I really appreciated that someone called and asked if all was ok and asked if I needed fresh coffee tea milk biscuits etc. a nice cafe Puffers just opposite for breakfast and the restaurant Niche is very good and convenient. Overall a very nice stay. Definitely would book again. Nothing. All was very good.

We have stayed in a lot of b&bs,studios and hotels but this is have to be one of the best places we have stayed in. There was a problem but Nick came down and sorted it out which he's a pleasant friendly fella. I would really recommend the studio to anyone travelling in this area as I would stay here again. Nothing to write on this as everything was excellent

- Angela (5/5): A lovely accomodation spoiled by a couple of factors. - This property is in a lovely location. It is one of three small properties. Our property consisted of a double bed, good facilities and a bathroom with a decent sized shower . Decor is nice. The bathroom was lovely and overall appeared to be a very comfortable property to stay the night or longer and would be lovely in the summertime. When I arrived at the property the heating was on. Obviously a good sign as our stay was in February. During the night it became very cold and it was clear the heating was off. In the morning the property was freezing. Although I was able to contact the host, and received a quick reply, we were unable to fix the problem. In addition to this my daughter and I both had strange sensations in our throat. On further investigation this appeared to be because of dust or allergens in the atmosphere. The property was quite dusty and obviously it hadn’t recently been aired. I felt our trip had been spoiled because of these factors and I did ask for some compensation. However, I heard nothing further from the host. I felt the lack of contact after asking for this was inappropriate and disappointing even if it had been to decline my request.
- Carla (1/5): Had to leave - heating wasn’t working. No response from host - The space was perfect , cosy room with private bathroom and outside area. Great location too Would have been perfect if host got back to me. Had to wait 2 hours for a response. Heating wasn’t working. In the middle of winter in February at the harbour I couldn’t sit in the room , I had to go to the car after sitting under the covers in my jacket to get a heat! Tried calling no answer left several voicemails and no response. Came back to the room to get my stuff and they left the smallest storage heater in the room with no explanation. Received an apology and a refund hours later but was so disappointed as would have been perfect. Bumped into someone who must have dropped the storage heater and they said the heating wasn’t working the day before too so I’m not sure why they would take the booking on knowing their heating wasn’t working. I would have loved to have stayed there as I needed a few days restbite and turned into another unnecessary stress and had to go to harbour lights instead which wasn’t ideal for my dog? He’s a rescue and got comfortable and I had to shift him with all of my stuff when I’m currently unwell (hence the reason why I booked in the first place I wanted a couple days rest with my dog and change of scenery). Due to poor response I would not risk going back, understand these things happen but thought this was very poor. I did receive a refund but totally gutted

Visited arts centre, ship pub with garden and little cabin shelters, views over estuary of geese, curlew, cormorants and heron fishing.Delightful spot en route to Arran. Responsive helpful host

- Shelley (10/5): Quaint studio - The studio was beautiful and spacious. Check-in was easy, and Nick was responsive via text. The information given was easy to follow and helpful. The studio had all the things we needed and was lovely and peaceful. The studio was in a beautiful part of Irvine and close to some lovely eateries. There was only one Tunnocks caramel biscuit between us! They are too good to share :)

- Karen (10/5): - This was a gem of a find just steps from the firth at Irvine. Lots of little shops nearby and a huge shopping mall just a 10 minute walk away.
- Derek (9/5): Great bolt hole for a few nights stop over. - Clean, tidy and modern decor. Everything you’d want for a couple of days or just an overnight, like us. Really liked the Harbour Lights pub and restaurant, 2min walk from our room - we had a good meal and a few beers 🍺👍😄 Nothing really unless you are getting really picky 🤪. We thought the mattress was a bit soft but we still had a good nights sleep. Few bits of wear and tear in the bathroom but very minor.

- Mojo51 (8/5): Overnight stay coming from a late arriving flight. - Nicely presented and comfortable bed. Felt spacious with high ceiling. Set back from road so fairly quiet. Within a few minutes walk to train station and shops. Creaky floor and bed. Noise from next studio Voices and moving about could be heard. Difficult to get key safe open in the. dark so took a few attempts.

Das Badezimmer war sehr schön und generell war es sehr ruhig. Das Bett war für uns zu schmal und entsprechend auch die Decke.
- Elizabeth (8/5): Great base for visiting - We stayed in studio 3 for 3 nights while visiting family in the area. Check in was easy, parking was plentiful nearby. Bed was a bit small, but comfy. The area was nice and quiet, a few nice cafes nearby, our fave was Sweet Tooth. The bathroom could do with some hooks and shelving in the shower for your toiletries. Coat hooks would be useful in the main room plus a big mirror. The outside sesting area was a nice touch but the walls were thin, could hear next door coughing in the night.

The ashtray for my accomadation was dirty.

Nick and some really nice lady that spoke to me ,very very polite and professional thr room was very clean and looked after and when we arrived they come with dog bowls a towel and treats just for my boy which we thought was amazing. It's so peaceful and close to everything, just what we needed. 5 star service all the way hopefully going to be able to book again in novif there room Sorry to say we might have not read it properly but I would have liked a breakfast option but we didn't know if there was one or not plus no face to face meeting when you arrive is slightly confusing as it is nice to put a face to the business especially when there so nice over the phone. .No wifi code in room either and no real clue as where to go if ther was any issues. No real complaints just personal opinion.

Ideal location.
Bed was extremely comfortable and would recommend and stay again .
Having some outdoor space was a plus . Nothing about the property that I disliked .
One thing was the instructions for how to find . A Grey door with round window was mentioned and was a little misleading .
So perhaps possibly change . But once found , we were delighted .

The only issues was the floor was creaky going to the en suite. Also the firestick didn't have any sound which it did in the other studio. Not a huge problem, but a smart tv would be a good solution.

- Alexa (8/5): Lovely rooms, great location - would recommend! - Great location & lovely rooms, very spacious and good facilities included - fantastic use of the space! Would recommend & be happy to use again. Close to a lovely cafe for breakfast as well (Puffers) We had a slight issue in that the hot water did not come through the sink tap until after we had run the shower - we didn’t know this until later so my elderly mothers room had only slightly off cold water (she did not try the shower) - but for an overnight stay it was not a major issue.
I would also suggest having an information sheet regarding the heating just to know what to turn the radiator dials to in case required

Loved the outside area and being able to sit in the sun reading - Travelled with another couple for a 2night stay in Irvine and we had 2 out of the 3 available cottage rooms. Great accommodation with easy parking and access. Sits at the back of a house with rooms to let from the same host. Lovely, recently refurbed accommodation with a great small sitting area outside each of the rooms. Rooms have a fridge or wine fridge for keeping drinks cool which is a great addition. Bathroom has a roomy shower - which had good pressure. The only issue to raise was that this is the accommodation that you can hire if you have pets - which we didn't have a problem with - but a previous stay's pet had obviously pee'd in the accommodation because the smell was overpowering when we opened the room. Having said that we contacted the host and within minutes someone arrived to try to remedy the situation and the cleaners did an extra clean the next morning but the carpet is obviously needing a full clean. This would not stop us booking the accommodation with this host again because he obviously responds when issues are raised.

Very clean and comfortable room.
- Alison (10/5): - We were surprised by the outside of the property, but soon realised it was a perfect location for walking to the river, museums, shops, cafes, and restaurants. Don't be put off by the outside which looks a bit run down.
The studio was perfect and the welcome basket was very generous. All very clean and comfortable...so excellent.

- Mary (9/5): Modern spacious, well equipped studio - Great location along harbour side. large room and large TV, room was very comfortable and well laid out. plenty of space and storage for what we needed. particularly liked the small patio area. all in all a good stay and would deffo return. Small bug bear. Next doors dog entered our studio a couple of times and was barking the next morning or when we walked past. Not the biggest fan of pets allowed properties, although I will say, this one is pretty newly done by the looks of it and had no evidence of previous canine tenants so was no issue this time.
