- Eric (9/5): Très belle chambre. Lieu cosy - Le parking sous les fenêtres et une belle proximité au centre d’Irvine. Nous n’avons pas vu nos hôtes mais ils sont restés joignables par tel et mail.

- Alex (10/5): Comfortable, inviting and a bargain to boot! I can't recommend it more! - The room was well decorated, comfortable and provided everything we needed. The accommodation is decorated to feel very inviting not to mention feels very unique compared to somewhere like a Premier Inn, Travelodge or even many other BnB's.
The host was easy to contact and made every effort to help in any way he could. We always try to stay here when visiting Irvine and would rather not stay elsewhere. Even though the shower room with the sink and toilet is a little small there isn't really anyway to make it larger and to be honest it does exactly what you would need it to do.

- John-Cameron (10/5): Fantastic as always - Another stay here and lovely as always, easy to access we arrived early on the off chance of being able to drop our suitcases in due to being stuck on the mainland after a flight we didn’t want to drag them around the room wasn’t ready yet but the lovely house keeper popped them in our room for us. The room is comfortable, it’s quite has an actual smart tv with all of your streaming needs (most decent hotels don’t have this) and the pillows are great! It was a bit cold to start with no control over room temperature but it warmed up eventually so not really a complaint or something we didn’t like.

The only thing I could say is the doors in the building are quite noisy when closing them, but would definitely stay again

The price was fantastic and we were more than very pleased with it once we realised what the room was like when we arrived. You can definitely tell that great care has been take with the choices of décor and layout with not only the room...but also the entryway and all the way to the rooms. I was inviting and homely feeling.
Once in the room there was no bland, sterile and mundane hotel feel. These rooms felt much higher quality to what you would expect compared to a similarly priced Travelodge or Premier Inn. There isn't anything wrong with these other places but at Irvine Guest House it feels like a welcome home from home in miniature.
And on top of that the bed we had in room 4...WOW!...so comfy!! Normally I do not sleep well in hotels etc but this one I slept so well...almost better than my own bed at home. I almost want to know what mattress they used so I could get one for myself.
Check in, and out, was also super easy and smooth.
I would 100% definitely stay here again. And if you are looking for somewhere to stay whilst you are visiting the area this should be a serious consideration to everyone. I have no complaints, I am so pleased we chose to stay here.

- Mark (8/5): Good place to walk to Irvine Harbor and the Maritime Museum. - Place was easy to enter, very clean and well kept. Entry/check-in and check-out were easy. Room size was good, bathroom small but not uncomfortable. Bed was comfy. Beware - no elevator! Going up one flight of turning stairs with luggage was tough. Longish walk from/to train station with luggage - without luggage, no problem. Street was a little noisy at night, but didn't prevent us from sleeping. Not a lot of food options - Aldi is very close, a minifridge would be a nice addition.

Koekjes bij de koffie en thee, klaar voor gebruik. Aan de straatkant erg gehorig en in de winter kan het koud zijn, een extra deken voor deze tijden zou ideaal zijn.

The room was large, well decorated and clean. There is no soundproofing between the rooms. You can hear every movement in the adjacent rooms. On the first night of the stay I was awoken when someone came into the next room.
The bathroom is too small. It was difficult to turn around!
There is a light on the adjacent building that shines in the window even when the curtains are closed.

Modern room with nice decor
Easy to check in / check out ROOM 4 - Shower hose pipe was leaking despite being covered in electrical tape
Toilet seat was missing a screw and was moving about.
Room was cold. No heating after 10pm, and only on for a short time in the morning. It was below freezing on our stay, and the room was very cold on both days. We did make contact via Booking.com, the contact said the heating would come on in the morning - which it did, but it was on for a very short time and didn't heat up the room.
We contacted the guest house 3 times before our stay to try and get an early check in, but no-one got back to us.

- Collins (8/5): - The room was clean , the TV was perfectly placed , good location and parking and easy to find , very spacious room and nice to have a physical key to get into the room Bathroom was a little small , same goes for the shower and the shower line was broken a bit so water would leak out causing the pressure to be lower , and a little cold at times , even tho the heating was on

I didn't see the owner, as everything is done remotely and worked fine for me. I used the guest house for a suitable base to tour along the Ayrshire coast.

- Emma (7/5): Exactly as described, great for a one night stopover in Irvine - Nick's guest house was literally the easiest place to check into! Hilarious given I was expecting it to be a little more tricky given it was a guest house BNB without a BNB host on site. The automatic pin code and the keys ready and waiting on the other side, with a car park right next to the guest house was so easy. The room was renovated so nicely, and even though it was small, it was completely as described and perfect for a one night stop over in Irvine. Very easy to access a nice walk down to the beach at Irvine. The back alley is a little strange and we didn't love it at night. The streets of Irvine are a little desolate but once you walk down to the beach you get a real sense for the place. The guest house is on a main road so you are a little conscious that everyone that walks past knows you are a tourist and knows your car is in the back car park, that is certainly me being an overly cautious traveller, but just a call out. I didn't feel unsafe however would not want to be walking to my car at night on my own behind the guest house. Just a little quiet and deserted for my liking.

Estaba a media hora andando a la playa, pero es preferible ir en coche.
Además, el aparcamiento está al lado del alojamiento.

- Michael (1/5): Awful - The room was very noisy as I could hear the people next door all night (snoring). I got no sleep at all. The bathroom is tiny and it was actually difficult for me to sit on the toilet (nothing to do with my size - I am very skinny). When I contacted the owner of the hotel to ask what he was prepared to do about it (the noise), he was disinterested. I wouldn't stay here again.

It was free and self accessed property with the information provided. Despite of late arrival (passed 00:00hrs) due to long journey. I'm satisfied even with the short time spent. Thank you
- Ian (4/5): Sadly not for us, too many stairs for an elderly couple to traverse. - A lot of work has gone into the renovation of this building, decor and facilities were very good. Sadly the stairs and noise created by other guests wasn’t good, we had paid for 2 nights but moved out after one and found alternative accommodation. If you’re young and fit, this might be the place for you, but for an elderly couple, struggling with bags and one having hip problems, this wouldn’t be for you.
