Guest Reviews
- Gunnar (10/5): 100% worth the stay, quiet neighborhood but good restaurants and pubs within 10 min walk - Cozy and comfortable. A little bit different but that made it so special. The breakfast is perfect, we almost never have breakfast at a hotel but this was excellent. There is no elevator, and we where on the 3rd floor
- Philippe (9/5): - excellent et copieux
- Robert (9/5): -
- Karin (10/5): - Fantastic and cosy. The best breakfast ever!! We loved it all, even if the four flight of stairs made us remember that we should go home and excersise
- Matt Beesley (9/5): Fantastic weekend stay, will absolutely be back. - Booked for my wifes birthday surprise and enjoyed everything about our stay here. From the first moment you reach the entrance there is something different and quite special about staying here.
The team are great, really friendly, helpful and informative. Rubs off on the guests too, everyone seems to be in good spirits.
Room was beautiful, those large windows and draped curtains! Nicely equipped too. Beds are super comfy with cosy duvet and pillows.
Breakfast as per many reviews was a stand out. There's home made cake and fruit which greets you and the menu offer plenty of further options, all laid out clearly with dietary requirements.
Will definitely be back. Nothing

Breakfast was excellent, and we truly appreciated the warmth of the staff and all the helpful information they shared to help us get around the city. We look forward to returning on our next visit.

- 540elizabethp (10/5): A magical little pocket of Dublin - I stayed at Number 31 before Covid and was hoping it was as magical again six years later - and it was! This is truly such a lovely little hotel, full of charm and care. I've stayed only in the Georgian section, so can only speak to those rooms, but they are large and clean, with lovely details and lovely bath products. The courtyard is just a slice of heaven, and the breakfasts and Delia's kindness are truly as good as everyone is saying.
At every turn, someone was doing something nice for me - two specific examples come to mind: One evening, I decided to sit in the courtyard and have a drink from the charming little mini-bar. It had rained, so I had brought a little wash cloth with me to dry off the seat. I said hello to Duana who was at the desk when I came in and mentioned I was going to sit outside. After I got my drink, I saw she was already outside with a towel wiping down the chairs - unasked - so that they were dry for me. So thoughtful!
Delia also opened the kitchen early for me the morning I was leaving since I had to depart before regular breakfast hours - how kind is that? And she managed getting me a taxi and helping me coordinate my departure perfectly. The level of charm and service here is truly unmatched. Hoping to stay again soon!
- heatherrE9310CG (10/5): Hidden Gem - No. 31 feels like a hidden gem! Tuckes away amongst lovely historic Georgian townhomes yet close enough to walk to St Stephens Green and Grafton St and even Temple Bar. Gorgeous rooms in a lovely Georgian townhouse and stylish sunken seating area in the reception building. Separated by a lovely courtyard, we enjoyed walking between the two buildings in our comings and goings. The breakfasts are a highlight and are not to be missed. No. 31 was one of our best places we stayed during our 10 day Ireland trip. Their service and attention to detail are unmatched
Highly recommend!!
- Perspectech (10/5): history, comfort, beauty, convenience and great breakfasts! - beautiful facilities, excellent service, refined and attractive spaces. breakfasts are wonderful - with large menu, satisfying options and well prepared. rooms are large and comfortable, bathrooms clean and updated. vintage hotel with wonderful art deco features - carpets, wallpapers, artworks, lighting. clean and safe location, easy walk to local attractions and restaurants (starbucks just across the street). Generous/free in-room amenities. nearby Lincoln's Inn pub had terrific food, across the street (from Lincoln) is an art museum, and a block away is trinity college. hotel's reception/concierge staff are most helpful and accommodating. delightful outdoor patio/garden. great views from antique oversize windows (4 stories tall). Merrion Square park a short walk away (large, with kids' play area, walkways, established specimen trees/bushes, wonderful community resource). comfortable, relaxed and quiet. thank you!
- loriwashpost (10/5): lovely hotel in a great location - We loved the cozy fire in the sunken lobby, the gorgeous courtyard and the delicious breakfast porridge. And though our family triple was in the basement, it was quite large and absolutely beautiful. We also appreciated the great recs for nearby dinner when we showed up starving after 5 on a Friday night.
- 2a297d938d297135571b0cd6fa1754b9 (10/5): 31 Leeson is a star in Dublin - 31 Leeson is amazing! Beautiful property and fantastic staff Nothing, absolutely nothing
- 83186145bf6a72330ce6e7bb651af83e (9/5): Underbart litet hotell. - Lätt att ta sig runt i Dublin från hotellets läge. Frukosten var helt underbar. Rummen kul inredda med en 20-tals vibe. Ingenting.

- Alliesalazar (10/5): A hidden gem - Can't recommend this hotel highly enough. We thoroughly enjoyed the hotel decor, the amazing breakfast, and the kind and thoughtful staff. Loved all the extra amenities in our room, and the view from our window into the courtyard was lovely. Thank you for a great stay, just wish we could have stayed longer.
- kathrync322 (10/5): Overnight in the city - We had such a lovely time staying in this beautiful place. 5 star comfort and luxury in the city with a delicious breakfast and treats. Wonderful kind helpful staff. A fantastic experience, we’ll be back.
- cieranw2024 (10/5): Incredible Boutique Hotel – Perfect Honeymoon Stay at No.31 Dublin! - We stayed at No.31 for 3 nights during our honeymoon and it completely exceeded our expectations. This charming boutique hotel is an absolute gem. Even though it’s just outside the city centre, it was incredibly convenient, within easy reach either by a pleasant walk or a short Uber ride.
From the moment we arrived, the staff were warm, attentive and went out of their way to make our stay special.
They surprised us with a lovely room upgrade and beautiful thoughtful gifts in our room, such a romantic touch that made our honeymoon even more memorable.
The home-cooked breakfast included in the room rate is first-class, fresh, delicious and one of the best we’ve had in Ireland. The rooms are elegant and comfortable and the whole atmosphere feels like a luxurious home away from home.
We felt truly looked after the entire time. No.31 is perfect for a romantic getaway or special celebration. We can’t recommend it highly enough and will definitely be back on our next trip to Dublin!
Thank you to the wonderful team for making our honeymoon so magical.

- anubhalla2018 (10/5): Warm and Welcoming - A warm and welcoming place to enjoy in Dublin. The team at 31 is incredible. The rooms are amazingly appointed. Beds are comfortable. Clean. Aesthetically calming after a day exploring. Amazing location away from the bustle. Delia's breakfast is next level. If you are fortunate enough to have breakfast at 31, you are in for a treat!
Thank you for having us. We will be back.
- Ilana (9/5): -
- Helia (10/5): Incredible - Design, very kind staff, great service, classy vibe
- J6098SEjenniferm (10/5): Breakfast is superb! Perfect stay for mother daughter vacation - I spent just over a week with my mother at Number 31 in March. The room and service was incredible, however words can not describe the breakfast. The food was delicious and was one of the highlights of our day. Delia was so caring and was interested in helping to ensure we had a wonderful trip - offering suggestions for things to do in Dublin and outside of the city. She went above and beyond, and I will definitely be returning to Number 31 for the breakfast, hospitality but above all else to see Delia who will always put a smile on your face.
- E. (9/5): Wonderful boutique hotel & staff in a quiet part of the city! - Had a wonderful stay at Number 31! It's so cute and in a quiet part of town, if that's what you're looking for. 20-30 min walk from the hustle and bustle of the city center...and there are buses nearby as well! Staff were super friendly. one room was ready earlier than expected and checkout was at 12p, which feels rare these days. Special shout-out for the daily breakfast, which was wonderful, generous, and had made to order menu options. The lovely chef, Delia, deserves extra kudos. She went out of her way to cook us breakfast (and gave us a snack for the road!) despite us needing to leave before scheduled breakfast time. Unprompted, by the way - she just wanted to make sure we had some sustenance ahead of a long day! Irish hospitality at its finest, it's something we won't forget. Overall a truly pleasant stay and I wouldn't hesitate to stay here again on another visit to Dublin. In general, the rooms are quite spacious, but one of them (No. 8) had a smaller shower that was a bit difficult to move around in. What made it tough was that shower heads weren't super adjustable so it had to choose between water in your face at all times or a handheld shower pole (that couldn't turn at an angle.) Small potatoes and probably easily fixed by staff, but thought it worth mentioning.
- 453martinek (10/5): 10/10 experience - It was truly an amazing experience. Location, atmosphere, rooms, service, amenities. The breakfast!!! Really fantastic stay. Will definitely come back 10/10 times. Thank you for having me!
- a1111111111111111111 (10/5): A marvellous experience the best in Dublin - Our favourite place to stay in Dublin an absolutely beautiful experience that is so quiet as well as peaceful, the people who work here are absolutely brilliant consummate professionals, such tasteful elegant rooms with the most comfortable beds we have ever slept in. St Stephens Green is just a 5 minutes stroll and a lovely one at that. Mia who is front of house is such a lovely person and so welcoming, many thanks to Ray and Delia who prepare the most beautiful breakfasts using top quality produce, lovely to see Delias daughter working here as well, thank you all so much, such lovely people.
- richard (10/5): A tranquil stay , very relaxing - Very quiet hotel, lovely and clean fantastic decor . The breakfast lived up to its reputation. Bed was extremely comfortable. Staff were extremely pleasant and helpful For a three night stay, storage for clothing was at a minimum
- Diana (8/5): -
- Lucas (10/5): Everything was great! - The service, location, food close by.
- Y6324THlucast (10/5): Perfect everything! - This hotel is phenomenal if you’re looking for good location, breakfast included & class. The staff has been amazing, they’ll arrange taxi’s, and first come first serve car parks for you. The made sure my food came right to my door when we ordered in and their full Irish breakfast is extremely tasty. This has been a great place or relaxation for us off the busy streets of Dublin. What a perfect way to end a trip. Thanks Hotel 31!!
- Matilde (9/5): Great experience, unique location. Super central position and very well connected overall! - Breakfast was great. The staff was super kind and available to all our requests, including storing our luggage on the day of arrival and departure.
The room was tiny but clean and functional. The bathroom was very cool albeit small, but considering the accommodation kind, I did not expect anything else.
Overall, a very pleasant and relaxing experience! Nothing, everything was great, well organized, clean and super functional.
- IAN (9/5): Tiring, Relaxing but Very Expensive. The weather was fantastic - The quirkiness and style of the hotel. Very individual and loads of character Just the location was a little further from the city centre than expected but only a 25 minute walk through St. Stephens Green PArt which was very pleasant.
- jenni (10/5): So cute loved it -
- fiona (6/5): - Interesting design and concept. The room was a nice size and super comfy bed. Great location and quiet, the breakfast was good. A few things felt like the stay wasn't as impressive as I had anticipated from other reviews. We were missing toilet paper and there were a few stains and hairs on the bed although you could tell the bed was clean. Our door didn't lock very easily and when we arrived there was nowhere to hang our coats or luggage so they were just left on the floor. It's a very lovely setup but I think I expected a more premium experience for the price.
- Kim (10/5): Super einzigartiges Erlebnis - Alles es war aussergewöhnlich und liebevoll gemacht 👍🏻
- Vu (9/5): -
- DebraN295 (10/5): St. Patrick's Day at Number 31 - Set slightly off the main road this lovely townhouse is a hidden gem. Close enough to Grafton street and temple bar to walk (5-10 minutes) Friendly staff clean rooms and a breakfast to die for. Delia's breakfasts set you up for a successful day of Guinness and Irish whiskeys. She is a delight. Can't wait to go back.
- Jens (10/5): Gem in the center of town - Lovely cosy hotel room ! Great find ! Super recommended
- Leslie (10/5): -
- Jacqueline (10/5): Great location near bus stop. - The breakfast was very special. Each guest got individual attention and an excellent choice of food.
Staff made everything fresh on the morning. The wine was a little bit expensive for night cap.
- karenfD5936XK (10/5): Great small hotel in fantastic location - Amazing stay- great food, staff, location. Everything was high quality and very comfortable. Breakfast was outstanding!!
- richardtZ2269JH (10/5): Lovely Georgian town house. - Beautiful hotel plus an excellent breakfast, just down the street from St Stephens Green. Through the park and you're in the city centre.
- Amanda (10/5): Will be booking again A++++ - Excellent location for the wedding we were attending. Room was lovely and voya (spa) products throughout the room and bathroom which are amazing. Breakfast was the best we ever had - tea, homemade bread, orange juice and bowl of fresh fruit without asking and before picking from the menu. Delia was just fabulous and could not do enough for us - gave great advice and help for a small casualty I had before the wedding so thank you Delia ❤️
- Garland (7/5): -
- Paul (8/5): Really enjoyable stay and the breakfast was an unexpected experience. Amazing! - The location was fab, walking distance from basically anywhere in Dub city centre. Our room was at the top of the building, a lift would be nice.
- Resort28947767693 (10/5): Comfort and hospitality - We had a fantastic time in Dublin and part of our joy was staying at Number 31. The staff assisted us with every question and need and we felt supported and relaxed! Delia’s breakfast was absolute perfection and she was incredibly personable, epitomizing Irish hospitality. We would fuel w her delicious homemade breakfast in the morning, sightsee for the day and return for a rest then cocktail in the supercool sunken livingroom by the fire before heading out for the eve. We made
memories for a lifetime thanks to the staff at Number 31!
- Alexia (8/5): - Accueil sympathique, super petit déjeuner, aménagement et décorations très jolis, emplacement environ 20 minutes du centre Peu de chose mise à part une légère odeur dans les chambres et couloirs du au fait de la présence de moquettes.
- Shannon (10/5): Location, comfort, and THE BREAKFAST! - Best breakfast I have ever had in Ireland (and that is a HIGH bar)! Struggling to find a constructive criticism, but the lighting was a little dim in parts of our room.
- Arnaud (10/5): -
- Nicole (10/5): -
- barbaradyer (10/5): Delightful townhouse close to St.Stephen's Green. - Stayed mid February. Enjoyed our stay at No 31. Our room was comfortable and had a small patio garden which would be lovely in warmer months. A touch of luxury came with the Foxford mill wool throws and cushions along with good bedlinen. Complimentary coffee is provided in the lounge along with a well stocked honesty bar. There is a lovely garden between the mews and townhouse, again would be pleasant in warmer months. Definitely recommend No31
- Resort00806099850 (10/5): Dublin’s Georgian Gem - Beautiful Georgian hotel, wonderful staff. Great location and the best part is the breakfast ; home cooked brown bread is delicious. Worth staying for the breakfast alone !
- Roam29073392157 (10/5): Wonderful place to stay. - Staff very very kind and helpful and very accommodating. So comfortable. Room was cosy and really nice. Breakfast was delicious, has a variety of food to choose from. Freshly cooked. Quiet and serene, would highly recommend to anyone going to dublin.
- Trip51380488696 (10/5): A gem! - Number 31 was a true gem. The cozy and comfortable fire-lit lobby was a warm welcome after an overnight flight. The staff were all delightful and Delia offered a friendly and cheery hello each morning at breakfast (which is delicious). She also had great suggestions for sightseeing. We enjoyed the lobby bar as our group gathered before heading to dinner and appreciated the front desk's help securing cabs for our group during our stay. We felt well-taken care of.
- Wander752485 (10/5): The perfect hotel - Very highly recommended. The perfect boutique hotel experience. Staff were, as always, welcoming, helpful & professional. Delia's breakfasts alone make a stay worthwhile. Looking forward to our next stay.
- JennMo1972 (10/5): Special Hotel in Dublin - Just came home from my fourth stay at Number 31 in the last year, and I was once again blown away by the service and comfort.
This last visit I stayed at the front of the property which was lovely and included a larger king sized room with its own private patio. Previously I have stayed in the back of the property in Rooms 18 19 and 31, all unique rooms with cozy beds, voya bath products, coffee/tea set ups, tall ceilings and beautiful decor. My one recommendation is to ask for a first floor room if you have mobility issues because there isn’t a lift, and there are a lot of stairs. (It is good if you want to get your steps in.)
There is a stunning sunken sofa in the lobby area, complete with an honor bar and fireplace, perfect for an end of day drink or morning coffee. There is also outdoor seating with a firepit, if the weather is mild.
Although this is all reason enough to stay at Number 31, the highlight of the stay is breakfast with Delia!! Delia is just extraordinary! She is a talented chef with a menu that has something for everyone, PLUS she will inquire about your plans for the day, and offer suggestions about seeing the real Dublin. I have parted with a hug from her on my visits, and it really feels like you are staying with family.
Mihai the GM always makes sure that we are taken care of as does Duana.
The location is two blocks from St Stephens. You can walk anywhere in the city center from the hotel, but you are also removed from the bustle of Temple Bar for a quieter stay.
Do not hesitate to book your stay at Number 31.

- Tour140896 (10/5): A haven of peace, a warm welcome, a place of comfort. - I have stayed at Number 31 on a number of occasions and I keep going back because it is such a beautiful haven of peace, and calm in the heart of the city. The welcome is always so warm, the whole environment is so peaceful, the breakfast is just delicious and all the staff are so attentive in an easy relaxed way. A beautiful place.

- Aryn (9/5): - Delicious breakfast, comfortable bed, quiet and private Not much, honestly. Maybe some non-alcoholic options at the honesty bar.
- Romana (9/5): Fint boutique hotell med lyxkänsla för rimlig kostnad -
- Jude (4/5): Cute place, nice decor, but do NOT get one of the first floor apartments . The mold smell is very di - The room smelled like mildew/mold. The carpet covered a very uneven floor, the bed mattresses were soft, with dent in the middle.
- 937geoffreyj (10/5): Great place with excellent breakfast - Fabulous place
Delia’s breakfast is excellent
Seeing Delia again is like meeting up with a friend.
It’s always a pleasure to stay
- Eileen P (9/5): Beautiful Boutique Hotel with amazing artwork and very friendly staff - Outdoor courtyard was so cosy, would have loved to have sat out there all evening, breakfast was delicious

- Arletta Christina (10/5): If you're looking for perfection in Dublin, this is it. - Hotel Number 31 is an absolute gem! The service, the breakfast, and the rooms were exceptionally good. We felt so comfortable and welcome that we actually ended up booking a second stay at the end of our trip through Ireland.
We are officially hooked and will definitely be 'repeat offenders' from now on! A huge shout-out to the incredibly friendly, excellent, and super professional team who made our stay so special. We’ll be back! Nothing.
- U212AGelizabethh (10/5): Little Gem in Dublin 2 - Gem of a place in Dublin 2 very near St Stephen's Green. Beautiful interiors, art deco , extremely comfy beds, linens and pillows. Super and interesting breakfast! Delightful!
- Conor (10/5): - Honesty self serve bar. Good breakfast No espresso coffee
- George (10/5): -
- I103VKlaurah (10/5): All time fave - One of my all time favorite hotels n the world. It is charming, cozy, beautiful, the staff is amazing The breakfast is delicious, the location is wonderful. Nearby restaurants are also tops on my list. Cannot recommend this place enough. It felt like coming home after we traveled around Ireland.
- David (9/5): Fantastic stay - Everything
- Robert (10/5): - Location, and a great room
- Franklin (6/5): Stayed three times, this will be the last. - Our flights were changed, and we sought a minor change to our reservation - alas, the property would not comply.
When we initially made the reservations, we were told it was an adults-only venue. When we got there, we were assigned a room that smelled like baby powder, then allocated to a family room, and the information booklet mentioned a cot. We ended up having to book two separate rooms, when the family room would have been okay.
- John (10/5): - Beautiful rooms, fantastic breakfast and excellent staff. The only problem I had was noise from the stairs above my room, but I was able to move to a different room that rectified this issue.
- SarahFyffe (10/5): A relaxing luxurious hideaway where I can totally chill - My city home from home. So close to city centre ( 15 min walk to Grafton Street) Laid back luxury. Free to roam. Love nothing more than sitting in the sunken living room reading my book with the honesty bar available. Beautiful surroundings and architectural history preserved. So much nicer and personal than a hotel. Coffee on tap. Clean and spacious. Gorgeous Voya products and a surprise board of chics and macaroons with our drinks. Breakfast is something to look forward to. I always walk away from No 31 feeling relaxed and refreshed. No wonder we’ve been coming back year after year for over 20 years!! Particularly lovely at Xmas. 🎄
- Molly (9/5): Modern meets old Dublin with outstanding breakfast staff - The old means modern vibe of hotel.
Amazing breakfast.
Wonderful location. Far enough away from center to be relaxing and quiet and close enough to walk 10-15 minutes to be in heart of it all. Bathroom could be bigger?
- 368travela (10/5): A hidden gem in Dublin, with Delia’s best breakfast as the cherry on top - Wow, just had to leave a review after staying at Number 31 (and having Delia’s breakfast, WOW!). This place is an absolute oasis, and felt like a little hidden gem right in the middle of the city.
To start, the design is just stunning. There’s such a unique mix of styles, from the sunken lounge with its Art Deco vibe, the Greek pillars in our room, to the beautiful artwork hanging in the main Georgian building. We stayed in a Fabulous Double Room, which was incredibly comfortable and fit the vibe perfectly.
But I have to rave about the food. Delia's breakfast was genuinely the highlight of my trip and the best breakfast I've had all year. The bread she bakes is on another level & you can tell it's made with real care. This was also my first time having a proper full Irish breakfast, and Delia has set the bar incredibly high. Everything was cooked to perfection.
On top of the incredible food, Delia herself is warm & lovely too, along with the rest of the staff. The folks at check-in were also so kind, letting us into the room a bit early, and we were delighted to find a bottle of Prosecco and nice chocolates waiting for us at no extra cost. It really made the whole experience feel special. Number 31 is the only place I’ll stay when visiting Dublin again :)
- McHugh (7/5): Overall good stay, convenient for shopping in Dublin - Clean & modern Room had heating on intermittently throughout the night - made the room quite stuffy and hard to sleep. Bed was too soft. I prefer a firmer mattress. But nice big size.
- Nella (9/5): - Posizione,colazione inclusa,pulizia,eleganza,parcheggio gratuito! Nulla.
- W4309OSkenh (10/5): Great location and super friendly staff!! - Located in the city center with access to all of Dublin’s best venues. Staff that can’t do enough for you. Quirky and stylish rooms with very comfortable beds. I am a regular and will return.
