The breakfast itself is great and the staff friendly. However they only accept cash, they often don’t have change and you can’t charge the room and just pay the hotel at the end of your stay.

- Perth-Bok (8/5): Good value - Really good value for money. The rooms are a bit small, but for the price we paid, I gathered it was matching what I paid. You would be fairly well located here, with a brief walk to many restaurants and pubs. I felt that some of the staff were a bit average. Maybe it was a language barrier, but i felt that they would struggle to use their own initiative and think outside the square when we queried things. A good Value Hotel with a great location

- douglascF4540WO (8/5): Affordable great location but without character - The staff are wonderful. They were always pleasant and helpful. The hotel provides 24 hour coffee or hot chocolate and biscuits. A nice touch. The foyer looks very stylish but my room was a bit drab. Without a balcony it felt cramped. Generally it feels like the hotel could do with a spruce up ( several things either don’t work or were limited). The old city of Chiang Mai is such a character filled area it’s probably possible, for a little extra Baht, to find something with more character such as a courtyard or with a nice view. Again though, the staff made every effort to make the stay enjoyable and the hotel is in a very good location for all the sites and eating and drinks.

- Verified traveler (6/5): - I will preface this by saying that the staff was extremely kind and accommodating when I needed to cancel the remainder of our reservation. That said, I should have listened to other reviewers who mentioned the extremely hard and uncomfortable beds. Ultimately, this (and sub-par WiFi in the room) resulted in our changing to a different hotel. As above, the staff was great, but this wouldn't be my recommendation for those who are sensitive sleepers and need a comfortable bed!

The only part of this hotel that is well maintained is the lobby, the rooms are in a deteriorating state. For exemple our room had rips in the bed linens, scuffed walls, stained rugs and bugs crawling on the counter. Would strongly encourage to find other accommodations.

- Blablablablablab (6/5): My experience - So this is a very nice-looking hotel with everything you need and in a great location in the old city part of Chiang Mai. The problem I had with it is that the beds are like lying on concrete. It's truly unbelievable how hard the "mattress" is. The other thing is you can hear everything outside the room, every bang, doors banging if people are talking it is so loud down the corridors it's crazy. But maybe it was just my experience. Other than that, the people are lovely and great location.

- Chris (8/5): - Everything was great. Hot water pressure and temperature. AC. Elevator. Staff was friendly and helpful. Clean. No bugs or mosquitos. Safe worked. Had a useable desk and chair. This is my favorite quadrant of old town Chiang Mai Now, that bed. Blanket was fine but wow the mattress was comedically hard. No springs nor foam. Felt and sounded like a cardboard / plywood box under there. A yoga mat on concrete would have been comparable. Never felt anything quite like it. Pro Tip: hug one of the big pillows while you sleep to offset some weight with more padding. Otherwise awesome!

- Passenger23314649847 (10/5): Songkran last minute booking - We had a great time staying here, we booked on the day as we accidentally booked too short at another accommodation. We are so glad that happened because we had the best time. The staff put on an event for Songkran out the front, with an inflatable pool, water guns and buckets and drink and food! We stayed for hours. Check out the complementary Thai milk tea coffee machine in the lobby 😍

- Ngoc (8/5): Good experience - Location is really good, about a block from bars and restaurants, two from the Sunday Night Market, and a few from Tha Pae Gate. Very quiet hotel and clean, staff are accommodating. Bed are definitely on the harder spectrum, shower pressure is slightly weak and hot water is lacking, (but maybe I was not able to control it correctly)

Comfortable room with nice blockout curtains. Staff speaks very limited English. No breakfast served on premises, however the street right at the corner offers plenty of cafés and restaurants (recommend So Nice café).

- Stella (8/5): Clean, modern, and comfortable, but a bit soulless - Rooms were modern, clean, and comfortable, with plenty of electric sockets and good wifi. They advertised that breakfast was available when it wasn’t. I do a lot of travelling, and the availability of breakfast on the premises plays a major part in deciding whether or not to choose a particular place. If breakfast isn’t available, even temporarily, they shouldn’t continue to advertise it on booking sites. On check-in, the receptionist was polite but not particularly welcoming, giving me a list of rules: no smoking in the bedrooms (as I’d booked a non-smoking room, this was hardly likely); wifi can only be connected to two devices; a 300 baht fine for losing the card key, etc, etc. Ditto when you got into the lift - just a list of rules: no smoking, no pets, no durian (!); no loud noise after 10 . . . Though all these rules are reasonable (except the 300 baht fine for losing your key, and maybe the two-device limit) a little ‘welcome’ or ‘enjoy your stay’ message might have been nice too! Finally, although I left my “Please Make Up Room” sign on the door on three days, it wasn’t made up on two of these (and the third was only after I asked reception to ask the cleaners directly to do it while I was out). I had to go to reception to ask for more water, toiletries, toilet paper, etc., which obviously isn’t a major problem, but shouldn’t be necessary in a hotel that is quite a lot more expensive than average for the area.

- JonR782 (8/5): Nice hotel-good location - Stayed here over the Christmas holiday and really enjoyed our experience. The staff were very friendly and attentive to our needs. The hotel is in a good location in old town and we walked just about everywhere in the district. We did use Grab taxis to get a little further out of old town a couple times. There is a night market that begins just three blocks away from the hotel so that was a great way to spend an evening. Other nights and mornings we walked to dinner/breakfast and always felt very safe in old town. The hotel and rooms are very clean. The rooms are small but we were mostly out and about during the day so we basically just slept there so they were fine for us. The showers use an electric in-line little water heater so you don’t get a really hot typical shower, but again, it was fine for us. One thing to know is that the beds use a futon type of mattress instead of a typical bed so they are firm. We were comfortable and slept just fine, but if you require a big fluffy soft mattress then you will not be happy. The hotel breakfast is good but fairly basic with coffee and pastries and some eggs. We ended up venturing out each morning to one of the many local breakfast places nearby for a full meal but that was our choice. Overall we really enjoyed our stay and would stay here again.

Breakfast should be expanded at this place....not many vegetarian options and it does not compare with other hotels in the area that are cheaper. I think the overall service is good though. Showers were also lukewarm, this may have been only my experience but it if you like a hot shower this may be something to consider...

The staff were super friendly and extremely helpful and the accomodation was neat and clean. We enjoyed breakfast every morning and were within walking distance to everything in Old Town. I would definitely recommend checking out the streets behind the hotel for their cool vibes. We had a very enjoyable stay. Thanks Sumittaya!

They helped book activities and gave great advice on maximizing our time here. The rooms are comfortable and clean, with not a single problem to concern us. Complimentary breakfast was a plus!

- yourbasicT (10/5): Awesome Hotel - -Located inside the Old City -Modern style -Big and clean bedroom/bathroom -Comfy bed -Safe provided, but on the small side -Good buffet breakfast included: Eggs, sausage, pad see ew, soup, rice, salad, veggies, fruits, bread, cereals, coffee/tea -Very good wifi!!! -Nice staff -Walking distance to 7-11, temples, restaurants, night market and money exchange -There is a massage place next door and a good local restaurant across the street We had a wonderful stay and we will come back!
- BillyMousa23 (8/5): Great Location but Bad Breakfast for Vegetarians - The location is in Old City so some great temples walking distance. Even walking distance two 7 Elevens, tour agencies and laundry services... You can even rent cycles and bikes from the reception though it is more expensive compare to renting from another place. Bed super hard but you can request for a mattress topper and it helps. I hope the safe can be bigger as I wanted to keep my laptop inside and it was not possible. The WiFi is fast and good connection. All the staff super helpful and friendly, it was a pleasure to be in this hotel as good staff always tops for me over amazing hotel. I would mention specially the doorman was very good and always opened our door on time and was not lax at all and did not even miss a single time to open or close the door. My only issue is that the breakfast in not at all Vegetarian Friendly. Only stuff like cornflakes, bread , fruits and some salad Veg Friendly. The Hot dishes all Non veg or made with Eggs. If I am paying room with breakfast included, I expect better quality in the breakfast.
- Springdove (8/5): Good hotel, excellent location - This is a good hotel in an excellent location. The room we stayed in was well-sized. The bed is a hard bed, and so as recommended by another review, we requested for a mattress topper right on day 1, and then it was quite nice! The safe is rather small, so for instance, you can't put your full-sized laptop in it. That said, we left our laptops in a bag and it didn't get stolen, so to some extent the safe is redundant! The staff are super friendly and helpful. Every one is very respectful. The one down side in this hotel is the hot water system. It's the kind where you have the electric geyser inside the bathroom. The issue is that if you want high pressure, you forgo heat, and if you want high heat, you forgo pressure. All in all this means your shower isn't quite as refreshing as you'd like. Although the staff offered to change our room if we wanted, since other rooms have the exact same system, there was no point in doing this. It is the only reason I've marked the hotel down. As seems quite common in Thailand, they offered an incentive (free coconut water) in exchange for a review. Unlike our hotel in Krabi, it was simply a sign offering this, rather than any pressure to either leave a review, or indeed leave a good review. I think this is fair and a much better experience than our Holiday Inn Express in Krabi. To confirm, I did not take up this offer and am leaving an unbiased review. Breakfast for vegans/vegetarians is rather basic. One bowl of corn flakes, bread (white and brown), toaster, jam, sunflower spread, some fruits, juices, cucumber, tomato is about it. The hot food is all good for meat eaters. Coffee is in a jug rather than a machine or a proper espresso. I asked for hot milk each day for my coffee and the staff kindly provided this to me. Since my wife eats eggs, she had omelettes and so was not disappointed. However, this is common in Thailand, so I can't really fault the hotel. Location-wise it is pretty close to various temples, and nice restaurants. Everything is largely within walking distance. There's a 7-11 within a few minutes, including a Super Rich money exchange, which is perfect. They don't appear to have a kitchen for lunch or dinner, so no restaurant as such after breakfast. Overall, I would still say a very good hotel. I'd stay again, but would hesitate only due to the water pressure issue which I think the hotel management should really try to resolve in some way - maybe an additional pump/ electric shower?
- Punthida (10/5): Great !!! - Nice hotel , reception very friendly. The service was excellent from everyone. The location was great close to 7/11 and the sunday night market. Absolutely I would definitely recommend to my friends. :)
- Henjorie (8/5): - Loved the location. Walking distance to many sights. My only complaint was for the bed in the room. The mattress felt like a cardboard and was very uncomfortable to sleep on.

It was close to nightlife, close to amazing food, located in the prime part of old town Chiang Mai. The staff is very helpful in identifying great attractions and excursions to join, and they accommodated all of our different requests. Overall, we had a great stay here -- clean rooms, simple amenities, breakfast included, and great location!

Water for shower is not hot enough, neither the water temperature for shower nor washbowl could be adjust. It was quite noisy when people from the same floor going in and out, sound proofing could be improved.
