- Raz (3/5): Dirty room and beddings. - The location and the wifi. - we booked a room with a balcony but they tried to give us a room without. - the sheets were dirty. Even when we asked for new, they also were dirty and the team had nothing to do with that. - they charged fees that we didn't see on booking app. - The fan was broken. - no hot water in the shower, even when we asked, again, the team had nothing to do with that. -The toilet and shower were dirty.

- sara (1/5): Nefasto - Sinceramente lo que mas me gustó la ubicacion. Justo en fountainas y cerca de la iglesia mas famosa de panjim! Por donde empiezo..... sabanas asquerosas, les pedimos que nos las cambiaran y nos las cambiaron por unas peores, las almoadas llenas de moho estaban literalmente negras! Para cojer una infeccion. Le pedimos al personal que nos cambiaran las toallas porque estaba sucia como si no se hubiese limpiado y se hubiera dejado ahi del ultimo cliente. Detras del laba manos habia un papel con sangre del ultimo cliente que no se habia retirado. Le pedimos que por favor nos trajeran papel de vater y nos dijeron que no. Igual que champu , gel de manos... en fin cosas basicas para asearnos. Igual que botella de agua ni 1 litro nos facilitaron. Las cortinas negras llenas de porqueria y suciedad como toda la habitacion! Teniamos el desayuno incluido con la habitacion pero sinceramente opte por no comerlo dado las condiciones de la habitacion. La puerta del baño por debajo reventada. El personal al llegar no tenia ni idea de que habiamos reservado y ni se tomaron la molestia de buscar en booking mi reserva. El precio que pague por 2 noches casi 50€ (4.800rs aprox) y os aseguro que por ese precio y menos he encontrado buenas habitaciones en india. La limpieza es algo basico e indispensable!! Por favor no cojais este hotel!! Ademas si con todo eso no era suficiente , los mosquitos te van a devorar y no vas a dormir en toda la noche!! El Aire acondicionado funcionaba cuando le daba la gana.

- Rajiv Kumar Jha (1/5): Not worth it. - Location was awesome :) full marks for that. the staff was understanding (a bit) only for one instance, where we asked them to change linen, they obliged. Everything was pathetic, unhygienic. They are charging only for location, that's it. the linen, no amenities in washroom, not even a water kettle. not even bottled / mineral water. they claim water is treated, which we didn't verify. linens had stains and were smelly.

- Keshav (1/5): I never thought this was possible but it happened, the lowest tiers of hotel/ guest house / accommodation ever. - The location and how it looks from the outside. I never saw more variety of pests in my life before, from spiders to ants to bed bugs to roaches to what have you. They have them all!! Rooms are like match boxes, all bedding are stained. If you are planning to take a shower sit on the pot the faucet will not clean your poo but ensure that you are bathed when you get up.

Easy access to everything if you don’t mind walking a bit. First room I was given hadn’t been cleaned and bed sheets filthy. The second room was much better but didn’t trust the freshness of the sheets. Tv was not working in both rooms. Owner should pay more attention to these details as it has a real asset with this house. He didn’t of course offer any discounts(I didn’t ask). One of the cheapest options in town but still.

By midnight I reached room , unable to open the door.. Again I have to wait for 20 mins... In the booking breakfast complimentary was mentioned.. When I tried that , they gave 2 bread slices n cup of tea.. When I asked one more , they didn't gave... I would not recommend this property...
- Brian (10/5): Affordable and Wonderful - Clean Rooms with good wifi breakfast was good and tasty. Staff are very friendly always smiling. Tv with Tata Sky connection, you will have to request if you want to watch any specific channels the staff will turn the extra channel on for free within 5-10 minutes max.

Location just perfect a hop step and jump away from public transportation, restaurants, clubs, pubs, jetty, cruises and Churches and Temples. You would love how many people visit the area and particularly this hotel to click photos of the picturesque streets. Comfy and cozy rooms not too big not too small very tastefully done up. And to know the hotel is a heritage property. The breakfast was ample and quite tasty. Really loved the place! Made my trip memorable.

- Samrat (7/5): **** The best at this price range and good for 1 or 2 days stay in Panjim !! - Pros: - Location: the best in Fontainhas street in Panjim - Very close to Cruise / dockyard and Casinos in Panjim (walking 8 min) - Helpful staffs - Room size normal and does match as it shows in images - Breakfast is basic but it's not the worst - you can have bread, butter, Veg gravy item, Omlet and Tea (which is not bad as mentioned in some of comments) - I stayed Ground floor triple bedroom and it has enough space + Air conditioner also works fine (required in warm summer in Panjim) Cons: - Rooms could be little more clean - Washroom and some amenities could be changed **** The best at this price range and good for 1 or 2 days stay in Panjim Property could be renovated like for below points - Rooms could be little more clean - Washroom and some amenities could be changed

No parking, poor service, not reachable service personnel, almost no lobby outside the room, like a chawl system, in fact worse than that. Free breakfast was mentioned which had poor food, no options even they were out of omelettes
- Swati (6/5): Nice, cosy stay if you are looking at your budget and not expecting luxury. - The breakfast was basic as basic could be - just breads that you toast yourself and the butter takes forever to arrive, some omelet and poha. The tea is terrible. 2-3 people running the whole show, but they were cooperative. The rooms are really small but the building is very old and in the heritage space of Panjim. It's a different kind if experience. I must say the rooms are very clean. The breakfast- didn't like. The guest house asked for 50 percent advance to confirm the booking and the remaining as soon as we arrived - didn't like that. We tried booking cars from them but charged higher than the city cabs. Didn't like that.

- Niveditha (8/5): Very good - Breakfast was limited but loved it Bread and peas curry and eggs were made to order. Located in Panajis Fontainhas was nice to experience and live around the Portuguese area and walkable distance to the ocean

I’m very familiar with cheap hotels and guesthouses in India and this was an affordable option so my expectations were already low. But they really failed to meet even them. Filthy bedsheets (they changed them 3 times until I settled for a set with fewer old stains than the previous ones). An electrocution hazard by the shower (see pic). Flimsy, noisy ceiling fan. And an epic “laundry service” blunder. And a dishonest, lying “manager”. Avoid at all costs.

- Luke (9/5): Comfy Bed, pretty historic building, clean place, friendly staff =) - Lovely quaint historical building from the Portuguese times. Actually featured on the tour I took of the old town. Owner is brilliant and will do whatever he can to help. Bed was very comfortable, seems to be a medium-firm memory foam type which was ideal for me. As the property is a guest house many of the rooms are connected directly to reception meaning noise can leak as people pass in and out. - this is not really a criticism as it’s simply the nature of small guesthouses in historic buildings however it may be useful to know if you are sensitive.

The staff did change them immediately when we asked but when we got back late only the double bed had been changed and not the single bed in the room. They still didn't feel very clean.... not sure what they are doing with them as its not a hard thing to clean?! It's a shame because the staff are very friendly, location good etc. But if I was there for more than one night I wouldn't have been happy

- Luis (1/5): Never come here, this place has abolsutely no respect for its customers and should not be on Booking - Absolutely nothing was good. The sheets on the bed were incredibly dirty and stinking. I had to ask at least 3 times to get something barely decent... The room was smelling of some strange poison. The poor guy hired to stay at the reception in the evening did not speak any English. This place should not be on Booking, it harms its trustfulness.

- Dimyana (5/5): Scope for Improvement - Good staff behaviour, very cooperative. Very convenient location. Breakfast is a big negative. It must improve considering the room rent including breakfast. At least one bottle of water per day and one glass should be provided in room. Bedsheets and towels should be changed every alternate day as a matter of routine.
