Given the cost per night, rooms are quite small and the overall facilities could do with a refurb. We didn’t feel the stay matched the cost. There is zero atmosphere throughout the hotel. We were told it was fully booked but the bar and restaurant area were empty in the evenings.

The first day they had the garden partially closed for a wedding that had music so loud we had to move to another room that had only a small view of the lake and no charm at all. Not even window shades. The second day they again closed part of the garden for a wedding and the music was even louder. We got very little sleep and are very angry. They offered a 10% discount. I would like at least a 50% refund.

- FLORA (3/5): Disappointing - The property is in a beautiful location When we arrived we were told that all the terraces were closed to guests for a wedding for the entire day. This is the only outdoor space in the hotel. We were very disappointed as this was the reason we booked and to be told there would be no access and that there were no terraces at all felt like a rip off as a visit to Lake Como is very much about relaxing and enjoying a beautiful atmosphere. Instead we had to go to town and sit in crowded areas to enjoy the views. We also felt that the rooms were not very nice given the status of the hotel. The wedding party was extremely loud until 11pm.

- Bilge (7/5): Great hotel until you checkout. After chekout you cant enter to the hotel even for a minute. - - It was our 10th anniversary and we stayed at the hotel for two nights. During our stay the weather was rainy almost 24 hours. That is why it was nit possible to visit the garden with 2 kids during heavy rain. Our previously planned activities canceled because of the rain etc. Checkout day weather was perfect. So we checked out at check out time and leave the luggages at hotel and our car to turn back to hotel around 2.30pm. When we turned back around 4pm the hotel was closed for a private event. I wanted to use the toilet but couldnt. Still I cant believe that they didnt accept me and my 6 years old son even to the toilet! I ve never seen this kind of rude treatment in any hotel all around the world. The woman in the reception told me to use the toilet in the garage! For everything that you need they tell you that Hotel Victoria is their sister property but they tell you to use the toilet in carpark! I wanted to go to the garden and take a picture of the iconic Villa Cipressi door but they didnt allow me to go because they are closed for a private event. I wanted to talk with the manager he didnt come.
So if you are paying for this hotel please be carefull. The hotel is nice but you may see this kind of behaviors and treatments.
I am sure if they explain to the event owner that we are hotel customers and it is our 10 th year anniversary and we could nt manage to take a picture with the iconic door with our two young kids because of the weather conditions and we need 2-3 minutes in the garden, nobody rejects. I am so sad that we turned back to Dubai without having a picture. They made me cry with my white dress and holding my 6 years old son’s hand in front of the hotel and even coulnt use hotel s toilet!
Also during our stay there were 2 events both nights till 11 pm and we even didnt ask them when this loud music will stop. ( Also we coulnt have a drink at the bar- cafe because they were closed because of the events whenever we tried to sit there!

- Lise (10/5): - We were two couples traveling together and we could not have been happier with our stay at the Hotel Cipressi. Upon arriving, we were told that there was a wedding and that we wouldn't be able to use the outside area, which I had read about in the reviews. I had, however, not worried too much about it as we were there starting on a Monday - thinking that weddings might not affect us as we weren't there on the weekend. There were two weddings during our stay. The woman at the front desk who checked us in told us that we would be able to use the facilities at the Royal Victoria or the Hotel Du Lac, both properties owned and operated by the same company. At first, we were a little put off, but then we realized that it was a quick and beautiful walk through the botanical gardens to the Royal Victoria, which we were able to access with the gate code given to us. It was perfect. We loved the beauty and quaintness of our hotel, and then we would walk over to the RV and enjoy its view, gardens, cocktail bar, and restaurant. It was the best of both worlds. We all agreed that we would not have changed a thing.

- Blair (6/5): - Staff and service were amazing. The property was beautiful too. Having said that, for the price point we encountered several issues that took away from enjoying our stay. In no particular order:
1. Noise: room was incredibly loud. We were on the corner of the building and could hear everything including conversations from the room next to us and street noise all night long. We really didn’t sleep for 2 nights.
2. Cleanliness: found broken glass on the floor of our room. Shows they didn’t clean that well. Having said that, we then proceeded to also break a wine glass though I think I did a better job of cleaning than they did.
3. Hair dryer: hair dryer wasn’t working. Once reported took about 30-60 minutes to get a new one … not totally unreasonable but when you’re trying to get ready for dinner the delay was enough to not be able do hair the way it was wanted.
4. Hot water: no hot water on our 2nd night at dinner time. Again, unable to get ready as we wanted to for dinner. Both evenings didn’t have great starts due to conditions of the hotel.
5. Bed: incredibly uncomfortable. Rock hard. Maybe some like that but not enjoyable at all. Could never get in a position that I was able to sleep more than an hour at a time (noise didn’t help either).
Reported the issues the day before check out and was advised to talk with the manager. They weren’t available until the morning of checkout. Explained the above and they didn’t seem overly concerned. Very little compensation offered

- Mark (7/5): Book the sister property - I liked the room with the balcony overlooking the lake. We were in the Bellagio Junior Suite. While the writeup warned of weddings, it was unreasonable to anticipate 4 weddings over our six day stay. The porter, whose name I forget, deserves special commendation. He was everywhere doing everything. Hard working friendly, he is an asset as he makes all the moving parts of the stay work smoothly. The breakfast staff also deserves honorable mention. Being denied access to portions of the facilities due to weddings. This ruined what would have been an exceptional vacation. If I ever return, I would almost certainly book the sister property of the Royal Hotel Victoria.

Hotel rooms should come with a warning. Such a shame that R management would sell out for a few dollars rather than operate an iconic property. I'll never stay at any of their properties again

- Allie (8/5): - The service was top notch here. They have convenient shuttles to and from the train station and ferry dock. They will help book dinner reservations and other taxis as needed. Free delicious breakfast and access to the gardens unless there's an event. However, our room did have significant spiders and webs so the rooms do not appear to be deep cleaned often. We spent an hour of our first night catching spiders. Not sure if it is worth the price with that in mind.

- Frank (3/5): Avoid during the holiday season. - Location is amazing and the staff did their best and were very friendly. We booked 6 months before, yet no one told us that much of the hotel amenities advertised (including the bar and much of the grounds) were unavailable due to them having weddings every single night during the stay and season until we had actually checked in. This also meant that we couldn't use the balcony for our room which we had paid a lot more for as there was a wedding on outside it constantly. Plus the bands and DJs were right beneath our room playing loudly till late at night.
No compensation was offered and very poorly handled.
We travel to Varenna or Menaggio every year and would not recommend the hotel given this experience. They are more a wedding venue and should not be advertising rooms like this for General booking given their current business model.
We even took videos for the audio of the bands beneath us till almost midnight on some occasions making it impossible to sleep.

Shuttle bus could not meet us at ferry with our bags for example as no one answered phone when we called. Fortunately they could take us to train next day. I think hosting a wedding and also keeping regular guests happy may have been a bridge too far. Still I would recommend it to others with these caveats as it’s a really beautiful property and once we were there everyone was very attentive and welcoming

She really was a great asset to the Villa Cipressi. The room was beautiful and the gardens even more so. I was so impressed by everything, they even packaged up a breakfast for me to go because I was leaving early. Loved every minute of it and the view I had of the lake and the church was incredible the chiming of the church bells in the morning was just magical. - Lisa (10/5): Gorgeous and wonderful stay! - GORGEOUS GORGEOUS! This is the epitome of Lake Como. Their grounds are on a botanical garden with wonderful photo opportunities. The room was large with a great view of the lake. They gave us a thank you package upon checkout and booked the shuttle to the train station for us. The patio/bar hours were a little confusing but wasn’t a deal breaker.

- Milan (10/5): - If you are thinking about staying in Lake Como then you’ll want to stay in Varenna (Bellagio is touristy and crowded).
Villa Cipressi is lovely. Absolutely wonderful hotel inside and out. The gardens are exquisite, the location is perfect, and the hotel itself is fantastic. Great rooms and facilities but even better staff. Everyone there is great and they go out of their way to assist if needed.
Can’t recommend this place enough. Don’t overthink, just book it
- Traci (10/5): - Marco was wonderful. He arranged transport from Milan Airport to Varenna. He assisted me with the reservation when I thought I might have to cancel. My daughter met him in person - I missed meeting him but his lovely wife Tanya introduced herself to us and made sure we had a lunch for our train to Florence
- Luisa (10/5): - Incredible beautiful hotel and Botanical gardens. We loved our stay at Villa Cipressi and visiting their gardens. They are actually a lot nicer than Villa Monastero and as a hotel guest you can visit as many times as you like.
- Jean (10/5): - I had the most incredible time at this hotel. Everyone went way out of their way to make our stay so special. Marco helped me get wine shipped from France to hold it until checkin and then the hotel boat was an extra bonus. The breakfast included is outstanding as well. The grounds are magnificent!! ALL of the staff are incredible and the owners should be very proud of their team. I can’t wait to come back! Until next time!
- Loujeine (8/5): All in all it was a wonderful stay - Beautiful hotel in a great location. Most of the staff were nice, Adelaide was the most professional and helpful. The day we arrived the weather was 27 degrees celcius. Our room is sun facing with huge windows. Upon arrival the heaters in the room were maxed out and we honestly felt like we were entering a sauna. Unfortunately the AC is central and so we weren't able to open it, and all the fans were being used, we had to stay out of the hotel most of the day as the heat was suffocating.
- Rokhsareh (4/5): - My partner and I stayed at this hotel for a special occasion. The staff and the view are absolutely lovely. We had no complaints whatsoever in relation to these. However, although we paid for a very expensive suite, we did not have AC (we were told it was due to local authority rules) and the bed was squeaky. Upon arrival, we did mention the AC to the staff but we were told that could not be resolved. We were not offered any alternative solutions. Therefore, we had to leave our windows open but this meant very loud church bells and crowds from about 7 am into very late evening hours. In addition, our bed squeaked. Therefore, with the open windows and the noise, we could not have a lay in or take naps and we felt always on alert and could not fully relax. We had travelled from another country for these specific views. Therefore, we did not ask to be moved and had to choose the noise over losing the view and balcony. Furthermore, the quality of food for breakfast was not impressive with food often being soggy and cold. After our stay and before leaving this review, I did communicate these concerns with the hotel’s management. However, they did not offer a satisfactory resolution. Therefore, all in all, we spent over 2500 euros for a suite and a 4-star stay (our entire trip cost in excess of 4000 euros) that was not fully relaxing. I have never seen a 4-star hotel without an AC before.
