It was very well located- an easy 15 minutes to Bath and was very easy to get Ubers from. The property is very well equipped- it had everything we wanted and more! Nothing- it was perfect!

Stunning views, large rooms, comfy beds, warm on very cold days. The kitchen was well equipped and the dining room conservatory sat 14 with ease. • Sophie (9/5): Lovely house in a lovely location, great for a group of friends. - Lovely house with great social space. Nice open fire and even a Christmas tree up for our stay! Few minutes walk from a lovely pub and about 20 minutes into the centre of Bath with a bus stop near by. The bedroom in the eaves for four is a lovely room, but has no mirror or hanging space.

Large rooms and well kept living area with lots of kitchen supplies provided, as well as games and plenty wood for the fire! Unfortunately there was a slight eggy (gas?) smell in the morning, however we were only there the one night so this wasn't an issue. Some spots in the bathrooms could have been cleaner but nothing that inconienienced our stay.

We had more than enough space, so we designated one lounge for the men, one for the ladies, and one for the children to enjoy their games. Speaking of games, the house is a paradise for kids and adults alike, with every type of entertainment you can imagine – Uno, Monopoly, chess, and so much more. Das Haupthaus war in unserer zweiten Nacht an eine Gruppe von jungen Männern vermietet, welche lautstark einen Junggesellenabschied gefeiert hat, was uns nicht wirklich gut schlafen ließ. Hier hätten wir uns eine bessere Planung seitens der Vermieter gewünscht.

Everything you can think of has been provided and we loved the style of decoration. It located in a great location just outside Bath. Would have no hesitation recommending this property. The bedrooms were all so spacious and the mattresses were very comfy, we all slept really well. The garden area is a nice space + there were garden games available, including a Ping Pong table which went down well with both the children + adults. The local area is beautiful + peaceful, it's close to the river and canal with nice country walks. The owners were very friendly and were there to help if we needed it. We loved our stay so much we were able to extend to an extra night. Whilst in the area we visited Bath + Longleat, both within easy reach. We will definitely be back + have already recommended to friends. N/A

• Asma (10/5): Incredible stay - We had an incredible 3 days at the Berkeley house. The house is spacious we were 12 and very comfortable, everything was thought of. It looks just like the pictures,and it feels cozy. The bed is so comfortable. We met the owners when we were checking out they are very lovely people. There is no service there however they have a very good Wi-Fi connection. it’s a bit uncomfortable to go around if you don’t have a car . The bus stop is nearby, but they’re not always on time.

• Jade (10/5): An unforgettable staycation - The whole experience and place was beautiful. We brought so many things especially for serving our dinner but they already had everything. Every detail was thought of beforehand. Ice buckets, silverware, plates, lighters for candles, they even had games. The only things you really need to bring are balloons, a cake, your clothes and some food drinks all the little extras, they have already taken care of. The bedrooms are beautiful classic and such comfortable beds - everyone loved them. The grounds were beautiful, the view was stunning. We are a British-African family of 16 and had the most wonderful 30th birthday - nothing beats a birthday surrounded by family in such a beautiful place

Thoughtful gestures like dog towels and plentiful loo rolls very welcome. No downsides from our perspective, aside from the Aga which takes getting used to!

• Andy (10/5): Great sized property in secluded location. - Layout of open plan ground floor with high ceilings is great along with log burner and big comfy sofas.. Kitchen very well equipped if you fancy cooking. Microwave baffled all three of us..... Upstairs has large bedrooms with large comfy beds, good ensuite and bathrooms.. We walked to the Inn at Freshford down the Riverside path and back on the road which has pavements most of the way. Pub does great food and drinks.. Property has a large selection of umbrellas which is very useful. Nothing I can think of.....

Decent kitchen with cooking basics all on hand and appreciated the mini-library of books, board games and DVDs. Streaming services useful as long as you remember to log in and out of your own accounts. We enjoyed the outdoor seating at breakfast times and made use of the outdoor bbq & table tennis. More detailed directions pre-arrival would have been helpful. Would have felt more welcoming if the binder included local areas of interest and not just a list of "You must". Some of the leaflets available dated back to 2019 and could easily be renewed.

• Tony (10/5): Great Cottage near Bath - Love this place, the owner spent great effort to prepare a wonderful home for the visiting guests. Fantastic and fully recommended if you are visiting to Bath but prefer to stay outside of the busy tourists centric place inside of Bath. Would love to go back there again. Location is rural outskirt and hilly terrain - need a vehicle to get there, no public transport which is expected for a countryside cottage.
• Danni (10/5): Absolutely amazing for a large group! - I honestly don't know where to start... This was a very last minute booking due to being let down by another property. From the minute we pulled up in the drive until the day we left it was just perfect. There was so much space for 16 of us, never felt like we was on top of one another... if anything there was too much space! The house had everything from cups and saucers for all of us to soap in the bathrooms with cotton pads. It was honestly unreal and could not recommend it enough. Location was ace 10 minute taxi into Bath and lovely walks and views just around it general. The rooms were so spacious and all had there own dressing tables and fans which was amazing for a group of girls!! Parking again amazing plenty of space. Absolutely nothing.

The house is too small for 8 people. The Loft has 4 beds, and not much more. It looked unfinished. Another bathroom and some furniture would make it more convenient for that amount of guests.

Definitely saving this property for a future gathering. All of the rooms are enormous and the reception rooms are truly beautiful spaces big enough for everyone to gather together in and enjoy. Beautiful outside space too, and so well equipped - from the kitchen items to the games, TVs and extra cables. No failing it. I don't think I have ever stayed in a nicer property, ever.

• Marianna (10/5): Marvellous - So many things to like! Beautiful house in a beautiful setting, wonderful hosts, and am everything you could possibly need for small children. Cot, baby bath, step for the kids to reach the sink, stairgates! And so many toys, our toddler didn’t want to leave (nor did we!). And the house itself so well equipped. Also a short drive from Hartley farm shop and lots of lovely local walks and pubs. Would heartily recommend and would atay here again in a heartbeat. No complaints here. I would say the location works best if you have a car, but it depends what you are here for!
• Hannah (10/5): This house is incredible, spacious, fully equipped and beautifully styled. - This is an exceptional property and far exceeded our expectations. Really well equipped with everything we needed and far more. Beautifully styled in a mix of gorgeous family home and boutique. Bedrooms were very big and beds, bed linen, pillows and towels of high end hotel quality. The view from the garden was great and there was plenty of outdoor furniture as well as ping pong that was thoroughly enjoyed. This is a gem of a property for big gatherings and understand that The Coach house is also available for rental meaning really large groups can come together. We were a party of 11 and it was larger than we needed. Hosts were great and this is a very dog friendly property. Honestly can say this is the best rental I have ever stayed in. Need an excuse to return. I am really struggling to find anything I did not like - it was all fantastic and I am incredibly fussy especially about bedding and cleanliness - not a single problem here! We were aged 13-87 and everyone's needs were met.
