- Polly (8/5): - I thought the room was clean, and though small was comfortable. But I could easily hear the people talking in the next room, in fact could hear their conversations. And the liquid soap dispenser in the shower was 100% empty. So it was a mixed bag here. Staff seemed friendly and helpful.

The hotel had no staff on location between 6:00 pm and 10:00 am. This was an issue the night our key fob did not work!!

- Daisy (6/5): - Check-in was a bit dicey as the young girl at the desk was somewhat inattentive at her job. The elevator was broken for our entire stay. We were n the top floor. Housekeeping is patchy at best. The best part of this property was the price at a very central location.
- Renée (4/5): FALSE REPRESENTATION / RIP OFF / BAD SERVICE - First of all, the place is super hard to find. It's not on Grafton St. as advertised and the sign on the building is NOT Grafton Studios.
I paid for a room with a KING SIZE bed and a twin bed. We got a QUEEN and a twin (NO bed sheets or comforter) When I asked for the KING bed, I was told that in Ireland, it is custom for a king bed to actually be the size of a queen size. From our experience around the country, that is NOT TRUE.
At five o’clock, when I asked for bed sheets and a comforter for the uncomfortable 4" twin bed, I was told that they would send housecleaning up. Never happened. I wrote an e-mail around 10:30 to complain about it to 2 different adresses. I never got a response. However, at 12:30, someone woke us up by knocking at the door and left ONE bed sheet on the door handle! NO comforter. IT WAS PAST MIDNIGHT!!! Scared the hell out of me.
As for the AC, it's impossible to adjust. It's really cold and loud as hell. When we managed to change the temperature, it's started making this loud metallic rattling sound that would go on and of! But, when you turn off the AC off, the room fills with a foul smell of sewage.
Except for the mildew in the bathroom, the room is clean. The bed is okay, but there's only one bed sheet and a very warm comforter. No place to store you clothes or luggages other than on the floor. The room feels cramped. You barely hear the parties on the street, but the stomping for the apartment above is so disturbing

- Anthony (6/5): Great location, OK accommodation but not great. - My stay at Grafton Street Studios was OK. It is a fantastic location and the apartment was pretty close to what I was expecting. I was in an accessible apartment but I am not disabled so I had a huge bathroom with the tiniest sink I have ever found in a hotel. There was no where to store my stuff. No cupboards in the bathroom or wardrobe in the main apartment. There was no safe in the room either so I was a little worried about security for my laptop while I was out. There was also no comfortable chair to sit in while watching TV or having a coffee. On the plus side, the place was very clean and the bed was comfortable. The fully equipped kitchen would have been really useful had I needed it. The elevator in the building is very small which means I used the stairs a lot but if you had disabilities I imagine it would be a long wait to get up and down the building and if anyone has any luggage in the lift then there is very little room for anything else.

The double-glazed windows minimised any outside noise and we slept well in the comfortable bed. The cooking facilities were uniquely very compact but easy to access and use. Highly recommended for somewhere central in Dublin City.

- Gord (8/5): - We had a great stay at this property. AC worked well. There is a lift. The area is fantastic for just about everything because it's on Grafton Street, a pretty swanky part of Dublin, with lots of bars, restaurants, fast food, grocery stores and other shopping. It's only about an 8 or 9 minute walk to the Temple Bar Pub. The other great thing about this property is the in-suite washer/dryer. It also has a full kitchenette with everything you'd need for cooking your own meals. It's an engineering marvel to see what can be done with a relatively small space.

Tough to find entrance as it is not on Grafton Street - instead find Bruxelles Bar as it is directly across from there on Harry Street. Since it is a pedestrian way, your best bet is to get to the Westbury Hotel as it is diagonally across the street.

- Anne (8/5): - Right in the centre of it all. Just note, its called CityBreak Apartments and the entrance is on HARRY ST. next to McDaids pub. Walkable to the majority of Dublins tourist attractions, tons of restaurants, pubs, coffee shops and stores. Parking was about a block away, at €30/day. Room was clean, fully equipped, and had an optional Murphy bed tucked in. Windows were basically triple paned so only the live music from across the street on Saturday night could be heard. Basic traffic noise you couldn't hear. Would be great for an extended stay. M&S not far away along with pharmacies for needs. Although there was heavy pedestrian traffic, the streets were kept clean, were safe with walking and bicycling Garda patrolling. Taxi access was limited esp on an active Saturday night. Would stay again other than difficulty finding the access

We arrived earlier than our check in time and were able to leave our luggage in a separate room with the hotel staff. Then was called as soon as our room was ready. Great service!

- Andrea (10/5): - A lovely place to stay if you want to be in a walkable neighbourhood with lots of shopping and dining options nearby, and a chance to save some money by cooking some of your own meals. We stayed here for three days in Dublin with two adults and one teenager using the trundle bed and it was perfect for us. My only complaint was the awkward layout of the bathroom through two fire doors across the entryway, but that is likely something mandated by local fire code. Staff was friendly and helpful, accommodations were clean and well-equipped, including a washer-dryer so we could continue on our travels with all clean clothes.

- Anne (8/5): Great location and sound insulation. - Located in a lovely, vibrant neighborhood close to Trinity College, shops, restaurants, St. Stephen's Green and more. Though our room looked out over a busy pub the windows blocked the sound perfectly. And the A/C actually worked—first hotel we stayed in on this trip for which this was true. The combo washer/dryer in the room was great but the instructions for use could have been clearer—so many icons and not all were explained by the copies of the manual in the provided binder. The electrical outlets took us a bit of finding because they are integrated, flush in very shiny black plates attached to the walls. The buttons were ok because they stick out but the light has to hit the plate just right to see that there are holes for the prongs of the electical plugs. Otherwise 5 out of 5.

- Verified traveler (8/5): Great location for fun in Dublin - We loved our stay at Grafton studio's. There was a mix up in our room assignment but Silvia at the reception desk was very nice and switched to the City view room we had paid for. When reserving, I would ensure you are requesting the City view room well in advance since they only have 2 that truly have the corner room view. Otherwise the room with the pullout bed was very comfortable and it was great to people watch just below our room. Also note that Grafton is a busy street even though it is just for pedestrians, there is a lot of activity so if you are not a sound sleeper you may want to consider another street nearby. Also, as in many cities, this street does help the homeless stay the night which was fine for us but may be something to consider. We loved stepping out every morning and going to nearby restaurants and awesome cafes/take out ( Xian is 2 min walk and Tang is 5 min walk) along with St. Stephen Green park on one side and Trinity college on the other along with their famous Gaiety Theater just around the corner.
- Tara (8/5): - There is NO parking in Dublin!! The check in process was extremely confusing as they aren’t on property and they “sent me something” a couple of days prior to fill out. That was not the easiest way to check in as we had sketchy internet throughout Ireland. Once we were in, our stay was comfortable, but no access to a human person except during the weekday morning and afternoon. We know not to rent a car next time!! :)

The property is in the heart of the Grafton area so it’s close to just about everything. There is a lot of traffic until later in the evening and people on staff were very helpful.
THE STUDIOS ARE VERY HARD TO FIND. But if you find the Bruxelles pub, and stand next to the Phil Lynott statue, turn around and look directly across the street it is right next to McDaid’s pub on the left hand side is a door into the studios. Of course the door does not Say Grafton St., Studios, it took us half an hour to figure out how to get in the door and which door it was. We finally called and they told us to look for the door that says “CITYBREAK APARTMENTS “. That’s the entry.
Do not be concerned that this is such a high traffic and noisy area. The studios have air-conditioning and double pane windows that shut out virtually all the sound. This was very nice.

There’s a late night pub across the street, but windows are double glass and block most of it. With a quiet sound machine our toddler slept perfect. Great spot to really get all Dublin has to offer in style!

- Rebecca (6/5): - This hotel was in the best location for the culture attractions. It was a very walkable area and we felt safe walking around. The rooms need some work to ensure the air conditioners work. We had three rooms, one would stay set at 19C but another wouldn’t go below 20 and the other would go down to 19 then go back up to 22 within an hour. It was very frustrating.

- Daniel (10/5): - Great location for pubs, bars, restaurants and shopping. Also quick walk to tourist attractions.
- Jeremy (8/5): Great stay, but keep in mind; not a hotel. - Definitely a beautiful room and the proximity is perfect to explore and see Dublin. The main drawback is that if you’re looking for a hotel style experience, this isn’t it. There’s obviously no room service, but if you’re even looking for extra toilet paper in the early morning, be prepared to walk to Lidl down the road.

- Jeho (4/5): Good location, bad service. - The reason I chose this hotel was the location. It was close to Trinity College and it was a good environment to walk around. Also, most tourist attractions are within walking distance.
Since it is not a hotel, there is not always a person at the entrance, so if you want to contact the hotel side, you have to contact the place that looks like management.
There is no phone in the room, so if you need anything, you have to go down and ask the staff. If you are lucky enough to have an employee at that time.
The shower room in our room did not drain, so I tried to tell the staff, but the staff wasn't there, and I contacted the management company, but the problem was not resolved. After a while, I was able to tell the staff directly that there was a problem with the drainage, and that evening the staff said the problem was fixed, but it still did not drain.
It was the day before we were to leave, so I just endured it and checked out the next day.
- Carin (10/5): - Everything about this place and location was fantastic. Location is in Temple Bar area. Having a small kitchen and washer/dryer in our room was really convenient.

- Liming (6/5): - Excellent location. Lobby is a tiny narrow hallway with no waiting area. The loft apartment has a weird design, had to step down and up a few stairs immediately out of the elevator. The room is super hot, fortunately there is AC! Yet the quilt is extremely thick and heavy - very uncomfortable and barely got much sleep.

- Matthew (6/5): - The building and room were just fine. Awesome location in the heart of a great neighborhood. Just one small problem - the beds were not really beds. There were beds there of course, but they were BOX SPRINGS and NOT mattresses! No joke, I actually slept on a box spring. But everything else was groovy.
- Nancy (10/5): - Only downside is that between 8 pm and am no one is available to call a taxi. We tried using the numbers provided and no one answered or called us back
- William (10/5): - Prime location for walking to best places in Dublin. Having a washing machine in the room was great.
- Verified traveler (10/5): Would definitely stay again - Great location! Just off Grafton so close to everything but never disturbed by noise. Helpful staff. Cool interior decorating too.

- Maxie (8/5): - We enjoyed our stay at the Grafton st studios. It was very quiet at night, even when near bars and lots of people restaurants. The lobby area smelt damp but the room was fine so unsure what the smell was. Accessible to lots of Dublin sights transport. Bed was smaller than we had booked (booked king-got queen). There was a washing machine but very complex so needed to download manual to ensure correct settings. Overall nice stay.
- Kevin (10/5): - The property was in a great walkable location to major sites in the city and had a pub open late downstairs. My only complaint would be a warning about the steps on the fourth floor next to the elevator, didn't see them and wiped out on my first night
