Guest Reviews
- Joy (10/5): - Joan was super efficient and catered to our every need, breakfast was fabulous, cooked freshly to order sitting in an area overlooking a pretty garden.
- Laura (10/5): Perfect 2 night stop - or longer! - Joan was very friendly in greeting us. Our room was a good size with a good ensuite (be careful of the very hot water from the sink tap), beautifully co-ordinated soft furnishings/pictures, lovely breakfast. A perfect stop for our NC500 trip.
- Adele (10/5): Excellent place to stay - Brilliant stay. Breakfast top class and Joan was a lovely lovely person to deal with throughout. Top place to stay in Inverness will be returning. Price good too :)
- Mélanie (10/5): - Joan was very welcoming and accommodating. We loved our stay!
- John (10/5): - Lovely Scottish breakfast. Very nice room and comfortable bed.
- Raj (10/5): - This is an excellent location very close to the city center. The amenities and room were excellent. The food was excellent and the hostess, Joan, took care of our vegetarian needs.
- Simon (10/5): Excellent ! - Top quality service with a lovely host, great breakfasts and very comfortable and clean rooms - recommended.
- Soraya (10/5): - We had a wonderful stay at this adorable B&B — Culliss House! The owners went above and beyond to make us feel at home, even taking the time to drive us to the train station early in the morning not before serving us a delicious breakfast. The place itself was cozy, spotless, and full of charm, with thoughtful touches that made our stay unforgettable. Highly recommended to anyone looking for warm hospitality and a perfect home away from home!
- Stefanie (8/5): - The room was really nice, the bathroom big enough and with window and the breakfast was absolutely delicious! Everything was very clean. You can walk to the town centre within 10 min, this is also very good. We would stay here again.
- Gabriella (10/5): - Anfitriã maravilhosa, quarto lindo, espaçoso, você percebe que tudo é feito e pensado com muito carinho. Bem localizado é possivel fazer muitas coisas a pé, café da manha maravilhoso
- Kristin (8/5): - Property was nice and convenient to town. We could not figure out the heating system and the room was hot! Love having a kettle in the room and lots of coffee and tea options. Breakfast was great, we enjoyed our stay.
- gillottfamily (10/5): Inverness stay - This is our 3rd trip to cullis house. As always Joan is an excellent host and the b and b is immaculate with a fantastic breakfast. For this time we came up on the caladonian and Joan arranged for us to eave out bags so we could enjoy our first day. We will be back 😃
- Andrew (10/5): - Great stay. Great host. Great location
- Stephen (10/5): Big bathroom - Generous sized room with the biggest bathroom we have yet encountered after 3 weeks of travelling the UK. Lovely breakfast options too.
- Elise (10/5): - Lovely property, great breakfast, a great place to stay and visit outside of Inverness.
- Yvonne (10/5): - Absolutely loved staying here, it was a short walk into town. Joan made us feel very welcome she has a beautiful b&b. Rooms were very big and spotlessly clean, ensuite was lovely with free toiletries. Joan makes a lovely breakfast, nothing is to much trouble for her. Unfortunately when we arrived we were soaked it had been pouring most of the day typical Scottish weather, Joan very kindly put our coats in her airing cupboard to dry and let us use an umbrella to go back out. We would have no hestation to stay here again.
- Dave McDowell (10/5): - Joan was very nice even when we were four hours late booking in. She was a little bit cross which was understandable. We stayed two nights and everything was great, lovely and clean, good breakfast but watch those plates they are very hot
- martha (10/5): - Enjoy a quaint home with a wonderful breakfast within walking distance of downtown Inverness
- Greg (10/5): - What a gem! Joan was a great host, house is very well maintained and clean. Our room was spacious, clean and had an ensuite with a flash new bath. Breakfast, which was included, was awesome. Nothing was a problem and helpful travel hints provided were spot on. Short walk of less than 10 minutes to pubs, restaurants, shops. Highly recommend.
- Karin (10/5): Perfekt boende - Otroligt rent, hemtrevligt och snyggt. Mycket lugnt läge som kan rekommenderas varmt
- Linda (10/5): - Very friendly helpful host. Joan suggested a walk that she thought that we would like. It was lovely. Room and bathroom exceptionly clean and comfortable. Delicious and filling breakfast.
- chinagirl77 (8/5): Immaculately Clean but Not what we were Hoping for - This B&B could win awards for cleanliness. If you are concerned about that area in the slightest, this place would be at the top of the list for "Cleanest B&B". The location is also exceptional- less than ten minute walk and you are in the heart of the town. The breakfast was nice.
However, we were hoping for some really good sleep and a place to enjoy sitting and talking in privacy. The beds here are the smallest we have experienced and there was nowhere for us to sit and talk. We felt we were imposing on the host to even ask them a question. Just keep these factors in mind and perhaps you won't be disappointed.
- handpict2018 (10/5): Immaculate in Inverness! - Great from start to finish! Lovely welcoming e-mail with useful information. Well signposted directions. Terrific, friendly welcome by host, Joan. Well presented exterior, more than matched by immaculate interior. Breakfast was reported as excellent. Room spacious with a nice view. This is the only B+B I've ever been in where the wardrobe had not only 6 matching coat hangers but 6 matching hangers for trousers or skirts! (Sounds like I watched 4 in a bed!) Really cannot find a negative thing to say. Plus it's within a short walk to centre.
- Caroline (10/5): - It was one of our favorite accommodations of all
- Gail (10/5): - This is a fabulous place. The host, Joan, is so helpful, giving us advice on transportation, walks, etc.
The room was clean, beautifully decorated and spacious. The location is great and the walk from the train station was not strenuous for two 70 year olds with roller bags!
Other reviews have mentioned the breakfast and we agree…wonderful!
I give this place an A+
- Marla (10/5): - What a great stay! Joan and Bobby are the perfect hosts. Easy walking distance into the city. The house and our room were pin neat and clean. Breakfast was delicious. Can’t imagine a better experience. Thank you!
- Karina (10/5): - Everything was nice: the breakfast, the situation and the owner was so kind. We recommend without any hesitation
- Taupo52973 (10/5): Accommodation in Inverness - Excellent hostess and accommodation. Walkable to the center and Joan gave us recommendations for restaurants. Fantastic breakfast and lovely comfortable, spacious room. Definitely would recommend this B&B 👌
- Anne (10/5): A warm Scottish welcome - Overly place up by the castle, steep walk from the station, well set back from the roof. Very comfortable spacious room and excellent breakfast including gluten-free for person with coeliac disease.
- P5817SDdonnaw (10/5): Perfect stay - Cullis House is a gem of a stay, perfectly located with a passionate host Joan. She cannot do enough for you and is the epitome of hospitality. We will most definitely stay here again and will book directly as they have a more preferential rate than certain websites
- vmury (10/5): Amazing place - Lovely, warm and big rooms.
The bed was really nice.
Joan was warm welcoming and very kind. She gave us good tips for eating in the evening.
We had a wonderful night.
The bathroom was huge.
The breakfast was really good, homemade and big. You’ve got a lot of choices.
Will definitely come back

- ReviewthisSM (10/5): Magic Culliss House - Couldn't recommend this place more. Joan was amazing from check in to check out, so helpful and friendly. The room (2) was cosy and clean with a lovely bathroom, the breakfast was class too washed down with ground coffee from cafetiere. DO NOT read the bad review what an absolute weapon. Will be back for sure Joan, see you soon.
- peggy (10/5): Comfortable and quiet - Great facilities and very comfortable. It is a quiet location off a busy road.Choice for breakfast was good. Host was very welcoming. It is close to centre though if walking it is a steep hill up to it.would definately recommend and hope to return in the future.
- machinmad (10/5): Quality, friendly B&B - We got a warm greeting from Joan, who showed us our room, which was small, but clean and tidy, with lots of homely touches. Wi-fi worked well, as did the shower and there’s full sized towels.
You help yourself to the cold Breakfast, which includes cheeses and hoggies. My hot breakfast was perfectly cooked and scrummy.
Joan runs an efficient, friendly B&B at a very reasonable rate. Highly Recommended.
- PEAKLOCAl (10/5): Inverness visit - We stayed for 2 nights to explore Inverness, spectacular accmodation no detail unleft; the breakfasts were outstanding and the host so
Welcoming.
We will be back next year when my husband finishes another long distance walk
- themuchtravelled (10/5): Great find in Inverness - We stayed here for 3 nights in September after travelling the NC500 route. Despite arriving really early our room was ready and we were given a warm welcome by Joan and her husband. We cannot fault this B&B it was immaculately clean, comfortable room and bed, large bathroom, great breakfast and good location. Joan was very helpful with restaurant recommendations and advice on local attractions. Location is good just a short walk into the centre of town, restaurants and castle. (Medical Centre is good locator when finding for first time). We would have no hesitation in recommending. Thank you for such a comfortable stay.
.
- wmennyl563 (10/5): Great start to our road trip. - This was our first overnight stop before driving the NC500 and what a great start it was! Tucked away behind the doctor's surgery this was a beautifully clean B&B with friendly hosts and a lovely breakfast to get us on our way. Easy access to the city for TIC and evening meal out too.
- shashim2016 (10/5): Outstanding! - What an amazing stay! Absolutely beautiful Band B, lovely breakfast and amazing hosts. We wanted to leave our luggage for the day but when Joan found out we were on the night train, she offered to pick us up from our restaurant with our luggage and take us to the station! So kind of her and her husband. Absolutely lovely stay and lovely people. I would return or recommend in a heartbeat.
- Cheeryface (10/5): Perfect - Beautiful B&B, spotlessly clean, wonderful friendly host. Lovely bedroom & bathroom. Super breakfast. Ideal location for walking to street. Highly recommend and look forward to our next stay when in Inverness.
- MoggyGla (10/5): Perfect - Lovely house in a great location for town centre, castle and access to motorway. The room was lovely, everything you needed was on hand and the host was friendly and helpful. Breakfast was ample and of good quality. Well worth a visit for any reason

- michaeldavies5872 (10/5): Perfect - Really well done B&B, couldn’t find anything to improve really! Simple check in from a friendly host. Room was quality with a great bed and nice furnishings. Shower perfect with shampoo and shower gel provided. A big new bath. Amazing breakfast provided to order and arrived perfectly cooked! Recommend
- Verified traveler (10/5): - Really lovely B&B. Warm welcome and overall great stay. The room was extremely spacious and very clean. Breakfast was a great start to the day and nice to chat to the other guests hearing all about their travels. Location was perfect to get into the high street and a walk to Ness Island. Only comment when booking is the hotel is slightly hard to find. If you see the medical centre take that turning and it’s just down the path.
- Escape29400355106 (10/5): Fantastic Stay - Joan our host greeted us with such a lovely warm welcome. Our room was spotlessly clean and very comfortable, bathroom was large and had all the amenities needed, especially the large bath!!
Bed was comfortable and breakfast was amazing!
All in all I would highly recommend this wonderful B&B, very central and well located to all the local restaurants and also close to Inverness castle. Thank you Joan we will be back!
- brunodog (10/5): Return visit - Glad to have had a return to Cullis house, as always very attentive and friendly hosts providing all the help you will need.
The house is so tastefully decorated, spotlessly clean. Doing a great job during this pandemic to provide a safe environment for a relaxing stay.

Breakfast excellent.
Rapport qualité-prix parfaits.
- Catherine (10/5): Adorable Cabin Vibes, Great City Access - We ended up having an unexpected extra day during our trip and had to find some place that day to stay for the night, we found the Culliss House and it was probably the best place e stayed during our trip. The owner is very nice and helpful. The location and the vibe inside your room almost makes it feel like you’re tucked away in a little cabin in the woods but you’re still very close to everything in the city center. The Inverness Castle is just a quick walk down the road, along with many restaurants. Very nice, clean rooms, great bed. Definitely will come back here next time we are in Inverness!
- Verified traveler (10/5): Excellent B&B with great location. - We stayed four nights while exploring Inverness and surrounding area. This is a very comfortable, quiet hotel, located within a few minutes easy walk from the city center. Breakfast was excellent; my wife ate porridge every morning, while I enjoyed the eggs and bacon. Parking on site was easy.

Would definitely stay again if ever in the area. Thank you Joan
- Ryan (10/5): Excellent - Excellent
- Nicolas (10/5): - Très bon séjour avec un service nickel malgré notre retard.
- Philip (10/5): Excellent B&B in Inverness - Can’t fault this immaculate B & B walking distance from Inverness town centre. The hostess is friendly and the room and ensuite were lovely. Breakfast was also great. Only problem was it can be hard to find- it is off the road behind the medical centre so we drove past a couple of times before finding it.
