liking (personal choice)
- Cartwright (1/5): Worst hotel I've stepped foot into DO NOT RECOMMEND - This was the worst experience at a hotel ever there is absolutely nothing good to say about it. After going out for the evening we came back and there was an odd brown stain on the bed which wasn't there previously and on further investigation of the bed found more white stains, holes in the bed sheets which is highly unsanitary. We were left with no choice but to head back to our car to which we were blocked in the car park until the reception staff member came back and get the other car to move. Images of stains, wall light above bed almost falling off the wall, mould on the ceiling, wallpaper peeling off and the roof almost collapsing above the doorway where you walk into the room. Didn't expect much for the price but at least a clean bed is the minimum. Was forced to leave and drive back to Birmingham and was told I'd get my deposit back the following day after our stay I have still not received any deposit back and I never even used the room £100 down on a hotel we never even used the room as didn't even feel safe to leave my bag of clothes in the room.

Tall metal locker to use as wardrobe inside of which was the dirtiest clogged with filth fan I have ever seen. Host nowhere to be seen. Bins not emptied, This establishment should be taken off booking.com site it was unfit to stay in and if we hadn't already paid for 2 nights we would have left,but sheets were clean and we took our own breakfast. It was an absolute dump and an extremely poor representation for British B and Bs.

- Jason (3/5): I love Blackpool, but this property spoiled our stay somewhat. - The Location is great, just a couple of minutes walk and you're on the Promenade close to Blackpool Tower. Parking is available for a small charge, if reserved well in advanced of your trip. (Only 3 spaces available, so if you do want the parking make sure to contact the Guest House). Kyle, the host was very friendly and helpful, not sure how responsible he is for the entire running of the place though. We were in Room 6, so I'm only passing judgment on this room. Compared with the photos of the each of the rooms on the site, I felt upon entering the room it seemed like a different property. The room was very basic and really in need of modernisation. I can imagine the room looked exactly the same back in the 1980's. Only one socket in bedroom, and to boil the kettle, needed to place on the floor to reach the extension cable. The shower was very basic, and struggled to reach a good temperature. However the main reason for the low overall score was the bedding. The duvet and pillows smelled completely unclean, to best describe them, they had the aroma of never having been washed for a lengthy period, it was like a build up of many unclean people sleeping in there, secreting bodily grease and god knows what, leaving a pungent smell that transferred to your own body and clothes, it was a real battle of wills to endure the night in it. If I'd had other options last minute I would have left to find another property or even just left and gone home rather than to sleep in there. However the place had taken a £40 cash deposit, which I fully intended to get back in the morning. so that was my main incentive to endure the night. We woke up early at 6:30AM packed and left to eat a McDonalds forsaking the continental breakfast on offer at the property, simply to avoid having to spend any more time in the room the was necessary. Soon as it reached 8:30AM, we returned to the guest house to check out and literally drove straight home, didn't even want to spend any more time in Blackpool itself, just wanted to get home and change clothes and take a proper shower. I feel bad for leaving a review like this as it's my first bad review of any property I have ever stayed in, but feel I need to, out of fairness to others thinking of booking into the property and in the hope the the hosts take this as constructive criticism and make improvements.

- Della (3/5): - The member of staff we dealt with was very nice and polite. Good location unfortunately what we saw that's the only positive thing. The other room may not have been as bad. Our room was cold, a huge window full of condensation, facing on to the road, no curtains but was a very tatty scruffy blind which would not have been any use at all. The bed was full of hairs. Was that bad we came home no way could I have slept there.

- jean (7/5): - Friendly staff member, clean room. Room was on top floor I walk with a walking stick so was a little hard to get up the stairs. Room was a bit small

- Hogg (8/5): It was nice, - The gentleman running the establishment was lovely and very helpful. He did a lovely breakfast for us. The room was small but for my son and I for 1 night it was fine. It was clean and tidy and decor was clean. Beds were very comfortable. The shower was very low and fixed to the wall and very weak could do with upgrading. The bathmat was in need of washing . They advertise parking which is basically down a tight back alley, difficult to get into although the lovely guy guided me in and they charge £9 for it. The worst bit which is not really a big thing but we had breakfast included. It was all lovely apart from the sausages they provided were spicy lamb sausages which were not to our taste 🤢. This is due to the owners religion they don't serve any pork items, which if i'd known I would've just had scrambled egg and beans tbh.
- Guest (1/5): Filthy and unsafe - We cancelled our room within the first hour due to the facilities not being safe for our family The hotel was situated in a street which was full of foreign men who were trying to speak to my nine year old daughter as soon as we got out of the car. The hotel was run down and not very hygienic. We then had to pay a further £68 for a room deposit and parking. The room was filthy there were used cotton buds on the floor, the only sockets in the room was an extension hanging on the wall which was unsafe. The curtains and window was filthy as well as the metal beds we were expected to use. The bathroom door didn't close it also swung back and forth when supposedly closed. The parking we had to pay for was a tiny space in an alleyway. I contacted booking .com on chat on Friday night regarding a refund but haven't had any correspondence from them

- Antonia (10/5): Amazing - I stayed in room 10, can I just say a big thank you to Kyle, he stayed in the hotel while I was there…. He accommodated my needs and helped me so much….. he made me feel welcome and he was such a great host

The host was fantastic and when out his way to help you and give you lots of information also give us one less stress nothing we could car around the back . Thank you so much Could have done with new bedding as it felt a-bit rough and over worn

- Emma (10/5): Relaxing - We stayed on 23rd August to 25th, hotel was loverly & clean. The manager Kyle is lovely. We go Blackpool every year & we will be staying at this hotel every time now. Clean, tidy had everything we needed. We didn’t have to ask for anything. It’s in the right location.

- Emily (8/5): Great little place to stay - The hotel is very basic, and quite dated. However, for the price we paid for the night it was all that we needed. Comfy and clean. Staff were great and so helpful, couldn't have done more for us. Walking distance to all the main attractions.

- Daniel (1/5): Horrifically bad the place needs so much work don’t to it and socket - The place is the worst hotel I’ve ever stayed in I had to complain numerous times and when I asked for my mmm money back once I’d be shown where my sleeping quarters would be it’s really run down so old fashioned looks like it’s not had a lick of paint or even anything I reality was forced to stay here because when I mentioned about getting my money back because of the state of this so called hotel I’ve seen better hostels it’s really is diabolical I’ve stayed in so many hotels in the past it used to be for at least 250 days out of the 365 days in a year and this is by far the worst so far Absolutely nothing I wanted a refund so I could book into a different hotel as I’m with my 9weeks old baby and I had to send a video of the room being equipped ready for my baby daughter safe sleeping etc it was disgusting
- Verified traveler (10/5): Will be back - All of the staff at the woodlands hotel was lovely! Would definitely recommend the b&b! Beds were very comfortable! B&b in a great location very quiet at night etc, secure parking was a great addition. We will definitely be returning! Take care guys & looking forward to seeing you again in the future! - Anna (7/5): - The price was resonable The beds was vey squeeky and the hotel could do with a fresh paint could do with new furnature bathroom very small couldnt move in the shower kyle seemed really friendly breakfast was good could do with bacon on breakfast though and differant sausages as my son has autism and didnt eat them due to the flavours. I would proberbly stay again in the future as it is a nice hotel just needs some tlc would be perfect then
